Unfortunately, I CANNOT recommend this property to anyone seeking decent living. It's unfortunate because the property has so much potential but horrible management and ownership. The current management is unresponsive to most request and the property owner appears content to being a slumlord. I've lived here for 7 1/2 years but since the current landlord gained ownership 1 1/2 years ago, the quality of living, management and overall maintenance has gone into a steep decline. I've been without a.c. for 1 month and I only receive a variety of absurd excuses. (i.e. they're working on it, a part has to be ordered, etc.) It's clearly evident that the current property owner is unable/unwilling to make even basic improvements. This lack of responsibility on their part is resulting in a rapidly declining residency. One that I will be contributing to when I legally break my lease and/or the management and ownership team improves or changes.

I have been living on the property for 2 years I was ready to move when Leti became the new manager. It has been about a month now and Leti is no longer here and things are really starting to get better. The management company has hired a new staff with a great a great attitude that are really willing to help you.

Honestly, I was ready to leave... actually, I was ready to RUN until the new landlady came on board. I think she's wonderful and she does the best she can with what she has to work with. Unfortunately, that isn't very much. The real issue doesn't lie with the landlady. This place is a disaster and the responsibility rests solely on the shoulders of the apartment OWNER. People tend to blame the person they can actually see everyday, so they are finding fault with the landlady. I don't know what the problem is with everyone else: she's been nothing but kind and helpful to me during some of my family's most stressful situations. I don't point fingers blindly, I place fault exactly where it belongs and that is with the OWNER of this building. The man is a SLUMLORD! No way around it! There has to be some law against this. There has to be some way to have our demands met and legally. The cable we are forced to get, Wavevision, is enough on its own to run screaming in the other direction. This has to be the WORST cable provider I've ever dealt with and we are absolutely stuck with that piece of garbage cable company! As for some of the bigger issues: the man won't get anything fixed around here, but he's certainly very demanding when the rent is due. What exactly are we paying for? Nothing works! Every washer except for two stopped working and it took him a LONG time to finally get them fixed. The pool has been closed for over a year because the filter is broken. It turns my stomach to see the slime and growing, moving filth floating around and giving the water a green, disgusting lagoon look. Summer is over and my children have missed the chance to cool off from Houston's dreadful heat because our SLUMLORD has basically refused to fix the swamp they are calling a pool. Yuck! We are also supposed to have two glass elevators and a service elevator. Only one of the glass elevators work and it's been that way for about 8 months. I don't think he's even thought about fixing it. I once saw about 5 people and a baby in a stroller become stuck in the now broken elevator. It was very hot in there, the baby began to cry and my husband tried to pry it open for those poor people. After five minutes of this nonsense, the doors finally opened and set them free, but only after an impromptu trip one floor up and back again. Because we only have one elevator for a building full of tenants, there is sometimes a lengthy little line to ride that one elevator... especially when the service elevator is broken and that's more often than we like to admit. The back door lock is finally fixed but it was broken for a damn year! The gate is ALWAYS open so security is basically non-existent. I guess the SLUMLORD could care less whether we live or die, we still had better have the rent! During the summer, over 30 apartments had to suffer the heat because the main system controlling the central air completely conked out. At the same time, the water shut off! People were beyond angry, to say the least. The poor landlady was being served up for lunch but what could she do other than what she did? She must have begged the SLUMLORD for hours to help her and the only two maintenance men repair the central air. After two days of sweating and nearing heat strokes, he FINALLY sent help. Still, it continues to go out and throws the breaker; that lets me know that something is majorly wrong when a system repeatedly throws the breaker! The fountain in the lobby hasn't worked since he bought this building. It would be so beautiful and soothing if it actually spouted water. I've completely given up on that ever working again, however. The owner of the building doesn't live here- what does he care about what soothes us? He could care less about the roaches who also need to pay rent since so many of them live here, too. Roach spray and boric acid is a constant around here, unless you plan on happily sharing your meals with them. Ever watched the show "Leverage"? I wish they were real because I would hire them to expose the fraudulent SLUMLORD for what he truly is, force him to sell the building to someone who cares about human life and maybe even find a way to give him a little jail time. I'm pretty sure he has a few secrets that may warrant an arrest that the folks at "Leverage" could uncover and expose! If you have a better place, even by slight measures, perhaps you should consider those and keep this place as a last resort. I do like some things about living here and the landlady works hard to do what is in her power, but that power is severely limited. Until our SLUMLORD decides to actually takes a positive involvement in his investment, dies a cruel and untimely death (cross your fingers and hope), or sells to an actual human being- I'm afraid this is it, honey: A big ol' Texas size mess! (Our deal is off)

*Easy access to 59 southwest freeway. *its in the sw area. *close to everything. *one story building. *cheap for a two bed room and two restroom $650.00 w/water I chose this place because it wasn't a very huge complex with like 400 plus apartments, and at firsts it seem nice and well kept, over the year they kept changing the office staff and maintenance like crazy they never lasted!!. Now its a older lady named LETTY she is very rude, disrespectful and unprofessional (------) she comes into your apartment with out a work order and shes watching when you come in and go she been in mine 3 times with out a work order and i'm missing 3 things, she lives on property (SHES LIGHT SKIN,SPEAK SPANISH, POOR ENGLISH AND HAS A WHITE DOG). The building is very dirty roaches in the apartments and all over the building. The mail room always full of trash and the mail boxes are hard to open to get your mail(its a pain), the one gate we have suppose to be closing and open with a gate key to get into the parking lot and for protection hasn't been working for over a year now, so anyone can come in, the same thing with the door in the back you need a key but the locks been broken and anyone can come in and out it stays wide open. the laundry room smells like someones been dumping there "Feminine Pads" in there smells like raw blood smells sooo bad, plus there's trash everywhere and some time the machines work or there broken. Fire alarms are constantly coming on all the time...its annoying they come on in the day and between 2-4am the fire fighters are constantly coming to the complex's. Police are always here too people are fighting, there even CALLED on the manager LETTY. Over all poor place to live at I'M FINALLY MOVING!!!!!

I have nothing but positive experience here as i live here with my family. Maintainnce is here when needed, they expedite the work and it is done in a professional manner. The lady in leasing office Letty, is awesome. She treats everyone well as listens to your complaints if any and ges over and beyond the call of duty to make residents happy. This makes it feel like home!

I been living here for about. Year now and everything has fallen apart......the office manager that's here now is very unprofessional and ugly. She as an attitude problem and is never in office. She don't even have a metainace person on property. The pool looks like it has mud in it. Security sucks... It has camaras but guess what its no use cause the back of the property don't have any. ...Its roach infested, the inside of the building is forever hot. The elevators always broke. Now in the front it's suppose to be two elevators now it's one working cause the office manager stated that it cost to much to fix. This property is unlivable I don't suggest anybody to live here

When we first moved in, there were other managers in place and I loved it. The staff was friendly and outgoing. I felt safe inside and I loved my apartment. Everything was wonderful... until foreign trash took over. Suddenly, the roach population exploded! The new staff is rude and a bunch of crooks. We complained about the infestation and no one ever comes out. We had to arm ourselves with Raid and Boric Acid. Finally, the sent out notices saying they've suddenly noticed the roaches and plan to do something about it. It was a little too late for that. They could go home to their roach-free lives and leave us here to share a meal with Joe Roach. I figured the roaches must've began making their way into the office, forcing them to take notice. Now they can't sit their sandwich and open can of Coke on the desk without finding a new little friend gorging on it. I've never had an issue with maintenance. They do a good job on repairing issues rather quickly. I would still love these apartments if it weren't for the trashy staff who are rude, crooked, liars and who enter your apartment when they think you aren't there (in case you're wondering how things are coming up missing, even with cameras present- I've caught them coming into my place when they thought we weren't home. I was nude, fresh from a shower!) Unfortunately, new management has turned me into a racist and screw you if you don't like it. The next place I go, I'm going to make sure it isn't owned by towel-head terrorist trash trying to use our rent money to fund their next attack on American soil.

I am new here. But I found this place very homely. Office manager and staffs are friendly and cooperative. property is clean. But only the problem seems to be the GATE. every time it is broken. It needs to be fixed properly , so we should feel safe.

I moved in on December and have had no problems. Office people seem to be friendly. My fridge stopped working and it was replace the same day. I don't know how it was with previous managers but they have kept me happy. It's indoors so I feel safe. I don't know how things could have been stolen when there are cameras everywhere.

I just recently moved in because I had no choice. Haven't really taken a real hot shower since I moved in ( like few weeks ago) Water always go cold!!!! And one thing I can't stand is There are so many small roaches!!!!!!!!!! I kill like 5-6 of them like everyday!!!!! That's ridiculous !!!!! Everything is dirty when we moved in including the dishwasher,fridge and the carpet is way too old!!!!!!! The neighborhood is really bad with all the druggies and criminals The only good thing about it is the apt itself is pretty quiet......The walls are thick But still , I can't wait til my lease is up and move out
