Location is fine, no clean, I haven't had a problem with repairs yet, however there are many marijuana smokers , administration do something please.

The review posted on 3/28 sums up the situation nicely. While living at LFP, I often used the word slum. Enough tenants are inconsiderate enough to ruin everyone's experience: trash inside and outside the building, dog urine/poop in stairwells/entrances/garage - this is just to name two of the most disgusting aspects of living at LFP. The building has significant water problems and damage is evident through-out including flooding in the halls/walls. The plumber was there all the time. Over the course of 1 year, our bathroom ceilings leaked several times. More egregious, the main living room window leaked badly enough to create a pool of water (we weren't home at the time) to water damage a $700 media center. Of course management offered no resolution other than for us to claim the loss on our renters insurance. In the 4 months from the leaking to our moving out, the window was NEVER fixed. It continued to leak during rains (we are grateful this wasn't a wet winter). Other damage included a closet shelf that collapsed and damaged an expensive camera lens. We didn't discover the damage until after we had moved. I never imagined living at LFP would cost me over $1,000 in personal property damage. The interiors of the apartment have been remodeled. At first glance, everything looks fine. On closer inspection you start to notice how inferior the workmanship is. Overall we liked the size, layout, design and views. Once you leave the unit, you are confronted with slum conditions in the rest of the building. Damaged carpets, water damage, graffiti in elevators, trash, rusted elevator doors, etc. It was very depressing to come home to such a slum. The patios were practically useless since LF Boulevard is very busy, and noisy. The place was always dusty from the car soot. Exterior doors were often propped open day and night - so much for security. The noise level changes as tenants move in and out. There is a mezzanine area off the 1st floor apartments - the tenants on this level would have loud parties and often leave a huge mess. Occasionally the police would show up to quiet down a late night party. Given the number of units in the building, it was quieter than I expected but we had an end unit. The pool and spa are gross. The gym was okay but for most of our stay only 1 of 3 treadmills worked. During the power outage (wind storm) of last fall, the emergency lighting throughout the building did not work including the lighting in the stairwell. I walked up 4 flights of pitch black stairs (with the help from my iPhone flashlight). Once I made it to my floor, it was pitch black except for one light at the far end of the hallway. The on-site leasing agent is nice enough but he has little to no authority to manage the bigger maintenance challenges. A lot of BS is said prior to moving in about remodeling halls, painting the building, etc. The owner of the building (May Ling) is extremely rude and uncaring. Contrary to a lot of reviews, we did get our deposit back promptly. Shockingly. I'm not here to say don't rent at LFP but I wish I had come across these reviews prior to moving in. Talking to other tenants, they had similar issues and complaints. Everyone I met moved out as soon as their lease was up. That says a lot. Good luck.

I've lived in some bad apartments before, but nothing as bad as this. The only good thing about the building is the neighborhood. Los Feliz is safe, eclectic, and surrounded by beautiful houses. The biggest problem with this building is the people who live in it. People smoke cigarettes and marijuana in the hallways, there is feces in the hallway, several apartments have flooded causing common areas to be flooded, and there are cigarette butts, condoms, and beer bottles littering the premises. To top it all off, some of the rudest people I've ever encountered live here. Management is completely unresponsive, and you usually have to call at least 5 times to get anything fixed in your apartment. This place is a notch above a slum and should be avoided at all costs.

As you've probably already read, the elevators in this building are rarely in service. The management is never available. When I read all these terrible reviews last year, I was tricked by the sales agent Yvonne who said the building had recently been taken under new management and who had award-winning service records. This was patently false -- and I had to learn the hard way like everyone else. ELEVATORS. One day, I decided to invite some friends over to show my new apartment which had a fabolous balcony view of the hills. On our way up the rickety flight, the elevator broke down. Since we were between levels, we were unable to pry the door open to escape. As if that wasn't enough, there wasn't a working emergency phone inside the elevator, and our cell phones didn't receive reception inside the elevator shaft. As the temperature started rising, one of the girls in our party started to have a panic attack. We had to scream for help until finally getting rescued by the fire department about 45 minutes later. This was the first of dozens of times the elevator would break down during my 1-year stay. CRIME IN THE GARAGE. My car was broken into twice during my 1-year stay. Considering it was a gated garage in a pretty nice neighborhood, I didn't think twice about keeping valuables in my vehicle. That all changed after the first time my gar was broken into: I lost my Garmin GPS, my iPod, and my sunglasses. The second time, I didn't have any valuables in my card, so the thieves instead decided to trash the interior and rip up the dashboard (possibly in an attempt to hotwire the car, or steal the radio). CRIME IN THE MAILBOXES. After 3 consecutive months of identity fraud appearing on my credit card statement, the fine folks at Citi Mastercard Security realized that my card information was being stolen from the mail before I even opened letters with my new cards. I filed a police report, and supposedly they changed over the locks on all the mailboxes to prevent someone with a master key from raiding the mailboxes. However, I've learned that this identity theft has continued since I left... they're still not sure how it's happening, but it's no coincidence that all the victims live in the same building. TERRIBLE MANAGEMENT. I thought I hit rock bottom when I had a maintenance problem about halfway through my stay. I had grown accustomed to absentee management, so I decided to try fixing everything myself. One day, my toilet broke. Since I was busy at work, I put in several letters, voicemails, emails to management requesting a fix. When I came home from work, I found that the toilet had actually exploded and flooded the entire apartment with sewage. I tried my best to clear my possessions out of harm's way and notify management (again) of the problem. After several days, they still wouldn't respond, and I came down with a serious bacterial infection that required weeks of antibiotics. And now, I've left the building (thank God). And yet, I still haven't rid myself of this building's curse... I've spent the past two months trying to get my security deposit back from May Ling and Los Feliz Plaza, and it looks like I will be going to court next week. Don't make the same mistake everyone else did -- keep looking.

There are several similar choices in the same neighborhood, so I would steer clear of this one. I ran into a series of issues with management. Very unresponsive and almost impossible to communicate with. My bedroom was missing a door for the first 4 weeks after my move in, after I was reassured it would be installed within one week. Had a chunk of my security deposit not returned without any explanation. Multiple phone calls and emails yielded no response. Mailbox keys took a while to get. Credit card kept getting charged monthly rent after we moved out. Overall, not worth the hassle.
