“Bayou Park apartments are some of the worst apartments to be at. I went to go visit my friend and it smelled like sewer. There are always puddles of sewer water in the hallways and the maintenance crew just leaves the water sitting there. The washing machines do not wash the clothes good and rent is at least $1300. It is such a gross place to be. Never will I go back. I was actually thinking about moving there but heck no!!! ?? staff is also rude.”

“Management here is terrible & does not respond, there is a hole in the wall at the gym, the jacuzzi does not work, the interior is not what you see online at all. They did not provide my keys the day of my move in date!!!”

“Customer service is really bad, water shutoff frequently without notice, lots of pest and roaches, management team keeps changing so frequently and new management do not want to take responsibility for the previous one, hidden fee and charge extra money if you do not pay attention while paying rent, water, sewer and electricity bill is almost $300 for one bedroom apartment”

“It's simple. Do yourself a favor and don't move here. Why? see pictures - foundation cracks - humidity and leaks on the ceiling - mold in the air ducts (bleach won't even work) - infestation of roaches - dirty and unkept pool/ can't use - gates are never locked/ always open - Lights do not work in the parking lot section - grass areas are always dirty and unkept - water pressure is super low / bathroom etc - fence is fallen apart. Anybody can come in Literally, the only good thing about this place is the location... but it is not even worth it living in these conditions. Ew.”

“This property is officially so bad we do not have family or friends over . AMassive mold termites foundation neglect . No landscaping . Open gates . Dirty Laundry . Bad Water. These tires don't pay their suppliers , kick out veterans, and eliminated all security. We throw in the towel soon after 9 years here . The new American owner should stick with his other company he is awful at this game. His self marketing is a joke - no one has met the guy. Asst manager is the most rude type we've ever encountered. No resident can stand the lady . Zero follow up, massive turn over , crime and more crime.. We're moving a block away - can not wait.”

“This place is filled with mold, roaches, trash everywhere, and a horrible new management group. It took them 64 days to refund my deposit after moving out. The Comunity washer and dryers are disgusting and are never cleaned and always smell like sewage. You’ll pay “luxury” price and it’ll feel like you live in a 3rd world country. DO NOT MOVE HERE”

“Dont rent here. About a day ago the manager unjustly disposed of 4 newborn kittens by ordering one of the maintenance man to get rid of them and demanding that the tenants porch where the kittens were to pay her a deposit for them being there. On the order of the manager of these apartments regardless of pleading from tenants the maintenance man took away the newborn kittens and disposed of them in unknown circumstances. Ever since she started managing the property stray cats have started disappearing and have been found dead or harmed. Because of her encouragement towards the mistreatment of stray animals new tenants that have moved in who dislike them have been seen abusing them and mistreating them. To those who feed the cats she demands payment and charges them for the strays simply being on the porch. She demands tenants pay a deposit of 300 and a monthly up charge of 15 dollars a month per animal and does not write a contract or ask for any records of said animal. She simply ask for payment and records nothing or files no paperwork. What she did is wrong and also a crime I hope she is properly held accountable for her actions as many tenants witnessed what she did. Not only is she a horrible human being but she is hardly competent. She is aggressive and unfriendly towards tenants and provides no help as she is never available to speak to anyone. She is a horrible person with 0 empathy and no heart. This place is horrible and most tenants that have been here for a long time plan on leaving so please do not rent here.”

“Long ago Bayou Park was a great place to live, New owner is even worse than the last ones, Terrible, worst ever, I've endured rats and mold and roaches and bugs for days, I put up with their nionstop turnover, bad maintenance department (except two) , no follow through, and failure to fiix anything security related Gates wide open all the time, Zero attempt to even fix them,l Crime has gone through rioof with 3 Sexual Assaults - forcible rapes in the pasT SIX MONTHS, (says my neighbor also moving out) No noticer of this either. New owner is a wealthy clueless guy who runs 'get rich in real estate " seminars. He found 55 investors to buy the place they must not have checked it out first, They have no security currently which is not making the single women here happy, Last time they had a clueless ------ guy who was on his phone the entire night. Its gone from great with old owners to almost nonexistant,. Car break ins, cars being stolen, break and enter, bullets through apartments at 2am in the morning, and a lower quality if renter here big time, All the good long termers here are mostly gone, The place is literaly falling apart here, The new investors should know that if the place is empty you dont make a dime, Occupany here now must be the worst anywhere. To potential rentors I say : DO NOT DO IT, Two rounds of ------ Ownership has made this once great place South, One was convicted of software piracy the new one hasnt met one resident on thius orioerty yet, Pathetic, Stupid, If you want to live in a place with no security move to Bayou Park - home of break ins, aaND fires they don't tell you about and really bad employees with no personality and no follow up. My new apartment is $287 /month higher - I think it will be the best move Ive made just getting out if here, Thanks for eight years to the pre------ owner and managment company, Residents Matter new owner. You need a wake up call and all these move outs should be just that. bye,.”

“Worst place ever! Rats run rampant, roaches cover the hallway walls, trash piles up for days if not weeks, we pay for security but there is no one. They fired half the maintenance staff and bow the ones remaining are working insane hours for very low wages. Potholes are everywhere, some of the buildings are falling off if their foundation, every time it rains human feces floats in the puddle’s from a busted sewer line, the security gates break weekly and the hallway fire alarms do NOT work. I’ve sent Brittany the manager descriptive emails, visited the office and called regularly about the problems in the complex. She always smugly brushes me and my neighbors off or ignores us all together. I moved out this past Saturday and tried to return my keys 3 times but the office was locked. Sunday the office is always closed. Brittany called laughing today and LVM saying that I’ll have to pay for 2 additional days. Today when I turned in my keys the staff reminisced about all of the fun years we had priorities to her and then 3 of them can be heard saying on my dash cam (car was running) that Brittany tells them that the safety issues are too expensive to fix and that the staff need to find everything they can on residents so that they can withhold their deposits and charge them extra fees. One staff member goes onto say how poorly they are treated, made to work extra hours with no pay and constantly berated. Don’t live here if you can help it! The location is great but that’s it. 3 years ago we had an amazing complex with amazing staff. Now it’s like a prison. Renu is amazing though! Sad she wasn’t made manager. She cares about everyone but I’ve seen Brittany talk down to her and the other FD girls bully her and Brittany sits back and watches. Hopefully the media will get wind of this abuse of power!”

“DO NOT LIVE HERE! If I could give this place negative stars I would. First this place is falling apart, literally. Gym sign is in half on the parking lot ground. Pool has been closed for about a month. Roach infestation. I mean everywhere. It’s not like an occasional sighting it’s an infestation. The sewer system would often overflow in our section and human poop would be all over the sidewalk. They tore up the grounds to install at&t then just stopped mid way. So now there are trenches everywhere. On to my bigger problems the management changed recently and it’s even more absolute trash than before. They changed the portal and didn’t properly inform anyone. No one received an email and everyone didn’t know how to pay rent for a moment. We finally came to the end of our lease preparing to move. However it has been an ongoing headache. First they never gave us any notice saying we had to give them a written notice to end our lease. So we gave it late when we found out and had to pay an extra 2 weeks past our end lease date of May 31st extending us into mid June. They told us it would be prorated from our original rent amount since it’s not the full month. SIKE. They charged us not only another month of rent, but also the month to month rate. Which they specifically said they wouldn’t do. After going in the office and communicating with them they told me to pay the prorated amount and they would take the other charges off. So we did exactly what they said and thought we were finally done. SIKE they send us an eviction notice 3 days later. We go in and talk again they charge us a bunch of extra fees take our whole security deposit even though nothing was wrong with the apartment. We ended up paying an extra 900 that we were not suppose to pay just to end the headache. Save yourself the nightmare and don’t even think about living here! Scamming for extra money! WORST PLACE EVER!”

“3/17/2022 There have been 5 fires (that im aware of) here in the last 2 months, including my own unit. When our ac clicked on, the HVAC went up in flames. Management treated us like an inconvenience, like our fire was just a disruption in their work day. When the most recent fire broke out on 3/15, I demanded to know what was being done to keep us safe. We ARE safe, they insisted. How are they supposed to prevent fire, they asked. These things just happen, they said. They couldn't tell me when the last time the buildings had been inspected. I know that multiple neighbors are concerned because it's the most discussed topic in our Nextdoor group. What normal person wouldn't be?? And we feel like our concerns have been minimized and dismissed. It's so frustrating. We want to stay in our home but we also want to feel safe and to know what is being done to address the issue before someone gets hurt.”

“THE STAFF HERE ARE NOT KNOWLEGGABLE AT ALL. THEY TOLD ME THAT I WAS ALL CLEAR TO LEAVE AFTER MY LEASE WAS COMPLETE, ONLY TO FIND, MONTHS LATER, A $3,000+ BILL IN THE MAIL FROM A COLLECTIONS AGENCY. “If I could rate zero stars aI would. Since the day I moved in, this place has been unprofessional and unorganized. I was told to come in to move in on a specific day then when I drove 10 hours to move - I was then told that I wasn't supposed to be there the following day. Then I was gaslighted and lied to. Kathy ( the complex manager) was aware that I was told to come in and that I had driven 10 hours here she showed no care whatsoever. She proceeded to repeat the same information to me and then tried to move me into the wrong apartment. Clearly, she and Martha have no proper communication between the two. She finally moved me in after standing up for myself but then she got the rent wrong 3 times! She then got my lease messed up then tried to say she would write in the corrections on a LEGAL DOCUMENT! Then when it was time for me to pay to move in Kathy called me multiple times to rush me to get my MoneyGram because she "Has to pick up her son from the airport" My dog is an emotional support animal and they still till this day try to charge me. Fast forward to know they keep sending me letters saying I owe then prorated rent and dog rent when the prorated rent was paid prior to moving in! I then asked Martha to give me their supervisors email or anyone above Kathy and she refused and said "We are not allowed to give it out" Then I asked for a number she proceeded to say "I don't have one" This whole situation has been stressful and unorganized this is the last place id recommend to live.”

“The staff is extremely unprofessional. Based on my interactions with them I would never rent from this organization. the staff was unresponsive and uneducated. They need a course in diplomacy and how to treat people with respect and professionalism.”

“I have lived at Bayou Park for the past year and I have had nothing but terrible service. Upon moving in, my dishwasher flooded my kitchen, twice. The shower head was completely covered with hard water that it needed to be replaced. There was a leak in my bathroom that required them to cut a hole in my ceiling that was not fully fixed for 5+ weeks. They attempted to assign parking spots but never enforced towing. The gates are constantly broken and there is a security officer who usually just sits in his car. My door has damage from a previous break in and the hidden fees are outrageous. Recently, they changed portals and I was left with $50 in late fees and when I called to complain, they said I should have come to the office to resolve the issue before recieving the late fees.”

“I've been here a little over a month , and I LOVE THIS PLACE , it's literally in the center of every hot spot in houston ! Moving in was super easy thanks to Nautica !! I highly recommend these Apts!”

“Nice neighborhood. Great access to parks, bayou running / walking trail, easy to get to downtown. Staff is worthless, unfriendly, and deceptive. Trash service and package delivery service are both problematic and at extra cost to you (you can be charged fines for having trash out at certain times, so i just handle my own trash). Staff and management will send multiple confusing emails without explanation. Rent here for the price and location, not for services or amenities.”

“This place used to be great until the new management. Completely disorganized installed led lanterns that shine into my 3rd floor apartment(thank god for black out curtains) the units are old which isnt a big deal. The gates are NOT secured to the park and there is NO onsight security. They increased my rent on a 522 sqft apartment from 845 to 987 from 2016 to now. Utilities are not included. No onsight package recieving area you must use a third party. Staff completely clueless. The gym is super outdated do not let the pictures fool you! Most of the machines are in disrepair and the weight machines have seen better days. Only two laundry rooms on sight so good luck. TLDR: outdated, staff doesnt care, not secure, NOISY but hey you live in the city right?”

“DO NOT MOVE HERE!! there are a lot of health code violations that they don't even attempt to fix. My tub wasn't cleaned so instead they painted over it and it peeled off completely to find how disgusting it is. I requested maintenance to come fix it and they came, but they left it as disgusting as it was. There are a lot of neighbors complaining of mold that is getting their kids sick and the people from the office don't ever know anything that you ask them. They have roaches. This place is ----, but they want to charge you for every single little thing. When you call them to ask them simple questions they say they don't know and will call you back, but they never do. Do not move here unless you want to be taken advantage of. No one here knows how to do their job.”

“Lived here for about a year so far. It's not luxury but it gets the job done. If you are expecting 5 star luxury, go check into the 4 Seasons Downtown or Fertitta's new Post Oak Hotel. This complex was built in the early 70's so it is older than others nearby. Live in a 2/2 and so far I would say it's been reasonable to stay here. Safety is #1 for me. I haven't heard of anything so far, no break-ins or cars broken into or stolen or vandalized. That doesn't mean it didn't or won't happen, just haven't heard about it nor received any notices thus far regarding such matters. I feel quite safe here at night too walking around. Complex is mainly working professionals from what I can see and a LOT of dog owners walking around. My first experience at this property was stepping in a pile of dog doo. Yeah, not fun. But usually notice residents clean up after their dogs. Buffalo Bayou Park is within stone's throw distance, and Memorial Park is a mile down the road. This is a place for budget-friendly people, looking to save some dough over the newer luxury and pricey places nearby that charge an arm and a leg for their units. Now, they do have monthly fees that get added on, and in a 2/2 it's like $130 or something thereabouts but includes all these various monthly admin fees, water, valet trash, pest control, & Fetch Delivery service. Water for a 2/2 by itself is about $50. Valet Trash is $20 and Fetch Mail Delivery Service is $28, whether you use it or not. It's a concierge service that brings the mail directly to your door within a 2 hour window you specify on their website after you receive notification of a package. If you get a lot of packages delivered, then it may be worth it for you. If you don't, then it's money down the toilet. The gym is quite large and never an issue to use any machine. They recently got rid of the free WiFi and large TV in the lounge room, but replaced it with a nice coffeemaker that makes like 10 or 15 different types of coffee/tea. The Pool is very big and there is also a hot tub. There's also a smaller pool towards the back of the property that many people may not know about. 600 Units are here on this property I believe. Convenience store in front of the property. Work orders are tended to relatively quickly, within a few days. Relatively quiet property, haven't had many issues with noise at night, always been a peaceful sleep. So far in a year's time-frame, only spotted about 3 roaches and a few small spiders in the apartment, and one dead rat in the parking garage. Hey, this is Houston, insects and pests are gonna pop up no matter where you live, especially nearby the Bayou. Pest control is weekly so if you have issues with your apartment, you can get on their weekly pest control list if you inquire. Now for the fun stuff - Leasing Office. So, I have to say, you need a certain level of patience sometimes to deal with hassles ranging from billing errors, administrative issues, or call-backs regarding issues or inquiries. Sometimes they happen seamlessly, sometimes you have to inquire 4 or 5 times in a row in order to get something tasked. It just all depends on who is working on the issue, how busy they are, how many people visit the office that day, time of day it is, if the Manager is in, etc.. etc... I have had certain issues that my roommate and I had to bug the office about 3 or 4 times to get fixed, but ultimately if it's something that is their fault, like a billing or administrative issue or error, they will get it fixed. Just got to deal with the patience of the getting to that point. In my opinion, they should utilize some good task management software to handle such things, and I don't mean Work Order Systems, I mean daily tasks flowing thru a neat and organized computerized workflow system instead of things being written down with pen and paper, only to be buried under mounds of paper a few hours later. The Manager is never to be found, only the leasing agents sitting in the front. The Manager seems like some mythological figure that you can only deal with thru the leasing agents up front. I would also say, at night, I feel they can do a better job of lighting certain areas of the property. Some areas are well lit, while others are not quite. They also have Tennis Courts on the property, which is fun to have access to vs. trying to get access to them at Memorial Park. Sometimes the front gate is flung open for weeks at a time. Then it gets fixed for a week or two, then same issue again, flung open. Not good as far as security, but from what I hear and see, it happens in many complexes, not sure how I feel about it. It's easy to get in and out but I don't want compromise security for the convenience. Parking- pretty easy, usually always parking in garage available, and sometimes on surface level in front of your apartment, I usually find a spot. No restrictions, thank god! No towing! Can you believe that, an apartment complex that gets it finally. Your visitors, overnight guests, friends, etc.. can visit without having to worry about getting towed here. No parking stickers or permits with the new Mgmt. Just DO NOT park in the Assigned Parking spots for which the signs are huge and clearly visible, and there's not that many of them, other than that, it's open parking. Please keep it this way!”

“Bayou Park is the worst complex I've ever lived in. The staff is heavily incompetent and has no idea how to manage anything. My last rent overcharged me $700 and I have yet to receive my money back. I moved out over 100 days ago. Do not live in this complex.”

“I've lived in this complex since 2009. It was a good place to live until 2018 when new ownership came in. Since then, the front office isn't responsive to issues. They don't communicate with residents when there's an issue. The office hours are cut back. There's no interest in the residents. I've spoken to neighbors and the feeling is unanimous. Make sure to ask residents, if you're considering this place at all.”

“This was the worst living experience I have ever had at an apartment complex. PLEASE do your self a favor and read all the reviews within the 2-3 month timeline close to mine. These problems are NOT isolated. Do not choose to live here. Karya is the worst management company that I've ever had to deal with. Simply put. Save your hard earned money. Save your time. Most of all save your mental health. This place messes with your life through egregious billing errors, little to no communication, dodged calls, no reply's to emails, dodging questions when you go in to speak personally, blatantly lying to your face It is not worth it. You will be treated like a second class citizen. This even stems to the corporate office. I emailed and called the customer care many times to nothing but the response of automated machines.”

“Please, don't move here! It is NOT worth it. It was recently bought out by "Karya Properties" and ever since it has progressively been worse. Don't be fooled by their claims of new management and renovation, its still awful. The grounds are kept up well, the location is great but I wish someone would have warned me of all the issues I would experience before I signed the lease. The apartment was infested with roaches, the maintenance workers will go into your apartment without letting you know, adding extra charges to your account and even theft! $1,300 was charged to my credit card the month I moved out for rent, its been two months and I still have yet to receive a reimbursement. MANY personal items have been stolen out of my apartment but the latest was my couch. No one had access to my apartment besides me and the management of bayou park and there were no signs of a break-in. When I went to discuss the matter with the manager, she boldly lied saying that the apartment complex doesn't have keys to any of the apartments, only the residents that rent them do. Which I know that is not true because when I was locked out of my apartment once, they gave me a spare key from the office. I had to end up going to file a police report. If you don't believe this review, go and talk to any resident that lives their currently, they will tell you the same thing.”

“I am going to preface this as an extremely honest and unbiased review. Simply going to relay factual experiences i have had. Please know i may be an outlier. My experience. During my time here a only a few doors down form me has been murdered, not event kidding, an old man was stabbed to death in his apartment around July 2018. I have had a breach on my lease by the original management, a new management purchased the property from the other one who have also breached an agreement on the lease, there have been a prodigious amount of random fees added on since new management ranging from forced garbage valet services to up-charges on dog rent, every pool has been shut down and there have been 4 power outages. Grounds. They are pretty nasty, many people do not pick up their dogs poo and any areas that are not visible to the leasing office have no landscaping or grass. The dog park apart of the complex has a dangerous amount of unpicked up dog poo and it either dust or mud. Every pool is shut down majority of the year and as I write this all three of them have been for nearly a month. Staff The staff work hard but unfortunately do not have very good communication skills and the office is in absolute complete disarray. They did not communicate my 90 days of notice to vacate nor where they able to locate my lease in correspondence to the lack of communication. Often times the head manager is said to be "out making rounds inspecting apartments" for 3-6 hours at a time and is unable to be spoken to, which unfortunately was a lie as both times i was told this I came back and was told it again after many hours. I then pressed and forced the issue of the matter i needed to discuss and the agent ran upstairs "to get information" and let it slip that "She said XYZ.." and awkwardly caught herself in the lie. Maintenance This aspect is fantastic, fixed anything i ordered in quickly and very well. Neighborhood This is another wonderful aspect, location is amazing. Great parks, great food, great neighborhood. Noise Next to a major road in Memorial drive and that is very loud. Many loud barking dogs. Some days are quite most are not. Safety Someone was literally murdered, however i have never had any issues. OVERALL My first 7 months here were tolerable and pretty alright for the price and location, nothing that was deal breaking and makes sense for what your paying. Since the new management company Kayra took over it has been downhill myself and many neighbors i have met are leaving with really bad tastes in our mouths for a lot of the reasons above. you pay for what you get this place is incredibly affordable in a great location however you will have to deal with a lot of egregious miscommunication and a lot of very below average aspects of apartment living.”

“Possibly the most incompetent apartment staff I've ever met. So unhelpful. Apartment was decent, neighbors were okay, but dealing with the people who worked in that office makes me want to pull my hair out. i would call in 4 to 5 times in a row in order to speak to someone and often get placed on a 20+ minute hold just to ask simple questions like "how can I fix the rent you over charged me." Oh yes, they aren't good at math either.”

“I do not recommend anyone move here! Everything I'm stating here is from 1 year experience of living here. Roach infestations in a lot of units! dogs and cats running loose barking all night and tenants also let them poop in front of your apt instead of designated areas. Maintenance halfway fixes apts , the tub paint tears away after 1 month and they paint over dirt, hair or whatever is on the wall and cabinet when painting. No parking due to overcrowding. The staff constantly changes and the new hires are unaware of anything . This is A very bad place to live and you feel like you are not a human with the treatment and service given here.”

“Worst place to live ever. Ladies at the leasing office ( bibi) are telling the true on anything. That lady bibi told me I was going to have a wash and dryer connection in my townhouse but I move in and di not have nothing even without that plus living by myself with most of my time spent outside than inside have to pay 70.69 for water bill. While she told me that my water bill depend on my usage. When you sign your tgey are telling you that there are not responsable if you get rob like they already know that you are not safe in the property. Not hot water they are workingbon it every single days. I regrette and I even want to moved outto this place can wait the end of my contract. PLEASE DO NOT MOVE HERE FOR ANY REASON”

“From the moment I started signing paperwork for this place, I knew I was getting myself into a really bad experience. First off, they lied about their bug peoblems even after I asked their office staff about them. And then one of their office staff fudged up our lease agreement, he put the wrong names down on our lease, and we had to go back and forth with him for several weeks getting all of the details sorted out. He was very very incompetant. Forgot multiple forms and signatures he needed from us on multiple occasions. Secondly, the apartment manager has a deal with Classic Towing, and they will tow your vehicle wether it has been registered with the apartment complex or not. I have lived here for three months now, and have had my vehicles towed 4 times. Every time, it has been due to lack of communication with the complex and the towing company. The office staff here is a joke. The manager a condescending yet still ignorant middle-aged lady, cannot keep her staff productive and/or efficient and usually has no idea what is going on. The apartment floods often, and I have found myself and other neighbors stepping through ankle high water because the paths were not laid correctly. The houses are painted with lesd based paint that chips and gets in the air, making residents sick. Do not under any circunstance move in here, unless you want to spend a lot of money on their admin fees. The security gates break often (4 times a week) and trap people inside the complex until the incompetant office staff can call someone to open the gates for them. The laundry rooms are overpriced and do not work properly. The dryers do not dry clothes at all, you are wasting money if you use the ones on-site.”

“When I moved in, of course it was great.... I gave notice to move, I will NOT be renewing my lease. Apartment is beautiful. I stayed in the townhome. Black appliances and wood laminate flooring downstairs. Pros: Microwave. Cons: ROACHES. They change Management like underwear. One month after I moved in I found bed bugs in the room. I was told that I would have to pay for it because I obviously brought them with me because the apartment was "new"even though ALL of my furniture was delivered brand new from Exclusive Furniture(moved after ending relationship) Side note: I had to have 2 tires replaced because of huge nails being imbedded in them.(maybe maintainance failure to dispose of tools properly OR I drove over a nail bed) 4 months in: It took them 4 different visits to fix the back up from the trash compactor to my sink. Every time I ran the dishwasher, during the drain cycle, food from the compactor would come up in the sink. Finally they replaced the "new" compactor. Then when I used the compactor it drained into the dishwasher. The smell was horrific. Eventually the hoses were corrected and problem fixed. -_- Leak in the upstairs restroom would leak into the food pantry. I kidd you not 10 TIMES I HAD TO COMPLAIN BEFORE I THREATENED TO GO TO THE CITY. Finally leak fixed, they painted over the black mold that formed in the pantry. I had to get rid of all my cereal, pasta, rice and other stuff not in a can because I had toilet water leak into them. They NEVER offered to replace it. I had never utilized the laundry facility so I have no take on that. The pool.....3*'s. Water bill allocated -_- I paid $49-$54/mth for 1 bedroom townhome. Not all bad but unfortunately I will NOT recommend these apartments.”

“The staff are okay they go through new people every month & sometimes can be a bit incompetent but for the most part they are okay. Every time I have called Maintence they have came 2-3 days after I've called even when my AC went out (which is supposed to be a Maintence emergency) The grounds are well kept and manicured. My biggest problem with these apartments would definitely be the roaches! There is a big roach infestation and it seems like no matter what I spray or how many times pest control comes out they'll always be more and I'm a clean person. They raised the rental rates because of the recent upgrades they have done but don't give you the upgrades if you have already been living there. Over all I would 50/50 reccommend this community”

“I'm a current resident since July of 2015 and have enjoyed living here. The management staff is always friendly and attentive to any maintenance requests in a timely manner. We don't have kids but I feel safe (there's an elementary school right behind us) and the cross guard assists the kiddos who aren't accompanied by their parents. I feel like the rent is reasonable for the quality provided (helpful management, safety, new appliances, location). My only complaints would be 1) The visitor parking. It seems that others have a lot more than just 2 vehicles (you get 2 parking passes) and all of the visitor parking is full by around 9/10 PM EVERY DAY! 2) When we first moved-in, we noticed a few of those itty bitty roaches (1 in the restroom, 1 in the living room, and another in the kitchen) and couldn't find where they were coming from. Management was notified and they came to spray inside and outside of our apartment the following day. Other than than that, my experience here has been great! The surrounding neighbors keep to themselves, so it's been a nice & calm environment to live in.”

“I have been living here for about 2.5 years & I just renewed a new lease for another year in July (which I regret). I moved here before the new management took over and the current management are making progress. Staff: The people in the office are nice and friendly . They change staff in the office almost every few months!! Sometimes you have to "keep bothering" them because they dont get back to you like they say they will. Maintenance: Nice people but try to have do things. My toilet stopped working and it was 4 days before they came to actually fix it (they kept saying they were going to come; Mind you I only have 1 toilet) ALMOST every maintenance emergency I have had they have taken days to actually fix the problem. ALL STAFF (MAINTENANCE & OFFICE STAFF) They now hav3 a golf cart 2hich they didnt have before and they think its okay to ride it on the sidewalk and when a resident is walking on the sidewalk they want you to move instead of letting you pass. (Has happened to me several times) Parking: is okay now that they have Stickers (for your car window) & visitors parking. Property: they do keep the property up. & the area is good. No noice no major crime ACTUAL APARTMENT: the roaches ar insane! No matter how much you spary, or call the exterminator. They are doing new appliances which are nice but doesn't take away the pest problem. Overall it's a 40% chance I'd reccomend this complex to anyone. Not bad complex but if you wanna get what you pay for keep looking”

“I moved in at the beginning of July. I have had some issues with the unit but they are fixed quickly. Maintenance are always on time and effective, I have not had any issues with the office. I wish my leasing agent (Ike) was still here but the other staff members are helpful. The ground is always clean, and my neighbors are friendly and quiet for the most part. I have some suspicion of some people however that comes with any place you live. My unit has black appliances, laminate wood flooring, full-size tub, and dark brown carpet upstairs which I love. Overall, I miss my granite, and hardwood flooring, but for the most part I love the price, and I don't have bed bugs.”

“I have been looking for an apartment for at least a month and was having a hard time because I wasn't comfortable with the people working there. As soon as I went into this office I knew I found the right place. They were really nice and I didn't have to chase them down or wait 20 minutes to get some help. I had to wait a little longer to move in because they didn't have the apartment I wanted for that time, but I did get one and a covered parking spot too. I cant wait to move in next month.”

“I had a really hard time looking for any two bedrooms available for me and little my brother within the area we work. My brother was able to look at one apartment but it was to small for what we wanted. So we decided to look a little farther but still within freeway distance. First I wanted to look online so I could save time and gas during my lunch breaks for a week until I picked 3 different apartments. I was able to get a few hours off work so I looked at the first two apartments until I found Legacy. It looked like they were under construction but looked very nice. Lucky me they had two bedrooms available and just had been upgraded. Black appliances, wood floors, big closets and washer/dryer connections. The staff was very professional unlike the other apartments I went to and made our hassle of moving a breeze. The only thing they could have done to help, was actually help us move our stuff ;-) What can I say 3rd times the charm!”

“So glad I moved here and my place is metro-cool and I can't wait to have my friends over when I get all moved in. Best part is my job is just behind me on Richmond and 5 minutes to get to work. Been looking for awhile and once I saw them fixing up all the stuff when I drove by I came by to check it out. I can work out, they got two pools and I already met my neighbor. My sister is already jealous and talking about moving here too. I have new everything in my place. Its all good.”

“I was here for 2.5 years, and I am so glad that I am moving. I'm not too picky but when it comes to roaches, that is a huge no no. This is MORE than an infestation. Nothing will kill them! I've even had to deal with bed bugs when I first moved in and it was hell! The only reason I stayed that long was because of the hassle of moving. They have upgraded the appliances inside and changed to hardwood floors. It would have been nice if the roaches weren't so many! The tubs are spray painted white and they crack & peel -_-”

“I have lived at this apt for the past year and it is horrible. I would not recommend this place to my worst enemy. first of all the prostitute problem that other people is saying is not true. I have come home late at night and have not seen any of that going on ever, but the roaches are horrible, you cant get rid of them because there are too many crack in the floors and walls, so no matter how much you exterminate they will always have a way to come back. the place has had some cars get broken into and the people can be a bit ------ depending on which side you stay on. my main problem other than the roaches is they have raised the rent twice to pay for the so called renovations they have done. when I first moved here it was 545, then they took it to 605, and now they want 665 which is ridiculous for this roach infested hellhole. NO ONE SHOULD MOVE HERE”

“I have lived here at Legacy for 7 months and I really like it. There is a lot of construction going on pretty much every day, but it is never a problem for me because they let us know ahead of time. I think they have pretty much re-done everything on the outside. The customer service I receive at the office is great, but I don't need to go there very much, just to pay my rent. It is easily the best bang for your buck in this area and I like the pool improvements.”

“I am new to Houston and I have had nothing but a positive experience since I got here a few months ago. I moved into a new upgraded apartment. I really like my kitchen and bathroom. They have a cool pool area too and I have covered parking & I can use their business center to print stuff if I need to sometimes. If everything keeps going great I will stay for at least another year.”

“This apartment complex should be tore down and rebuilt. They management has changed 4 times since I've lived here. The maintenance men are lazy they do not come in a proficient and timely manner and they sleep with the tenants and once the office is closed at 5:30 they walk around drunk. Safe is not a word that should be used when describing this complex. I have witnessed a gentleman known for selling drugs get into an altercation with another tenant pull out a loaded gun cock it and point it at the other gentleman in broad daylight where there's parents with their children at the playground. I have witnessed drug addicts prostitutes and drug dealers peddle through the complex with no regard. This complex has a terrifying ROACH INFESTATION. I had to get rid of all my furniture and my children's furniture because they were in there. They travel from my apartment to both of my vehicles. I had to even get rid of my kids carseats. One of my children i had to take to the emergency room to get there ear flushed because she had a roach in it. They only exterminate if you ask for it. I have been living here for four years and only had my carpet shampooed once. They never resurfaced anything nor did they repaint. The tub paint has peeled so bad that you can see rust.WARNING DO NOT MOVE HERE”

“I moved in here last week and I'm already regretful. My uncle is a HPD officer that patrols the area at night and has warned be about the home invasions, car break ins, drug dealers and prostitutes here. Last Thursday I turned in the "complaint checklist" they give you when you sign the lease and no action has been taken. There's a horrible roach infestation, mold on the bathtub knobs and refrigerator, closet shelves falling apart, bathroom cabinet wasn't even put in right (missing parts) AND our living room carpet wasn't put in properly either. Seems like they just painted over everything to make it look lovely, in reality, it's so bad. I moved in from Coral Club on Fondren to "live better" but I was WAY better off there than Legacy. Don't recommend it at all. Not to mention the huge holes in the parking lots, the dumpsters overflow and make the place smell like death AND the security camera's are located in a suck a** place. Stay away from here! I would give this place a negative 10 stars but unfortunately I have to select 1 to even submit this review.”
