The management here is terrible! -------- the owner will charge you to DEATH and she has two henchmen.. named ---------------. They will lie to your face just to get their 100 dollar commissions, because that's how cheap the owner is. They are all very bad people. Stay away from these properties if you don't want to be robbed. The owner is too cheap to hire a security guard and when I was living there the building got robbed at least once a month. The robbers had keys to the mail boxes and they broke into the cars in the parking lot as well. So beware.

I lived here for 3 months and I LOVE the PLACE. I can't hear any neighbors, which is a lot to say compared to some of the other buildings I lived at in LA. Handyman guy is cool, takes care of anything I need. Older style building, but I like the charm. My apt is brand new so no complaints there. Management sticks to themselves and I hardly see anyone. I like the privacy. Residents are hip and cool. I have underground parking that is important to me. So far so good!!!

I lived in Los Feliz Plaza for a year in 2013. As I read the negative reviews, I am perplexed because I had nothing but a great experience at The Plaza. My friends and I wanted to move to Los Feliz so the first thing we did was go on Craigslist to look for listings. After a few weeks of looking at different apartments in the Los Feliz, Silverlake and Hollywood area, we found The Plaza listing and loved the photos. We booked an appointment for the next day and I remember this day perfectly because the agent, Yvonne, was helpful, on time, quick, and answered all of our questions. The best part was that the photos matched the apartments. They were not deceiving like most apartments we visited. That day we filled out the application and moved in two weeks later. The apartment was flawless. For the year I lived there, I took full advantage of the gym, conference room (my favorite), and pool. I loved that we had two parking spaces for a 3 bedroom and nothing needed repairs. I had nothing to complain about. If the elevators are busy, use the stairs. It's that easy! And it's afforadble for the location and amenities.

Ive been living here for over a year love this place, great location. Friendly neighbors. Pet friendly, large pool, jacuzzi, nice gym.

Los Feliz Plaza was the worst renting experience of my life. DO NOT RENT HERE! It has been over a month since I vacated my unit and 4 emails and two phone calls later, I still have not received my deposit check back. When I finally got someone on the line to talk to, she hung up on me when I requested she not call me "sweety" and asked why she hadn't responded to my requests. A couple months ago I realized I'd been paying $1199 in rent instead of the actual price of $1195. My mistake, I get it, but after 15 months you would think someone might have said something. When I told them they said they hadn't noticed and that the balance would be reflected in my deposit (but that's not turning out well either). During my stay there, it was one thing after another. When I moved in the bathroom was filthy along with a long list of other things I needed to be fixed and cleaned in my first month. No one is ever in the office and there are no reliable methods to communicate with anyone who works for the building. Anytime I ever found someone, they would say, "Oh that's not my job, I just work with leasing." Over the summer, for some reason, the back entryway was frequently used as a pissing ground by residents or dogs or whoever. It was over a month before anyone cleaned it. It was disgusting. The hallways smell like dog ----, the elevator is always broken, and lucky you if all your keys work. This is a shady, unorganized, unprofessional operation. They will sell you on the hip neighborhood, the swanky interiors, and the seemingly low price for the area. After that, you'll never see or hear from them again. I'm currently in the process of filing legal papers and a report with the Better Business Bureau. After reading all of these reviews, I'm unsure how on earth this place is still in business.

I like the many others made the mistake of renting from Los Feliz Plaza and having to deal with the witch of a landlord May Ling. I wish I had seen this website BEFORE I rented but I wanted to live in Los Feliz and this company AGGRESSIVELY markets their units. It's not a surprise why, they always need new suckers since no one wants to stay there for too long. I am as low maintenance as it gets with apartments. Something doesn't work I try to fix it myself or just not bother anyone with it. I heard bad stories once I moved in and thought ahh that won't happen to me because I generally don't care! Well me (and just about everyone I talked to who moved out of there) had to deal with May Ling unlawfully stealing money from my deposit and then being ignored with my emails and phone calls as to why. When I finally got her on the phone and calmly asked her why she took $600 out of my deposit she screamed "You got a problem then settle it in court!" and hung up on me. That is their management style in a nutshell. Steal your money and bank on the fact that the majority of people will accept it and not take you to court. Unfortunately with my busy life I was one of those people, but kudos to some of the other reviewers who stood up for themselves and took her to court. We need more people like you to keep CRIMINALS like May Ling out of business!

RENTERS BEWARE! Los Feliz Plaza unlawfully withheld my security deposit. Now that I have a court-ordered judgment against the owners, they aren't returning my emails! I lived at LFP for one year. After I moved out, I contacted LFP about my security deposit. May Ling yelled at me, intimidated me, and then hung up on me. She didn't return my security deposit until I threatened her with a lawsuit. When it was returned, after the statutory deadline, LFP didn't explain why they had deducted almost $500. On our trial date, May Ling just left the courthouse, without notifying me or court staff. The court entered a judgment in my favor, but LFP won't return my emails. Other tenants told me they waited months to get there security deposit back, which is a violation of state law. Don't live here. It's not worth it. In my experience, LFP is unprofessional, disrespectful, and unresponsive. UPDATE: I received a check in the amount of my judgment in late August (I moved out in mid-February). The judgment amount included my full security deposit, a $1,000 penalty, and my costs.

I used to think that people are more inclined to write reviews when they have had really bad experiences rather than good ones... . So, when I read all the bad reviews about Los Feliz Plaza, I thought thay might be exaggerated and I did not fully believe them. I will let yo judge, but here is my experience after 3 years spent there: Cons: the worse building management I have ever seen or heard of in LA, and I have rented in 7 different places over 10 years. The mexican guys who work there and fix everything are great and do whatever they can with the little resources they are given. But don't rely on the management for anything: the elevators are always broken (more often than not, only one is working properly, people regularly get stuck in them...). There is almost never anyone to assist you in the management office. All records were broken when I moved out, tried to schedule an inspection and get my deposit back. Strictly no answer to mail or phone calls for over a month, 8 weeks to "reimburse the deposit" after taking 300$ off. For I don;t know what, given that the apartment was left in the exact same state as I found it. If you know you gonna leave in a month, just don't pay the rent. This chinese woman running the place, is super greedy and a total bit.. There is often noise at night with people running in the corridors or partying late The pool is disgusting and located right on the boulevard, sharing its noise and pollution The fitness center is a joke. No machines are ever working. Most people living there will not say hi when they meet you... I guess they must think there are some kind of royalty. Lots of typical Hollywood spoiled brats in there, in clear contrast with most people you 'll meet in nearby Silverlake. Over 3 years that I was there, there were 2 intrusions in the parking with guys forcing and stealing from cars. One night, all the cars parked in the alley behind the building were broken in, with their windows shattered. The building is simply not safe, with main doors regularly left open at night. Compared to some other newer buildings with great amenities in say nearby Studio city, Glendale or Pasadena, the price is way too high. Specially for the apartments facing north. They do have a better view and less noise, but they have little or no light. Pros: The remodeled apartments are quite nice. The location is quite central close to highway 5, Hollywood, Downtown and Pasadena. Overall, I thought I would be able to ignore the bad management and concentrate on the apartment, but year after year this becomes really intolerable. I am really happy that I left this place and I do not recommend it to anyone.

Absolutely atrocious. Been here for almost two years now... While the amenities are appealing, and the apartments themselves are nice-looking when you move in, it is the UPKEEP of this place that is so detrimental. If you're paying $4000 to live in an apartment, you expect it not to fall apart on you. And if it does, you expect the maintenance and repair staff that SUPPOSEDLY exist to be prompt and effective in their work, maintaining and repairing the space you pay monthly rent for. My bike was stolen from the garage, the elevators are forever breaking down, the lights are always burning and/or burnt out in the apartment, the screen doors won't stay shut, the power goes out routinely, my closet rod came out of the wall and so far it's been 4 days, and not a soul has come to replace/repair it. A NIGHTMARE. The landlord, Mei Ling, is an absolute b$t&h to deal with, and there is NEVER, EVER, EVER anyone in the office on the first floor. The only time this "support staff" ever shows their face is when they are trying to scheme new owners into renting, or working on the numerous empty units that exist in this building. Why not focus your energy on the units that are filled with paying tenants, rather than refurbishing the empty ones? They're empty for a reason, Einstein. Your property, and your business, just plain sucks.

I am kind of a new resident at Los Feliz Plaza been here for about two months now and so far it been the absolute worst building I have ever moved into. I was fooled by the unit and the layout but the building itself is the most dirties nastiest slum I have ever seen. The landlord is so cheap that she wont even pay to change the hallway carpeting even after having throw up and crap stains all over them for over 20 years now!. The elevator always has a disgusting smell and always dirty inside the residents all complain about power going out every so often and the building pool is so dirty that I would not step a foot in the pool of they paid me. Stay far away from Los Feliz Plaza...
