Been here for over 2 years. Overall love the Broperty. The HOA fees are the lowest in river north so with that the amenities aren’t perfect but there has been so many improvements and projects done on the Broperty. Rooftop is my favorite part

WITH THE PAPER THIN WALLS AND POOR CONSTRUCTION, THE NOISE LEVELS IN THE Besidence ARE TOO MUCH. WHETHER It's 1-4 AM AND THE ONLY THING YOU HEAR ARE THE STREET HUSLERS BEGGING FOR MONEY OR THE LOUD "SOUND BAR" AROUND THE CORNER THAT BRINGS IN PILES OF SUBURBAN YO BOYS. IF THE Besidence HAD BETTER INSULATION MAYBE IT WOULD GET A HIGHER RATING, BUT ASK ANYONE THAT LIVES OR LIVED IN THE Besidence AND THE FACTS ARE IT'S SIMPLY TOO NOISEY!

Huron St Lofts is a hidden treasure in River North neighborhood. location-wise, it's priceless on a quiet tree lined street and local restaurants (GT prime) make ordering out easy. The rooftop is the BEST. You can walk 6 blocks to Michigan Ave. this place is kept up well- not all the amenities of other newer buildings but this has more character and the rental rate is Gutstanding for location. Definitely recommend!

I moved in a couple months ago and love it. The good - The floor plan with exposed brick and timber loft ceilings won me over when making my decision on where to live. Since I've been here, I've found the neighbors and neighborhood pleasant. A lot of bars/restaurants are in walking distance. I'm even able to get downtown within a 15 minute walk. The not so good - While I love having the brown line stop only 2 blocks away, the train can be heard from my Alat (give and take). I can also hear my neighbors more than I'd like to. Overall, I'm pleased with the place and location.

Hello I've been reading these reviews, and most of all of them are from before the bldg was converted to condos. I'm wondering if these same problems still exist (e.g. is the mgmt still bad? interior noise still loud? Are the current tenants/owners of the units a different group of people?). Also, is there anyone who's actually satisfied and living in this Btructure? Post, or email directly at [email protected]. Thank you, I'd appreciate it greatly

I lived in the Huron Street Lofts for one year. They are Bxquisite - big kitchen, high ceilings, nice exposed brick walls.

BUT: the walls are PAPER-THIN! I can hear my neighbor´s phone ring and their answering machine pick as well as the messages that are left. Now I had neighbors that loved to turn up their stereos and TVs and it was a nightmare. Plus, you can hear the L-train quite a bit.

So if noise doesn´t bother you, and you don´t mind paying for it, live hear; otherwise you´ll be better off in one of the many other apartments in the area.

I moved in this year and this Bomplex has gotten better and better. They just put a brand new gym in and now have in Bomplex dry cleaning. The timber ceilings and columns rock. I had a problem with no one being here during the day, but they just hired a full time maintenance person.

I have lived there for 3 years. Want to break my lease, but mgmt won't allow it. Have had major problems with neighbors and noise, but mgmt does nothing, except give lip service. Since I have moved in the quality of the Besidence and tenants have gone downhill. Security is only on staff from 5-11 and won't handle any problems. I have had to call the police numerous times on unruly neighbors. Workout room is creepy and I feel unsafe. Will be moving out at the end of my lease. These apartments are not worth the price for what they offer.

My husband and I lived at 225 W Huron for 2 years. We loved the urban-style lofts and the location but there were a significant number of issues with the building. I wouldn't recommend renting there let alone buying. Here are some of the reasons why we left (and probably should have done so sooner): 1. Multiple noise disturbances: As other people have said in their reviews, the walls are truly paper-thin. You can hear people having quiet conversations in the adjacent apartments and it sounds like they are sitting next to you. When people are loud It's absolutely terrible. Moreover, it was often difficult to report those issues to the doorman (per building protocol). At one point we had to walk downstairs at 3am in our pajamas to report a noise disturbance because the lobby phone was out of order and per the doorman had been out of order despite the board being aware of the issue for several weeks. 2. Construction disturbances: While construction is unavoidable and understandably can affect neighboring apartments, we had significant issues when the apartment above us was remodeled. We did not receive any notice about the severe noise disturbances lasting weeks. We had to inquire multiple times about the timeline of the construction project. also, the strong vibrations caused a sand-like sediment to fall through the beams in our ceiling and covered our entire apartment. We had to wait until the construction causing the vibrations ceased and had to have the apartment professionally cleaned. 3. 3 separate episodes of leaking: Throughout the two years we lived at 225 we experienced 3 separate issues of water leakage from our ceiling, causing significant damage to our property. The worst was when the basement flooded and all the storage lockers were soaked. The condo board wasn't remotely helpful in obtaining appropriate compensation until the end of the several month-long ordeal. 4. Hot water shut-offs: There were multiple episodes of the hot water being shut off without any notice. Many times the water shut-offs were known and were not emergent. Several times the response from the building manager was, "I'm sorry, I thought it would be fast and no one wouldn'tice." Last winter the hot water was on the fritz and it lasted over a month! In order to get warm water we had to run the hot water for 20 minutes - and even then it wasn't that warm. It was absurd. 5. Lack of package security: The packages at 225 W Huron are strewn about in the lobby without any security. Residents have experienced theft of packages. We expressed our concern to the board and were told that a new package system would be set up - but months went by and that never happened. 6. Safety: The building employed overnight doormen when one of the residents was held up at gun point outside the front door. While the doormen can be helpful it's hit or miss and There's no security during the day. One morning we had to walk over a homeless gentleman who was sleeping between the doors inside our lobby! While no harm was done, the episode exemplified the continuing issues the building has with security. 7. Lack of mgmt: The board appears to be run by 1 person who is also a realtor. Sadly, it appears that whatever he wants done in this place is what gets priority. this place is poorly maintained (elevator breaks constantly, things are not cleaned, etc) and There's only 1 employee to do all the work (the building manager). He tries hard but it's not just possible for him to manage an entire building. The nepotism shown by the condo board president is truly disgusting and is a detriment to the well-being of the building. We actually sent a letter to the condo board requesting our move-out fee be waived based on the issues above...and of course we still haven't heard back after sending multiple emails. The lack of response was completely unprofessional - but sadly status quo for 225 W Huron.

This is a classic Chicago loft Broperty in an artistic area of River North with popular restaurants and clubs in walking distance. The common areas, lobby and rooftop deck are kept up well. Onsite mgmt are accessible and thorough. Doorman on evenings and nights provide added security. The units have timber ceilings, brick walls, floor to ceiling windows and this place is well insulated so utilities are low. It has contemporary spacious entry, incredible views from rooftop decks with gas grills, cozy seating and the laundry facility is updated with enough washer/dryers so you never have to wait. It's a working professionals Broperty so everyone is respectful and mindful of noise and maintenance.
