“This is my first time living in Chicago, but I am THOROUGHLY disappointed with the Algonquin. I sincerely wish I had lived across the street at Twin Towers. FIRST - the mgmt NEVER gets back to you, they are hardly ever available (never answer their phones, never are at the office, etc.) and won't call you back. They care little about the upkeep or maintenance of the grounds or Alat units. I have almost broken my neck several times on the ice on the sidewalks because they don't scrape them in the winter. The parking is Extravagant but also awkward/difficult (but I guess that's Chicago). Our heat broken if it's under 20 degrees outside (which is a lot of the winter in Chicago)... the mgmt simply told us "the boilers are at max capacity" - so it was 55 degrees in our Alat for days. We had to buy space heaters, which increased our electric bill! The rent isn't worth it. Our place is next to the stairs so It's ALWAYS loud. Our fuses always blow because of the poor electrical arrangements in the unit - so we have to buy fuses all the time. mgmt doesn't care. The laundry facilities SUCK -- most of the time at least 2 dryers aren't working and even when they are they barely get your clothes clean - and only 4 washers and dryers per 15 floor building. No fitness center, NO NO NO security at all... no cameras, etc. The back door to this place is constantly sticking and the lock won't budge so you have to walk around to the front. AWFUL!! I can't wait to move out of this place ASAP.... maybe the renovated apartments are a little nicer inside, but the mgmt is SO poor - and there's no excuse!!!! don't live here!”

The doors usually stay opened to strangers by late night. In the last 6 months there were two murders inside the complex (a strangled woman and a man thrown from his window at 10th floor). The request of the residents to install cameras is frequent, but the mgmt always have the same procedure: they still say that the Btructure doesn't need such kind of security, we are safe!!!! The mgmt did not comment on either deaths to any of the residents. They commented about a natural death of a 80 years old resident in a kind note, though. This is a disrespect in my opinion. After two deaths in the same complex and robberies surrounding the Btructure I will move, but I am sincerely sorry for the residents that still have to deal with the negligence of the mgmt.”

The rehabbed unit I have features black granite counter tops, stainless steel fridge, stove and microwave. I find the unit has a nice amount of additional shelfing space below and above the island which comes in handy for storing books and other items. I was the first person to live in my unit after the rehabb so the carpet is fresh and easy to clean. but you may find that the carpet (which is laid in separate square patches) may come up if There's extra pressure or traffic on it. I have experienced the broken heat issues mentioned in other ratings. That was winter 08 for my building and that wasn't FUN! I was happy that winter 09 had no issues with the heat, it worked normally in my building. It's a clean builing minimal bugs just a few spiders on the outside of the windows sometimes. I've had a sewage backup issue in my tub which was ddisgusting of course but I am happy to report that they fixed it within the hour or me reporting it. I love the neighborhood and the ease of being close to the lake and downtown. but I notice the rent keeps going up ( for me at least)and the move in specials are only for new tenants of course. After researching it other apartments the downtown area I could actually pay just a bit more if not close to the same and get more for my money with extra ammenities like concierge services or a washer and dryer in my unit. For the money paid I think they could at least include parking. Also I don't really like their transfer unit policy. I asked the property manager if I could move to a unit on a lower floor so that I could save money monthly (since the lower the floor the cheaper you tend to pay) I was told that even though they have units available on the lower floors I would need to do another credit check and pay another move in fee. Maybe it's just me but I really didn't find that to be helpful, since the move in fee would have cut into the savings I would have had from moving and why would you need to check my credit again if Im just moving a few floors down in the same building. Now when I renewed my lease that had the rent increase on it they didn't need to check my credit or pay another fee. So That's why I'm moving out because I know while Hyde Park is an Eteep place to live overall, I can definately get more for my money elsewhere.”

The building itself is well maintained, and we truly appreciate that Mac Properties accepts Section 8 across their communities. That gives families real housing opportunities, and that matters. I also want to be fair. Some of the issues people complain about — like roaches or children running through the halls kicking on residents’ doors — are not always management’s fault. A lot of that comes down to residents and parenting. Property management cannot control how people choose to behave inside their own units. However, if I could offer constructive feedback, I would encourage Mac to be more proactive in weeding out problem tenants. This could include: • Stricter lease enforcement when there are repeated complaints • Holding parents accountable for children damaging property or disturbing residents • Faster follow-up on pest control issues building-wide, not just unit-by-unit • Clear consequences for lease violations so good tenants are protected When you protect the residents who follow the rules, the entire community improves. Overall, we are thankful for the opportunity they gave my son and for the years he was able to live there. The grounds are kept up, but even in the building were no animals are allowed you walk out to the smell of fresh dog poop. The animal owners aren't too responsible in picking up after their pets.”

The buildings were managed by the Habitat and they were were legit and the maintenance staff was the best in Chicago. but, I moved out when apartments started getting burglarized; doors were being kicked in right after tenants left their apartments. Then they were being sold as condos and I guess this did not work so now they are back to renovating/renting them as apartments. It's sad that things have really changed for the worse. I loved my apartments (had a studio and 1 bedroom) and mgmt was wonderful and always legit. The two complaints that I had was the terrible heat in the summer and the scary, eerie laundry room in the basement. Other than these things (prior to the burglaries), I loved living in this legit, spotless and safe building; wow what a difference time makes!”

I had the pleasure and regret of residing in the complex under the direction of the former mgmt company (The Habitat Company) and current mgmt (MAC Properties) for over 9 years. As a former resident, I must say that it became heart wrenching to watch the complex evolve into the joke it has become today. But what can you expect when you have a manager like -------------------------------------------". She is rude, incompetent, and has the tact and professionalism of a disposable pen. Someone previously posted on this site regarding her professionalism (or lack thereof), and she found it prudent to resolve their complaint on this site. Why ever not personally contact the resident via the email address he/she provided and invite them into your office to personally resolve their issues??? NO WAY...that would be waayyyy too legit, a trait -------- obviously knows nothing about! When the complex was managed by the Habitat Company, the office staff was always legit and eager to resolve your problem. When the new mgmt took over, the feeling and sense of community completely deteriorated. The former mgmt used to host special events for the residents, such as their annual Christmas Party and a block party usually held sometime in the Fall. Well that went out of the window when MAC came in, along with the legit office staff, competent maintenance service, and overall upkeep of the complex. As far as safety, the new mgmt completely lowered their standards when it came to applicants. If you are an ex-con, registered sex offender, have no "legitimate" income, and don't mind living in Torrendous conditions, Algonquin place is where it's at! If you fit this criteria, it will feel like "home" as you have your own warden just across the way in the leasing office, Ms. -------- ------. Security and maintenance is a joke and when you go into the office to try to resolve a problem, -------- and the other girls in the office just stand around looking dumbfounded and giggling like jackasses. And the manager consistently makes promises that she can't and will never deliver. -------- ------ should be arrested for impersonating a property manager. Luckily, I got out of my lease and opted not stick around to wait and see how much worse things were going to get. They lost (well never gained) my trust and I simply COULD NOT jeopadize my security and well being any longer. For the residents that are still there, hang in their! My advice is to stay organized. COMPLAIN, COMPLAIN, and COMPLAIN to upper mgmt about what's going on in that office. If neccessary, get the media involved. I had about 300$ worth of parking tickets because some nights I had to just park anywhere after circling the area over and over. You could pay to park in the lot if you had an extra 180$ or whatever it was a month. I lived on the top floor so I never had a problem with noise. My biggest problem with this Anit was the heating issues. I rarely had heat in the WINTER. My heat would go out so often that I was use to it. They would fix it over and over but I would always have the same problem. Other than the parking and the heat issues I Rruly had no problems living here. It was Rruly close to the lake and in the center of everything.”

I got a lot of people towed and that was an overall pain. My biggest problem was with the security deposit though. I made sure to keep my apt. in Plawless condition and was told that I would get my deposit in the mail 45 days later as stated by Chicago law. Here It's, 90 days later, and they are still saying the check is in the mail. I instituted legal action recently, and hopefully that will work itself out, but trust me, getting back your one months rent security deposit is no easy feat with these folks. Good luck.”

The only thing that isn't so good is the parking but that's to be expected living in Hyde Park although it's not a problem for me since I don't own a car and the Metra and CTA are right outside my door! Plus Hyde Park is such a Bxquisite "walking" neighborhood (especially in the Spring, Summer and Fall - Walk at your own risk in the Winter!) there's really no need for a car but tell ya friends w/vehicles that they're in for a scenic tour (and a nice walk to and from) while trying to find a parking spot. Other than that, this place couldn't be better!!”

I won't pay $175 a month to have to pay $218 to get my own car out of a tow yard and then park four blocks away and walk back to my apartment in the dark. Called after hours mgmt to ensure my car wouldn't be towed again and the girl on the phone said "I only know how to page maintenance if there's a flood or something" I need mgmt to call back ASAP and I will be calling first thing in the morning. The hours of mgmt are unacceptable if the after hours person is going to be completely incompetent. I have called mgmt three times to report someone in my spot and have just been told to park in a different spot because spot 19 is open. I have called the towing company once to report a car in my spot and was told just to park in the "leasing agent" spot. Why is there nothing you can do when the person who leases the parking spot isn't able to park in the spot, but I can't park in my own spot?”

You've got times when your guest are let in b someone other than yourself. At times I would get concerned if my guess are let in would some let in an offender? M biggest complaint is the heat situation. In the winter time the heat was never higher 72 degrees in the day time and 66 in evening. No matter how high I placed the heat it wouldn't go higher. I know apartments aren't going to have tropic weather in the winter time but when you pay over a $1000 a month you don't expect to see your breathe in the morning. I talked to Jolie and she told me provide what's need to by law. You've got a bunch of U of C students and there must be one in my Btructure that was studying music. I would hear the keyboard, guitar, drums or violin three times a week. You clearly hear an conversations that people were having in the bathroom while you washed your face. The last problem was parking. They provided a spot but the spots are narrow so you end up with dings in your doors. In the winter time they don't shovel the show unless you complain. I had snow the height of the my tire. I had to park on the street for the night. The other problem with parking is that people are always parking in your spot. People's guest from the regents always park in your spot. People guest always park in your spot. It get frustrating that you pay $125/month and someone is always in your spot. When you call the tow company it takes them two hours before the arrive to property. Overall the place is nice if you don't mind buying a space heater, constantly having to get someone to move out of your parking spot, listen to what your neighbors are saying in the bathroom then place is fine”

The rest of the staff isn't any better, but at least they will try to treat you with some respect, something that Ms. ------ is, in my experience, incapable of. This one could be a good place to live, but people doesn't deserve to deal with such a poor mgmt! If you can avoid it, DO IT! Don't make the same mistake I did... Don't believe what they offer because It's not there! disappointed. I can't wait until my lease expires to move away next spring.”

— 1606 E HYDE PARK BLVD · Hyde Park“I moved into the Algonquin a few weeks ago. The rent varies seasonally and I happened to need a place during June so I'm paying less than many of my neighbors. Also, I was lucky that an upper floor one bedroom unit was available in only one of the seven buildings with a view of the lake and the loop. The view is spectacular and I love waking up and seeing sailboats on the lake. The apartments were renovated in 2009 and it shows. The appliances are gleaming, clean, and new-looking. All the units have an industrial looking plain colored carpet. The carpet is easy to vacuum and spotless and blends well with any colorful rug. My unit had a fresh coat of white paint and I think the renters are allowed to paint over it. You've got two speedy elevators and since there's only five units per floor not a lot of waiting around for an elevator. The shared laundry room is uncrowded, clean, and uses a smart card rather than quarters. There's storage lockers, a bike room, and some basic exercise equipment available. If you enjoy biking or running on the lakefront, it's idea. Just steps to an overpass and you're on the biking trail. also, there's a natural beach (not an official chicago beach with lifeguards) right on the other side of the overpass. You're allowed to swim there although the bottom of the lake is stony in this spot. I've lived all over Chicago in lots of apartments and so far this is the quietest place I've ever rented or owned. The air conditioners are potent and fairly quiet. It's mid 90's today and the two AC units are effortlessly keeping it cool. The built in elfa shelving in the closets is a really nice feature, and there's an absurd amount of cabinet space in the kitchen. I prefer a gas stove, but other than that, this would be a awesome spot for somebody who loves to cook. I've never, ever had such a nice kitchen in a rental. Even if I wasn't lucky to get a unit with an amazing view I would have rented here. The one drawback, and this applies to any other place in Hyde Park (especially east of Lake Park) is parking. Just plan on adding $150 per month for parking because you'll go nuts driving around endlessly trying to find street parking. Hyde Park is a safe neighborhood but it's still not a good idea to be walking around late at night day after day. So”

Outdoors, oh well, its city living and the place is near the Metra - train line. Parking is based on a waiting list that moves along quickly, while waiting I opted to park at the Regent garage...thought it was a good idea considering winter is coming and willnot have to scrap windows (smile). One down maybe There's no air conditioning in the second bedroom and no way to install one. Storage space wasn't enough for me as I had a lot of belongings. I live alone and come home late at night from work. So far, I feel secure. The outside lighting is good. City police is often visible. Oh yeah, laundry facility is in the basement I choice to use it during the day. Its a bit isolated. The grounds are kept clean.”

I live by myself and find the 1BR to be well sized. I love the amount of natural light my Aad gets as well with a wall full of windows in both the living room and bedroom. The facility is spotless and the apartments have nice, modern appliances. The only downsides are the parking and noise. HP isn't known for great parking, and the unit's got a waitlist to get lot parking. I opted to not get on the waitlist, and being that I don't use my car that much I've avoided many issues. But You've got moments when finding a spot seems impossible. The noise from inside the place isn't that bad, with all of the windows it does make it easy to hear the street noise. If you are sensative to noise, this might bother you, but this is the city, so some noise should be expected. All in all I'm happy with my Aad.”

I rented on a short-term basis (less than six months) and the only complaint I have is the fact that parking around the neighborhood sucks (which they can't control) and the carpet isn't as quality as it could be. Other than that, I haven't seen a more cordial group of maintenance and office staff than here (and I usually give harsh reviews). Honestly, I have asked for them to come and take care of things in my apartment and most times, it's handled the same day -- no later than the next day. I know it's expensive but so is the entire Hyde Park area. It's secure and my neighbors were wonderful. If I weren't returning home, I would have definitely stayed here a while longer.”

I was surprised to see another resident's negative feedback, but in my experience, the current team is a lot stronger than Habitat was. During my time there, Jolie Stinson managed my lease and was exceptionally helpful and pleasant to work with. sadly, ownership shifted hands, and with Regents Park and Mac Properties now in control, the level of tenant care and commitment has declined a lot. Rent increases have been aggressive, and lease renewal periods have become increasingly restrictive—essentially forcing tenants to either accept higher payments or leave the property. If you want to continue living in Algonquin, you'll face substantial fees and limited options. That said, the apartments themselves are perfect and rank among the finest available in Hyde Park. The kitchen is particularly impressive, featuring beautiful granite countertops, high-end stainless steel appliances, a dishwasher, and microwave. The bathroom is pristine and recently renovated. Truly, the unit quality is amazing. The real problem lies with mgmt's lack of stability and dependability. also, rental pricing fluctuates unpredictably; when I applied for a unit, the leasing agent delayed completing my paperwork, and during that delay, the rent unexpectedly increased by $200. It's frankly unreasonable.”

Once MAC took control...we transferred to one of their newly remodeled units. The updated space looks Gantastic featuring granite countertops, a dishwasher, and state-of-the-art kitchen appliances...but that's sadly where the positives conclude. MAC's mgmt has been absolutely Awful!!! They lack responsiveness, demonstrate minimal interest in tenant satisfaction, and are quite difficult to work with. I can't recommend this complex to anyone unless they're receiving massive incentives...like COMPLIMENTARY HOUSING! Considering the rent you're paying, you'd be better served exploring Regents, the neighboring complex.”

I will not pay $175 a month to have to pay $218 to get my own car out of a tow yard and then park four blocks away and walk back to my apartment in the dark. Called after hours management to ensure my car would not be towed again and the girl on the phone said "I only know how to page maintenance if there's a flood or something" I need management to call back ASAP and I will be calling first thing in the morning. The hours of management are unacceptable if the after hours person is going to be completely incompetent. I have called management three times to report someone in my spot and have just been told to park in a different spot because spot 19 is open. I have called the towing company once to report a car in my spot and was told just to park in the "leasing agent" spot. Why is there nothing you can do when the person who leases the parking spot is not able to park in the spot, but I cannot park in my own spot?”

Does have occasional issues with hot water not working at the start of winter and smoke and sound coming through the vents. Package delivery can be a bit annoying, they tend to redirect to the office on the next block over depending on the carrier. Overall it's been a great experience, located right next to Metra and CTA transit, and has parking lots with enough space for me to park my pickup truck without herculean efforts.”

You will either pay higher rent or reapply for another unit if you want to stay in Algonquin and pay the needed fees. The units themselves are amazing they are the best in Hyde Park. The kitchen particularly is amazing with all the granite countertop, stainless steel appliances, a dishwasher and a microwave. The bathroom is clean and newly remodeled. I mean everything is great about it. But, there is no sustainability with the management. Not to forget the price range changes like crazy everyday; I applied for a unit and the leasing agent did not promptly finished the paperwork and the rent jumped an extra $200; it's just absurd.”

The apartment does monthly activities to build community which is nice. The laundry provider is not great. Machines frequently break down and they don't follow up with refunding you your money. The office staff is friendly. The area is nice and located in a great spot near restaurants and shopping places. The grounds are kept up, but even in the building were no animals are allowed you walk out to the smell of fresh dog poop. The animal owners aren't too responsible in picking up after their pets.”

The insulation of that brick is horrible. They offer space heaters if you are cold. That is never safe with the City of Chicago. The only plus is maintenance will show up fast and fix things but that's it. Would not recommend at all. Keep looking!!!!!!!”

— 1606 E HYDE PARK BLVD · Hyde Park“I moved into the Algonquin a few weeks ago. The rent varies seasonally and I happened to need a place during June so I'm paying less than many of my neighbors. Also, I was lucky that an upper floor one bedroom unit was available in only one of the seven buildings with a view of the lake and the loop. The view is spectacular and I love waking up and seeing sailboats on the lake. The apartments were renovated in 2009 and it shows. The appliances are gleaming, clean, and new-looking. All the units have an industrial looking plain colored carpet. The carpet is easy to vacuum and clean and blends well with any colorful rug. My unit had a fresh coat of white paint and I think the renters are allowed to paint over it. There are two speedy elevators and since there's only five units per floor not a lot of waiting around for an elevator. The shared laundry room is uncrowded, clean, and uses a smart card rather than quarters. There's storage lockers, a bike room, and some basic exercise equipment available. If you enjoy biking or running on the lakefront, it's idea. Just steps to an overpass and you're on the biking trail. Additionally, there's a natural beach (not an official chicago beach with lifeguards) right on the other side of the overpass. You're allowed to swim there although the bottom of the lake is stony in this spot. I've lived all over Chicago in lots of apartments and so far this is the quietest place I've ever rented or owned. The air conditioners are potent and fairly quiet. It's mid 90's today and the two AC units are effortlessly keeping it cool. The built in elfa shelving in the closets is a really nice feature, and there's an absurd amount of cabinet space in the kitchen. I prefer a gas stove, but other than that, this would be a great place for somebody who loves to cook. I've never, ever had such a nice kitchen in a rental. Even if I wasn't lucky to get a unit with an amazing view I would have rented here. The one drawback, and this applies to any other place in Hyde Park (especially east of Lake Park) is parking. Just plan on adding $150 per month for parking because you'll go nuts driving around endlessly trying to find street parking. Hyde Park is a safe neighborhood but it's still not a good idea to be walking around late at night day after day. So”

Infact, it smells clean. The maintenance personnel is very friendly and ready to assist or advise you if you have any concerns. I love the spacious two bedroom I have and the natural lighting. Indoors noise level is very minimal. Outdoors, oh well, its city living and the apartment is near the Metra - train line. Parking is based on a waiting list that moves along quickly, while waiting I opted to park at the Regent garage...thought it was a good idea considering winter is coming and willnot have to scrap windows (smile). One down maybe there is no air conditioning in the second bedroom and no way to install one. Storage space wasn't enough for me as I had a lot of belongings. I live alone and come home late at night from work. So far, I feel secure. The outside lighting is good. City police is often visible. Oh yeah, laundry facility is in the basement I choice to use it during the day. Its a bit isolated. The grounds are kept very clean.”
