“Maintenance suck these apartments looks nothing like pictures online floors uneven price of apartment goes up cause water bill is slept between entire complex and the brats play in the water connection to building turning it on letting it run. I been here a short time and I hate it here. Unless you desperately need a residence don't move here the area is unsafe and it's by vacant complex where an police helicopter was shot down n crashed into the complex I witnessed a shooting in complex near my apartment door and u hear shooting near by at night. Nothing but dopefeans and drug dealers around the store let the drug dealers sale out the stores n around them. They leave when police comes n go right back after they leave Crack heads sit on corner n smoke like it's legal. Drug head prostitutes stand on corners and sit at bus stops at night. This is not the place nore area to have your kid's.”

It smells and it's right in front of my door. It looks like a junk yard in front of my apartment and they refuse to clean it up. They say it's not their fault that the tenant left the trash and think that I'm supposed to deal with it. I have already contacted the BBB, and I will file a small claims complaint to recoup my hotel expenses and the inconvenience of them making my home uninhabitable.”

It will be lengthy so if you aren’t ready for this ride then go to your next review. Now, I moved here during the pandemic for numerous reasons as everyone else. I needed to save money incase I lost my job and I work in the aviation industry so it was up in the air at the time. 1st thing, I moved in and it was a bunch of gnats in the fridge. I figured because it was August and it summer here in Texas and the unit was vacated. Nothing a little Clorox cant fix, then the front door was replaced, no peep hole. Bedroom window sealed shut by some type of glue they used but it rained cats and dogs and water came in the bedroom somehow. Dishwasher smells terrible, tried to clean it with different products and it didn’t work. Someone under the sink was broken and it leaked water. The cable I wanted to get I couldn’t because the cable company needed to get in the unit above me however the property stated to “knock on their door and see if they are home” instead of assisting. The walls and windows are paperthin. It sounds like everyone is driving through the apartment and don’t let it be a motorcycle or someone with a tuned up vehicle. You wont be able to hear a thing until they pass. Doors slam by the neighbors and the walls shake. The AC broke two times and a strange substance appeared on the ceiling. They “fixed” the AC and PAINTED OVER THE STAIN. The AC Broke again and they argued with me for two or three days about how the situation was handled. Somehow the transformer kept frying and all this. Winter storm came and all the pipes busted. Water everyone they came and fixed the pipe and left the water. I mean it was a good 5-8 in of water on the floor. THEY PAINT OVER EVERYTHING INCLUDING TUBS, SINKS, CEILINGS ETC. Almost the entire complex cars and windows were broken into and the office said “oh call the police and do you have insurance” nothing else NADA! LETS TALK ABOUT BUGS! Yes they have roaches and other creatures. No, I do not have them in my place because I keeps sealed but I do see one or two every once in a while. I can only Imagine other apartments. They steal packages off you door step so don’t order anything. The office sends on notices of mail theft out the mail box which is sickening. I basically pay for an off site mailbox at UPS. The office staff is mediocre including the property manager, she doesn’t listen she just talks over you. The Assistant Rosalinda, she tries her hardest and gets things done but she shouldn’t be the only one. DO NOT MOVE HERE FOR THE SAKE OF YOUR SANITY! IF YOU HAVE NICE THINGS. IF YOU CARE ABOUT YOUR WELL BEING. IF YOU THINK HUMANITY IS ALIVE AND WELL.”

— 17050 Imperial Valley Dr · Houston“6/7/2018 Hands down the worst apartment. I've called multiple times about the mold growing on my dining room ceiling. They keep saying "we'll send someone out to fix it today". They have not and it has almost doubled in size now. That's just not healthy. There are racoons in my ceiling. I can hear them at all hours of the night fighting and running around. Also, pretty sure the mold growing on the ceiling is from the raccoons using that spot as a bathroom. Ceiling above shower fell halfway down, when that happened we noticed what appeared to be mild inside of there as well. After 3/4 days of telling them the ceiling was falling they out some screws in to hold it back up, pretty sure they just sealed it up and left all the mold. There's an open pipe from the ceiling leaking brown sludge from above the shower. They had to replace the toilet and when they did they left a huge gap in the floor, leaving the plywood u see the floor exposed which allowed water to get under there, probably more mold. Constantly having to deal with fleas, roaches, gnats. Raccoons hang out on the stairs and surprise you when you walk past. The card they give you to pay rent on rarely works and since there is no drop box I have to leave work i order to catch them during business hour to give them a money order. Hours posted by door, on website, and on phone are all different. To top it off my a/c went out, it's almost 90º inside my apartment. I had called them this morning to let them know my a/c didn't seem to be working very well and once again they said "we'll send someone out to fix it today". Got home late from work today, opened front door just to get smacked in the face with coming from inside. I guess today doesn't mean the same day anymore? It's 83º outside so I'd love to crack a window and get a breeze but there are no screens on Windows and I don't want to wake up covered in bug bites/have a racoon in my living room. Note to complex: Do better maintenance and treat your residents better. 6/8/2018 Called them yet again this morning to remind them of the mold and the ac not working. They finally fixed the mold, well sort of, it looks like it was just cleaned from the outside and painted over, the leak causing the mold still exists. Once again I opened my apartment door to a wave of heat. It is yet again almost 90º inside my apartment. I called them this afternoon to confirm that the ac and mild was fixed and I was informed that it was, but obviously the ac is STILL OUT, GOING ON DAY 3 WITH NO AC.”

The manager, office staff and maintenance crews are very professional. Families enjoy leisure activities like back-to-school events and movies. The rental cost is very affordable. The interior and exterior maintenance is well kept. Security officers are onsite and patrol the complex. I would recommend Biscayne to my family members and friends. Make sure you visit this property! Oh, the rooms are very large!”

Maintenance fixes all my issues. The office staff has changed over quite a bit but at least it is for the better each time. Just like with any property, you run across those neighbors that like to get loud here and there. But on site security is very helpful with controlling those problems. I will probably continue to live here for another 10 years as long as they dont continue to raise my rent.”

Management is very poor, corporate office is poor, maintenance is so so. Since the April floods of 2016 these people from the owner to management team have displayed that they have no concern for their residents. They didn't try to help in any way all they wanted was their rent. They didn't care if you was living in a mold and dust infested apartment or not. The drug traffic increased I even told them about the dealer on the property but they didn't care. Security is terrible, manager, supervisor, and so on. No professionalism at all. And I think the owner doesn't care it's all about money. If you need an apartment and is a criminal or drug dealer then this is the place because they don't do background checks they just trying to fill them up. Also don't enforce pets laws Tenants dogs poop all over the property and not on leases.”

This complex is rediculous nothing works appliances, ac/heat, laundry facilities, front office staff, and even management. There is zero professionalism. There are always stray dogs and oh so many cats running around it's ridiculous. As far as inside the apartment the walls are nearly paper thin, so thin that you can hear you neighbors cell phone ring lol but so not funny. There are roaches (plenty) if you can't do roaches don't do biscayne because you will be moving into there house. If you are pressed between a rock and a hard place then it maybe ok this should not even be someone's last choice it's absolutely dreadful. Think three times before you sign that lease. My lease is up in 02/17 and I will not be renewing not even for one of their "upgraded models" Hope this helps!”

It was broken into and we had over 1000 dollars stolen out of our car. Then shortly after that our licences plates were stolen off our car from the same place. The security gates they have were broken and didn't work half the time. Some didn't even have locks so anyone could get in. The pools are nasty. I lived there during the summer no body, not one person got into it. Then the end of April we got flooded out, and when they took out our walls and carpets out there was BLACK MOLD in the walls. & i had a newborn in that apartment. We had a mild inspector come out then we were told the apartment had so much mold that had been there for years to the point it was dangerous to me and my boyfriend and could have been deadly to our newborn. Then we move back home which is 16 hours away, and they call us expecting us to pay 50 dollars for each bag of trash they had to get out from the flood. They are terriable. I'm not paying this apartment anything even if we broke our lease 8 months early. We had to live with the women who lived above us, and she had raccoons in her roof. Her apartment roof was completly falling apart. And when the septum ta ks over flow. If youre in the bottom floor. I hope you have a lot of towels. We waited almost 8 hours to get management to our apartment, when there as septic water was coming out of my toilet while I was 8 months pregnant. It flooded into out bathroom, living room and the bed room.”

We have had problems with our plumbing/pipes about 3 times where we have water coming back up in the sink and our whole living room and room carpet has flooded, the last time was only about 3 weeks ago and it took management almost a week to fix everything. We called them every day because we could not use the sink, dishwasher or even our washer outside without having water all over our floors. It always takes them a couple of days to even get to your work order after you call it in but they will make sure that you get a late rent note on the very first a day your rent may be late. The first couple of years we were here we kept to ourselves and didn't have any issues with the neighborhood but as of late our car window was busted (even though they didn't take anything) and there have been a couple of times where the SWAT team was here trying to arrest someone with guns and rifles drawn, one of those in the apartment right next door to us. New management has taken over in the last year or so and they improved communication with tenants but some issues remain. The apartments are a good size and prices are affordable but my family's safety is priceless and we are willing to move and pay more for peace of mind.”

I only have 1 month left in my lease and they wouldnt even let me leave, saying i have to "give a 30 day notice". BS!! The manager said they cant make sure that all residents are safe and this can happen anywhere! there are NO security cameras...didnt know we had an officer on duty until the day i got robbed when he came up. never saw this man since iv been here...Actually EVERYONE in the office is rude and irresponsible. At night we could hear them in the wall. They sent Terminix and their maintenance men put out traps. The first day three mice were caught. They transferred me to another apartment that they swore did not have any pest problems at all. On day I went to my pantry and there was a hole in a bag of child. I thought I was tripping so I didn't say anything. The next time I found a hole in my food I knew we had mice again. I spoke to KT and they put glue traps at my door. They didn't even put them out. So after we closed on our house, we got the hell out of there. I did not clean it because mice ran out of the pantry to a hole by the dishwasher and I was terrified. Now they sent me to collections for $700 and that's how much I paid for rent month. Do not move there! Their new corporate office and the office staff are rude!!!! The roof on my patio caved in and they didn't fix it. It was still not repaired when I moved out. The roofers broke a window in my children's bedroom and the office would not fix it because they said the roofing company was responsible for it. The window for not replaced for three days. The maintenance man came and put cardboard up on the window.”

The management that is there now is so-so. The main manager is a crock, she is very rude. The maintenance is okay. You have to call numerous times to make sure the office people submitted the work orders. I have an a/c leak since I moved in back in 2012 and yet it still isn't fixed. They came one time to fix it from leaking and said they would come back to patch up the hole but never did. There is security in the front which is okay but I have not since them actually walk the grounds. Back in 2012 maybe a few months after I moved in my neighbor had bed bugs, they had to come spray my apartment to which was fine because who would want freaking bed bugs, the things was they DID NOT put the light covers back on nor put the carpet back in place. The carpet was just pulled up. Oh, and when I first moved in not even 2 months our car was broken into and took our radio. There is just so much more that I could say but overall they are cheap apartments and if you are apartment hunting...DO NOT MOVE HERE!”

The grounds are up kept and beautiful.I have met many long term residents that have been here 12-15 years. If the community was as bad as some people say, these residents would have left by now. At that time, the owner notified the managers of a back door policy to rent to illegal aliens. Illegal aliens were allowed to rent without proper ID and all they needed was a notarized letter stating that they work. On the other hand, US citizens were denied housing for having expired driver's licenses and also did not accept their notarized letter as proof of employment. THIS IS A DIRECT VIOLATION OF FAIR HOUSING RULES AND REGULATIONS. >If your application was denied for not having proof of income and they did not accept your notarized letter, then your rights were violated! You have three choices: (1) You can complain to the owner (Steve Moore, 16800 Imperial Valley #300/ 832-230-1096), but where is that going to get you? My manager, Cindy Sterling quoted the owner as saying he wished ALL his residents were (illegal aliens) because "they're the ones that pay their rent on time." My supervisor, Daniel Gray, said the owner was also planning to replace everyone in the leasing offices with bi-lingual employees to accomplish his goal. But Daniel said he talked him out of it because the company could be sued for equal employment violations. (2) Report it to HAA (Houston Apartment Association). The front door jam had a space so wide a person could easily put a stick or something and open the door. 6 months later, they came to fix that problem,but the spiders still comes through the crack. Neighbors had pit bull puppies that shot on my patio and front grass coming to my house. The office people did not addressed the issue until, I wrote an email to property management. The dog problem resumed about a year later,when the female had five puppies and they all came to take a dump on and around my door. Office staff doesn't always give work orders so problems can be solved and when they do the work maintenance is allowed to do is minimal. This complex is very quiet, no loud music or people disturbing the peace. Everyone is very polite and respectful. They just changed management about two months ago, but it wasn't anything drastic that I'd noticed until now. When we first moved in, there was security patrolling 24/7. Now that they changed management, there is only a "courtesy officer" that patrols in their vehicle from 6pm-6am, according to management. I haven't seen anyone for a couple of weeks. This past weekend, my husband's vehicle was broken into. His whole stereo box and small items were taken. I'm pretty sure they were in the vehicle for a while since they had time to take out the whole box! & I can't help but wonder were this "courtesy officer" was. Two days later, at about 5:30am, a truck's alarm kept going off and when we were leaving for work at 7am, we found out its because one of its side windows was smashed and the owner's items were stolen. Once again, WHERE WAS THIS "COURTESY OFFICER"? Please note, these are TWO break-ins in the span of ONE weekend! We called the leasing office, and all the gentleman told me that we could do was file a police report. Let me point out that the truck's owner that was broken into, mentioned that this was the second time somebody's broken into it & that the tires to his other vehicle were also stolen a couple of months ago. I remember that, because I thought it odd that the car was on blocks, but my question is: why weren't we notified by management about these things happening?! When I asked the leasing office this, all they could say was that they hadn't heard about the tire situation and were just notified about the 2nd break-in into the truck. Another reason we moved into this complex other than the 24/7 security we're supposed to have, is that its supposed to be a gated community. But people are always running their vehicles into them and breaking them so they remain open for the majority of the time. Other than these reasons, the complex is very nice compared to the rest of the neighborhood and I would keep recommending it. I understand we should be careful with what items should be left in our vehicles, but certain things just aren't excusable, like the lack of security here. If these break-ins keep occurring, we'll be leaving at the end of our lease.”

She didn't agree to price on my floor plan sheet and told me I had to pay $50.00 more. The office staff was telling people to put their apts in other peoples names. I haven't seen nor heard any physical altercations in these PARTICULAR apartments(the surrounding apartments are a different story) I would love to renew my lease but I work on the Southwest, so I'm trying to find a decent inexpensive apartment on that side, due to gas prices.(if anyone has any recommendations please comment.) However, I would highly recommend these apartments, if: 1) you're looking for an inexpensive yet fairly nice for the price. 2) quite at night 3) Nice Office workers(especially Ashley) 4) Maintenance who completes work orders within reasonable time frames.... The only problems I've had was when I first moved in the washer wasn't working and my ceiling fan upgrade hadn't been done; BUT once I informed management the next day I came home & they both were taken care of. SN: I speak to my neighbours but keep to myself. So if you are the kind of person who attracts drama, I'm sure you'll have problems wherever you go ... Conclusion: I would definitely move here again if my job places me on this side of town. :)”

I watched repeatedly when leaving and arriving home. I witnessed multiple drug transactions right at my door steps and management was rude. They tried to refuse me moving due to the six month lease, but I instantly went to corporate and within two days I had a response to move with no strings attached. The ROACHES was "WALKING TALL" I complained the first day I moved in and two weeks later the sent pest control and a few days later they were back and they brought the entire family after the spraying. If you are single count your blessings for surviving at "GUNSPOINT."”

My wife immediately went to the office and they said the unit was just sprayed and the roaches were "looking for a place to die". We have made numerous complaints to the office and we are looked at as if we brought the roaches with us. We moved into our unit in November and we are still having the same issues with the roaches. They are doing a VIPER treatment which is a 6 week process and the roaches are more frequent and bigger than before the treatment started. The only concession given to us was a credit towards water and trash...oh yeah, they offered to let us out of the lease so we could move out but would not assist in any of the moving expenses...NOT THE PLACE TO LIVE!...and people still speed through the parking lot and security spends more time sitting in their car and talking on cell phones than they do SECURING....DONT MOVE HERE!”

I do agree with the speeding in the park in lot i honestly believe they do need speed bumps because cars be flying thru the park in lot and also the gates need to be fixed cause the gates sometimes dont open are half way open are sometimes dont work.. and the parking i dont like cause i stay in the front and i have to sometimes park all the way in the back and walk to the front .. but as far as the security i have lately been seeing them outside .. but i am renewing my lease here !1 i luv it”

The water is turned off at least once a week but i understand its because there are too many old pipes and they started busting when some were replaced, it would be nice for advanced notice though. One lady named Kelly left and I will miss her the most, she was a great person and relly went aboveand beyond to help us get things fixed. overall things are looking better here, would recommend to friends now.”

I have lived in the Augusta@cityview for 2yrs, and a few months back the deceided they would contract with a towing company and they had several of the cars towed to a car lot off 45, my car was one of them. Me not knowing what had taken place I walk outside to leave for work when I notice my car wasn't there. I called the cops, and filed a stolen car report, and went to the front off where I explained that my car was stolen, and etc. Well of course they were like "Are you serious" I cant believe that. Well a few hrs after I had gotten to work I get a call from the police station say they found my car and it had been towed. How pissed off was I when I found out they knew about it the whole time. I had to go pay the close to $200 to get my car back. After that happen I kept calling them to get the pictures for the reason I was towed but of course they ducked and dogged me. I thought everything was good, and I had recently went to the front office to see when my lease was up, and when were they coming to exterminate the apartment because the unit had been infeasted with roaches since my neighbor moveded in. Last week I was coming home from work when I noticed my blinds were a little bent back. As I walked to my unit and put my key in the door I was already unlocked someone had broken into my apartment. This was the worse place I ever choose to live in. I would never recommend a cityview apartment to anyone. To add insult to injury they want me to pay the reminder of my lease term if I dont wasnt to leave there anymore.”

Then these people are always jumping the fence. I don't know why they worry so much about doing background checks because I swear they don't do no kind of background checks. Vandalsim to vehicles daily, Mold inside the apartments, Pool is flinty. Gate stays open 24/7 & the only time you see police is when they are called out for an incident. No security. Unless you are unable to afford to stay anywhere but here I wouldn't advise anyone to even step foot on this property. You might as well get an apartment in the real projects area and you might be treated fairer there......”

I used to have peace of mind thinking I had a REAL alarm, but soon found out it is just a noise maker. My patio door was kicked in at 9:07 AM, the first time it was my front door. The first time I was burglarized, the manager's negligence in not calling to get my alarm repaired (for 3 months)was at fault. It really didn't make a difference because this time the dummy alarm worked, but no police showed up. You get a phone call and the siren cuts off in 4 minutes, giving the thieves ample time to steal your possessions without waking the neighbors. Since I lived there, my money order for my rent was stolen from the night drop (was not secure), I had to pay even though I found the woman who stole it and pressed charges. My car was broken into twice-even though I paid for cover parking to be closer to my door they would break in early mornings. I once counted 7 cars who'd been broken into in one day! The tenants paying for parking were the only targets! You HAVE to pay for parking or else you won't have a spot when you come in from work since some tenants use the parking lot as their personal mechanic shop and have up to 5-6 junk cars on the premises. On 4/16 my apartment was broken into, and I moved out that night. I did not feel safe since someone had the nerve to break in early in the AM as NORMAL people move around to start their day at work. You call HPD to file a police report and they seem more engaged in your home decor than the actual crime scene since this break in is nothing compared to all of the illegal activities in crime-ridden Greenspoint. I swear, there have been 2 cops parked in unmarked cars in the parking lot at night since Thanksgiving. They are staked out looking for a murder suspect, heard from a cop myself when I asked if they were security hired by the complex. More often than none, I'd hear brawls right outside my door from drunk tenants screaming "that they're on parole" and don't want to get caught up and go to jail. A crackhead once knocked on my door at 2AM trying to coerce me to open the door for him "because someone was breaking into my car". Luckily one of my neighbor's had given me the heads up on that scam already because he tried it on her (failed attempt) I can honestly say, that EVERY bad thing that could happen to someone happened to me. There was not much left that could happen and I wasn't sticking around to find out.”

People only post when things go wrong, so its way too one sided. Greens point history is bad, but each complex is different. I did 3 months of research before moving here and I'm having a tough time finding a better place that is closer to work for this price. I pay $515 for 1 bedroom (631 sq ft) and I have a stackable w/d in the apt - that's hard to find. Even here, there are few apts that have that. There is a washateria 1 mile down the road. Never use apt w/d rooms in general, just go do your clothes at a place so you can watch them. There is a park nearby that is very active on the weekends. Full of families. A cement walking trail all the way around the nearby bayou with a bridge on both sides. I always see people exercising. I've never seen a more active community than this one, despite the surrounding apt complexes that I DON'T like. Don't live in these other nearby complexes. The others are awful. Personally, I am very picky (despite my budget). Each complex is very different and separate. People need to understand that. When I rarely hear of some crime occurring inside, it's usually because they are associated with the wrong people. I mind my own business. I smile and say "hi," walk by and no one bothers me or my stuff - simple. People are generally friendly. The staff will help you, but make friends with maintenance because they will stop and help you with something simple if you see them walking by. I do that all the time - its faster. I've had them fix stuff when I'm not there (no theft). If your price range is below $600 a month than you must be realistic. Do you want to be closer to work or pay more and live further away? All metropolitan cities have crime. Deal with it. Just use common sense. I'm one of the few white people here and it doesn't matter. I show respect and people usually get along. My lease will end this month and after months of research and scouting places further North (in/outside of Houston) I am not impressed. If I'm willing to spend $650-700 for a small apt and no w/d in unit, then yes, I could live in Spring, TX. Northwest Houston is safer. You can live in Cypress, TX too. The price goes up. You want better neighbors, you will pay for it. You should look for any apt complex that has less than 500 units total (big complex = big crime). This one has roughly 300 units. Parking - generally ok, if you worry about your car being scratched? park further away, its worth it. Noise - It's ok most of the time. Unless its a holiday - some people celebrate. That's a good thing. I do see the police show up sometimes, they are quiet. They get in and they get out. Grounds - clean, well kept. If you see a mess, tell maintenance, not the staff. Safety - use common sense, don't stroll around at night. Construction - thin walls? not really. my neighbors are decent, if not, then I report them to the staff, problem solved. Mainteance - friendly, but overworked, you have to keep on them. Staff - friendly and helpful, but sometimes the work orders are sent to maintenance too slowly, in general, always make friends with maintenance workers. Overall - Pretty decent. If you can easily afford more than $650 a month, than keep looking, if not, then save your money and cut your costs here. Your close to 2 major freeways. SAVE MONEY, live closer to your job (times are tough) Krogers 1 mile away, Walmart and Fiesta 5 miles away, metro bus stops everywhere. Greenspoint Mall will soon close down. no customers and no money (seriously) less people = less crime. METRO BUS STOPS all around you. Make friends with your neighbors. They will keep you in the loop and tell you if something happens nearby. Simple. Sometimes, the police hang out here hoping to catch anyone doing anything wrong, which I appreciate (because I'm not). 2 stories. 1. A beautiful blonde haired white woman that I knew lived here for 3 years, use to walk home late at night from work sometimes. She said it was quiet and she rarely saw anyone on greens rd at night. She had no problems and saw the police driving by every night. They even stopped her a couple of times while she was walking to see if she needed help. 2. A maintenance employee who became a friend of mine here, let me borrow his car (no, I will not tell you his name), because mine broke down - saved my job and basically my life. I dare you to beat that! Straight up miracle. I use to work security. - is the staff friendly? - talk to your potential neighbors, what do they say? - remember, search complexes with 500 units or less, otherwise, it will encourage more crime. I know from experience. - get 4 or more apt locators to work for you. They are free. (sign up online) - use apartmentratings.com all the time and check google revues (look for the gold stars near locations that you search on maps.google.com) - drive through the area at night before signing a lease. Is it safe? poorly lit? weird people hanging around? - pray about it (seriously, it can't hurt). Your home and peace of mind is worth the effort. Best of luck and happy hunting.”

And when I asked them about the gate, they say its to keep crime down and when I asked why its the only gate chain out of 3 they say maybe because the bus stop is right there but upper managemnet will not allow that gate to be unchained. The drive through gate breaks down and you get locked out and they say management will assist 24 hours a day but I assume thats not an emergency; when you have to park on the other side of the apartments and walk to your apartment in poor lighting. The lighting can be better throghout the apartments. They will put notices on your door when your late on rent or do not pay you water bill but when you write them a letter for repairs they take forever fixing it.Its was big mistake and im counting my days down to NEVER RETURN!!! People park horribly and visitors park wherever open and the price is not worth it, when someone will still park in your assigned parking spot. Most of the maintence that was recently hired don't speak english well so explaining to them your maintence issues can be difficult because of the language barrior.”

Half the time you can not flush the toilet because the sewage outside is backed up, the sad part is your toilet will warn you when it's about to happen you will hear the toilet start bubbling, then when you walk outside their will be sewage all thru the parking lot and sidewalk. It takes maintenance about 3 days to a week to fix the problem and wonce they do they leave the sidewalk and parking lot uncleaned and its no way to walk around the fecis and urine so your tracking this "----" thru your apartment! Crime has decreased but I hear in phase 2 and 3 is horrible I believe them because when I was walking thru there it was so many apartments vacant and broken into I did a u-turn and went back to my side I feel bad for the people who stay on that side.”

Ive lived in a lot of apartments and my thoughts are this. There is crime everywhere no matter where you live. My mother lives in a nice subdivision and had her truck placed on blocks while they stole her tires right in her driveway. Augusta staff is always nice and willing to help. Management has changed in the office and i think they are A-1. Moving to Augusta would be a nice decision. School buses picks up and drops off in front of office. Convenient to stores and freeways.”

Then it got bad, I personally didn't ever have my house broken into, but my neighbor did twice! I witnessed it once! Luckily I lived at the front of the complex, so we didn't get the brunt of things, but it was pretty dreadful at times!!! The front office staff was always nice and courteous to me. I would not recommend the aprments based on the location and the crime, but the office staff and maintenance were good!”

Yes you hear the occational loud music and children playing, but it's nothing to complain about. The new management is very friendly and dedicated in helping any way possible. Maintenance is excellent. I have only had a few work orders since i've been here (toilet and dryer) but they were able to come out and resolve the issue with no problem. Parking is decent. I have my own covered parking spot and have had no issues with any other tenant parking there. The space isn't in front of your door like other complexes, so you do have to walk a little. There are sometimes issues with the second entrance/exit gates. At times they will be broken, however with one call you can have it fixed. My car was broken into over the Christmas holidays however nothing was stolen but I think if I were to suggest improvements, it would definately be to have those gates COMPLETELY replaced. All in all I would suggest Durham to anyone.”

I moved there in 2005 without seeing the apartment first of all, bad mistake on my part, I walked in and it looked like the person had just moved out an hour before I moved in! It took them at least 3 months to come and fix everything that wasn't fixed when I moved in! In 2006, the apartment above me caught fire and has yet to be fixed and it is 2009! Then it had a pipe burst over the Thanksgiving holidays and I was unable to reach the office because the had a new answering service, so my bathroom, closet, and bedroom were damaged and all they did was take $100 of my rent! You can't get anything fixed, and yes they have a MAJOR ROACH AND ANT PROBLEM in these apartments! Now we have the damn maintenance with the parrot, that screams all day and nite and nothing can be done about that obviously, you have the lady with the horse dog that barks all nite, and you have NEW MANAGEMENT once again, that basically SUCKS! And charging someone to park there car is ridiculous, especially when the gate stays open more than it is close! I will absolutely not renew another lease, THIS IS THE LAST DAMN STRAW...I'M OUTTA OF THERE!!”

The complex is nicely shaded with large trees (rare in North Houston), the apartments themselves are kept clean with no insect problems, and the management is easy to work with (as long as you yourself are reasonable, of course). The grounds staff does an exceptional job of keeping the place tidy with a walk-through six days a week, to pick up litter and police the dumpsters. The crime is no more or no less than you would expect in an affordable complex, and as long as you yourself are not a "problem" neighbor you can expect friendly treatment from the other residents. I suspect the ugly comments on this site were posted by people who ecountered many problems of their own making. For the record, there has never been a fire or a "gun battle" since we've been here. If you want your butt massaged every morning, then go pay 2 or 3 times the rent somewhere else. If you want a reasonable neighborhood for a reasonable price, this place is as good as you want to make it.”

Within one month my apartment was burglarized. This year I have had many pieces of mail stolen, including three outgoing bills and my tax return check. Once I arrived at home to find the entire bank of mailboxes ripped off its hinges, and everyone's mail strewn about the floor. When I advised the manager, he told me that it wasn't his problem, that it was up to me to report it to the police/post office. Maintenance is almost nonexistant. My living room ceiling collapsed during Hurricane Ike on September 12 and as of today, October 21, no repairs have been done. Mounds of garbage accumulate around the dumpsters, and people regularly park in the fire lanes and the tow-away zones. My complaints to the leasing office have fallen on deaf ears. There are security gates for cars and pedestrians, but they are almost always broken. The hot water has gone out on many occasions. The laundry rooms are rarely if ever cleaned. If you have a burning desire to live in a dump, I'm sure you can rent an old trailer in somebody's back yard for a lot less money!”

It was quiet most of the time and no one really bothered me. Although there where obvious drug deals on a regular basis in the parking lot. Many going between this property and the one behind it. You could see the money and drugs exchange hands over the fence on a semi regular basis. My biggest complaint is lack of professionalism in the office. They use temp staffing so it changes all the time. When I moved in they lost my deposit money order of $300 which I had to pay to have copy sent to me. I found out the money order was altered and used to pay someones electric bill in the complex next door. All the while they forced us to pay a second money order for $300 until we provided proof they lost it. Now I have been gone for 2 months. Giving my 30 days notice after they messed up my lease and shorted me a month and did not give me proper notice of the lease ending date. I was charged for 10 days into the next month because of the necessary need to provide 30 days notice which i complied with at which time I also gave notice of my forwarding address. It has been 51 days since I moved out and I still have not received my security deposit back or a written reason why which should not be given. The apartment was left in nearly a better condition to when i moved in except I didn't shampoo the living area and one bedroom while the other bedroom I did clean the apartment. All floors where vacuumed all rooms where cleaned and dusted. there where no damages to any of the blinds and I even cleaned the windows. Still no return of the deposit or explanation why. I would never rent at this location again that is for sure. Their office has become a nightmare. My ceiling leaked in various places all throughout the year including a major leak in the kitchen I had to fix the drywall myself.”

Number one the property itself is poor. the residents are loud and obnoxious and have screaming children who play out in the pool everyday. normally i wouldnt have a problem with this but the pool is very close proximity to the apartments. there are always suspcicious looking individuals walking around trying to approach you. now about the customer service which is the worst i have received from any leasing agency. Number 1. the secretaries that work in there are not very nice at all after you sign your name to the lease. at first they attack you as soon as you get in the door with "WELCOME TO CITY VIEW HOW MAY I HELP YOU!?!?!" They are extremely nice at first but once they find out your a tennant their attitude changes and they no longer want to help you. they stop looking you in the eye and stop listening all together. the secretary is always on the phone when i approach her with a concern and will not get off the phone to answer any of my needs appropriately in a professional office setting. If you are a little behind on rent like say 48 hours they are not helpful and they penalize you outrageously without even sympathizing with you. even if you said you were to be paid the following day they can't wait to charge you more money 2. maitenance of the property. the apartments inside are reasonably decent for the price and they stress this point to you in the initial stages of moving in. I have been here exactly 4 weeks and already my roof is about to cave in. When i approached the manager about it she turned pale and frigid in the face and cut me short and gave me a quick response "we'll take care of it" and walked away from me like i had caused the problem. I called later to check on the status of my ceiling and the incompetent secretary would not put me through to speak with the mananager and kept giving me the run around and blindly guaranteeing that i would be able to move into my apartment and to pay rent as scheduled. i just wanted some empathy on the whole situation and all she could tell me was "you can pay rent whenever you want" while smacking gun on the phone and probably twirling her hair around her finger with a dull blank stare. i thanked her diligently for her help and all she could say was "OKAY?" lol this individual's iq were tested she would be treated as a mental ------. her voice has a very high pitch condescending annoying tone to it. these are people that i have signed a commitment to dealing with for a complete year. i wish i had shopped around some more. it has been a total nightmare since i moved in.”

In the last few months there was robbery and a fire to cover up the crime, a group of guys thinking it was the old west and had a shoot-out on a Saturday morning that left 2 dead in the courtyard, and TOO many cars that were stolen to list. If you value your possessions or the lives of your family, please do not move here. The Management is a whole different ballgame. They change leasing agents faster than some of us change underware. Nothing is ever fixed correctly the first time. But they sure are quick to charge you for your parking space and leave notes on your door demanding payment for $8 funky dollars. When I first moved here in 06 it not that bad. I am thankful I got out alive.”

Recently, there was a murder right outside of a tenant's apartment. The only security is an off-duty police officer occasionally patrolling the premises. The roof of the apartment continuously leaked when it rained, and the maintenance couldn't even fix it nor would they call anyone else to repair it properly. We have a now 4 year old who would constantly get sick because of this. Also, the apartment was overrun with roaches. The exterminator tried to blame us saying that the two boxes we had in the apartment was probably attracting the roaches. Also, the staff of the apartments are not knowledge nor caring to the residents of these apartments. Our wall also had a hole in it, and no one came to repair it. I wouldn't recommend this place to anyone...even if it is your last resort. I am too happy that we finally moved from there.”

However, the landscaping is horrible, I have not seen anyone attempt to cut the bushes which are no moving to the sidewalks down. I have told them several times about this and the claim that they are trying to get the landscapers to come out. The office staff is lazy!!! I called to have my apartment exterminated and they never came out so when I called they told me the exterminators could not get in because there was no key for my apartment in the office... HOW DOES THE OFFICE NOT HAVE A KEY???? So I waited and called backed and told them that it was impossible for them not to have a key because they had previously did work in my apt. then the new guy Lamonte which is the same person who told me there was no key, got off his lazy butt and saw there was a key. The Asst. Manager Erika has a stink attitude and when you call to put in a work order she tries to rush you iff the phone before she even gets your apt number. I cannot wait until November so I can leave!!!!!!!!!!”

— 17103 Imperial Valley Dr · Houston“do not live here my apartment 2 was broken into 3 times police seemed too scared to come. was waken up one night by security saing they recieved a call saying a woman screaming from my apartment at 3something in the morning and i had to be at work at 5 i told them i was sleep and im the only person here and they got mad at me. people are out everyday in the parking lot smoking and the security guards hang out with them. sewage backs up a lot leaving mess all in the parking lot talking about nasty toilets stay backed up i don't even know what hot water is anymore. my ceiling cave in on me due to a water leak found out several other people unites did the same pipes are always bursting in these apartments staff is always changing and complaining that the apartment managers are not doing what they need to do the managers are complaining that their staff is not doing what they need to do (i point at you and you point at me) only thing good is the price of the rent but you will spend your savings on the electric bill.”

They were times I would arrived home and have a threatning letter saying I must pay things they added in my bill or I would be lock out in 3 days..Once I soposedly owed $7 dollars and instead of rolling over to the next month rent they put that threatning letter despite I payed the rent on time every month..The staff is very unprofessional..After I moved I went 2 weeks later they told me everything was find...Two months later I received a letter from a collection agency saying I owed Amherst at City View $175 dollars..THey really scam me I left the place in really good condition..And when I went to checked they agreed...I was left no choice but to pay in order not to affect my credit..Despitethe price of the aparments are inticing Don't do it...It's not worht it..”

I had my car broken in to twice and saw a women being beat on by her boyfriend in the middle of the parking lot along with someone being shot right outside my apartment. Their own security is too scared to maintain a security presence. The hot water doesn't last long. The gate is always broken. Their is always spiders in the apartment along with silverfish. This Apartment is in the wrong neighborhood. Remember that it's Greenspoint. They call it Gunspoint for a reason.”

They came to fix the problem, but distroyed some of my belongings while fixing the damages. They never offered to help replace anything. They moved me into a smaller apartment and charged me more money. I had my car broken into twice while living there and had rude neighbors. There is also no parking. The manager was rude and cared about noone.”
— 17103 Imperial Valley Dr · Houston“ok, i have lived here for 2 yrs now. my apt is infested with roaches. i have called and called and they have not sent anyone over to take care of this problem. there is mold in my restroom and the paint is comming off of my tub. nothing has been done about that either, the manager will call give you curtesy calls to see if everything is ok and when you tell her there is a problem she says she gonna send someone and never happens. also, they tell you that if u renew your lease, they will shampoo your carpet... well i renewed my lease 3 times and NO SHAMPOO YET!!!! They recently started permit parking which is good. I used to have to walk 10 minutes to my apartment when i got off work at midnight because there was no parking close by. So now with the permit/reserved parking, it has made that part easier on my and my son. I dont have the nicest car on the block either, but can u believe someone keyed my car, stole my antenna, and hub caps. RIDICULOUS! the only people i recomend this apt to is people who dont mind sharing space w/ ROACHES!!!”

When you call to get things fixed it take a year and you have to keep callin. — 1000 GREENS RD · HOUSTON“i only lived here for 5 mos. and someone have broken into my home(monday). i called the leasing office to asked them what i'm i suppose to when all my personal information and all my most expensive furniture was missing, they told me to call a local police and get a police report so i did.i also called the maintenance man at 7pm to come fix my window he did not arrive until 9:30pm on tuesday, i got my police report and took it to the leasing office and told them i am not safe and i want to move. the manager,julie, i think the name is, told me that all she have to do is notify her supervisor and fax the report to the corp. office she made a copy of it and said her supervisor shouldn't have a problem with moving us so i said ok. on wednesday, i went back to the leasing, the manager told me she have not talked to her supervisor and she wasn't coming into town until about 1pm today so i told her to come after 4pm when she, she said ok. no one called me. on thursday, i called the leasing office to get an update on my report and the asst. man.(erica) answered the phone asking how can she help me. i told her what happen and she goes well i will send an email to the supervisor but they was suppose to do that on tuesday when they got my police report. on friday, i went to the leasing office again to see what is going on and the managers was trying to put me out the office and told me that they did not talk to the supervisor yet. the manager told me that the house been rob before i moved there. i live with my 9 mons. old baby and my brother. they have put my life in danger and also my baby's and i'm really upset with that. they do not care about anybody or their life. i'm feed up with them and now its time for them to pay the cost. oh yeah and these apartments have fleas and roaches. i had to buy my own products.”
— 1000 GREENS RD · HOUSTON“the apartment was extremely small like a 2 room shack with windows. we had to go to war with the roaches, so make sure you get a case of raid. it was very loud and they never emptied the dumpsters so it smelled like garbage truck juice all the time. it was alot of robberies so if you move there make sure you have two guns and a german sheppard. so if you like small, roach fulled, loud, garbage juice smelling, unsafe apartments this is the place for you. oh and make sure you keep all of your rent recipts because they will try to stiff you in payments.”

There are a few people that have sent bad reviews but you have to live here to get the full affect of the community. The maintenance staff is great! They make sure your work order are done with in the same day if not then they make sure it gets done the very next day. There are new people in the office now and are really nice. The new manager is really good. She seems to truly care about are needs and wants to make sure we are very happy. I am very happy to live here and hope to stay here a very long time.”

There are n ot gun shots every night nor is there any sort of stench. The front office staff rocks and the maintenance is effing fantastic. You call and they are there before you hang up. It's great. Don't listen to those other idiots they don't know what they are talkign about.<br>(I moved for work nothing to do with the apartments themselves)”
