Please save yourself the hassle and do not move here. We should have known the minute we started the process and they found something on my husbands background that does not exist. We had to dispute with the company that ran the background before we could move in. The day we moved in there were tiny roaches everywhere, you pay monthly for pest control, but you have to call weekly to be added to the list (no you can't just be set up long term). The parking lot flooded as well as my 2014 car, they did nothing to even remotely help nor did they send out any type of notice to residents. After living there for about 6 months our A/C stopped working properly, I found mold in our daughters bedroom (they came and painted over it). There was mold in the window sill, as well as a water leak, nothing was ever done about these things. After all of the wonderful things, we move out, clean the place, we had absolutely no stains, no holes, in our walls, nor was the place left dirty and we're left with a bill of 262 dollars. Here's the breakdown of our final bill Rent (which we paid in full the month prior) 34.50 Liability Premium 10 Trash .33 Valet Trash .67 Carpet Cleaning (something they have to do before any resident moves in) 135 Cleaning Maid Charges (again something they have to do before any resident moves in) 75 Final Water Bill (I've never paid this much for water in my life) 103.05 *to add to the water they say its allocated by the building, but if you call Jersey Village Water they'll tell you there's only 1 meter for the whole property, making it impossible for them to know this information. I called to get information on where to send my 60 day notice, and they lady gave me an email address that was non existent. She also couldn't email me a copy of our move out notice because their scanner was "broken" which come to find out was false. I had to speak with management and prove to them I sent my notice via email within the proper timeframe, so I wouldn't be charged month to month. This place is a joke, please save yourself a headache, they look nice on the outside, but trust me you can find way better for the price. Good luck and you can't say I didn't warn you.

My husband and I have lived here since July 2016. The Promenade community is a great place to live. We have had no problems since we have moved in. The staff is wonderful and the new manager Teresa is very helpful and considerate. If we had a problem with the apartment, maintenance was here to take care of the problem within a timely manner. Our neighbors are very nice and it is and very peaceful. The amenities are great. Jersey Village Police patrol Not planning to move anytime soon, we are very happy here.

These apartments are the absolute WORST. The outside roof have caved in TWICE over my neighbors and I and no one have came out to fix the problem or even return phone call dealing with this matter the people in the office are Very Rude and nonchalant to the problems we have. You're better off buying a house than wasting 1200$ a month on this dump!

This property takes forever to fix things and management team is very rude. This property treats tenants like they are children. The property is nice but please do not be fooled by the appearance because once you've moved in they are terrible. This property needs new management, however, management keeps switching, so you guys be the judge. Please be sure you want to move here because management does not care about their tenants at all. They are just in the business to full up units, that's absolutely it!!!!

These apartments are the worst. They got me with the model apartment & low rent. I've lived here since Oct '15. Two days after I moved in there was a storm and it began to rain in my master bedroom. But there is a third floor above me. -___-. There are major foundation issues, and they paint over mold. I'm not sure how they get away with this. Air Filters are only changed upon request, and my electricity goes out once every couple weeks. Seriously. On Christmas, they finally decided to change the transformer for our building...ON CHRISTMAS! The office staff is very friendly EXCEPT the office manager, she's the worst. She starts every conversation with an attitude and is in the "blame the customer" business. Pest control comes only as requested, and only on Thursdays. I have called nearly every Thursday since Oct (PUT THAT ASSUMPTION TOGETHER), oh and there was a flea infestation when we first moved. Did I mention they paint over mold, and only replace carpet every 5 years. There are notices of onsite crime reports at least once a week. It's just a spot you don't want to consider if you don't have to.
