We have been living on the property for the last two years. Initially it was a great place, very well kept landscaping and attentive staff. In the last six months I have noticed a decline. The security gates don't function properly most of the time. The landscaping has drastically declined. In the last six months they have lowered their standards and are leading to anyone. I now have a family with a 5yr living above my one bedroom apartment. Running, jumping and constantly banging. Complain to management, and get told call the police. The Pasadena police stated that this mgr always pawns her duties off on them. I guess we must wait out our lease before we can get action...What genius would lease a third floor one bedroom apartment to a family with a small toddler???

I have lived at Village on the Lake for almost two years, I just signed another eighteen month lease. The staff is great and maintenance is there immediately when called. I recommend VOTL, to anyone interested.

My husband and I have lived at The Village on the Lake for nearly two years and couldn't be more pleased with that decision. The amenities, apartment, beautiful grounds, maintenance personnel, and office staff couldn't be better! Each month when I write out my check I know that I am more than getting my monies worth! Very happy to be living at The Village on the Lake.

I've lived here since January. Half way through my lease and the only complaint I can make is one time I kept trying to get maintenance to look at my garbage disposal but I should have put in the request online. It took almost a week to get them out. Once they got there they fixed the issue in less than 5 minutes and politely informed me that metal does not go down the sink ?? Grounds are immaculate, pools are beautiful, views of the fireworks on holidays and every Friday in summer from Kemah. Staff is always friendly, regaurdless of how busy they are. The personal trainer knows what he's talking about. The appliances are all new and work top notch. Neighbors are quiet, and friendly. All in all very comfortable place to live and if the price is right, I might get a two bedroom when it comes time to renew the lease. I will say the raccoons and opossums are active at night. They are not going to hurt you. Don't feed them directly obviously but I've never felt scared that they were going to gang up on me for my trash ??

On my second lease and its a treat to come home. Maintenance is like no other and the property always looks super. Love our neighbors and we love love love the weekends by the infinity pool overlooking clearlake.

I lived here between April 2014-2015, 1 year. I worked offshore and seldom was I home. I felt very secured here leaving my stuff alone for so long. Maintenance personnel were awesome and very friendly and everything was kept up and the extermination to keep infestation down, which I never encountered and they always a card left of whom came by to spray. Small issue with fire detector and immediately was taken cared of. All the amenities, the gym, were clean and sanitary, cleaned by Maria..The Leasing and Management team were very friendly always, I know some portray their friendliness just to attract tenants but this team felt real, even when just walking on the property when not working..Michael, Gracielda, Lauren and Morgan were always awesome. I moved out because I bought a home. If I would have listened to them I would not have wasted 20,000 dollars for the down payment. Now that I am selling the house, already sold Oct 2016, I am moving back to this complex. I have read the reviews on two other complexes that I was looking at but they don't match to Village on the Lake, and they are truthful because I've stayed here so I know. The area is AWSOME for walking, jogging and cycling, which I did in the early morning hours. Fishing in the back of the complex and or just relaxing on the grass near the lake was very comforting. I highly recommend this place to anyone looking for an apartment. I know there a lot more good things to say about this place but I'll stop for now... One more thing..I always enjoyed watching the raccoons run around the parking lot in the late evening, or when dumping my garbage at the dumpster.

My wife and I have lived here for almost 3 years and we love it! The complex grounds are very well maintained and the office staff is very helpful. The 3 pools (a heated lap pool) and 2 fitness centers are kept clean and ready for use. The maintenance staff is very friendly and processes the work orders in a timely manner. It seems to be very secure and the neighbors are very friendly. The office manager is simply the best. She's very easy to talk to and gets things done. I would recommend this complex to anyone.

This was the first place I checked out online before relocating from New Mexico. I leased apartment # 1532 in Phase II. What I enjoyed the most was the office staff and maintenance. There was never a dull moment whenever walked in to take care of business. I'll especially miss the head office manager. She was always kind to me. Their maintenance staff rocked. No matter what I needed, they responded right away in under 24 hours. Now that's some awesome service! My neighbors were great as well. In short, I enjoyed my time at Village on the Lake. However, like everything in life, all good things must come to an end. Upward and onward.

Where to begin? First of all, I know what most people think, that a bad review is just somebody upset because they think they were "mistreated" because of constantly paying rent late, or they love to complain. I am neither one of those, but merely needing an outlet to express my concern. -From the outside, it's a beautiful property, no doubt about that, but definitely not worth it. -The few times I have gone into the office were mostly great if I dealt with --------------, but I'm not sure why ------- always treated me like I was below her. Being in property management myself, this is not a way ---------- would tolerate his residents being treated. Especially those that pay on time, and don't have any lease violations. The sad thing is, when I knew we would not be renewing the lease, I talked to their sister property, Park at Armand Bayou, and they said they have had several complaints about ------- being rude to residents and prospects. -Parking is very limited and cramped. Thankfully my husband and I have a garage and park in front of it, otherwise we would have nowhere close to our unit. -At night, the raccoons scare the crap out of me. They are the size of 30 lb dogs! And they are everywhere!! Especially around the trash compactor that is always overflowing because the residents do not take the time to push the button. Really people?! There is usually so much trash that the rodents have scattered around, that many people have to reverse and go to the other side of the roundabout to get out of the property. There are also spiders galore! -The inside of the units are very underwhelming. For $1100/month, we don't even have a digital thermostat! The property I work at is a C class, nothing fancy, and we have them in every unit. Not to mention the white appliances we have are very old, the stove isn't digital. There is also a big issue with the bathroom tile. It is linoleum tile on top of plywood decking. Not the sheet either, individual squares, and they come up and chip like crazy. We have submitted work orders to the property regarding this, and all we got was a note in our kitchen on a completed maintenance request form saying that they would need to get in touch with an outside contractor to have the work completed. That was 3 months ago -_- Our a/c has also gone out 4 different times in the past 6 months. Luckily I know Spanish, so I was able to talk to the maintenance man on call that came to fix it the last time, and he was finally able to figure out the issue. - I am well aware that technology is not perfect, and sometimes things break, but the gate system is a big issue. It is continuously stuck open for the resident entry, and stuck halfway closed on the exit side. -The neighbors are pleasant for the most part, if they are not letting their border collie pee on the walkways or smoking marijuana on their balcony. Usually we cannot hear anyone, but outside there has been a growing frequency of people that drive around bumping very loud bass at 11pm-4am and wake up my son. I am a music lover as well, but have respect for others in the community. Thankfully we will be moving to a true luxury property in League City very soon, that is the same amount per month, but will be a much larger 2 bedroom.
