“River House is truly the best place to live. The grounds are beautiful, with lush greenery that's always well maintained. The maintenance team is exceptional?they resolve issues within 24 hours and always leave the area spotless after completing repairs. The Management Team is consistently helpful and attentive. Rychardson's smile lights up the entire community; he's truly a gem, always greeting residents, asking how their day is going, and offering help whenever needed. The amenities are also top?notch. The gym, pool, sky lounge, and office spaces are all very well kept and add so much value to living here.”

“I dropped a snack clip down the sink and it got stuck. Raul came to help, he’s professional, kind and did an excellent job fixing the sink! He also resolved it very quickly. The maintenance team here is awesome.”

“My maintenance requests are always fixed same day as I submit. The guys are friendly, respectful and efficient. Couldn’t complain if I tried. From garbage disposal to balcony screen door, they don’t let anything go unattended too long.”

“It is a very nice apartment complex and community. The staff is friendly and I can tell they care to build out the community. My only complaint is that some amenities are a bit under maintained and could use some general clean up/renovating to elevate the luxury living experience”

“I've had a decent experience I'd say. I do find myself frustrated with the parking situation overall and having lost many packages when I first arrived. I've also had a number of maintenance issues but other than that, it's been a decent experience.”

“Overall it's been ok and/or good. Staff is pretty nice though sometimes they take a little long to respond if you call in but otherwise they're nice. One thing I wish they would implement is on ground security, particularly in the loading dock area. I've often seen people from outside the community walking in and going through the dumpsters. This happens more often at night than during the day, though it has occurred during the day as well. The surrounding area isn't necessarily the safest so this is particularly alarming as we do not know if these are people that are homeless or on drugs and can pose a danger to residents.”

“Management and staff are great, but residents complain about everything. It is like walking in eggshells. Everyone has a dog, but they complain about everyone else's dogs. The community could use some entertainment and resident activities to motivate residents to build better relationships with each other. There is no sense of community here and it feels like everyone is out to get you. Even when you try to mind your own business, someone complains about something.”

“I love this community and it has been a very nice experience so far. All the staff are very helpful . Everything is well maintained. One thing is catchy which is the guest parking. Charges for guest parking should be little less.”

“Riverhouse at 11th is a beautiful community with outstanding amenities! I would recommend this community for anyone looking to relocate to Miami. Shoutout to Rychardson who made the entire process easy and smooth for us!”

“Our experience with the building was initially positive. The affordable price, for example, was free of charge for parking. However, today, in 2025, the value is extremely off the market because the apartment isn't luxurious. This apartment should cost a maximum of $2,200, and in fact, we're looking at other options and are selling an apartment that's just as good, or even better, for $2,100, Now if you are willing to consider the price since we have been living there for 4 years, I might consider it.”

“Eric was very helpful from start to end. There was a hiccup with my unit, but I was able to move in on time. The facility is well maintained. The 8 months that I have been living here my buildings elevator was down for a short period of time. Besides the weed smell from time to time, I haven't had any real issues. I would recommend living here”

“It has been great. The community management is quick and responsive. They are very friendly as well. The facilities are clean and are clearly marked with the hours of operation. I appreciate the updates and new features being installed.”

“I've been a resident here for over 5 years and have had a very positive experience renting at Riverhouse. The property manager and leasing agents, Quincy and Eric, are knowledgeable, accommodating and always eager to help resolve issues in a quick, timely manner. When issues are raised, they take them seriously and make a concerted effort to make things right and find a resolution. They've been improving the safety features around the building by installing more cameras, a call box and key fobs in the elevator - also, the maintenance team is always very friendly and quick to respond to work orders.”

“So I had this smoke alarm that started doing loud triple beeps, and unfortunately, it was one of those 10-year batteryless ones. When I reported the problem, a new one was replaced almost instantly. Really appreciate how fast the whole process was.”

“Moving in was easy and smooth, the office staff is very nice and helpful. The maintenance staff is also really nice and they are quick to fix issues. My only complaints have been about other tenants that don't seem to realize they live in a building with other people. It would be nice if there was like a 30 day trial period. When I first moved in, the unit I was in was clode to the busier street and very loud at night. I'm now on the other side of the building which is nice and a bit quieter but since it's further from the office staff it doesn't seem to get attended to as often so they don't always notice when tenants are not following the rules. Many neighbors don't seem to care that their dog barks or how much noise from the street actually filters up through to the windows. Also, the noise between walls is super minimal, however, the seals on the doors are not done well so all hallway noise is heard. The HVAC system is also in the ceilings so the insulation from floor to ceiling for people living above you echo's quite loudly if you have an upstairs neighbor who is unaware of their footsteps.”

“My air conditioner wasn't working when I woke up Saturday morning. I put in my service request first thing in the morning and Charlie had it running by early afternoon. The maintenance staff in general is pretty friendly and responsive.”

“This building has slowly deteriorated in quality since it was sold and came under new ownership/management in 2020. Prices have skyrocketed while amenities have been removed. No screening on residents”

“Great experience. Eric took the time to explain and show all the amenities and the apartment. He is excellent. Love the property. Amenities are great, they meet my expectations. Absolutely love the property.”

“The property manager, ------, is a bad neighbor with anger management issues. Recently, a resident living below him made a noise complaint. In response, ------ threatened over email to call the police the next time he saw the resident in the hallway. Once the email was sent to other residents in the community, ------’s boss wrote that his response to the complaint was completely unprofessional. Despite his unprofessionalism, ------ is still the property manager of the community.”

“We have enjoyed living at Riverhouse. Since the new management took over there have been some upgrades that have made the space more enjoyable. The amenities are nice and management attempts to ensure residents are respectful of rules so everyone can enjoy the amenities. The maintenance team is very efficient and courteous. Always quick responses to concerns or issues. Office staff are very helpful. We decided to stay another year and are considering another one again. We have lived in many apartments and these are the nicest with the best experience overall so far.”

“The staff in my building are the absolute best. They are always so kind and helpful and I know I can always count on them for support whether it's finding a package of mine, me losing my keys or just any issues at all. They're always there for me! I live in a one bedroom town home on the first floor and I love my space so much. I chose it because it's sort of a loft style apartment and those are so rare to find here in Miami! The amenities in the building are amazing. The gym and elevators are always very clean and well maintained and the pool and recreational areas are just beautiful. I had a 13 month lease and when it was up I renewed for another year. I'm very grateful to live here.”
