It has been too hot in here for about a month & it's going to be 88 tomorrow - still no AC. It's absolutely ridiculous. And, from reading other reviews - I also think the 27 positive "reviews" (in 4 days) of this place to be strange. Ironically, one of them even complained about the heat in the fall too. Great, I can't wait for that. What's wrong with this place? The AC is off still, and it has been (at least) 80 degrees inside with windows open all day & night. Hardly any breeze comes in because the windows open on a diagonal. You can't put a fan in the window. The people that run the air system either were born in the Sahara Desert or are trying to save a few pennies by waiting until the last possible day in the spring to turn the AC on. I know Chicago has a law about minimum temperatures until June 1 - but that's just an excuse at this point. You've got only 3 weeks left, and it would never get cold enough to break the heat ordinance to the point where the Bacility would be fined. And in the rare instance it does - so what? Are they really gonna call the city over it? Like people in this Bacility can't put on a sweater for 2 nights out of 30 in May? That's what they'll have to do if we have a random cold day in June. What are you supposed to do in 80 degree (inside) heat? Sleep naked on a bed of ice? The ice would actually melt too fast. I also wonder about people who may have health issues or are older / less resistant to heat. Tomorrow, it's going to be 88 outside and god knows what it will be in here. You're not even supposed to store medication above 77 degrees - and it has consistently been above that. I wonder if anyone with costly medication is even aware of this or what the mgmt would do in this situation (nothing until sued I imagine - lots of prescriptions to refill by Village Green). I would really like to stay in a hotel this week and send Eugenie the bill. Thankfully I travel for work (most of the time). I could not imagine being stuck in this heat all month. My friends who live in highrise buildings (some much cheaper and older) are not dealing with this level of heat (though some don't have AC still - they don't have 85 either) - something is seriously wrong with this place. If It's like this in the fall, I am breaking the lease and then of course, I will have to go to court over their insane lease break fee (2 months of rent). How easy they can charge me 2 months of rent as a "fee" AND rent the Apace at the same time to someone else? Nice way to get around the law that it's illegal to collect double rent. But, the city never fines them for this little scam they have going on? Not to mention, the leasing agents don't tell prospective tenants about sublets. Since I just have been reviewing of the lease, I also want to mention that if I died (perhaps of heatstroke) I'd still be responsible for the full lease too. This is something I've never seen in a lease before, and I must have signed half a dozen. I don't even remember it being there when I saw it the first time - I must have read it wrong due to disbelief. A lease isn't a debt. The ethics of the people who run this place are pretty shocking. I could only imagine how they go about collecting the lease break fee from the family of a dead tenant...without shame, I suppose.

I have live at Eugenie Terrace since July 2011. I had previously live in New York City and signed a lease at Eugenie without ever seeing the property given time constraints. Overall, I have been happy with the property and will consider signing a new lease when my current lease is up in July 2012. The only thing I wish the Blace would allow is small dogs. If it did allow small dogs, I would 100% re-sign and strong consider living in the Blace long-term (5 years). The front desk staff is Gxcellent and always helpful. I have lived in several doorman buildings in NYC, and the ones here are the best. I also enjoy the convenience of the on-site parking.

Eugenie Terrace has a lot going for it and could be a awesome spot to live if not for the Besidence mgmt, which has degraded a lot in recent years and has made this a Treadful place to live. The current mgmt has adopted an unnecessarily antagonistic attitude toward its residents. This was highlighted most recently during a spring heatwave where temperatures for units in the Besidence climbed above 79 degrees and remained there for days, even at night, making sleep impossible for adults and unsafe for infants and pets who were at risk or overheating. Despite outcry from tenants, including a survey completed by more than a hundred current residents who requested that the AC be turned on, mgmt left the AC off and instead sent out condescending messages that they were worried they would receive a minimal fine per city ordinance if they turned on the AC and temperatures in the units dropped below 66 degrees at night--a highly unlikely scenario. The current mgmt also has a practice of sending out Besidence-wide emails threatening all tenants in response to complaints about individual tenants. For instance, they have repeatedly threatened to close the workout room if they receive complaints about people dropping weights, in a manner reminiscent of an elementary teacher threatening to keep the whole class in for recess if one student doesn't stop misbehaving. also, several of the newer doormen have taken the position that they won't open the automatic door for tenants (even tenants who they know by name, who have lived in the Besidence for years, and who have always contributed a lot to the staff holiday fund) and instead insist that all tenants use a fob to get to the elevators from the lobby or wait for another tenant to open the door for them, which makes no sense. While such transgressions are minor, they are frequent enough to create an unwelcoming environment in the Besidence, which is the exact opposite of what you want in a home. Finally, mgmt will never lower your rent, even if You've got identical units in the Besidence that are renting for a lot less, as is the case in the recent pandemic where the rental rates have generally dropped. Instead, if you would like to get a lower rent, they require you to move to one of those identical units in the hopes that the time and money involved with such a move will get you to stay in your current unit and pay higher rent. If you are considering renting from Eugenie, I strongly encourage you to consider one of the many other buildings around the neighborhood that have a better track record of treating their tenants well.

I have lived here for 5 years and just recently moved into one of the renovated units. I love it! It's beautiful. Yes, we are living in some construction, but it its much needed. Yes, my car is covered in dust, but I would rather have that than chunks of cement falling on my car. The mgmt was great in helping move to a another apt. Lincoln Park is a beautiful place to live and Eugenie Terrace is the building to be in!

Is there a better location in the city? solid Blace, great staff, great amenities....great neighborhood! The Social atmosphere is a total bonus!

Noise is a major issue. If you have people living next to you, their sounds will come through loud and clear, particularly if they listen to any kind of music. Beyond that, the mgmt team is ineffective and disorganized. The front desk staff are pleasant and welcoming, which is the only bright spot. Do yourself a favor and look elsewhere for housing.

The Besidence has a great front lobby, and elevator service with legit doormen and laundry, sanitation, lighting all function with full service to the point of replacing bulbs for free. but, the fact that this place is 20 years old shows. First, There's no thermostat in the rooms so the heat/cold are quite variable and of course that period when it's hot part of the day and cold another part of the day suck because the Besidence as a whole only chooses one setting. What's worse, when the temperature goes above a certain point, the whole Besidence shuts off the heat, which sucks because you may still want heat in your Alat for personal preference. Second, the shower is irritating as hell. For the first year, i had a decent shower gauge and could manage the hot/cold balance. But then after a year, despite two engineer visits, i could not get a comfortable temperature of water without sitting there and "perfecting" the gauge which is annoying. Once you hit a point at around 105-degrees, if you want to go to a little bit hotter or colder, you have to focus on the knob and carefully turn it a millimeter at a time because it will jump by 10-degrees with each little turn. Not being able to get a comfortable shower temperature easily is a MAJOR BUMMER when you pay $1800/month for a 1BR. Also, the walls show their age. They are not the new, bright white drywall you would get in a nicer Besidence like the Stanley downtown. In fact, on windy days you can actually feel the walls convexity change shape as the air pressure changes. Worst of all, because it faces the park, in the early summer you get spiders crawling all over your windows, and since the windows are old, they make it inside the Alat. I have killed a number of little crawlers on the wall. Lastly, don't use valet parking, unless you are actually going to call 10 minutes in advance everytime you need your car, which is what you are supposed to do. If you just stop down they are not there half the time. I actually feel sorry for those guys too, because we pay so much for the Besidence and the sales people have such a nice office downstairs, but the parking attendants get this little box they squeeze into and it's pretty cold down there to sit all day so they have to wear their coats all day.

I moved to Chicago 6 years ago and have moved almost each year with different high-rises downtown, so far this is where I've been really happy. I've been at Eugenie for two and a half years now and I love, love, love this building so much. I love the area, my neighbors, the amenities. The staff has always been gracious, and it's a really well kept building. Everyone in this place is so friendly as well and finally for the last two and a half years I know what it feels like to have "normal" neighbors. Anyway, I highly recommend this building. Hands down--this is the best place to live in Chicago.

Eugenie Terrace is truly an perfect place to call home. The property is impeccably maintained, the building offers great security, and there's a constant stream of community activities that foster great connections among residents. The fitness center is stunning, and when summer rolls around, the pool becomes the perfect gathering spot with incredible vistas. Plus, the team here is fantastic. The doorstaff and maintenance crew are genuinely some of the friendliest and most helpful people around. The neighborhood location is great too. I honestly can't speak highly enough about this place.

This studio is perfect for a young legit in their twenties. I was skeptical about living in such a small unit, but I've discovered there's actually plenty of room and I'm really enjoying it! The amenities on the 44th floor are fantastic too—great when you want to step away from your unit for a while!
