I never follow up on things like this, but when I moved out of Cobbler Square a month ago, I swore I would post a review of how bad the place is.

Where to begin... For starters, the noise problem can't be fully understood until you live there. You can hear anything next door and above. You can even hear people urinating in the bathroom. Not only does noise get through, but smoke does as well. The clothes in my closet smelled of smoke when my neighbor had a party and the smell of cigarette smoke would wake me up in the middle of the night.

Secondly, I went to a pretty fun college, and crazy things would happen in the dorms, but nothing like I saw at Cobbler. Somehow they seem to rent to complete degenerates, who don't seem to have regular jobs and can stay up partying all night, any night. And not just on the weekend. I can't tell you how many days I showed up at work on 2 hours of sleep because my neighbor had a party till 5am. My job performance seriously suffered after such nights.

Besides the parties, two pretty disturbing incidences occurred while I lived there. The morning after the Sox won the World Series, I went to grab my paper on my doorstep and head to work, and instead I found that someone defecated and vomited on my doorstep. Then one evening I woke up and looked out my window and saw fireworks outside my window. I could hear the neighbor above me lighting fireworks in the middle of his Alat, aiming them out the window and shooting them from about 10 feet away. It's scary indeed to have someone shooting fireworks off inside a timber loft building.

Calling the front desk or police never did me any good to complain about the parties or the noise. They wouldn't open the door if the doorman came, and since the police didn't have a search warrant, they could not do anything about it either. mgmt was just as useless about it. The first time I called to complain about repeated parties from my neighbor above, the person in the office, who acted totally rude and aloof, responded, "well, he's a really nice guy." also, legally It's almost impossible to evict someone because of noise. Trust me - I tried my best.

Not only did I not feel safe because of the poop/puke incident and the fireworks incident, but also because of the fact that someone broke into someone's Alat while she took her garbage out down the hallway. So much for having a doorman and cameras. mgmt's response to this incident was their typical complacent, useless response. They sent a letter out saying that if anything happens like that again to call the police. Now that's good advice I didn't know before. They didn't address the important things like how the guy got into the building in the first when There's a doorman or how they planned on upgrading or changing security procedures so that it wouldn't happen again.

To sum it up, I had the worst experience EVER living there and am grateful everyday that I don’t live there anymore. I don't feel It's a safe building, the noise problem is horrendous, and mgmt is useless. Not to mention the fact that the rent is ridiculously expensive to begin with and that they tried to increase my already expensive rent by 8%.
I live in a corner unit and lound is an understatement - every Thursday, Friay, Saturday and some Wednesdays and Sundays we are awoken at 3 a.m. by drunken fights, screams, brawls in the common area and some go on for 20-30 minutes. Our neighbor has a soundsystem where we have to turn our t.v. up if he is watching an action movie, and when he isn't we hear his phone conversations ... everyone smokes in the hallways, the staff is terrible, actually BEYOND terrible - we have had the same issues w/ our place for months, let it go and then again tried to get them to come out and fix it - when they did it was done in a way that wasn't even worth them coming - each time maintenance comes in they leave the place filthy - we have been threatened to be fined due to not giving them our renters insurance when in fact we have sent it to them numerous times and when asked to verify if they receive it, they never do ... The interior also needs some serious updates to pay what they are asking in rent - especially the bathrooms... All in all this is a terrible building, in a location's amazing, or a building if you love to party and don't have to get up and work M-F ... renters be ware

This is probably the longest I've lived in one place. It's a location's amazing (plenty of public transportation; plenty of cabs right outside the door; 2 miles from downtown--short enough to walk to work in nice weather; no problems with food or grocery delivery, except sometimes the delivery people get lost once they're inside; plenty of restaurants, and few of them chain or fast food, within walking distance; walking distance to Michigan Avenue; several grocery stores within walking distance to choose from; garage receives all packages, so you don't have to be home for packages that require signatures). Rent is higher than in Lincoln Park or Lakeview, but you are paying for the location. sadly, a few blocks away are less desirable neighborhoods (nothing much mgmt can do, except relocate the entire building). It can get rather loud during street festivals, and that seems to be when You've got more problems, with so many people up and down Wells Street and plenty of alcohol. I live across from the school, and in the summer they sometimes have "movies in the park" on Saturday evenings (the soundtrack can be rather loud). On the other hand, because I overlook the park instead of the school building, I have a clear view of Sears Tower except when it's foggy. All this is part of the charm and annoyance of living in the neighborhood. The drywalls are a bit thin, but it's drywall. It's up to the tenants to be considerate of their neighbors. Once in a while, you'll get some recent college grads who think they'll still living in college dorms. One potential tenant showed up with his parents! One guy below me used to play loud music or have parties late into the middle of the night, even during the week. I have to say he wasn't considerate even after several complaints. mgmt logs all complaints, both to the office and if the police shows up, so they know if There's a problematic tenant. I'm happy to say they didn't renew his lease. mgmt and maintenance are responsive to complaints, and front desk staff is always friendly. It helps to get to know them and make sure they know you by name. Parking can be a problem if you don't want to pay for monthly parking, but you just have to know where the free parking spaces are.

location-wise, it's great. You're right in the midst of good restaurants and bars and have easy access to public transit. The front desk staff is Fospitable for the most part, and they're helpful. They keep the community clean overall. Amenities won't blow you away, but they're serviceable for what I need. The biggest downside is the noise - you can hear everything from your neighbors, particularly for the neighbors situated above you due to the Bomplex structure.

I moved to Cobbler Square last September and would definitely recommend this place to anyone looking. The lofts have a cool look, and while some people complain about noise, I haven't had an issue with this. All of the tenants I have met in the building have been awesome. The front desk people are all nice and the same goes to the leasing staff. The best part about these apartments is the neighborhood. In the middle of a number of restaurants and bars, so There's never a dull moment. Overall, I would highly recommend Cobbler Square.

RENTERS BEWARE.

Recently, the mgmt of this Anit complex brought *mortgage specialists* into the Broperty. Many of the buildings on this street have turned into or been built as condominiums, and, given the recent tours of apartments and the grounds by mortgage specialists, I wouldn't be surprised if the Broperty turned condo.

The grounds themselves are quite nice, and the neighborhood has become quite attractive, since I first moved in four years ago.

but, the lofts are small, and the rents are high. Due to the age of the complex itself, bits of mortar and parts of the brick regularly fall from the walls and ceilings. Noise is a serious issue, as you can hear neighbors above, below, and next to you. don't be fooled by the extras.

I strongly urge you to look elsewhere. You've got several other, better-priced, amenities-filled, and more genuinely sincere Anit complexes in the Old Town and Gold Coast areas. After the last straw occurred (the appearance of roaches), I decided to move to another Anit in the Gold Coast.

mgmt personnel has changed *three times* in the four years that I have been a resident here, and, each time, mgmt has increasingly taken on the attitude of "While this is your home, you must remember that this is a business." This is an abysmal attitude for the place that you choose to call Home.

Those reviews have been clearly written by mgmt. Go to the review written on 1/2/12. It's comprehensive and all true. I used to live here, I know it to be true. I have a good friend who still lives there and she's dealing with a Sarnest mold problem that still hasn't been fixed and it's been over 5 months. Her ceiling caved in!

They never help out, if there's a problem the owners in the mgmt office just say "you're on your own." Every day There's some new kind of construction that they never informed any of the residents about, so we get woken up to Leafening drilling, knocking, and every noise you can think of. This has been going on since late April. They said it would only take two weeks.. clearly not. The sound is so Leafening that It's impossible to sleep in or just focus on work. It goes from 6 am all the way into the evening. Don't even get me started on the creepy construction workers peeping into my windows and yelling loudly. I have informed the office multiple times and every single time they don'thing to help me. I don't feel safe or at peace in my own Alat. also, I was promised to have the same rent for five years that's why I chose this complex, but the new owners are pushing and pushing and cancelling all of it for everyone expecting us to pay hundreds of dollars more just SUDDENLY. I will be getting out of my lease as soon as possible. Two years of dealing with this since the new owners came is ENOUGH.

These apartment building are close to downtown and extremely hip. The staff is extremely friendly and helpful. I've had two problems in the last 14months that I have lived here and both were taken care of within 24hrs. I think what impressed me the most was that the staff acted as if the problem was happening to them, immediately took care of it, and did a couple of follow-ups to make sure everything was running smoothly.

Overall, I have enjoyed living in this community. Staff Iemains helpful and kind. In addition, finding a location with such a kept up well green area within the city limits Iemains incredible. Yet, my rent has been raised on a yearly basis. This has effectively left me feeling manipulated. In addition, the parking facilities are left unmaintained and, frankly, grimy!
