I've lived here for 5 years and I love my apartment. The office is always nice when I go in. I know there have been some past things that happened, but hello people we live in Houston. The management handled everything extremely professional. I feel safe here! Love it! Love it! I say for the price and the quality move here! Sarah

Hell to the no do not move here unless you want to sleep with roaches. I moved just in time 2 days prior to the shooting that left 3 dead...its crazy I lived right in that area in fact that was my apartment they showed on the news! Glad I broke my lease I just couldnt take it no more. They were shady I tried to pay them out up front but they said no. so now I have an eviction on my credit because they would rather make it look like they put you out vs. you breaking your lease. . I fear living in old apartments be cause of my horrible experience here

My wife and I lived at the Waters at Champions for about 3 years. We moved in back around 2000. Since then, the area and neighbors may have changed, but there were serious issues with management even back when we moved in. Our first issue came on the day we were to move in. We arrived at the complex with a full moving truck. We were told that we weren't schedule to move in until the next day, which was the first problem, because we were there when both the office staff and we agreed we would be there. We were able to get the keys to the apartment we had previously agreed to rent and drove around to it. We got out and unlocked the door, and went in. It was disgusting. There were bags of garbage in every room. The floors and carpets were filthy and not vacuumed, and not only was the bathroom dirty, but there was feces still in the toilet. We went back to the office and after much ado, we were able to get another apartment that was similar and ready to move into. Our time there was relatively uneventful. We had the typical occasional loud neighbor or argument, but nothing major. We'd lived in apartments prior to this one and as far as noise and neighbors it was a step up from where we had stayed previously. There were a few issues with maintenance while we were there, however. The most common problem was the washateria had problems with machines not working, so we had to deal with getting money back multiple times. We had another issues with a clogged pipe. Our sink and tub would sometimes fill up with disgusting putrid dirty water and just sit there. After several attempts to get them to fix it, we finally discovered that it was our neighbor behind us who had clogged the drain pipe that our units shared. They finally fixed it, but it took several attempts and was very gross in the meantime. Our biggest problem with the Waters at Champions came AFTER we moved out. One day, about 2 years after we had moved out and were living in our house, we received a call from a collections agency. They said we had an overdue bill with Waters at Champions. This was odd, because Waters at Champions had our phone numbers, because we continued to receive phone calls from them for various unrelated community courtesy calls. But, somehow, they were unable to call us to address this "bill". The collections agency was very rude and unwilling to help us figure out what happened. They continually treated us like deadbeats and criminals. The claim was that we left our apartment dirty and that we owed for the cost of clean up. We called the apartments and tried to talk to management several times. They were uncooperative, and repeatedly claimed that we left the apartment dirty. Not just dirty, but filthy. We knew (hoped) that would be our last apartment, so we made extra sure to clean it exceptionally well before we moved out. In fact, we even rented a steam cleaner and cleaned the carpets. We left it literally cleaner than when we moved in. We were not getting anywhere with the apartment management nor the collections agency. We even tried visiting them in person a couple times. The last time, they had my wife thrown out by their off-duty sheriff deputy security guard. After a little of our own creative investigating, we found that they rented our apartment to someone else less than two months after we moved out. Those people who moved in, somehow got either the phone and lights or one of those turned on, but in our name? We never figured that one out, but we had proof of when we had the lights turned on at our house. The light and/or phone company quickly resolved that issue with us, and removed the charges to our names. This wasn't enough for the apartment complex. We then found out that the people that rented after us, failed to pay their rent and eventually moved out without notice or paying. We then managed to obtain a copy of the work order for the clean up of the apartment, which happened over two months after we moved out. Nothing, not even the fact that we knew all this, would change the minds of management. We literally had to file a complaint with the Texas Renters association or Attorney General, I forget exactly which organization. After reviewing the evidence that we had, they ruled in our favor. It wasn't legally binding, but the apartment complex finally agreed to abide by the decision and drop the (false) cleaning charges billed to us. They basically got burned by some low-lifes and decided to try to make people who actually paid their bills on time responsible. What a rotten thing to do.

lived here for only 3 months and immediately moved out. lets start by not enough parking space, they once tried to steal my car,and scratched my other car. neighbors are loud and smoke weed outside their doors plus the hotel next to the apartments is full of drug dealers. ITS A VERY DANGEROUS PLACE FOR YOUR FAMILY.

This has been a disaster, when me and my family first moved in here the first bad encounter we had was rats. There were holes in the cabinets, behind the stove, and fridge. We called the office several times and the only thing they did after calling them about this 4 to 5 times was put sticky rat traps down and we caught 3 to 4 rats that we had to get rid of. (Disgusting) then! The office staff are liars. They are not helpful at all, they did not even try! To help us! Did not try! So over all, maintenance sucks and is very slow, the crime rate is picking up over because of this drug infested corner store next door, and office staff does not take care of there business professionally and timely, nore do they keep their word. The aprtments are fair but its just dealing with these rats and roach from all these vacant apts around us. I am ready to move! It will be the happiest day of my life when we get out of here!!

I lived here since Oct 09 and my lease is up tommorrow and I'm so excited... First these apts r not safe, thugs and hoodlums hangout at the valero gas station and once they are finish smoking weed and drinking they come here and walk around make noise all night. Also there are breakins homes and automobiles.. the new staff isn't doing anything about the safety nor the maintenance of the apt. Maintenance men suck they can't fix ---- like nothing I'm so serious nothing you will call them multiple times to fix the same stuff over and over. Also the wrk order u put in will get fix on their time... oh yes my ALTYME favorite the water/ the water is brwn hard and its never wrking.. the apts will turn the water off all day 9-6 because of water leaks lol I have experience about 30 leaks since I've been here..they happen any time any day and its annoying. I'm over it and happy to move.. if u want more and want to keep your sanity dnt move here.. the rent is cheap but u get wat u pay for.. also the kids play soccer all day and night they like to kicks the soccer ball to your cars and jump on the hoods of your car. People from the apartments behing these come over swim and terrorize the complex as well... ROACHES ROACHES ARE HORRIBLE BK HERE and that's because the tenants are nasty and thiers mold in the apts. The laundry facility is always dirty and machines are broke-n... I'm really being honest I'm a good tenant never had a late pymnt and never gave the office any trouble.. words of advice beware

Nice place...... I just want to say that despite what anyone else might say. My experience at The Gallery has been a great one. When I have requested maintenance service, its been taken care of in a timely manner, Maintenance is great and friendly. The office staff is awesome. Courteous, professional and help me out when I most need it. Yes, I definitely recommend The Gallery at Champions.

Office staff in particular Manager never tell the truth. Stay as far away from this place as you can. They never pay their bills and will lie. I was sent to them by some and they changed information on my application. I still moved in and boy was I sorry....I cannot wait for my lease to end. They recently changed their name to The Gallery at Champions and if I gave service like that I'd change my name too. OMG just stay the he@* away from these -------.
