If you want to live somewhere with ZERO management, no parking, useless security, and thoughtless residents then this is the place for your. Let's see where do I even begin. Ok my first review was never posted so I imagine that they have some sort of control of the reviews posted but I'm willing to try again. Management will NEVER help you with ANYTHING: repairs, additional parking spots, complaints, etc. Upon moving in there were several issues with the apartment, one example would be the dead bugs smashed on the blinds in every room. I emailed a detailed list of some of the damages or things that needed to be taken care of and NO response. I resent, called Rafeal multiple times, complained and when my boyfriend went in to the management office he said he never got our emailes. So CLEARLY they do not open their outlook at work. Parking is nonexistent and the hugest pain to find if you have more than one car since each unit only comes with one parking spot. Most of the times I see different cars parking in different spots and no one actually sticks the scanner to the dash, but instead must be handing it off to different people in the apartment. Residents are a good mix of people including families, students, and young professionals. However I am astounded at the lack of respect and care that goes on around here. The lobby is always trashed with garbage, junk mail, or spilled drinks. I called one evening to security because someone who was moving out broke an entire bottle of soy sauce and tracked it in both elevators (puddles you had to go around) and it smelled horrible. Security said they would handle it and the next morning I woke up to the main lobby door wide open and nothing cleaned up. I guess the open door was to ventilate the awful garbage smell but God knows who could have walked in at ANY POINT IN THE NIGHT AND THE METRO STATION WHERE HOW MANY PEOPLE GO IN AND OUT IS RIGHT NEXT TO THE DOOR. ARE YOU JOKING ME/?!?!?! i was furious Constant construction. If you live on the second floor like me say good bye to a peaceful night. I hear all sorts of noises and materials dropping and clanking.....at anytime...all NIGHT!!! it is literally non stop and awful. This is probably what I am most upset about. AGAIN calling mantainence will do absolutely nothing as they do not care about their residents paying rent. So dumb. All the reviews about the AC units brining in dust is true, you will have a constant layer about an inch thick on your floor and cabinets. Air filters are your responsibility to change and they also have you fill out endless paperwork for the "functionality" and requirements that the fire alarms in each unit work......WHY would residents fill that out when it is the property's liability and job to actually check if they are installed and functioning. Ridiculous. Oh make sure you complete them or you will be fined ;) Overall the arrogance and laziness of Rafeal and Marisol or whatever the lady's name in the management office are truly groundbreaking. I actually had them laugh in my face when I complained about a resident next to me who night after night spits on the cars below from his balcony. It's the same guys, I can hear them in the middle of the night and now the limited parking just got even smaller to avoid my car being vandalized with giant spit wads. They laughed and said it was probably drunk people from World of Beer doing it......to the cars in the same two spots.....every night.....levitating over the cars so that they drip down. Whatever they're just genuinely awful human beings, do not care about the residents or doing a good job at their otherwise meaningless jobs, and will go from super sweet when your signing the lease to really nasty and ugly the next day. I will NOT BE SIGNING another lease with these rude incompetent people. If you take a look around the building is mostly empty anyways. Too bad, great location and nice shops around. Rather live somewhere with clean units that have maintenance in a safe area than this dump. Rafeal and Marisol you guys truly make this a nightmare living situation and most of these problems could be handled by proper management. Good luck running all of the residents off you miserable jerks!

Don't be fooled by how pretty it looks and how close it is to WoB. This place is a scam! I am trying to be as objective as possible but knowing I still have a few more months here makes me want to pull my hair out. Let's begin with the noise. A couple weeks after we moved in, they began refacing the buildings and the noise starts at 8 am and ends at 5 pm. If you work from home like me, this is not the place for you. Also, if you are facing dadeland ave the noise of the trucks, leaf blowers at 6 am (I am not kidding) and construction across the street will not let you sleep. Due to the work they are doing to the facade, they close 2 streets of parking at a time. If you dont know this, there is only one parking assigned per apt and good luck finding parking. Between construction, paul mitchell school, world of beer and people who live here, its not possible. If you have to park inside, the voucher you get from retail covers 3 hours after that you pay $12 a night. The "state of the art" gym these jokers mention on their website has 2 ellipticals, 1 stationary bike and two bowflex machines and a few treadmills which most the time are out of order. The plumbing sucks and my landlord says that is my responsibility since he sent someone when we first moved in, in this case I know its more of my landlord being awful than the management office but we will get to them. The internet freezes....A LOT. i have apple tv and when it streams movies it will just freeze for a few min every time. AWESOME. And last but not least, the wonderful people in the management office. We went through a landlord and not them directly but they have their fair share of slack. First you have to have a 305# for them to set up the dial pad downstairs to let people in. I lived in Broward for a long time and my business cards have a 954 # so I cant have it set up. I got a # from google but it still doesn't work. And they'll just say "sorry cant do anything about it". A couple months ago, I left my bike downstairs (mind you, this has "surveillance" and a security guard is always downstairs checking) more than 1/2 the bikes were missing their bike seats and I reported mine and they said "how do we know it wasn't you who took it" RUDE PEOPLE! But security is adamant about drinking or eating by the pool but serve no other purpose. Anyway, I guess I needed to vent. I read these reviews before moving here (after I signed lease - BAD MISTAKE) and said maybe these people are just being very biased and they are not patient. NO, that's not it. Please take your hard earned money elsewhere. This place isn't worth the $1950 we are paying for 1 parking and 2 bedroom/2bath.

DO NOT RENT HERE!!! The management is absolutely ridiculous. Every time I've called about a problem they've given me the run around. 1)Management - lazy, rude, and lacks customer service. I've never had an issue resolved. 2)Maintenance - non existent. I've had issues with the A/C, plumbing, leaking windows, bugs coming through the gap in the front door, etc... 3)Parking - you only get one spot assigned to your unit. Additional spaces are $100 and about a 5-10 min walk to your elevator. No parking available for guests. 4)Hotwire - what a joke! I have someone from hotwire at my apartment, no joke, every month! I hardly ever have internet and cable service. 5)A/C and water - A/C and water are being fixed every month, so you'll always go a day or two without water and A/C. 6)Locksmith - find a locksmith and become good friends with him/her! Management keeps a copy of your key, but whenever you get locked out, they are not there to support you after hours. You're looking at anywhere between $75-$250 to unlock the door! 7)Rent increases every year by about $100 or more. Good luck getting your security deposit back! This place is beyond awful. Great location and the apartments look nice, but it's a huge scam. I've never come across this in all my renting years. STAY CLEAR OF THIS PLACE!

Like every other review on this page the management at downtown dadeland is the absolute worst. They are lazy, arrogant, and a perfect example of how customer service in Miami blows. In particular Mariana and her bald headed assistant will be --- kissingly nice to get you to sign a lease and then pretend they have never seen you when something breaks or you have a problem. When he was running my background check he did not enter my employer in correctly and called me to rudely tell me I was not employed where I said I was. As a governement employee all of my information is open to the public...online!! how am i lying about that. I'm sorry you cannot figure that we are in Miami Dade county not Hills or Lee. First red flag. Then when we moved in there were small damages and things that needed cleaning. I sent a detailed email including a request for an exterminator as dead bugs were stuck to the blinds, called several times, and finally sent my boyfriend in. He had a stupid look on his face and pretended he had no idea what the requests would be about so he could weasle his way out of doing any work. Second red flag. And to top it off when I tried to lease an extra parking spot he did nothing: didn't contact parking for me to lease, never gave me their info, and refused to return my calls. Sooooooo I will be moving OUT at the end of the lease and if I ever see them I hope that they know how I will be laughing at how lazy they are and how disgusting both of their work ethics and customer service skills are. Those two plus the USLESS security are incredible.

The management is absolutely the worst I have ever had to deal with, extremely arrogant and unhelpful. They put on a good front at first, but after you sign the lease you will see what they are really like. The plumbing is poor, there were repeated problems with the toilet stopping up and the dishwasher not working. They claimed damages to the apartment that I did not do, and it wasn't enough to refuse to refund the deposit, they wanted more money! And they refused to negotiate or even talk to me about it, and would not give an itemized list of what they claimed to have done, so I know they cheated me. You can hear noise from the bar nearby all the time. When we rented we thought it would be quiet, then they allowed that bar to open. Plus you hear noise from cars exiting the garage all the time. There is no space for guests to park. Avoid, avoid, avoid. There are better, less expensive apartments!

Management SUCKS! ---**les allowed a bar to be opened in a residential area and the noise level is out of control. Management doesn't care no matter how many times you complain. Run from this place.

Currently leaving here, management staff are arrogant,.unprofessional, cold blooded people, security sucks, no parking, too much noise that you cant even sleep..if you could afford paying an apartment here go to brickell, apparently the district manager has no.idea how the property manager is dealing with tenants and all the issues that we are all having here with her, if you a complain with the management staff good luck trying To find the diatric manager. Do not rent here, you will hate it. Hotwire is the cable.company... i just reported them To the chamber Of commerce.. Thats how much i dislike this Place!!

Where do I begin? 1- units are "new" yet there is always something broken. Maintenance person to fix it? NOPE they do not have anyone. They will tell you to call someone. Are you kidding?! They are supposed to fix things except for light bulbs. 2 - maintenance going on every month, whether it is the A/C (which will be down for 1 day out of the month) fire alarm testing (done every other month (noise start at 8 am) water maintenance (no water for 1 day out of the month) why? They do not say why only post a sorry poster apologizing for any inconvenience. Yes it is inconvenient to have all these issues every month. 3- no parking!!! No parking for you or yourself. They only assign 1 parking space to you, most people are two per apartment. So one of you will be running around looking for parking that you will not find because they have had machines on the parking lots outside the garage for 8 months now. Do you know when they told us about this inconvenience? A poster was posted a month ago when it's been like that for 6 and on the poster says approx 4 months. You can forget about having guests over. Want extra parking? $100 a month! 4- gate is ALWAYS broken!!! People have to get to work. Who do they charge if they see you lifting it? You! And accuse you if breaking it then the next week it's broken AGAIN. 5- elevator- broken and you can take te stairs but you can't get back in to your building and if you are parked in the garage it's a long long long walk 6- all you hear are buses since 5 am and the noise from the power plant next door, so forget a peaceful step out of the balcony NO PARKING---- EVER, NEVER EVERY --- always blocking, see picture, they said this would be only for 1 day, they blocked 10 parking spaces just there for 2 weeks. And I am not even couting the ones they have blocked off (5-6) for security to park --which they do not park there anyway only CONES. Plus about 7-10 parking spaces where they have a garbage Dump Plus Cones Plus machines, this has been going on for almost a year. CANNOT WAIT TO LEAVE THIS NIGHTMARE!!!!!!!!!!! Do yourself a favor and rent somewhere else. Downtown Dadeland appears nice but it's a nightmare. I can definetly write more but have to go now. But they are sure quick to call you for money

Let's see... From the outside, this place looks like a DREAM place to live in the Kendall/Pinecrest area. Central location, restaurants & bars downstairs, easy access to highways, etc... Like I said, it seems "perfect." Now, when you live here... It's a totally different story. It SUCKS. First of all the internet service is HORRIBLE! So if you work off of the internet like I do (I literally depend on the internet to make a living) forget it... If you stream movies from Blockbuster.com, Netflix, iTunes, etc... Forget that as well. You will have to pause your movie around 6 times to watch it. A 2hour movie turns into a 3-4 hour stressful nightmare. Imagine the good part of the movie coming up and BANG it just freezes because it has to load. #2: Expect to be without AC for one day per month as they shut down the cooling tower to do "routine" maintenance. I've heard some insider news as to the real reason they are doing these monthly maintenances and let's just say that they are postponing dealing with a MAJOR reconstruction which includes digging up floors and possible days or weeks without air conditioner. The original developers of the buildings let all of the water pipes rust on the inside (they let the water set still for too long during construction) and now these "routine maintenance" is for them to flush out all of the rusty water from the pipes. The way to fix this (which they have been postponing -and for good cause) is to replace ALL of the water pipes. #3: Expect to be without water for a day every 2-3 months. I don't know why they do this but it's another "routine maintenance" that they do in the building. #4: Expect to be woken up at 7am with malfunctioning fire alarms. If you have young children or dogs, this is a SERIOUS issue. They also do fire alarm testing once every 2-3months for an entire day starting at 8am. #5: Parking sucks. We have a 2 bedroom unit and are only assigned 1 parking spot. The other spot has to be rented for $100/month from the retail garage with NO ASSIGNED PARKING. Which means that if you come home around 8pm at night, you will most likely have to fight to find a parking spot. And especially when there is a basketball or football game, when everybody goes to Chilis the bar, you can forget about finding a parking spot. #6: There is usually about a 5-10 minute wait to get out of the parking garage whether you are a resident or a visitor. There are only 2 entrances to the garage and usually one of them are broken. AND, to top it off, they allow people to pay at the actual exit of the garage. So if you're 5 cars behind in line and the guy trying to pay to get out has trouble (which happens everytime) we all have to wait until the parking attendent comes all the way from his office to open the gate for that person to leave. This happens on a DAILY basis. #7: The elevators break everytime somebody moves in or out. This happens about once a month. So if you live on a high floor like I do, get ready to walk up the stairs with groceries and all. I remember one time the elevator broke on a friday evening. When I called to ask when it was going to be fixed, I was told that the company was only coming on monday because the office didn't want to pay for overtime. #8: Designated area for dogs to relieve themselves is RIDICULOUSLY SMALL! It's about 6' x 10' out of the ENTIRE BUILDING! That's 60 sq ft for your pet to go to the bathroom. Plus, it's all the way behind the last building near the trashcans and if you go at night, make sure you take a gun because there are no lights. And that's also where the people who are coming or going to the metro rail station or bus stop walk through... So if you bump into the wrong person back there it could be a bit intimidating. (I've attached the picture that shows the designated area for pets). #9: Hallways are ALWAYS dirty especially the 2nd floor hallways. None of the hallways get cleaned on a regular basis and I've estimated that they get cleaned around every 4-6 months. I have lived in my unit for quite some time (1 year ) and they've pressure cleaned our hallways ONCE in that entire time. You could imagine how dirty they look. #10: I don't care how much you clean, you will ALWAYS have dustballs EVERYWHERE! If you have any allergies, reconsider your move here. There is no avoiding this... It has to do with how the units were constructed. I've had two AC companies come out here to address the issue and both (totally separate companies) said that it has to do with the construction of the units. The closet that the air conditioners are in are not sealed off, they draw dust from inside the walls. Also, the dust just continues to recirculate. There is about a 2 inch gap bottom of the door of the ac closet. So what happens is that the AC unit sucks up the dust, and re shoots it out through your vents. Can't explain it (and I might be explaining it wrong). You'll notice your vents get massive dust buildup in a very short period of time. I've had the companies come and check the AC ducts and they say they are perfectly clean. So the dust is not coming from the ducts. Anyways. This looks like a great place to live but it's definitely far from it. You can't beat the convenience of just walking across the street to Dadeland mall. I swear to you... Had these 10 problems not been here or even if there were only 2 out of 10, I would've purchased a unit in these buildings. It's a dream location, they are new construction, and aesthetically look nice. It just sucks when you live here. Do yourself a favor (if you could) get a unit elsewhere. You'll save yourself tons of inconveniences. I promise.
