“We love the area and complex we live in. It’s quiet and clean. There’s plenty to do in and around the area. The package area is nice and the complex looks very updated. Happy to have found a good community to live in.”

“I love the staff!!! I’ve been here for over a year, new group of neighbors very very loud and rude as it relates to noise level. I am a law school student and I have to read a lot. They are constantly screaming and hollering and banging things down the steps. Very frustrating! I have not notified management but this should be addressed as there are a lot of students who live here.”

“Miss Stephanie runs a tight ship Everybody here is happy and enjoys working for her and it shows in their attitude and they take care of their position very well I love it here I'm almost 80 years old so I'm challenged when it comes to re signing my lease online and things like that I just carried my laptop down to the office Bada bing bada boom got it all taken care of They are all so sweet I've never lived in an apartment before and I don't like the word apartment I like that I'm living in a low rise condominium that has valet I was actually in my last home for 40 years and I really appreciate living here and they take care of me very well I really like the way that they care for me I don't feel like a stranger or I feel like family the day I was looking for a place to live somebody had signed in a lease while I was in the office and everybody said welcome home and I really feel that way about this place It's my home and I'm not going anywhere except the Mortuary Ha ha”

“This is a lovely neighborhood with anything you need right by. The bayou is just a couple of blocks away, and they are super pet friendly! The drawback is, the complex is old and outdated, yet the prices are just about the same as newer places next door. The units are big though and the walls are not thin. They need way more lighting at night, but it is super peaceful and neighbors are super nice.”

“The Estates in my opinion is one of the best values because obviously its proximity to Allen Parkway, Buffalo Bayou activities and Washington Ave. Also the facilities are maintained and the community is friendly and neighborly and respectful”

“There's really not much to say about these apartments. Pretty high rent for the location. I've went apartment shopping recently and found nicer apartments for a lower rent amount, also with a better gym and property. The pool here in hardly ever open and when it is, a couple weeks later it's shut down again.”

“Apartments are nice, good comunity. Problems: One of the people in the unit next to me (We share a wall) was shot and was rushed to the hostpital in an ambulance. I never received any information or notice from the office. There was a domestic violance situation outside my aperment in the middle of the parking lot. I had to run out and break up a couples fight. Someone crashed a car into the townhomes next to me. the gate seems to be broken quite often, which is a security concern.”

“Leasing agent Evangelina is awesome, good location other than the current construction on main roads but it’s for improvement. It’s a quiet apartment complex. I’m only dissatisfied about all the things I addressed in my inventory sheet haven’t been addressed despite putting work orders in.”

“Great so far. The property manager is one of the best I’ve ever had. She really cares about the property and it’s inhabitants. There were a few maintenance issues when I first moved in but they made it a priority to fix everything in a timely manner.”

“My biggest complaint is that the uncovered parking spaces are too small and create inefficiency when using them. Most other things are done reasonably well and I enjoy living here. The staff is awesome.”

“Overall, it’s been really good. They are making improvements on the property, but attention needs to be paid to the gym ASAP. There’s also security issues in the morning at the gym as there are people from outside the complex inside the gym and community area at 4:56 AM in the morning”

“Well situated and feature rich property. A bargain on the rent. I have checked. The painting prep and application to the buildings is taking a VERY long time. But we hadn't seen nothin' yet. The same for the parking garage, seems to be a lifetime welfare project for the painters. Is this going to be like the Golden Gate Bridge? where they work their way across and then immediately go back and start all over again? Honestly! And the floors in the building are NEVER even swept, let alone mopped and cleaned and "policed up". Our interior carpets floors tell the tale of how dirty the exterior hallways STAY. They are painted "PG&E/UPS brown" for a Reason: It hides the dirt! No Wayno! Not the Staff's fault. They are given NO resources to hire people to make that crucial difference. The garbage situation is (or should be!) a patent, and an odious embarrassment. That problem too is properly laid at the feet of Greystar itself. They just aren't paying for enough garbage truck visits to keep the stench, rat harborage (in contravention of City Ordinances) and pestilence at bay. FIX IT! My on-going and expensive (many many cycles to get any load with towels dry) problem with the clothes dryer vent FILLING WITH WATER!! has not been addressed at all. it will take going up onto the roof and repairing the vent cap. It has been more than 10 days since the problem was discovered, and its immediate effect remediated by the tech and I draining MORE THAN 2 GALLONS of water from the flexible tubing between the back of the dryer and the ducting in the wall. No wonder the thing had such a hard time getting the clothes dry. No WONDER my electric bill is so high. No one has done anything to keep the problem from reccurring. Ergo, it will reoccur. Would YOU like to subsidize my electric bill? Take the time to run and clean out the wet lint from the dryer and hang bath towels over doors in the apt. so they have a shot at drying . . . over and over again? No? Why NOoooooT?! Yes. I AM wound up about that.”

“Overall good experience. The night guard has been better at ensuring people aren’t at the pool during all hours of the night. Maintenance team responsiveness has improved as well. The leasing office management team has always been amazing and very supportive, professional.”

“It’s been good. Only property I have lived in since moving to Houston. Only thing I would change is not having the basketball court open to non residents and having a more updated gym. Otherwise I love the staff and the location.”

“I really enjoy the complex & the amenities. The leasing office needs to work on their communication when it comes to urgent matters, such as black mold. However, otherwise I feel as though this complex is good.”

“Estates at Memorial Heights is a great apartment complex. The complex is in one of my favorite parts of town and the management is very attentive and the staff at the front desk are always incredibly nice.”

“Wonderful apartments! Ms. Evangelina is the best leasing agent ever! She made everything easy for me. The manager is amazing and very supportive. The staff always have a big smile and are willing to help you with everything. The community is super quiet and peaceful. The communication is great between management and residents.”

“They have always made repairs a priority. I appreciate the urgency with which they addressed and fixed my air conditioner during 100 degree weather. The worker showed up about 30 minutes after the work order was entered and I was beyond relieved that I would not have to try and sleep in a hot apartment for the night.”

I plan on living here until I decide to purchase a home. the availability of the staff to react to my needs and questions are a peace of mind as well very insightful towards the community events that happen seasonally.”
