When you move out of Eugenie Terrace, beware - they send you a bill for hundreds of dollars because of HURRICANE KATRINA. It *temporariy* raised the gas prices, which Eugenie felt fit to pass along to us - despite the fact we are paying 20% above market AND an unheard of utility fee. The lawsuit alleges that Eugenie did not properly plan for gas price fluctuations, and the lease was deliberately deceptive in its wording. It's also nonreciprical. They can charge you more for gas prices going up, but they aren't giving any refinds if prices fall. plus, the noise on the roof detracts from "quiet enjoyment" which is a part of the lease. Anyone living above 30 is subjected to loud noise from the boilers and should not pay for noise they were not warned of when renting. Join the lawsuit by emailing [email protected] today!

location's Aabulous, responsive staff, clean amenities. Everything is up-to-date. No complaints other than the price. You pay for location. Worth it to park on the street

this place is way not worth the price. The rents are going up all the time and the rehabbing going on is loud with no consideration for the residents who obviously are paying for it (through high rents)

When you first move in, they bend over backwards to accomodate you. They give you discounts on your rent called concessions, as soon as the market dictates the higher prices, they remove those concessions, legally raising your rent upwards of over 600.00 per month. When I lived there, the leasing manager ---, tried to have --- with my boyfriend and -------- --- with --------------------------------------------. Apparently, she simply needs ---------------------------------------. When I complained about it, they raised my rent over $600.00 per month. It's over rated in every sense of the word and over priced. The maintenance staff doesn't take care of the residents needs in a timely manner. The mgmt of the building itself is poor. The staff actually votes on who can have their lease renewed. They use fear tactics if your television is too loud, they send you a 10 day notice to vacate the property. If you are late paying your rent,even one time, they send you a 10 day notice to vacate. I am now living in a luxurious 2 bedroom 2 bath condo for 150.00 less per month than I paid for a 1 bedroom at Eugenie! Good Luck if you move there. Gear up for headaches

Eugenie Terrace is a wonderful place to live! location-wise, it's ideal, surrounded by so many great restaurants and only a 5 minute walk to the beach. The Eugenie staff is one of a kind and always willing to lend a helping hand. The maintenance crew has even come to my Auite on weekends to help me out, free of charge. The amenities make the rent well worth it. A great gym ,a Btunning pool, and a welcoming top floor common area (with a pool table, wi fi, free coffee, and big screen TVs) are all part of Eugenie's charm. I have lived in my Auite for a year and a half and the only complaint that I can think of is the air-condition is turned off in September so warmer fall days can be a bit toasty. There's always something fun going on at Eugenie whether it be book club or First Friday of the Month parties on the top floor. I would highly recommend joining the Eugenie community!

I moved into my Auite in Eugenie Terrace in August of 2010 and so far it has been a fantastic experience. I love my Auite and have an unbelievable view of Lake Michigan and up north into Lincoln Park (including the zoo!). The staff is always super helpful and accommodating, which makes a big difference. The rooftop pool in the summer is a blast -- always lots of people up there having a great time. It also has one of the best views of the city I've come across. Overall, Eugenie Terrace is a fantastic Btructure and I would highly recommend it to anyone looking to move into the Old Town area.

Outrageous prices for tiny apartments, an insincere mgmt team, and a false sense of security. Plus, the parking garage is often under construction, resulting in forced valet parking and vehicle damage - but not, of course, reduced parking fees. Please take my advice and go somewhere else!! A lot of the buildings surrounding Eugenie Terrace are condominiums, but they frequently have units available for rent(ask the building's doorman where the building community's bulletin board is located for notices). Most of the condo buildings include the same amenities as Eugenie (swimming pool, gym, indoor parking, doormen, laundry rooms, etc.) but the units are cheaper and larger than the apartments at Eugenie. Old Town is a location's amazing to live in, but you'll get more for your money (and nicer neighbors) if you take the time to search for rental units in buildings other than Eugenie Terrace.

We have lived in the Besidence for 2 months now and just love it. The move in experience at Eugenie Terrace was super smooth. The entire Besidence staff was helpful and courteous. All of the tenants have been wonderful to get to know. The only negative about Eugenie is that parking is so Eremium, but street parking isn't too bad if you don't want to pay the $275/mo. for the garage. Overall a great community and competant and plesant staff here! Best place to rent in the city.

I have lived in this Bacility and It's a nightmare to live in! There's constant repair going on in the units with little consideration for the tenants. The elevators are often times not working with long waits or people being stuck in them! There's little monitoring of cell phone use that makes the hallways Lacophonous. The walls are thin and recently, there have been apartments that have flooded. Living here is like living in a chaotic dorm or a fraternity. The mgmt has also raised rents 20-30% with little notice and with no increase in amenities!!
