Could not be happier. Never want to leave. Staff is superb and highly attentive. Living conditions leave nothing to be desired. Location is safe and inviting. Amenities fulfill all desires. In love with Modera.

Seems very rigid occupancy | renewal policies that would kill your occupancy if the project was 10 years older. Just seems like you are more interested in new tenants possibly delivering higher rental rates than retaining the quality tenants you already have.

I love Modera! It's incredibly safe, clean, in great condition, and I love the design of the building and my floor plan. It's literally IN the medical center, so it's incredibly convenient for patients and medical staff. The rent is reasonable and my friends in the Heights/Washington areas are always jealous when they hear about what I get for this rent!

If you want to live in the TMC area and close to Herman park, you can potentially consider Modera. Some apartments have a good view of the Brays Bayou and downtown Houston, which is nice. Not a bad place for short-term living.

very good; finding more ways to dispose waste/ recycle will make the property more convenient. Also, in the dog walk area outside the property, owners are not picking up dog wastes and hence making the area unclean - please impose fines if owners don't pick dog wastes. Also, install cameras in garages - someone scratched my brand new car and has not even come forward for their mistake :(

safety is an issue here and is not taken very seriously by the management to our view. there is much more than could be done. maintenance personal is very good and helpful Also the staff is helpful wherever they can

I was a resident at Modera Flats for 3 years & since my original move in date, not much has changed... for the better. Those who are rating this apartment complex 4-5 stars are misleading readers. I'm not one to review, but for the price of rent and your other options, it's necessary. I'll elaborate on the pros and cons for an overall review. Pros: -Very doable and within walking distance to the hospitals if you're an employee, student, or patient within the med center -Parking for residents/guests is never an issue -Maintenance staff is efficient and very kind -Appliances were rarely an issue and of good quality (Whirlpool brand) -Overall complex is quiet OF RESIDENT NOISE regardless of the weekend/weekday -Gym is clean with your basic weights and machines to get the job done Now to the CONS: -The interior hallways are carpet. That carpet is the original carpet, since the building opened and since Harvey hit/seeped water into the first floor in some areas of the building. The first floor tends to smell like wet water, mold and mildew depending on the time of year and weather outside. Carpets are cleaned weekly, but the smell of mildew is supplemented for a day with this over powering and potent smelling carpet cleaner. Stamped concrete or flooring would be in Modera's best interest in the future. -The interior of the building is clean and up kept.... depending on which side of the building you're on. If you reside on the side where the Trash Room is located, prepare to have your hallways smell like a NYC street in the summer. Residents apparently are unaware that trash needs to be placed in and down the shoot regardless of the blatant sign telling them what to do ...on the door. -Chipped paint is all along the corners of that same hallway. It's like maintenance is overlooked on some parts of the building. -Fire alarms have been an ongoing issue. Most recently, a fire alarm was going off (in what I'm guessing was a unit.... for the majority of a afternoon). If you work night shift, I feel for you. -Theft has increased in the last year alone. In September 2019, a total of close to 60 cars were broken into, on the upper floors of the parking garage. The complex itself was broken into, with an entire window panel smashed in and the mounted TV in the Clubroom was stolen.... right off the wall. -Security is non existent to inconsistent. Guards will be present at night, temporarily, to take your license plate number down... only after theft events have occurred. As for the cameras? Non-working. -The Starbucks coffee machine in the Clubroom may work if you're lucky or if there's actual coffee in it. -The Apple Desktop computer that was in the "Business Center" when I originally moved here... has been gone for 2.5 years and never replaced. - If you have guests over... or order Door Dash, there's no way to physically let them in the complex without actually physically leaving your apartment and letting them in. There's no buzzing them in or code provided allowing you to buzz them in... like other complexes. -Often, residents don't pick up after their dog along the Bayou, so if you're letting your furry one out too... watch where you're stepping. The only thing that kept me at Modera for 3 years was the convenience to work and the basic fact that moving is a pain. Aesthetically, the place could improve and my opinions changed. There's so many other options in the area that are cleaner and nicer, for a similar price. My boyfriend and I signed a lease at a NEW complex, in the Heights, with the same square footage/the same price which deserves the "luxury" adjective. I wish I could say the same for Modera. Judging something by its cover is more than OK when you're paying what you're paying, within the loop, for rent.

Professional and helpful staff. Great apartment community with easy access to medical district. Amenities for the property are top notch. The landscaping is beautiful and well maintained. The parking garage is easily accessible as well as the package lockers.

lot os security issues and I do not feel safe at this place. I wish the price was down considering my location and balcony has a horrible view Staff can be better. Cars got broken down and yet still there is not any strict safety.

There are pros and cons to live here, like all the time. Valet trashing, package receiving services are convenient, noise, light system, window are minus features of this apartment. And I have been pushed to answer the survey since the first week I moved in. It is kind of stress!
