I will keep it short...we should have 2-4 security personnel on the grounds 24/7. There have been vehicles broken into fairly regular, I leave for work between 2-3 in the morning. It does make me a little nervous but it's necessary. Since we have locked gates doesn't it make sense that our trouble MAYBE coming from the inside??? The company has done things to get more people in here and I really feel it has been to the detriment of the property and its tenants. I have seen for myself the disrespect shown to some people here, the loud music, the yelling, the cussing...all of this out in the open. STILL, with that said...I can't imagine living anywhere else. WE LOVE HERE AT THE PORTICO!!!

I was reading some of the reviews for this complex and I really don't agree with SOME of them. After living here for more than 6 years I can assure that Portico is one of the best places for living in Houston, the Staff is really helpful Nancy, Tatiana, Scarlett, Clearance, Daniel , and all the maintenance team are really polite. The monthly brunches are amazing, always they are trying to bring many types of food for this community, the pool area is great. Any complex will have vandalism and theft problems in any area of this city even if you are living by River Oaks, the security is a common problem everywhere, at Portico they have a security patrol at night, it assure the compromise from the complex to the residents to have a safer place to live. I recommend this place for living to any person I know, 3 families I invited are living here now are they are happy, all the main roads are close from here, 610, I-10, US-59, and beltway 8 next of us. cheers to the management!!! I have lived here over a year and the place is overpriced! The residents have no respect for security. I don't believe they do background checks cause the new residents moving in recently are completely disrespectful. Someone plays loud -------- music every Saturday morning in the courtyard. The person on the third floor above plays loud music with no consequences. This is the only apartment with a garage that I lived in without assigned parking. You have to pay an extra $35 for a VIP spot which is overpriced. It takes maintenance 2-3 days to respond to your request. The staff is constantly changing. Shut the whole building down please and compensate us for the trouble.

Moved in on January 9, 2019 and was burglarized on January 14, 2019. I thought this was a safe property; it is not. There have been numerous car and house break-ins. NO VIDEO, NOT A SAFE PLACE TO LIVE.

Looks good on the outside, wait till you move in. That above sums up the overall experience with portico, from the physical buildings, to the residence, to the management staff. Oh god, especially the management staff. This is an above average priced apartment. When I moved in high quality service and facilities were promised but after two years in all I've experience are disappointments. Security - Multiple break-ins, theft, robery, and other incidents have occurred during the time I was here and I personally had a drugged up person enter my living room and had to call the cops to take the guy away. Cleanliness - Bad, Worse, Terribad! Not to mention the dead roaches and bugs all over ground floor, I've had an apartment so infested with tree roaches (I'm a very clean person) to the point where I had to move to the third floor before this no longer became a problem. Imagine being in the kitchen and having roaches fly on your arm, or waking up at night to use the restroom only to see roaches scatter when you turn on the lights. Yep! That will be your experience. Management - Rude, Unprofessional, and will go out of their way to make your life a living hell. For example, they took the liberty to mark nearly all of the "close to hallway" parking spaces VIP just to charge you premium. After you purchase a VIP spot random people will constantly park in your space anyway and security can't do anything about it, the toll company never picks up, and when confronting the management office about it they effectively just tell you to piss off. I have a whole email record of exchange with management where I kept getting my space parked on so I asked for a refund of the month due to not getting my paid service and management simply just told me to piss off and give back the VIP tag if I don't want one! (Great attitude, douchebags) Community - there's dog poop everywhere and the wall/floors are so thin you can hear every single word from your neighbor if they're on the other side of the way and definitely all footsteps from the person above you. If you're unlucky like me and have a neighbor who likes to listen to music with heavy base, well good luck. Avoid this headache and frustration as much as you can. I have been a tenant since august 2016. I had some house keeping issues initially and was on the verge of moving but Daniel took care of it. The place started to grow on me. However I have noticed the quality has changed drastically. There is what sounds like a family of at least 6 living above me and constantly playing loud music. I actually called the sound police folks and after they left the people started making even louder noise. There seems to be abandoned cars in the lot these days. Then the business center has been down for over a week. I mean and no body seems to care. I spoke to Clarence twice now at both ends of my being in the business center. I am not sure what is going on but quality is lacking. I mean part of your selling point is having a functional business center yet it has not been functional with scans, printers and faxing. The nonchalance kills me and I doubt that I will be renewing my lease or recommending this place to anyone. It is quite unfortunate.

Very Unsafe. Zero commitment to safety of residents by leasing office management. I have been living here for about 10 months and there has been couple of breakins even as assault. Security people are just for formality to check how many guests are in pool and all but not to look out for burglars. My car got broken into, somebody jacked the lock and took quite sometime while security did nothing. Even somebody reported a suspicious activity to leasing ppl and they did nothing. All the stuff was in my trunk, so somebody was watching me around 8pm in daylight. Police was saying they have quite few cases of burglary in this apartment complex while leasing office didn't informed the residents. First response of the leasing office to me was that thefts happens everywhere. Not at all worth for the money you pay for being safe

I have lived at Portico at West 8 for almost 9 years. N-I-N-E years! That is a very long time for apartment living, especially in the same location and in the same unit. I have ABSOLUTELY enjoyed living here. Being one of the first renters at Portico I have seen different management and leasing agents over the time. The past few years have been great. Daniel, Nancy, Tatiana, Clarence and staff have been so good to me. I recently went through a very rough time in my life where I wasn't sure of where life would take me. My lease agreement was one thing I didn't have to worry about as Daniel and Nancy went above and beyond to take care of my needs. It was actually incredible how accommodating they were about my situation. I am so appreciative of them and feel very blessed to have been here. The location is great, its off the Beltway and Westheimer but its not ON Westheimer which is nice. As far as security, I have always felt safe in my home and the hallways and parking garage are nicely lit. The maintenance guy is so nice and he is always whistling on the job as if he enjoys his work. If you are hesitant in choosing a place I really do recommend this complex. The staff really does make a difference.

Portico is absolutely Houston's BEST KEPT SECRET. I lived there for over 3 years, 2013/2016. My home was in Dallas and I lived in Houston for work. I cant say enough about the great things Portico offers. I love to run and found the block next to the property is a 2 mile circle. I could run at anytime and did not have to worry about getting ran over. It is a great area to run. Right off the Westheimer you can go either east or west and find anything and everything you need. Also right off the Beltway. One hour to Galveston and 3.5 hours to Dallas. I lived on the 4th floor and the parking garage was amazing. Easy in and easy out. All the entrances are controlled open and close gates. In all my time there I never once not only had an issue but never saw anyone with an issue regarding vandalism or damage in the garage or in the complex. The pool is awesome. Great cooking area and its not so crowded that you cant get to the grille. The new addition that is being finished now is beautiful. They have added a second pool and kitchen area. Lastly the office staff is phenomenal. Daniel, Nancy, Clearance and Erica were always available and extremely helpful in every way. I was transferred back to Dallas but had I not been my plans were to move to Houston and live at Portico for several more years. Maintenance was awesome and the entire complex is beautiful. Thank you Portico for three awesome years. I will miss you and if I ever get relocated back to Houston I know where I am going to live.

The Portico at West 8 is a fabulous place to live. Not only do the apartments and apartment grounds look gorgeous, the people managing the facility are fantastic too. The front office's team, Daniel, Nancy, and Clarence, truly go the distance in making our stay at the Portico exceptional. An example of this is: We had just brought our newborn son home and a family of birds had decided to make our balcony their new home for the springtime. At the time we didn't know, but birds can really make a mess! It was not safe to have around our baby. We called the front office, and within 20 minutes, Boris, the maintenance man, came to the rescue. He scrubbed our entire patio with bleach, sanitized everything, all in the heat of the day. Boris was at our house for almost two hours making everything look perfect, down to cleaning our patio window doors and touching up all the door seals with caulking for good measure. It was a relief to have such great support especially as we are raising our new family. Thank you Boris and thank you the Portico. If you're looking for a place in Houston to live, try the Portico. It not only looks good but they treat you well too - The management is the icing on the cake!
