Where do I begin. I safely got out. Took 2 months to get back an overcharge only to be handed a returned check that was returned last month via the barcode. I have this apartment on recording for false accusations, under the one party consent law, and failure to repair. let alone the mold I have documents for after I reported a leaky window + having a roof collapse/flood that required my entire floor to be ripped up but I not the carpet?maintenance: "corporate will not fix that until 3 windows are broken." When I broke into tears in the front due to 24 hours of 2 inches of water on my floor and a leaking electrical outlet, I was told "please leave you're making me uncomfortable and there is no maintenance on the weekend" by Mariah (recorded). INFESTED with roaches. Morgan group (MG) made us empty 1/2 of our apartment for bug-spray only to not follow up with a second spray for months (2024-fall). Common area in 880 is used as a dog park/homeless charging station. Tent in the courtyard one time only for the MG agent to ASK AN APPLICANT TO GO WITH HER; SHE WAS SCARED TO CHECK IT OUT HERSELF and "only had a 4-hour shift so I needed to call due to her short shift." I ended up missing the officer since I had to go drive to get my prescriptions since the unmanned usually ajar package room had my medication stolen from it. I was told to deal with (tent) after. Moving-in, an old company gave me a security bar for my balcony; something MG should consider. The air bnbs listed online are dog-friendly so more off leash dogs are in tow. Speaking of dogs, mine was almost taken from me. MG claimed that they were only responsible for "finding the right dog" after they falsely reported my elderly dog after a CHILD had their FACE attacked by an off leash dog on my floor. (I have reports, management are on it for reporting though I cleared my dogs name with them and legal via phone and images (recorded); actual dog was still off leash last time I saw). Building is entirely unsecured. Only one of the garage doors is actually unlocked so free access to the apartments; stairs facing Alabama are always open if you want in. Especially by the 5-Airbnbs listed online with remote access to the building without cut off (I moved 3 months ago and still have access). watched my neighbors door lock get drilled through by two men at midnight (picture). Ive woken up to break ins on every floor (2024). Dog S*** EVERYWHERE. Trash in the hallways always in 880. The Structural concerns were issued in September and as of January did not have a resolution listed on the permit online. This permit also included failure to register the building. How to you forget to register a building for 1/3 of my rent (~$600)? The insta pictures are crazy. they keep using Cottonwood pictures with a Morgan group icon slapped on. Fire pit hasn't worked since 2021 (January 2025). There's a post with an employee on an elliptical that never turns on. Most of the weights were stolen by a homeless man months ago. gym is unsafe w/broken and unmaintained equipment. Was offered drugs countless times in the elevator. You are not safe here. Your mail is not safe here. Your mental health is not safe here. I moved <2 miles away and have 200 more sqft, valet, views, and a safe community for the same price. PLEASE look elsewhere. Maybe the Morgan group is trying; regardless it will take years to get it straight. 3800 Main has been blacklisted in the med center for future applicants for failure to provide safe living. This apartment bribed residents with a TV for reviews. without disclosure. that is a FTC violation. Called multiple times after hurricane beryl asking for updates; nobody answered the phone during hours many times (I learned that power was back up quick so the office was open). nobody called me back after 3 voicemails asking for safety updates. Multiple unhoused persons bathing in the community room sink. Gave up on reporting since the last time the front desk told me “that’s a you problem cause I have short shift on the weekend� and this was with MG

I wanted to share my experience living in this place for the past year, and I must say, it has been incredibly disappointing. From the constant lack of security to the open entry and exit doors, the safety of residents is consistently compromised. There's a concerning pattern of random individuals freely entering and exiting the building, with little to no oversight. The rare occasion when security is present, they're often found asleep in the lobby while multiple car break-ins and thefts occur outside. Every morning brings a new lineup of residents frustrated about their cars being vandalized or stolen. It's disheartening to witness the Houston Police Department responding to calls here at least four times a week. Additionally, the presence of homeless individuals sleeping in common areas like the lobby and club area adds to the sense of insecurity. The revolving door of management changes every three months, further exacerbating the issues. The package delivery system is another major concern. Packages are routinely stolen upon arrival, and unless you intercept the delivery driver as they park, your package disappears within minutes. I have ample evidence, including videos and photos, to illustrate the extent of these issues. It's crucial that management takes immediate action to address these persistent security and safety issues for the well-being of all residents.

This place deserves 0 stars. Move in was a nightmare, move in date was postponed 6 days. Communication from office and management lack incompetence. They don’t answer your phone calls or reply to your emails, even when you go to the office to resolve a matter yourself, things still don’t get resolved. You pay All this rent money for trashed parking spaces, gates that don’t work, fobs that need reprogrammed . Dirty elevators that don’t work half the time either. Also dirty neighbors that let their dog ---- and piss in the hallways. I regret moving here and will leave the first chance I get.

I’ve been trying to find some where to move to im not located in Texas but so far there’s one person I can’t stand to speak to. Whomever mykia is she’s rude as hell and always have an attitude when she answers the phone. Whenever you do call just ask for someone else if she answers she’s impatient and seemingly started to raise her voice when I was just trying to receive help. The place looks nice but I don’t think this is the move for me. Especially based off the other reviews If what’s going on is still an issue such as loud music broken elevator trash in hallways and rude management i recommend calling the better business bureau.

The property managers are unwilling to do anything. Residents play music loud enough to reverberate the ceiling and floor and walls until 6a.m. (property managers claim they are unable to do anything.) Garbage is strewn in the hallways and parking lot and stairwells (they can't do anything.) Pet owners often leave their dog feces in the parking lot and stairwells, occasionally in the hallways (can't do anything.) Residents in courtyard-facing units are subject to other residents socializing loudly all night. Cars are left parked haphazardly in the Phase II parking lot, blocking thruways and entryways. This complex is so dirty and unkempt that there is a significant roach infestation problem (roaches often fall through the apartment vents.) Their solution to everything is to invite food trucks. I cannot think of any complex that is run more poorly than 3800 Main. I highly doubt they have any intent to try to improve the residents' living conditions in the foreseeable future.

We have the worst property manager. She is extremely rude and disrespectful and definitely worse then the last manager. Parking in phase 2 is out of control. There have been many fights and arguments between residents. Handicap spots are treated like regular parking. Elevator floors are extremely dirty. Residents are disrespectful with noise levels. During the shut down I was charged a rent increase which was illegal. I pay rent on time for over 4 years but get no respect from management.

Please turn the other way don’t lease at this complex. During the Texas rent relief they was aware of the payment but never received it. So now they charging all these fees. I even offer to pay my balance without fees and was denied. Cottonwood company is horrible

Do not waste your time or money staying here it's complete ----. Management is HORRIBLE, the complex as a whole is not worth the amount of rent they charge. This is my first time ever leaving a review on ANYTHING so trust me when I tell you it's not a place worth living

I am beyond frustration and so disappointed on how the property management team has not been able to resolve our noise complaints from our unpleasant (upstairs) neighbor. We have been dealing with this situation for over 2 months now and no accountability has been given to that gentleman. Cops and property security team have been called and gone up to document every incident. They have advised that I should just move out of the apartment due to this being an issue the property manager should address and resolve by lease violations (they have had the door slammed by the tenant several times and have acknowledged the loud music and multiple people at the apartment in several occasions ( without considering that we are in the middle of a pandemic)). There are parties happening upstairs every week from Thursday to Sunday from 8 pm to 5 am. This is unacceptable and would not recommend anybody to move here. I cant believe the apartment does not care about how hellish our lives have been for the past 2 months and pretty much is just saying to us : suck it up.

Good location but buyer beware! The units and amenities are nice but have significant safety and accessibility issues along with frequent minor inconveniences that are unacceptable for such expensive apartments. ($1600 pre-utility!) 1. Elevators: The elevators are broken 40%-50% of the time causing inconveniences and massive accessibility issues for those with limited mobility who rely on having at least one elevator functional to be able to enter or leave the property. 2. Parking garages: The parking garage gates break leaving you trapped inside. With only ONE entrance/exit you will be trapped in the garage with no way to manually open or leave the garage until repairs are completed causing delays for commuting to work and other events. 3. General property maintenance: The handles for the doors going from stairwells/parking garages/external building access are frequently broken, detached, or missing making the doors impossible to open. This poses significant safety issues in extreme cases and 3-4 minute delays trying to re-route within the building to find a working exit/entrance. 4. Cleanliness: Despite multiple complaints from residents the hallways are not cleaned often enough and smell bad - again minor inconveniences that are unacceptable for a $1600 pre-utility one-bedroom apartment. 5. On-site security: Security is inconsistent. Some nights there will be on-site security and other nights nothing. We've had two bikes stolen from locked interior bike rooms and while 3800 Main can't do much about individuals loitering, they can provide consistent security to help prevent unauthorized building access and resident safety and choose not to. To 3800 Main: No need to respond to this review here. Our complaints have been communicated to management and we just want reliability and the issues resolved and believe that will speak for itself.
