“Great property (except losing the hot tub which was a consideration in my move decision) and the gym which is adequate but not a show piece but will be renovated. Staff is fantastic. Location is amazing - close to Allen Parkway and not far from I10 and short walk to Buffalo Bayou trails. Good value - my appliances aren’t new and hot water heater develops strong sulphur smell if not used for a while but good layout with hardwood floors and good sized patio (I’m in 1st floor). Adequate parking attached to building. Fairly quiet property which is surprising given proximity to busy Washington and Studemont Ave’s. Property generally well maintained, a couple doors to the common building are the only exceptions but are workable. Nice pool area.”

The drawback is, the complex is old and outdated, yet the prices are just about the same as newer places next door. The units are big though and the walls are not thin. They need way more lighting at night, but it is super peaceful and neighbors are super nice.”

I've went apartment shopping recently and found nicer apartments for a lower rent amount, also with a better gym and property. I never received any information or notice from the office. There was a domestic violance situation outside my aperment in the middle of the parking lot. I had to run out and break up a couples fight. Someone crashed a car into the townhomes next to me. the gate seems to be broken quite often, which is a security concern.”

— 616 Memorial Heights Dr · Houston“Well situated and feature rich property. A bargain on the rent. I have checked. The painting prep and application to the buildings is taking a VERY long time. But we hadn't seen nothin' yet. The same for the parking garage, seems to be a lifetime welfare project for the painters. Is this going to be like the Golden Gate Bridge? where they work their way across and then immediately go back and start all over again? Honestly! And the floors in the building are NEVER even swept, let alone mopped and cleaned and "policed up". Our interior carpets floors tell the tale of how dirty the exterior hallways STAY. They are painted "PG&E/UPS brown" for a Reason: It hides the dirt! No Wayno! Not the Staff's fault. They are given NO resources to hire people to make that crucial difference. The garbage situation is (or should be!) a patent, and an odious embarrassment. That problem too is properly laid at the feet of Greystar itself. They just aren't paying for enough garbage truck visits to keep the stench, rat harborage (in contravention of City Ordinances) and pestilence at bay. FIX IT! My on-going and expensive (many many cycles to get any load with towels dry) problem with the clothes dryer vent FILLING WITH WATER!! has not been addressed at all. it will take going up onto the roof and repairing the vent cap. It has been more than 10 days since the problem was discovered, and its immediate effect remediated by the tech and I draining MORE THAN 2 GALLONS of water from the flexible tubing between the back of the dryer and the ducting in the wall. No wonder the thing had such a hard time getting the clothes dry. No WONDER my electric bill is so high. No one has done anything to keep the problem from reccurring. Ergo, it will reoccur. Would YOU like to subsidize my electric bill? Take the time to run and clean out the wet lint from the dryer and hang bath towels over doors in the apt. so they have a shot at drying . . . over and over again? No? Why NOoooooT?! Yes. I AM wound up about that.”
