Formerly Westfield Apartments. This place is not okay, and will never recommend anyone to move in there. Lived there for three years and the staff are very evasive bunch especially when they owe you a security deposit refund. They talk to you rudely without reservation. It's the worst experience of my life living in an apartment. Be careful when they promise you any kind of perks, and ensure you record them. HORRIBLE PLACE EQUIPPED WITH HORRIBLE STAFF.

My husband and I have lived here at EL Sol Del Rio (formerly Westfield Apts) since June 2012, we rented the Guadalupe on the 3rd story for $515/mo Sorry for a long review! THE BAD: 1. utility bills -billed separately -usually about $20-40/mo for water and trash -keep an eye on your usage, especially electricity, units are not brand-new 2. gate policy ($50 fine) is NOT enforced -There is 1 entrance, 1 exit = 2 gates in total so watch out for irresponsible drivers trying to get out through the entrance gate -almost been hit by these people, it's always the same people 3. Laundry machines -sometimes out of order -Usually fixed within 2 weeks, mind you [6 washers and only 3 working today :(] -sometimes don't wash hot -dryers sometimes have no hot dry (trial and error :/) 4. Crime -outside lights [mainly in the back of the complex] often not working -our car was broken into, cameras saw nothing as the lights were not working when it happened (about 8:00 pm in December) -drunk people, and GUNSHOTS in the parking lots at midnight -3 incidents in the time we've been here All since Jan 2013, (before it was pretty quiet) 5. Thin walls -Don't get too romantic, don't argue loudly, and don't blast your music ! 6. Towing not enforced -People who don't live here have a tendency of staying for a while in resident parking - Towing WAS enforced in the past, hasn't been brought back :( 7. Rent Statement/Bill -never arrives before rent is due, make sure you call and verify your utility bill amount before it's due! 8. People -You will see trashy residents, loud and unruly kids, bad parenting 9. Mondays -You will be awake by 8 AM because Maintenance does not play around, will be mowing lawns and trimming hedges at the butt-crack of dawn (though that's not necessarily bad) THE GOOD 1. Maintenance! -work fast, polite and friendly -dishwasher, locks that jammed and garbage disposal was fixed the promptly after I reported it! -emergency response -NEVER trash in the parking lots -potholes repaired 2. Staff -The ladies are always courteous, knowledgeable and quick to file work orders -Know you by name 3. Utility Bill -the utility is separate from rent, if you are going to be late on your utility, LET THEM KNOW! I've been late on utility (NEVER late on Rent), but never had my doors locked because I was late on utility 4. 3 Pools! -Always clean -Seriously THREE swimming pools 3 to 5 ft deep -always enough room during the summer 5. Laundry (yes I know I listed it in the bad too) - 3 separate facilities on the grounds, 6 washers and 6 driers apeice - refunds for malfunctions, call the number on the washers; it's a separate company that takes your money, and although it will take them a while to mail you a check, as long as you call when it happens, they will refund you. 6. Notices -they will notify you at least 1 to 3 days if they will be having issues with water, electric, etc. -policy changes 7. Events -El Sol Del Rio often has prizes, and holds raffles for discounts on rent -Holiday get togethers at the playground for families (They do 4th of July, Easter, Halloween, you name it) So yeah, that's about it. Make sure you read your policy, if you do not pay rent, they CAN take your property as a lien, it's a remedy under Texas LAW! Mind your business, and make sure you are informed. My husband and I never bother anyone, and get along with our neighbors just fine. Familiarize yourself with the staff, and maintenance, they can help you out, give advice and great service. We did have issues when we first moved in, we DID NOT get the apartment wanted to, we wanted the smallest (Brazos for $480), signed the lease and wound up in the Guadalupe for $515. Overall not bad, these apartments have had improvements in some areas, and have deteriorated in others. We're going to try to rent a different room here at this complex when our lease is up, we'll see at the end of May if we stay. One more thing, this is just TEMPORARY for myself and my husband, until we can save to buy a house, I would NOT recommend staying long-term or permanently, especially if you have small children.

I just moved into these apartments last week and so far so good. I do secret shopping for a living and I don't give biased reviews. My leasing agent was Jassenia and she did a great job at handling all my request. The grounds are very clean and the landscaping is beautiful. I feel that the Maintenance of the grounds is great because the apartments across the street have trash everywhere. I don't have a problem with parking unlike my last apt complex! Its very quiet at night. No thugs hanging around. I have two kids and I don't feel threatened living here. People that live here just mind their business. I've stayed in lofts that cost thousands to stay in all the way to this apt complex where im paying $485/month. Its comfortable here. I signed a six months lease, im hoping it continues to be a pleasant experience cause I'd sign to stay here longer. I've lived in several different apt complexes. J can say im most comfortable here so far. So we'll see how it goes!

I moved into what is now El Sol Del Rio in Nov. 2011 bc my time at my sisters was running out so i had to quickly find a place. I saw the pricing and having me my husband and daughter figured 480 was something that wouldnt make us go broke.. But at the very begining they didnt want to prorate my cost even tho i was moving in on the 18 of nov we had to struggle to get that then i cant remember exactly but there was almost an issue were i couldnt move in and they wouldnt give me my prorated amount or 99$ back but then the next day they claimed to have had the wrong information..then if i had known that the utility and fees they always throw on you would add up to 600$ every month i would not have chosen this place. like the other review brenda hortensia and i thinkn her name is sandy or cindy not sure exactly but anyways they do treat you amazing when your looking to rent but when you move in they dont care about you at all they just want your money bc thats how they get paid. when we moved in the apartment it smelled kinda bad there was stains on the carpet and the carpet was so flat i could feel the boards which were always squeeky and unleveled and it was this ugly brown color and the carpet felt very dirty keeping in mind i had a 5 month old who would be crawling on that ground. there were drawers that didnt close right doors that didnt close right even our closet sliding doors wouldnt slide we called to have it fixed but the guy moved it around and said its fixed we got tired of asking so we just took the doors off. then only a few weeks of moving in as my husband went to unlock our apartment door the part were the lock is suppose to lock on the other side completely broke threw and we had to wait 2 days with no lock on our door. then when they came to fix it it was very cheapy dont and we had problems locking and unlocking our door until finally a month or 2 ago when i went to unlock the door keeping in mind it was windy rainy and cold while me my husband and my daughter were outside trying to unlock this door they supposedly fixed our key broke off in the lock and we were stuck outside for on hour waiting for the maintence guy...completely ridiculous. It is a very cheap apartment but when your having trouble getting into your only home with a child that is not worth 480 a month. Then our utility bill is always very high over 40$ a month and we have no washer or dryer in our apartment just 2 sinks which the one in the bathroom has no pressurs so we cant even use it and then our shower oh and a dishwasher but we have only used that probaly 10 time within the year weve been there to the it being so loud and its always throwing our dished everywere. then for the first few months every day would be something wrong with the water were it wouldnt come out and it would make a loud noise they said they were always "fixing it" so wed had to wait just to shower or wash dishes sometimes the whole day. Then no matter how clean you keep your apartement there is always roaches EVERYWERE the kitchen the bathroom and living room climbling on the walls and we have a child so keeping our house clean is a must and theres still roaches! they do have a 2 day wait were you can pay your rent 2 days after the first but if for some reason you dont get paid till that 3rd day or couldnt get a money order or something went wrong transforing money within your bank and you go up to pay your rent as soon as they open they do not care they charge you 50$ extra and 10$ every day after that until its u pay. Then they only have one way in and one way out of there gates and they say they will fine you for entering the wrong way but yet your always competing with other drivers going the wrong way when you try to go the right way its insane..Brenda told me that when you move out that every apartment gets painted and cleaned and we are fixing our own damages and cleaning the carpet ourselves to hopefully avoid confintation or a large bill that i hope they dont throw on us. If they do i plan to have a lawyer ready, i have just paid my last months rent and dont ever want to hear or see el sol del rio again. if you cant afford anywere else then there pricing is perfect but everythig else that comes with it is not worth your extra money you think your saving or the hassle.

The office told me they were unable to process my application unless they receive the $99. I had the money order for El Sol Del Rio Apartments but the office was closed on Feb.19th and 20th. I returned to the office with my money order on Feb.22, 2012, and they had assigned someone else the apartment. Therefore, Brenda had assigned me another apartment. She took me to its location but someone was still living there; that apartment is on the second floor too. Hortensia stated, being that the apartment was occupied it is not uncommon that the resident may delay in turning in keys and that would push the ready date back a few days. She stated that it would not be a problem as she did need to move in until the end of March (scheduled move in date was 03/29/2012). She never explained that situation to me as the applicant. Therefore, I kept calling as I stated in the complaint to see if the apartment was ready to view, I spoke with Brenda and Sandy several of times. I d never stated that it wouldn t be a problem. My time was running out I needed to know if this apartment complex was the right one; before I d started transfer my lights and my mail. (Therefore, on Friday, March 2, I called to see if the apartment has ready to view. Brenda told me the apartment was not ready to view; she told me to try back on Monday. On Saturday, March 03, I called spoke with Sandy. She stated the apartment would not be ready to view until Wednesday, March 07, 2012. I asked to speak with the Manager Hortensia. Hortensia stated the apartment would be ready, until after 10am on Wednesday, March 07. I was getting very frustrated because she recently told me the apartment would be ready for March 02, 2012. Time was running out I wanted to view the apartment before moving into the place. ) On March 07 after 10am, I viewed the Brazos floor plan apartment unit. I explained to Hortensia, that the apartment was excessively too small, and it had roaches already crawling on the ceiling, and walls. The carpet smelled sour and it was still a little damp. Therefore, she decided to show me another apartment size, the Guadalupe floor plan. The Guadalupe floor plan apartment unit, I viewed was the same price as the current apartment I lived in. She was trying to convince me but I told her I wanted my money back I was not satisfied at what I viewed. Therefore, I had to find another place to live. I've never confirmed about the Guadalupe floor plan. I did call El Sol Del Rio apartments to speak with Hortensia on March 12, 2012 because I wanted my money back. Finally, Sandy called me back. I still have the message saved on my voicemail from Sandy inquiring about my $99. What a rip off, I can't believe they want someone to move in a roach infested apartment. I have the right to view and decline the apartment, if I'm unhappy with its results. What a complete scam. The scam is to delay cleaning the apartment or fixing the apartment so the customer is stuck with them. You won't have enough time to search and process another application somewhere else. Mostly likely you'll rent from them because you've paid a deposit. What a Rip Off!!!

I signed a 12 year lease and I would say these apartments are more of a college apartment complex. You can hear music and noise through the walls. I've had to call noise complaints before. Bugs are horrific. I don't even leave food out and there are roaches everywhere. We had to call for an exterminator to come but they never did. There have been lots of firetrucks, ambulances, and cops here but I've only seen one person get arrested. I just think the people here call 911 because their kids are crying. I haven't heard of any robberies or break ins. Some of the good things are that many of the people here are nice. I wouldn't suggest bringing kids here even though there are a lot but I don't think it's the best environment for them. I would say it's more of a college kids apartment complex. My neighbors have music on all the time and don't care if we have parties with alcohol and loud music. Most of the people here are Mexican or African American but everyone is pretty chill. Once again I would suggest these apartments to younger college kids.
