Deshanisty was extremely helpful during my move in and continues to offer assistance when needed. She also helped me when I was locked out of my apartment and always makes sure my experience at Alea is enjoyable.

Everything is broken, elevators, no hot water, pool closed, parking garage gate scratches my truck because it's also broken, garbage chute always jammed with trashed. it's not maintenance it's management

The Bad: Half of the building is AirBnB. The AirBnB-ers are unbelievable degenerates. I've seen blood on the walls and in the elevator (different occurrences). I've seen poop in the pool. They have screaming fights. They have late night music blasting parties. If that weren't enough, the elevators don't work. Of the 1.5 years I've been here, all four elevators have only worked maybe 2 weeks. Most of the rest of the time, its been only two elevators. Management says that they are "waiting for parts" but I don't believe it - waiting for parts for over a year? They just don't want to pay for the repairs. Similarly, the gym equipment is in disrepair. The hot tub hasn't worked for most of my stay. Etc. My theory is that the building has bad finances, so they can't afford to make repairs. The AirBnB crowds out quality tenants, so they'd like to get rid of them, but they cant do that because it would make their financial situation worse. Silver Lining: The building is in a great location, the decor is good, the in-building coffee shop and restaurant are fantastic. The Good: you can live somewhere else and still go to the coffee shop/restaurant.

Living In the Alea Miami has been one of the singularly worst experiences of my life. Do not live here, this place is dangerous in my opinion! Management has received numerous mold complaints and by their actions does not take them seriously despite the garbage word salad from management and their attorneys that they actually care. Actions speak louder than words so read my story and beware. I moved in on 8/28/23. I was relatively healthy when I moved in. In the 10 months or so since I lived here, I have been to emergency room 7X. I now have cardiac damage. My hearts ejection rate has been measured by my cardiologist and his team at 50% !! I am taking Entresto and Atorvastatin. I have serious pulmonary problems and see a pulmonary Dr. regularly . I am taking a drug for my lungs called Budesonide that requires a nebulizer for 20 to 30 minutes every day. I have horrible rashes my hair is falling out in spots, I am dizzy and have trouble concentrating this has horribly effected my business and personal life. My breathing is labored, I have chest pain, in short it is difficult to breathe. I have never smoked in my life. My blood pressure has shot up to 211/117 and fell to 68/50 (120/80 is normal.) Despite management knowing the buildings HVAC units and duct work contained harmful mold and receiving multiple complaints to that effect the building has chosen not to test for dangerous mold in each unit and remediate that mold when and where it is found. It is worse than that if you can believe it !!! I paid Apex One to run two separate tests for mold in my apartment. Upon receipt of APEX One™ first report, I filed a complaint with management and included a copy of the report with the remediation recommendations from APEX. The managements response was to send a worker with a rag and Windex!!! Later their lawyers called that a miscommunication isn't that laughable !!! The remediation section of the mold report from an independent lab called for a team in hazmat gear with respirators and to partially disassemble the HVAC system and clean it in an acid bath now the HVAC unit sounds like a freight train. After the second round of testing was done by APEX with similar if not more extreme remediation recommendations management sent some outside workers with a shop vac (see picture included.) The ALEA charges its tenants for services it knowingly does not provide on a continuing monthly basis like trash removal. Isn't that fraud ? Do you like being defrauded? Residents are forced to use hotwire for internet cable and telephone service in violation of FCC regulations and I suspect that the building is getting a kick back from hotwire. Recently management informed the tenants that the pool would be closed for 2 to 3 weeks for construction. The truth is much much worse the pool and SPA were closed by the Florida Board of Health see Attached pictures of the report. The building has not maintained the pool, spa or its equipment to such a degree that the state shut the entire pool, spa and pool deck area down. For days at a time 4 out of 5 of the main elevators have been out of service and this has happened on multiple occasions trapping some tenants on the upper floors for days. Upon managements third attempt to remediate the mold they may have actually done the job properly but not before they knowingly poisoned me slowly over about 10 months. People are breaking their leases and getting out of here as quickly as they can. In my opinion If you want to live or stay in an environment that has the ability to seriously damage your health then rent an apartment at the ALEA otherwise I would find another place to live or stay. I took pictures of the State of Florida Board of Health Report and all four pages are attached ! Just cant wait for the canned response from management it will sound like a politician responding to a question with talking points that don't address any part of the question or it will be filled with lies and half truths.

Maintenance and office staff are very efficient and always on recommended and kudos for them, the facility, and elevators are very clean too. Building location is another advantage of being living here.

Do not move in here. Management and the whole thing is a complete scam. 1. They entice you with the first month is free to move in. Then once you’re about to sign they change things and say it’s actually the first month. 2. It’s noisy all throughout the building. Since it’s a “younger crowd”, It seems as if everyone is having a party. If you have children like I do consider your kids. Music and people fighting (violently) and almost every apartment. Does not feel safe for families. 3. The whole place smells like weed. And the people living there are a reflection. 4. Management is a complete mess. We had an issue with a window being broken and rain water filtering in and messing up my bed. The problem was never fixed. Inspection comes in without anyone’s approval. 5. I will post a video of the hygiene of this place! Right in the lobby of the ice machine is full of mold and bugs. Literally, I tried getting ice and the ice machine was an E. Coli home. 6. They will charge you and increase your rent, even after legally emailing them 30 days in advance that we were moving out. They charged us 2x what the beginning rent was. 7. The BBB and the health department will be knowing about this scam

The early morning noise levels exploded with the construction of The Waldorf Astoria Residences and Hotel immediately behind Alea. The building timeline is eighteen months. Some of the building management are very slow to respond or not at all, which means that as a resident, I have to make several trips to the management office to get issues addressed or resolved. Often times it is blamed on a lack of response from the regional office. It would be great if I could be told that instead of no response at all.

Have no serious complaints, just a few comments. Since the doors are all automatic, the possibility to have an extra key is interesting and might avoid having to spend money everytime you accidentaly lock yourself out. Also, more attention at the gym rules, often dogs and small kids are playing around and that shouldn't happen.

Overall this is a good apartment building. The areas that deserve attention are the hot tub pool that is never hot, and the gym that needs constant maintenance especially with lots of airbnb people coming and going. The receptionist downstairs should not be responsible for mail, I think this might be a full time job with the amount of mail coming in. The parcel lockers are great but not everything goes to them. Finding something in that mailroom is impossible.

So far I am not planning to move out. What I don't like is elevators satiation. Waiting time for Elevator should be shorter. Some of Airbnb guests should be more respectful to people who live in the building and don't do noise in the middle of night.
