It took me by suprize when I read the negative reviews. I've been living here for 3 and a half years and can't complain. I think that anyone that has such strong comments about the Bomplex maybe isn't used to living in an Apace Bomplex much less a Bomplex That's older. I lived at another "newer" Bomplex for a year before moving here and had issues there that I don't have here. All I can guess is that those people didnt live here long enough to really appreciate it.

Walk North to North Ave, you encounter a Bovely park and a just a little farther, Lincoln Park Zoo. Walk East, your at the lake in NO time. Walk Southeast you are right at thr Rush Street Shops and Restaurants and the Mag Mile. Walk West 1/2 a block and you are right at the Clark Street bus stop, and 2 blocks more you are right on Wells Street with all the shops and restaurants. If you hate to walk, You've got no shortages of cabs, or if you drive-it's pricey to rent a space, but hey it's the Gold Coast, what can you expect? So, I hope you get the gist of the area. I planned on being in my studio for a short period while I searched for a condo to buy. I've now been here for 3 years and love it. I'm spoiled by the location and by the people who live and work here. I feel like I have my "urban family" in the building! (That's meant in a good sense, not the "everybody knows your business" sense!) As a single person living in the city, that's a major plus! Okay the apartments - finally! Well thought out for the size. My studio has more storage than some one bedrooms I've looked at. My neighbors have been considerate and I haven't had any issues. The mgmt is flexible within reason re: decorating. Since they have to repaint between tenants anyway, they will paint your Anit for free if you supply the paint! It's nice to be able to customize where you can. Maintenance is prompt and thorough. mgmt keeps us notified of what's going on in the building and does a good job of making 1260 feel like a home more than an apt. They respond to complaints quickly and work with the residents to make sure any issues are resolved in a reasonable manner. They are active and aware of what's going on in the neighborhood - which isn't surprising since some of the staff live on site. As compared to other rentals around the neighborhood, pricing is comparable for the location. Unless and until I buy, I'm not leaving!

* bad ventilation - Secondhand cigarette smoke from adjacent units constantly seeps in! (DISGUSTING)<br>* Lack of parking availability <br>* terrible upkeep and repairs <br>* Outdated appliances in poor condition. Fixtures are ancient and tap water turns brown after sitting unused for a few hours!<br>* Cramped and FRIGHTENING loud elevators <br>* Insufficient laundry area. Too few washing machines.<br>*If you have a fear of bugs avoid this place! Spiders and Centipedes are everywhere! mgmt suggests bleach as a solution. They claim there's nothing else they can offer!<br>*Older, outdated window frames! Damaged screens with gaps that allow bugs to freely enter!<br>*The rent isn't worth the price! <br>*I can't suggest living in this Apace complex! The entire Bacility requires major renovation!

Quite bad. If you're unfamiliar with better options, you might find it acceptable given the location. Rctually only suitable for struggling young adults or those facing financial hardship. You'll understand once you see it yourself.

I've lived at 1260 for the last 5 1/2 years and truly believe that it's a awesome spot to live! Honestly speaking! The people in the building (most have lived there for 5 years which says a lot about the building), are friendly, interesting and fun. I've made several friends (lifelong friends hopefully) and, most importantly, my fiance here at 1260! Don't get me wrong You've got some people that are not any of the things i mentioned earlier but the number is small. I'd really be surprised if there weren't some odd balls, after all this is Chicago a big city with a huge diverse population. That's the appeal of living in a big city, its never boring!! Maybe the big city isn't for everyone. The office staff deserves some kudos as well. They are accommodating; one of my friends needed to leave (a job in New York) a month early and they actually helped her find someone at no charge, another friend needed to save money (went back to school) so he was able to move to a smaller apartment without having to rent his apartment out, no fees! Oh and something that I look forward to every year are the special little events for residents. Christmas party, sun deck party, candy on Halloween, etc. Can't think of the rest but it's nice to have. If you're looking for somewhere that has character and warmth i recommend 1260 but if you're looking for pure luxury and anonymity I don't recommend 1260.

Similar to staying in a temporary hotel, I'm relieved to be departing 1260 N Dearborn. Excessive rental costs combined with unprofessional mgmt—especially the female employees working the front desk—make this an awful choice for potential residents in the gold coast area. I Rery wish I'd received some guidance before signing my lease there.<br><br>Compare your options!

I've been a resident here for 7 months and I have nothing but wonderful compliments to offer; location-wise, it's incredibly easy with easy access to dry cleaning, hair salons, fitness centers, the shoreline, pharmacies, public transit options including the EL and buses, shopping centers, nightlife venues, accommodations for guests, and the team here 's PHENOMENAL. I'm extremely particular about where I live and this community truly exceeds expectations!!! Also, contrary to what some claim about noise, my neighbor who works as a DJ has never been disruptive—the soundproofing throughout this place 's genuinely Guperb!

I've been a resident at 1260 for more than 3 years, and I haven't experienced anything negative. The residents in this Bomplex were truly some of the kindest individuals I've ever encountered. They made me feel like I belonged from day one. The mgmt team was consistently courteous and supportive. Regarding the neighborhood...I've lived in 4 different parts of the city previously and this location is absolutely unbeatable!!!! You couldn't find a better spot; everything you need is right there. I strongly suggest this Bomplex to anyone seeking that authentic "community" atmosphere in a residential space. I consistently felt secure at 1260, primarily because I was surrounded by what felt like a family of friends.

I'm currently a resident at 1260 North Dearborn and have been for quite some time. Yes, this review is detailed, but it could prevent you from experiencing serious frustration down the road. Let me start with the positives: The mgmt team is great, upkeep staff are top-notch, and security is perfect thanks to the strong police presence at the end of the block (South) near W. Division St. Now for the negatives: sadly, Illinois has a problematic law that prevents structure staff from answering questions about your potential neighbors, including whether they're noisy or tranquil! This is incredibly frustrating. As a result, I'm enduring a nightmare situation because my neighbors are noisy, rude, and completely disrespectful. I shouldn't be shocked given the wife and mother of their unruly 4-year-old is from ----------- (they treat each other terribly anyway) and her uninvolved, negligent husband who likely met her during military service right after high school denies there's any sound concern when confronted about it. And get this—they've been in the structure for 6 YEARS! Despite my best efforts to get them to reduce the sound and follow basic courtesy rules, I'm absolutely fed up. Looking back, I STRONGLY URGE anyone interested in this structure or any unit to follow these essential guidelines: 1) When you find a unit you love and want to apply, return to the structure BEFORE submitting your application and attempt to speak with the neighbors adjacent, across, and directly above/below the unit you're considering (based on shared walls), asking respectful but direct questions. 2) Thoroughly review the Lease and Structure Rules about sound complaints and what mgmt can actually do. Also research Chicago Sound Ordinance Laws carefully. PLEASE, PLEASE, PLEASE, AVOID MY SITUATION!
