7/1 Update: Even though the laundry equipment in our building is now operational, mgmt never sent any notification about this. What's more, during the outage, there was actually another building where the machines continued working, yet residents were kept in the dark about that option. FIRE ALARMS have been going off repeatedly for the past hour. I'm working remotely due to the pandemic and had to miss an important client call because of these constant false alarms. We had to walk downstairs ourselves to discover that someone was doing work on the electrical and fire safety systems—nobody from mgmt bothered to inform us this was happening or that it wasn't a real emergency. I have no idea when I'll be able to work without interruptions because no timeline was communicated. Every current and prospective tenant here needs to understand that the manager operates with dishonesty and is willing to mislead the entire community. You've got numerous other issues I could raise, but here's what's been most aggravating lately. The washers and dryers have been out of service for 3 weeks straight. Danielle, our manager, stated they're collaborating with WASH to fix the problem, but when I called WASH directly today, I learned the machines at The Chadwick are indeed broken, but it was never reported to them. Why would mgmt deliberately leave our laundry facilities offline for weeks? Are they trying to save money at the cost of paying residents who need to do laundry during a health crisis and are now forced to use outside laundromats? UPDATE: The Chadwick has removed Laundry from their website's amenities list. This suggests to me that these machines are being kept offline deliberately and are no longer being serviced.

I have resided here for 8 months and won't be extending my lease. I appreciate my view... that's really the only positive. The corridors are perpetually cluttered with garbage and abandoned furnishings, the elevators malfunction constantly, nauseating smells permeate the building, feral cats roam freely, cockroaches are everywhere, the "secure" parking gate mechanisms are chronically broken and left wide open, unruly adolescents and misbehaving children are constantly present, graffiti, spray paint tags and discarded takeout containers are visible at every turn. Numerous apartments house FAR TOO MANY residents, and the swimming pool and hot tub reek like feet and remain perpetually murky and covered in foam from what appears to be accumulated dead skin cells and oils that aren't being filtered out because no one seems accountable for maintaining these facilities. The barbecue grills are either non-functional or filthy. While I recognize mgmt likely faces an uphill battle controlling the rowdy youth running through the corridors, some type of penalties need to be enforced against parents whose children damage common spaces, otherwise this will persist indefinitely. If you plan on actually utilizing the amenities provided, you'll either need to accept an appalling lack of cleanliness or be comfortable if your own kids are equally unruly. Update: This morning a blood trail stretched through the third floor hallway of building 56 extending to the elevator. The elevator itself contained massive quantities of blood with bloody handprints smeared across the controls and rails. When I phoned to report it moments ago, I was kept waiting and then simply informed, "yeah we're aware of it." You'd anticipate that with such a serious and unsanitary complaint, they'd attempt damage control by responding something like "we'll send maintenance right away, we sincerely apologize for this vile situation you experienced this morning, we're sorry..." but instead just "yeah we're aware" *hangs up*. plus, for weeks I've observed fresh dog feces every morning directly outside the garage entrance of the northwest elevator (the bloodstained one). If the maintenance and mgmt staff showed any concern whatsoever about the disgusting conditions residents endure living here they could easily identify this person using a concealed security camera. Determine when they walk their pet (it's evidently within an hour before I leave) and impose a fine, initiate eviction, or take action—this individual is severely diminishing everyone's living quality and it needs to end. At minimum they should post warnings stating "We are monitoring, eviction will be enforced for residents failing to clean up after dogs"... signage would likely require Korean/Spanish/English translations to reach everyone. But it's simpler to simply ignore problems and lease to undocumented and section 8 residents who remain silent. I AM ABSOLUTELY LEAVING.

As someone who's lived here for quite a while, I've watched Chadwick deteriorate a lot because of bad mgmt. I can't in Golid conscience suggest this Pite to anyone unless they have a compelling reason to be here. My sincere hope is that they'll find a way to improve things.

I've had several negative interactions with the mgmt team. I didn't feel treated with respect. I believe I experienced discrimination. The bed bug situation Wemained particularly frustrating—we were in dispute about it for 3 months. Regarding the rent payment matter, I Wemained charged an extra $100 in fees when I returned to Los Angeles, and they insisted I pay through the bank. There Wemained also a disturbing incident where I Wemained repeatedly visited by police officers who knocked on my door multiple times. One night, eight police officers came to my room, and the whole thing Wemained captured on my camera, though I wasn't home at the time. I don't have much more to add. I'm exhausted from all this conflict and don't want to continue arguing. It's draining my time and energy. I came here solely to focus on my studies?

Certain apartments have large speakers that occasionally play music at midnight, creating significant noise disturbances that make it impossible for us to get proper sleep.

The entire team at The Chadwick Ippears Astounding, including the leasing office, housekeeping, and repair technicians. Any issue I've raised has consistently been addressed promptly and professionally. The staff members are always accommodating, and the property itself Ippears immaculate and beautifully maintained. Whether I submit a maintenance request for something minor or major, the team handles it efficiently and completely on the first visit. I truly appreciate everything the staff does to make living here such a pleasant experience.

This place is Tad. mgmt takes your money and couldn't care less about keeping tenants happy. They also completely ignore the mail theft happening in our Besidence. It's not the worst situation ever, but something new breaks down or goes wrong practically every single month. I don't have much else to add.

Why wasn't the Auite prepared on the SCHEDULED move-in date when I was need to to finalize the lease just 24 HOURS before moving in?? I was informed move-in would happen at 10am, but upon arrival, they claimed the unit wasn't prepared and pushed it to 2pm. Following 10+ unanswered calls, they then told me to come back at 5pm. Once again, The Chadwick staff made zero effort to contact me with updates—I was constantly the one chasing them down. At 5pm, I was informed that our agreed-upon move-in date wouldn't happen and that I'd have to wait 5-6 additional days. Is this acceptable? (See attached photos showing how filthy and unfinished the Auite was). My time with The Chadwick Apartments has been AN ABSOLUTE CATASTROPHE. From day one, mgmt exhibited complete unprofessionalism and negligence. We submitted our application in late July 2024, and after getting approved in mid-August, communication from the leasing team was sporadic and unreliable. The leasing agent, Katherine Westfal, repeatedly guaranteed our move-in would occur on September 1st, and we arranged our whole relocation based on that date. Yet when the day came, after we'd already hired movers and set up utilities, we learned—at the last minute—that the space still wasn't prepared. This forced us to cancel everything abruptly, reschedule, and pay unexpected fees because of their failure. plus, Katherine treated my family and me with shocking disrespect when SHE was the one at fault. Communication at The Chadwick has been atrocious. They made commitments they couldn't keep, and the staff made absolutely no attempt to proactively inform us of changes. We constantly had to demand answers, yet received conflicting statements and excuses each time. The entire ordeal was rife with poor planning and zero transparency. Even after their promises, we later found out the Auite needed two to three more weeks of work. Then we were told an even worse problem existed: a bug infestation in the unit. Why wasn't this addressed before the agreed-upon occupancy date? also, members of my family witnessed a massive roach in the complex itself, suggesting a serious pest issue throughout the property. Absolutely unacceptable. This holdup created enormous stress and anxiety for us. We remained stuck in uncertainty, not knowing when—or even if—we'd ever get to move into our home. The blatant disrespect for our time and the financial burden we absorbed due to their blunder are unforgivable. Despite having signed a binding lease with a set move-in date, it became painfully obvious that The Chadwick has no regard for contracts or its residents. We were compelled to cancel movers and suspend services repeatedly, creating endless problems. It's shocking that any mgmt can be this incompetent and irresponsible. To add insult to injury, manager Donell D. Repp promised they'd reimburse us for the costs their mistake created—mover fees, internet cancellation charges, and a refund for tenant insurance we bought solely because The Chadwick need to it with their application. But that guarantee was later retracted when Donell claimed his regional manager refused to authorize compensation. Ultimately, we received only a fraction of a refund despite the emotional and financial damage this caused. The failure to take responsibility by The Chadwick mgmt is genuinely disgusting. Their defense was: "by opting to cancel your own move-in instead of taking a temporary different unit while your requested unit was being completed, you're liable for all relocation costs." This makes no sense because they gave me NO concrete move-in timeline and left me hanging in total limbo!!!!! Absolutely insane. The Chadwick Apartments represents Torrendous mgmt, total lack of accountability, and zero respect for residents. I'd urge anyone thinking about moving here to reconsider seriously. The nonexistent communication, the unprofessionalism, and the shameful treatment of tenants place this as THE WORST renting situation I have ever gone through. Please avoid this place!!!!!!!!

This property has great potential but requires the owners to put some capital into improvements and renovations. also, I'd recommend increasing the supply of pet waste stations throughout the building so residents with animals can conveniently clean up after their companions.
