“I’ve never written a review for a apartment before but i had to this time because this was the worst experience I’ve ever encountered in my entire life… this experience has cause me to become suicidal and had led me to seek therapy and get on depression and anxiety medication i would NOT advise anyone to live here This is post is not to bash the apartment complex or the people working in the office however, this post is to prevent anyone else from going through what i went through by being honest and transparent about what my living experience were at Cottage Cove. The Minute we moved into Apartment complex we have had issues, we only lived at this apartment for only six short months before we couldn’t bare anymore and had to break our lease but for every month we were there we had an issue. Month 1- Dirty Water for a MONTH we had dirty water for the entire first month we were living there, so for the first 30 days we couldn’t cook, wash clothes, shower, or even brush our teeth because the water kept coming out this orange/ yellow color….every time i called customer service to report the issue their response would be “a pipe burst and we’re cleaning the water out ” however this went on for our entire first month Month 2- Water coming up the floor tiles- Within the second month i started noticing water coming up from the floor tiles..it started off as many a table spoon worth then it turned into two cups worth at a time..it became a huge problem when it started ruining furniture and carpets…when i reported the problems the repair man stated he fixed it but evidently he did not because that leak then led to a huge pipe burst the very next month Month 3- Pipe Burst Right after the dirty water issue was finally taken care of after a full month of complaining we then noticed another issue…the pipe burst …I work from home so i was in the middle of working around 9:30 ish when i heard what sounded like loud rain sounds..in a matter of minutes our house was flooded with water..i called the emergency line for help immediately but didn’t get helped until 7am in the morning the next day!!! our house flooded for 10 hours plus straight with NO help Month 4- Mold!!! After the pipe burst happened the mold immediately came right after!! It was everywhere the kitchen the living room the room and we didn’t notice it until we started to get sick we post in a request no one came to check it out or help until we moved out Month 5- TERMITES EVERY WHERE!!! Around our fifth month of living in hell we started to notice there were holes in my bedroom wall upon inspecting them with a flashlight i noticed there were tiny insects in the holes that appeared to look like termites within a matter of days those termites ate the entire wall up and no one from maintenance came out to repair the issue until weeks later by then we had a infestation problem where termites were flying all around the apartment this cause me to have to stop working from home and start working at my job site if that option was not available to me I’d probably would’ve lost my job over this apartment After living with the termites for two months and going back and forth with the property manager over and over! she finally agreed to let us break the lease without the early termination fee and although i am grateful i will say that woman is the worst property manager i have ever dealt with in my entire life she shows no compassion, no care and no sympathy even when i cried to about how my living conditions led me to depression and suicidal thoughts she did not bat an eye instead she said to me “you get what you pay for” Like i said I’ve never written a review for an apartment before but i had to this time because i do not want anyone else to go through what i went through please RUN far away from this apartment if you can they do not care for you, maintenance never fixes anything, management team lacks compassion the whole ordeal is just terrible”
“This was the worst place I have ever lived because the management doesn't respond or even answer the phone, ever. I had a leak in my bedroom ceiling from day one and it took over 2 months for them to repair it. The streets flood when it rains and there is a huge roach infestation issue property wide. Neighbors are noisy hanging out all hours of the night. Do yourself a favor and look elsewhere because Cottage Cove is a dump and you will not be happy living there.”

Kevin and Amir, these two gentlemen went above and beyond to satisfy my needs and the staff is welcoming and supportive, ... Every time I've requested maintenance, I've got a quick response. It didn't matter if maintenance was replacing light bulbs, moving furniture, or fixing the plumbing and electrical; they did everything fast and thoroughly to make sure I had a comfortable home. I heartily endorse their properties to anyone searching for a place to live. I'm ecstatic beyond words! Thanks again, Guys!”

They have admitted that the plumbing here is the original cast iron plumbing from when the buildings were originally constructed. Ever since we have moved here in February 2022, we’ve had problems with the plumbing. The toilet was leaking ferociously and caused a flood in my apartment OVER TEN TIMES. It has caused damaged to the floor moldings in the unit, as well as water damage to my personal property. I complained to the office that I believe there is now mold under my floor, with pictures and videos of water under the flooring. She then proceeded to disrespect me, and say that my apartment must be dirty and that isn’t mold I see, it’s dirt accumulating. Just today we got charged a late fee for the rent. We paid the rent September 2. They proceeded to process the payment today, September 8. We got charged a late fee because they decided to wait an entire week to process the payment. My girlfriend called the office, explained the situation with proof of payment from a bank statement. He hung up the phone and declined the following calls she made. She finally had to take time out of her work schedule to show up, raise hell at the office and show them that we paid the rent on time. She had to do all of that just for them to remove a late fee, that they themselves caused, yet attempted to charge us for. It is unbelievable the experience we’ve had living here. I WOULD NOT RECOMMEND ANYONE to move here. Save yourself the time, money, headaches and look elsewhere. They are gentrifying the neighborhood. Everyone that was here when we moved in has since moved out. I went to the office for a complaint about the plumbing and right on the managers desk was a large STACK of papers and all of them were “ notice of non-renewal “. I can go on and on about the problems we’ve had here. It’s just simply not worth it. They’re charging a premium for something that is simply not worth it. They tell you one thing when signing the lease, but act completely different once you’re locked in. It’s disgusting.”

He gave me my address and move in date. 3 Days before I was supposed to move in I received an email stated that I was denied becuase of credit issues. No one even called me. Once I called they became very rude and didnt even care of my situation.”

It's true people are always speeding through that neighborhood and a car ran into one of the apartments, the damage was covered with plywood for a while. You have to tailgate the office constantly to finally see them come over and fix damage or spray the house...i don't like AC unit, the house doesn't smell fresh, unless you leave it on all day. Price isn't worth it , don't do it.”

The property outside is not the best looking but i see they are in the process of renovating. The units inside are nice (depends on the person). I know this is not Aventura or Sunny Isles so I didn't expect anything more. They are spacious, of course I would like to see a little more updates but like i said, not Aventura or Sunny Isles. The staff was nice. They were very welcoming and funny. They made me feel comfortable.. They were very honest and apologized for the exterior of the property and they did mention all the new upgrades that will be in process.The property manager and Assistant manager both came out to greet me (i thought that was very pleasant and professional). If i have any questions or concerns the leasing staff and the management help. I do hope they will hire more English speaking maintenance staff and wish they would have washer/dryer hook-ups. I leave work at 5 so with traffic, i get to the office after 5:30pm so the assistant manager is nice enough to take my payment after business hours. Overall so far i am happy and excited to see when the property is completely renovated.”

There is a pool here that has not worked since I've been here, they advertise brandname appliances (that are 50yrs old and dirty) they tell you they have a laundry on the property the washing machines are outside with another dryer behind some bushes and half the time the machines DO NOT WORK...REALLY!? They're are no lights on the back of the buildings.... not safe. They have a loitering problem here and a ---- load of break ins and corruptions. PEST INFESTATION (Roaches,Roaches Roaches, Rats, Lizards) A lot of straydogs... Maintenance Sucks and does not respond in a timely matter and forget trying to communicate the problem because they dont speak ENGLISH!!They raise rent every single year thats right every single year! They dont like to give back your security deposits either. The buildings are dirty and old they dont come central AC (just one wall unit) that always breaks and causes your electric bill to rocket. I can hear my neighbors take a shower and the walls are not sound proof. The pipes are old and rusted, the water comes out brown!!! The workers go into your apartment half the time without the proper notice and or by accident! (wrong address) Watch your back when you come home at night someone may be waiting to rob you! People love looking through your windows so watch out ladies! Hold on to your rent receipt because apparently they get up and walk away, they took away the rent box...why oh I wonder! Ive only been here less than a year and they are ready to raise my rent 100$. I seriously can not wait to get the hell away from this place. So long think twice before you sign!”

I currently live in Cottage cove apartments.The maintence team and management is at times unresponsive. the area is quiet for the most part but Rats are a huge problem, i'm not talking about mice but RATS. i have caught up to five rats in my unit and the property manager gave me a list of things to buy to try and get rid of them on my own. There are roaches as well. My Fridge continuously breaks and they will not give me a new fridge which cost me hundreds in wasted groceries. my assigned parking spots are next to the dumbster so when it rains the dirty water runs under the cars and leaves a horrid stinch which can become unbearable at time. There are also a number of break ins, in the apartments. The complex posted a letter on my door saying that the breaks ins have increased and that cops will patrol the units. please lock your doors at all times. The pipes are rusted and the water comes out very brown, my toilets stop working every other week. Maintenance had to remove my entire toilet to fix the pipes and the toilet still didn't work properly. The washers and dryers are located outside with no access door in or out, so you must stand by the machines the entire time. this place is not worth the money to me, save yourself the headache.”

I moved in october 2012 because it was cheaper then where i had been staying and looks decent. I broke the lease and messed up my credit to do so. Truly wish i hadnt the office does not fix anything in a timely manner unless u hreaten to with hold rent some of them are very froendly but friendly dosnt silence the gunshots the burst all night. One week while i have been here three resodent had there glass sliding doors shot out and little kids were in the room that this occured. A man who had come to vist was beaten and robbed in the parking lot and apon charges being filed threatening letters were found on his door the neighbors are very kind but the roaches are gross they climb the ceilings and walls in ever room. I have never been soo disgusted in an apartment complex in my life i will say a pro is that it is fairly cheap i pay 800 including water and my electric bill is very low but there is verry little hot water and the tub does not drain at a mormal pace it takes about ten minutes to drain during a 5 minute shower!! I reccomend no one concerned with roaches and. Saftey move in here at all!!!”

PROS: The staff is very friendly and extremely helpful, maintenance work gets done pretty fast, I get my own assigned parking (my car is right by my bedroom window) plus there are guests parking to share with your neighbors, the area is well lit at night (I work overnight. So it's important for me to feel safe coming home at 4:30am and I do), inside of the apartments are gorgeous (the ouside doesn't do them justice), clean environment, very cozy apartments (they give you the "home" feeling), if you have kids, there are plenty of room outside for them to play without worrying about them being in the streets, quiet neighborhood.... CONS: If you're looking for on-site laundry, you may be dissapointed by the washer/dryer in the back of each apartment unit, there are what I call "summer bugs" (I call them that because I've been living here since Nov '10 and the didn't show up until it got hot in FL. They are tiny) and a personal con for me is all the lizards I see around my apartment (I'm deadly afraid of them!!!) All in all, these apartments are very nice and I enjoy living here more than any place I've ever rented before (I've been a renter for about 6 years). It all depends on what you're looking for.”
