DON’T DO IT. I have lived at the Fountains at Almeda since 2021. Since Vanessa the property manager, Liliana and Nancy who are all new have come into the office, it has been nothing short of hell on earth. Feb of 2023 I moved to a different unit, my boyfriend was in a major car accident turning into the complex, sent to the hospital, police were called & we drove his car onto the property. The next morning we saw a sticker to move the car immediately and contact office. We called the office once they opened to let them know of the incident, attempt to give the police report info, & also let them know we’re removing the car immediately, Liliana replied she has already called the tow, she does not care what was stated on the sticker regarding the tow, & she will not cancel it. I replied that the sticker says if we contact the office immediately, the tow would be cancelled, she said to hope that my tow gets there before hers. The following days after my first week of living in the new unit, I get a note everyday to resign my lease, resign the concession addendum, resign pet addendum, and resubmit my dogs shot records… every day I would have a new task, that should have been already done being that I signed my lease in person. Liliana explained I signed the wrong lease, addendum, etc. After I got three lease violations that were wrongful violations. Vanessa explained that Liliana and Nancy are new and that when she is not in the office they are nervous and tend to forget things. She said they need more training. 12 months later, there was a mishap w my bank, acct and routing number, I called the office spoke w Nancy and explained the situation, I told her I can just make another pmt and call my bank Monday (it was the weekend) so that I can at least prevent late fees, etc. she said oh no don’t worry it shows that it’s paid, contact ur bank and see what’s going on. Tuesday Vanessa and Liliana bang on my door, when I open it, she almost tramples me while barging into my apartment demanding I pay 600 in late fees or she will put a lock on my door in 24 hrs. I have never known any apartment complex who is going to evict you for one late payment. Although I did call and explain the situation, offer to pay, .. if it was late ,, eviction is excessive. One morning coming home from work, I notice the police officer making rounds in his silver truck. I get out of the car go inside and get my dog to go out. As soon as I open the door he is right at my door. I jumped he didn’t say a word, as if me being scared didn’t phase him. I slammed the door and didn’t even take my dog outside. My hot water would not run long enough to bathe, not even 5 mins. Vanessa would not escalate the situation to maintenance after multiple requests until she came into my apartment ran the water and kept her hand under the water to see for herself that it was not hot. Since Feb 2023, we have had multiple car break ins, apartment break ins, tires taken off cars, there are guys who are checking door handles to see if apartments are unlocked, homeless walking around the complex, and many more unsafe situations. I would not recommend anyone living in this complex, the staff is undertrained, can give u incorrect information and still not be at fault, yell at you, disrespect you, barge into your apartment, threaten you, but still find someway to turn it around on the residents. If you value your peace of mind, time, money, .. RUN.

Management is money hungry and will charge outrageous fees for water to make your rent even higher, my water bill was once 500 dollars. They don't give you your deposit back even if you clean the apartment top to bottom instead they send you a bill and say you owe them. Management is unprofessional and don't handle your needs accordingly. I have a list full of complaints and horrible experiences. If you value your Time, Money and Energy RUN FROM THIS PLACE.

If you have any other apt choices with better ratings then move there and not here. I wasnt event able to sign my lease before seeing the problems that others talked about. The staff is very non chalant and uncaring. They priced my first months rent higher than my actual rent and justified it as "because we use the market price" and did NOTHING to fix it till i called corporate. Every few weeks id read a comment about another burglary. Not gunna name any names.. yes i will actually.. palmola and patricia werent much help and they always had to report back to their manager with every question. If they didnt know the answer theyd say its just how it is. My original move in date (dec 19) kept getting pushed back all the way to jan 12 (two days before i start nursing school) because of "the room not being ready still" they never told me what the problem was but i was getting a 2Bed2Bath. Im from dallas and had to just drive back up to houston and find a whole different apartment complex and repay a new admin and deposit fee because of all the hassle BEFORE getting moved in. Im not needy so i dont care for customer service but theres was just bad. ALWAYS take into account the ratings for these places bc i almost made a huge mistake ignoring it.

This complex is absolutely horrible!!!! Too many break-ins, management is not helpful with resolving complaints, contract is unethical, Arabian tenants are noisy and up all hours of the night. They let their kids out to play as late as 12:00 PM, running and playing is the corridors right outside your front door. Management cater to the Arabian tenants and all others have to suffer the consequences!!! Moving when my lease is up in May and will never refer anyone here.

After living at this location for over 4 years, I am very content. The complex is kept clean and is patrolled by security personnel at night. The community events are also a plus. Just renewed my lease again for another year.

I have been living here for over 4 years and have been highly satisfied. Any and all of my maintenance issues have been resolved quickly and accurately. Parking is never an issue and I feel safe.

I've reported this apartment complex to the Houston Apartment Association. Beware of giving them a security deposit. When we moved out they refused to return the security deposit, and said we had ruined their carpet. It was only myself and my wife (no pets, small children, no stains on the carpet). We asked for proof of the damage done, but they were not able to give any proof. They will try to keep your security deposit to pay for their routine maintenance for each unit. Be very cautious if they ask you for a security deposit, you probably wont get it back.

This place should be avoided at all cost. Management is rude and does not even attempt to fix problems. People leave trash everywhere. People wonder the complex all times of night.

I have endless negatives about this place. The management is new, less than a year and very rude once you move in. Pictures prove it. Have complaint management and their response is "we know it". Their justification is that they are residents of the property too and those animals seem no threat. 2/3 treadmills are not operational and have belt slippage. Pool table is messed up with no proper pool cues. Everything is just a show piece. About apartments: Just 5-6 years since built but the apartment units look old. Rent: The move-in rent is in range of the market, but when time for renewal of lease, the rent is increased. I got an increase in rent of 15%. This apartment is not worth the money. It is already going down the line and with the new management seems, they do not really care. Think long term and check out the other apartments before you rent this place.

I live at Fountains at Almeda and have for the last three years. Occasionally cars get broken into, but last week a car next to mine had window smashed in the Galleria. The security guard is at the front gate every evening and patrols the property. I've seen him. If you don't leave something tempting to be stolen in your car, chances are there would not be a reason to smash a window to get in. Sometimes you just have to take responsibility for protecting your own property.
