This place turned out to be one of those places where you realize why they appear to be so cheap. Then you live there. The number of times electricity or water got shut off was incredible. A few times the outages would last for almost a whole day with no plan of when the services would be restored. So if you have flights to catch or morning work meetings, you can almost forget them. The front gate was broken so many times, the parking lot couldn't handle the number of residents and I finally had to break down and pay extra for saved space. The apartments themselves are old and falling apart. That just means you can kiss your security deposit goodbye. I brushed up against a brittle window blind they for some unknown reason hung in a bedroom doorway and one blade, one blade fell apart like biscuit. The charge for it was almost $100. Then they continuously bill you for charges for water and sewer for months after you leave. For example, if you leave in September, you'll get a bill for October, November, December etc. This is in addition to you being billed for the whole time you were there. For example, if you were there for 24-months, you will have 24-months of water and sewer charges you paid for. Then after you leave you are billed for additional months. Months you were never there for. So if you rent for 24-months, you'll be billed for 30-months of sewer and water. Which is insane. It has been a nightmare. My worst rental experience.

Natalia was the nicest person to work with. She was sweet and accommodating and really patient with me. I ask so many questions and can be annoying at times, but she was just genuinely nice which is hard to find in this day and time!

Love living here. The location is fantastic and the area is great. it's convenient to my work office and easy access to the freeways. I am enjoying living here so far and have met some nice neighbors.

Natalia was fantastic to deal with! She helped us around an apartment for our son and went out of her way to accommodate our last minute change! I really appreciated her working with us on a long distance move.

Overall, my experience here has been very nice. I've renewed my lease twice and have never had any major issues that weren't quickly addressed. I'm pretty sure this complex was actually once two complexes. There's the Greenbriar side and the West Alabama side. So if you're considering moving here, be aware of that because the apartments seem quite different. Different floorplans, different decor, different appliances, etc. My experience is on the Greenbriar side. The good: it's very cheap for the area. The rent is especially reasonable given how big my apartment is for a 1 bedroom. My place here is actually largely than the apartment I was renting for the same price out in the suburbs. It's a great location: close to the museums, to schools, to shopping, midtown, and the bayou trails/parks. However, it's also fairly quiet considering it is in the city. Furthermore, there's a surprising amount of green areas on the complex grounds. There are two pools and also charcoal grills throughout the complex (I wish they were propane, but whatever.) The other amenities aren't great (tiny gym, nonexistent business center). I haven't had any problems with pests or roaches or anything. My unit is near the dumpsters, too. It's very pet friendly. I can walk my dog around the complex; there are poo bag dispensers throughout. Again, because it's residential-ish, it's easy to give your dog "exercise" walks around the neighborhood. The bad: it's dated. If you want modern luxury apartments with nice finishes, look elsewhere. No granite or garden tubs or whatever. That said, it's *not* low quality, and it's not "old-old" or falling apart. But it's undeniably dated, and I do miss having a garden tub. While it's fairly safe (the complex is on the same block as million dollar homes), theft happens. My bike was stolen even though I had a good lock on it. My neighbor's bike was stolen, too, while stored in her GARAGE. The mail set-up is annoying. I haven't had much trouble with porch pirates, but if you have a package mailed with USPS, you have to pick it up at the post office, or pay for the mail delivery service (Fetch). All in all, I'd recommend living here. In my opinion, it scores well on the most important categories (cost, size, location, basic safety, clean), and where it falls short aren't dealbreakers for me.

I’m new to Houston for college and this area has been so nice so far. I enjoy running in the neighborhood and some great restaurants so far. Still figuring out my whereabouts, but the place is nice and everyone here has been friendly.

If you want to work with a reputable company this is not it. First - You can only put so much lipstick on a pig. While the pictures make it look nice, everything on the inside looks like the original cabinets from when they were built in the 80s. Nothing is updated in the kitchen or the bathrooms. The jetted tub in my unit had the enamel falling off and when I turned them on to clean the jets, worms came out!!! Second -While the neighbors are friendly and maintenance is extremely responsive, management (Ryan) here is a joke. They hid behind emails and rarely give you a call back. Upon move out we were only given 5 days to pay our remainder fee. We were never notified we owed any money. When I called to ask why we were not contacted, I was told we have a lot of people moving out. They have 317 units. There is no way 317 units worth of people move out in the same week. Also worth noting, in the state of Texas you have 40 days to pay your move out bill before you can be sent to collections. They sent us after 5 days. 5 days to pay our last bill. Now our credit score is going to reflect this and drop.

Don't live here if you have a pet. I lived here for 2 years and it was a decent experience until move out. I paid a $100 pet deposit, a $400 pet fee, and $25 pet rent each month over the course of 2 years and these people had the nerve to charge me a $150 "pet cleaning fee". They sent a picture of the underside of the carpet with stains and claimed that it was pet urine. 1) I didn't have access to the underside of the carpet when I moved in to check for stains (how do I know these stains weren't present before I moved in and 2) I work from home, my dog did not pee inside the apartment. They wouldn't work with me at all to reduce the charges, and the woman I emailed with, Karla, was not helpful at all. This place is also INFESTED with roaches. I had a problem for months--I would find cockroaches of all sizes in my apartment. When I moved out, I found bugs EVERYWHERE. I had to sanitize all of my dishwasher due to all the bugs. You pay a monthly fee for pest control, but that money is clearly not well spent. Look elsewhere, you can find a better apartment at a better price.

An experience so horrible we didn't even move in. My wife and I were excited to move into the Gablrs CityWalk with our 6 month old and older American Bulldog. We put in our applications, paid our fees, and then we waited. And waited. And reached out, then waited. 2 weeks before our move in date we were contacted by a new leasing agent, who happened by our email. She informed us that without a letter from a doctor, they could not allow our dog, Abigail, on property, citing pet restrictions that we hadnt been made aware of until then, even though her breed was stated on the application. After days of back and forth (living out of boxes, in a pandemic, with a 6 month old baby), I was finally able to speak with a manager. They would be able to refund the fees if I was not able to get a letter from my psychiatrist that stated Abigail was a ESA. I was not, so we set about the business of finding a new place to live on short notice. Today I received a phone call that rescinded their offer to refund our fees, stating it was too close to our move-in date. The irony is rich. Don't waste your time with these people. I'd call it a scam, but that would give them too much credit. They're just incompetent. Don't waste your time, if you value it, and don't give them your money... if you value it.

Great Location! Can walk everywhere. Good management : Maintenance requests are completed within 24 hours and they will even do small requests (like a dropped metal tab in the garbage disposal). It is a quiet community and feels safe. Down side is the pest problem is horrible here. I have to buy my own pest control measures because the company they contract with uses something that doesn't make one ounce of difference. I had them spray my entire apartment 3 weeks in a row and it didn't make one single difference with the pests. Now I use my own and it is better.
