I dont know where to begin. I lived at this property for three years and have been through all the management changes and nothing was too terrible until about three months ago. A few Saturdays ago, the complex awoke to about 30 cars being broken into. The garage was literally lined with broken glass and people standing around trying to figure out what had been stolen. The police showed up and did a fantastic job taking statements and making reports. Numerous messages were left trying to get a hold of management, who did not respond even though the office is supposedly open on sundays. The next day a group of us went to the office merely asking if anything would be done. Both employees were very rude and informed as that we lived in Houston and that break ins were a common occurrence. They took zero responsibility. We inquired to if they would provide security, to which they snapped that they have multiple courtesy officers. (Neither me nor my friends have ever seen any officer or security patrolling at all and the gate codes have not been changed in two years.) The next night at the apartments next door, a person was held up at gunpoint and robbed. Although it was not our complex, we again brought this up to management and reiterated the need for a security representative or something to make the environment safer. They ignored it and told us that the area is safe. Now we fast forward to this past friday (July 13th). A neighbor was met by three men at the top floor of the garage and legitimately carjacked. They took his phone and his car. What does management do? They send a neat little email reminding us to be safe and lock our doors and not keep valuables in our car. Again shifting the blame. Taking zero responsibility. Please do not lease here. I have already moved out. The apartments themselves are basically huge glass windows, even the doors are made of glass. The next thing to happen if management continually ignores this issue is someones home will be broken into. Every issue you have will be met by euphemisms and talking about how these things happen. Your air conditioner is broken? Well it's hot in houston, these things happen. We'll fix it when we can because it is not considered an emergency. One of your packages was stolen? Well we tell ups not to leave them at the front door of the office, but sometimes they do and that's not our fault. Bug problem? Ma'am, you live right next to a bayou in Houston, bugs are a fact of life. I have never encountered management that cares less in all of my life.

I have been very impressed with the property. Move in went very smoothly. The maintenance is outstanding here. They have always come the same day as my request & fixed the item. The grounds are wooded & quiet & the complex is relatively small & close to everything. The White Oak Bayou trail is right behind us & a big plus for walkers & cyclists. I look forward to the summer & swimming in the salt water pool!

Talk about a HUGE letdown! When I first signed on at this apartment, I thought I was getting a steal! It was a Roscoe Property, but it was sold shortly after - worst thing that could have happened. Dee, the manager on site, seemingly opened and closed the office whenever she felt like it. I never knew if the office hours were 8:30am-5:30pm or 9am-6pm. One time it was even closed at 5:15pm! Dropping off my final check I had to wait in the freezing cold for 45 minutes on a weekend because she had stepped out and her return time was wrong. There is a lot of green space, which you would think would be great, however there is broken glass and porcelain scattered EVERYWHERE! When mentioned to the management, they did absolutely nothing to rectify it, just have to make sure you/your dog doesn't step on any of it. Their method of communication with the residents is to post paper flyers at the dog park, mailboxes and on the gates - most of the time they are way out of date. There would be dead rats left next to walkways for WEEKS at a time, and the workers they contract out for renovations leave their lunch bones everywhere, which caused several problems with my dog. Dee took absolutely no interest in getting to know the residents. One day I interacted with her 3 times and she still didn't know my name or my apartment number (smallest complex I've ever lived in and the only one that never got to know their tenants). In fact she even had me fill out the wrong form when terminating my lease because, after everything, she didn't know who I was. Trying to pick between 3 people that moved out on the same day, she still couldn't guess right! The maintenance guy was the only thing I liked about this complex, it's just too bad he doesn't get the recognition he deserves. I think he is the only one that is doing maintenance on this place. Talk about a lost opportunity with this place. Don't let the move in specials fool away. Stay far away

Actually, I would choose zero star if I could. Basically, all the great reviews are for the previous owner and staffs. At the end of 2016, it sold to Roscoe Properties. After less than 6 months, it was sold again to the current owner Asset Plus. PLEASE READ THE LASTED REVIEWS. DON'T FOOLED BY THE OLD REVIEWS. See all the terrible reviews on Google, & If you still don't believe those. HERE'S MY TRUE STORY: 1. On 02/24/2017, on the first day I moved in, my car was broke in. It was parked in the garage. I was told by other residents that the gate was not working for months. Then this situation continued for another month. 2. On 04/26/2017, between 18:00 and 19:00, my Giant mountain bike was stolen from my balcony. 3. 07/03/2017, my family and I were all bitten by fleas!!! NOTE: I DON'T HAVE ANY PET. I called the leasing office and was told that the pest control company would only come every Tuesday, since this Tuesday is holiday, so I have to live with fleas for another 8 days. I have no choice, on 07/05/2017, I sent a official notice to them saying I would take legal action if they still don't take any action. They called the pest control company and at 10:00 told me a guy will come at 12:00 and before they come I should move my furniture away from the corner and remove everything from floor. It gave me 2 hours. Fine, I left my work early and did everything they said. I waited and waited, the guy came until 12:40. 4. I'm not surprised to find fleas here. Actually, I would be very surprised, if I don't find things like fleas, roach or mouse. Because, There are so many dogs and a lot of their owners don't clean their ----! 5. The AC unit is noisy as HELL! There are tons of things I want to complain, but I think these should be enough to stop you becoming the next VICTIM. I have seen so many people moving out. And I'm counting my remaining days on my lease everyday.

All of the reviews about the original staff here are true. Carol and Erin were wonderful, but ownership changed shortly after I moved in and the quality of living greatly decreased when they both left. With the new management came an unprofessional new staff with no regard for the residents, nonnegotiable new fees (they now charge for valet trash pick up regardless of whether you want or use the service), near-constant rennovations, and several break-ins due to the parking garage gate being broken (and left open to the street 24/7) for days at a time. I would highly recommend avoiding this apartment complex.

Be aware of new owners. Quality has suffered from new owners and price has skyrocketed. I see more and more vacant rooms daily. Old owners were great and responded well, and valued the apartments at fair rates, that is where you will see good reviews from. New owners increased rent, painted facilities poorly, and killed the social events. Parking garage is horrible and numerous cars have white dents from the inconvenient columns around. BUGS: Once new owners arrived they started charging for pest control. But i have never lived with more bugs in my life. If i could split the rent with all of the bugs that are in the buildings I might be able to justify living here. If you walk around dusk/night time it is very common to see rats along the fences. The best part is living next to walgreens. Front office is almost unreachable and unheard of. The only time they send any kind of notification is when rent is due. Floor plans are outdated and old. The have a nice cut out for a retro TV in the corner of the apartment. Accompanied by a restroom in which a small woman can touch both sides. Kitchen appliances are old and you'll run out of cabinet room quick. The heater smells like marijuana. Front gate never works. The power goes out about once a month I have experienced. So get use to that. If youre going to spend this amount of money just move somewhere newer and friendlier. Itll save you headaches and alot of hair pulling.

since this site backdates my new review to 2013.... I created a new account . Great place to live til Roscoe Management/New Owners came along. Only thing left from the 5 star days of Carol and team are Juilo and his side kick who handle maintience. They are unrivaled and do a great job. A coat of fresh paint done very poorly when the place looked great and did not need it does not make up for constantly changing staff, raised rents, landscaping that has gone to the dogs, rude office people ( not alisa she is cool) who make you wait 15 minutes while they sit at their desk and do a spreadsheet when you are waiting to just ask for a renewal rate for 6 months, gates always open so no security there,now tons of cheap A## signs in front screaming about how desperate they are for you to SEE THEIR SPECIALS but raising rents 250 + bucks on long term residents, stolen packages from the office, hyper blunt letters about parking in staff and potential new resident spaces a 9 am, dumpster in the drive every day all day for 3 months, sprinkler systems leaking for months at a time when residents pay the water bill on a per share basis, dead no attempt to repair. So it looks beat up, 9/10 staff is rude when they stay more than a month and is getting more expensive quickly. Solid plus is great maintenance guys, location and a small complex with trees.

Yes. When I need something fixed or looked at, Maintenance is on it. I don't have to wait days for things to get fixed. Also, the management is very gracious, courteous, and friendly. Management looks after my needs and they make sure I am comfortable in my apartment. Management answers all my questions and if they don't know an answer they take the time to find answers to my questions by asking the company and they respond back to me, that, I really appreciate. If there are errors in accounts, payments, etc. The management and company does everything they can to resolve the issues promptly. That, is a plus! The first time I walked into this complex, I knew this would be home to me. Not only do I feel welcomed, I feel that the management is there for me. Their employees Erin and Jamie are efficient in their work, and have excellent work ethics. They are wonderful! They are an asset to this company. I thank them for what they do and for how dedicated they are to their job. It makes people want to stay for a very long time and feel at home. I appreciate the company, management, and maintenance for all they do for the residents including myself in this complex. It takes good people like you to serve others and get rewarded in one way or another. Thank you and keep up the good work.

WARNING! Effective May 6, 2016, this complex has been SOLD. It is no longer managed by its former owner, Resource Residential. The property is now owned by Barvin and being managed by a Central Texas property management company, Roscoe Properties. All reviews raving about the management team and Carol Daniel, our former Property Manager, should now be DISREGARDED. She and other staff are now GONE. Roscoe brags on its website to prospective property owners about how it "inspects" the interior of every unit quarterly when the resident is not home and whenever servicing a maintenance request, all without the resident's knowledge, and reports what it finds to the owners. Very disturbing.

My roommate and I lived here for a year and would have stayed longer if not for a job change. The grounds are beautiful and well-kept, maintenance is prompt and thorough, and the manager Carol Daniel is unbeatable. We were so impressed by how responsive and approachable the management was, and dealt with any issue we faced swiftly and effectively.
