“In May 2024 I moved into Vintage at 18th Street with the hopes of being able to make a home in the heights. In June, very next month, the roof above my celing started leaking from the rain. I reported it thinking they would repair it. They did not so I reported it again before the hurricane in July. Still nothing. The hurricane came and went with even more damage and mildew beginning to grow. I kept reporting it over and over to the leasing agents, and even the manager. It was not until last week that anything was done. They replaced the sheetrock but guess what? The roof is still leaking. This being just my worst maintenance issue here. Mind you anytime a maintenance request is submitted, it takes at least a week and me reminding them to get it done. I have asked them to just release me from my contract at this point and they have been avoiding giving me an answer for 3 weeks now. I love living in the area but I would not recommend living at these apartments.”

Also, there’s been a strange smell coming from neighbors apartment and they told us that they could do nothing about it. Worst excuse for front office people. They are useless!!!!! Update here! The smells and the loud noises are continuing. Now there is sewer gas coming out of the toilet every time we flush. We call the maintenance man, he said he would show up and we have not seen him. To add insult to injury steeplechase said that they've addressed the issues that were previously stated. Well they've only sent emails to the tenants who are are clearly smoking weed in their apartment. They have not done anything else to fix the issue. Last time when speaking with a manager, she stated "well, you can just move out with no issue". My mother and I find that to be a problem because we just moved here in February and we've been having issues ever since we moved in. If you are looking for something of quality to move into, THIS IS NOT THE PLACE. They even have rabid cats that are walking around on property and they told my mother they can't do anything about that either. My mom almost got attacked by one of the cats and she couldn't run due to a car accident injury. If we have to move, we are not going to do so without getting out money back. We pay 1700 for a three bedroom and the least they can do is make it livable.”

This apartment had beautiful upgrades, 24 access to the gym, a wonderful staff, a manager who is great at communicating and quick at handling issues. Did I mention the area is quiet and I have no trouble in finding parking spot! I give Oaks of Timbergrove an A+”

However, new management took over in 2021 and they have proven to me very non-responsive. Emails and voicemails to the office are regularly unanswered. Maintenance requests for relatively urgent concerns sit for weeks at a time incomplete. When going in person to ask about a maintenance request, I was told they were so behind that they marked the entire list as complete and started over. (This has happened twice in 2022 alone). I don't know why they can't seem to get a handle on responding to emails. All of the residents I speak to around the community are leaving or considering leaving when their lease is up. On the positive side: the community is very dog-friendly, having a small dog park. Most units have W/D, however, for those that don't, the laundry rooms are not a priority for management. Machines are always down. We hear the most from the office regarding taco trucks on weeknights. Overall, this is a good place to live, if you never need anything from the office. [Side note - my lease is up in 70 days, and I'm required by the lease to give notice of leaving at least 60 days before expiration, and I have YET to receive a renewal offer. Either they're behind or trying to get me to leave.]”

SINCE JULY i have had a leak under my cabinet, cold water faucet does not work in my restroom so i have to get cold water from another source to cool the water when trying to give kids a bath, when my AC was getting fixed the window units were taken out of my apartment on a weekend that i was out of town and my windows were neglectfully left WIDE OPEN and i came back to an apartment full of bugs, gnats and flies. they also took and never replaced the window screens so im still dealing with a gnat infestation. The final straw for me is that my daughter has now gotten her foot sliced open on the exposed metal under the carpet. I have sent emails to the apartment manager, Louis Gonzalez which have gone unanswered as well as to Brooke..Idk her last name, that have gone unanswered. needless to say i have contacted a lawyer and will be looking to get o ut of my lease so that me and my family can find a safe and suitable living condition. These peopel don't care about anything but getting the rent on time. You will get charged out the wazoo in fees and, in the two years I've lived here, pest control has not been here one single time. There is little to no professionalism or respect from the leasing office or manager and their communication skills are almost absent. Maintenance and constructions comes and goes with little notice and water is shut off on a bi-monthly basis for one reason or another. It's been one problem after another since I've lived here. To this day, I have water damage in the floors and baseboards that been there SINCE AUGUST and no one cares. Of course those of us who live here are renters, yet this is still our HOME. We requested multiple times to replace it but money is more than our safety for this management. If you do some research and swot analysis then you will realize why they have less than 3 ratings. I am in one of their non renovated and non upgraded unit but I am paying same rent what they are offering for upgraded and renovated unit my patio safety fence can drop anytime and I live with our 11 months old son but management and the owners of this property is super greedy and trying to save money. In last 5 years we paid our rent on time even during financial hardship due to pandemic I borrowed money from my friends and paid my rent on time but when I asked them to replace their 10 years old carpet they refused my request. Multiple times my package stolen from outside of the door but still they don't have any security cameras on the main entrance of the property. previous management was charging 30 for trash service with recycling and trash bags. but this management is still charging 30 but without recycling and trash bags. They ask you to upload your policy to that insurance company and that insurance company will say they don't have it even after 3 uploads. It is a scam. *No water pressure and especially for hot water. 2 years of taking cold showers, glad i am finally out of here *Security is a joke, some people have had all four tires removed from their cars over night and a lady was robbed/assaulted walking to her apartment in day light *Better hope there is never a fire, they let people park in RED Fire lanes all the time, if there is ever a fire it will be a nightmare *Do you recycle? Not here you wont, they have no recycle bins. I guess they don't believe in saving the planet *You will smell weed/pot and loud music is out of control. (bc they never changed the locks) but couldn't get in because the other deadbolt was locked, and they were pushing on the door to keep him out and it took the cops over 30 minutes to get there, (a lot more happened with that guy as well just too much to explain) but these people are nice at first but just lie and steal your money!”
— 11150 STEEPLEPARK DR · Houston“I had the misfortune of stumbling across this complex and thought that it would be a decent place to live because it was pretty cheap and the model unit I was shown looked really nice. I picked a unit, signed paperwork, and paid for everything I was required to pay for. When I walked into the unit I noticed that it was a little dirty. Then I noticed that the soap shelf for the shower was sitting on the bathroom counter instead of on the wall of the shower and found a small pile of trash left in the closet. Let management know and they got it taken care of pretty quickly. Upon a more thorough inspection I noticed a lot of other issues. The biggest concerns were three different areas that had obvious signs of water damage that were either ignored or badly covered up. There was also a hole in the sidewall of one of the cabinets in the kitchen, dead bugs in a few different places, an outside light fixture that was missing it's covering, excess caulking that was just painted over instead of being removed, flashing at the bottom of the kitchen cabinets that was just leaning against the cabinet instead of being adhered to the cabinet, damage to the countertops in the kitchen, what looked like water damage or rot to the bottoms of one side of the kitchen cabinets and to the bottom of the tub in the bathroom, the bar for towels in the bathroom had a screw that was loose in the drywall and looked like it might fall at any time, the door to the bathroom needed to be replaced as it appeared to be water damaged at the bottom, and just generally dirty/not cleaned well. I took pictures of everything that looked like it might be problematic and took those pictures to the leasing agent who passed them on to the manager. Manager agreed that it was not acceptable and promised to repair all these issues. After repairs were supposed to have been completed I went to walk through the apartment and noticed that a fire extinguisher was left in my sink, the apartment was even dirtier than before, there was still a hole in the sidewall of the kitchen cabinet, the towel bar was not fixed, only one of the possible water damage spots had been fixed (painted over, but most likely not fixed), they had replaced the floorboards under the kitchen sink but didn't paint them, and hadn't replaced the covering for the outdoor light fixture. I also noticed that the wall in the kitchen was spongy to the touch which indicates water damage or rot in the wall.”

I moved in on April 16th, did the initial walk?through, logged the conditions and issues that needed repair: the patio latch wasn't functional (it didn't lock then, and now completely removed, waiting over a month for a new part) and the bathroom faucet constantly dripped, now driving up the water bill. It has been 3.5 months since the staff was made aware of these issues and even after multiple emails, work days taken off and in person visits with the promises these issues would be resolved, I am still left with a dripping faucet and no patio door latch. There have been some break ins and robberies in the last couple of weeks, I am left to wonder if I am next. Frankly, I do not feel safe, cared about or a priority from my apartment complex, and I feel taken advantage and cheated out of a safe living environment.”

It ver trashy ground is not kept up homeless sleeping in the laundry mat people fighting in the middle of the night my car has gotten stolen and hit people coming solicited at 900 at night they don't even look like they are from att or Comcast cars being towed without reason or warning my car was 2 hour late and it was towed and the reason it was late was because their web site did not work it was towed on Christmas that was just wrong this is the month of January I am not going to pay my rent on time because I feel this complex is not living up to the expectations and there end of the bargain and I don't think I should be evicted or charged late fees I went in today 1/07/2019 @ 1000 that was the fifth time letting Irvin and the office know about the issues he promised that he would have it done well nothing was done well what can I expect there was nothing done all year my lease is up next month I guess the feel like they don't have to fix anything that it ok for me to pay all this rent and live in poor condition I would like to be let out of my lease now I have had rats issues with my apartment car towed and stolen had a police officer literally tell me that these apartments are bad and dangerous to live in I have asked several times to let me out of this lease I have no idea but they need to come and fix my issues I am going to report them to the housing authority and the city and the better business bureau I would never recommend that anyone live here I was also charged 400 cash from simira I will never know where that money went but I'm hoping I will get my deposit back after living in these conditions all year I would never recommend anyone live here it's the worst over charges the tenant Not even a one star these are the worst living conditions I have ever lived in and Irvin is not the best manager for the job and frank is a lowesy maintenance supervisor I wanna just move but I don't want to break my lease contact”

We feel safe, and this was one of our concerns when leaving so far away from our family. The staff is friendly, responsive when I call, even just to ask a simple question. Everything is close by, I mean everything, like Target, Willowbrook Mall, and food...like Chick fil A is right on the corner from here, so yes if you like to shop and eat, great area, nice people, and awesome apartments.”

First thing you will notice is you will have to get a sticker to park there , and even if the complex manager hands you the sticker and you place it on your car it still doesn't mean your safe from towing, they will call and have your car towed costing you over 200.00 if they do not like you , apparently they do not like getting repair orders for their dilapidated property. My daughter put in a work order and she gets her car towed in the middle of the night. This is not the first time these horrible office employees dealt a dirty hand to my daughter, right after she moved in she was accused of having extra pets and they insisted she pay a fine or more deposits, she only has ONE pet and she has secured the pet deposit with them when she move in. They are relentless in their efforts to cause trouble with a paying renter. I will be referring this matter to my lawyer for the expenses that they caused her, and for harassing her. Meanwhile we are looking for more suitable apartments that are professional and have some sense of how to run a complex without the unnecessary attitude and malicious doings. They have disrupted my daughters Job, and finances for the last time, Its obvious to me they have erased previous reviews , the past few years are missing except for last positive reviews from last two months { probably their own } , their deliberately trying to hide their inability to manage the property by deleting reviews , they can erase this one but I am a fast writer and plane to post my opinion as many places as it takes until they understand they need to Fix this property not act like a bunch of derelict employees.”

I've been at the property for a year and will be transferring to a larger apartment and newly renovated thanks to Symira and Tracie! Tracie has really been on my side and have blessed me and my family so much! The property is still coming together, and I'm very greatful for the great changes! The new maintenance team is great so far! Of course the complex isn't perfect, I mean what complex is? Just a tad bit more critiquing and we will definitely be there! I would suggest the gate system is fixed, and we residents received the defaulted gate code for times that we have guest over. Mr Erwin the new manager seems to be cool as well, no bad vibes when in conversation with him, which is awesome! Although it did take a bit of transitioning to get the property to where we are now, it was very helpful!”

For ten months I've been notifying the office of rotten sheetrock due to leaks (mold growing and visible) and each time they tell me they will call Camillo, the drywall contractor, to come and fix the problem. Six times i have done this over a period of 10 months without it being fixed! I have written letters to management with promises of it being fixed and notified ever single office worker they have had within the past year. Still not fixed. Camillo has promised to come by multiple times. Still not fixed. Quite possibly the worst maintenance crew/drywall contractor in all of Houston. Zero follow-up on maintenance requests. The assistant property manager Tammie is wonderful and the leasing manager Alicia is awesome!!! I love their warm hearts and their character is beautiful!!! This complex has done some awesome things for me. They're courteous, respectful, caring, compassionate just to name a few. The apartments have upgrades and such a cozy atmosphere!!! The keep the property clean and upbeat!!! If your looking for a place to call home that is willing to give you a chance in an area close to stores, restaurants, hospitals etc. This would be an ideal place to live. (3) Increase in rent every year, even with the drop in the local job market. (4) Extremely narrow parking spaces, and vehicles without stickers allowed to take up permitted parking spaces.”

Everyone i talked to says theirs went up the same amount. Roaches are everywhere, I feel like I live in the projects. I live alone and i do not cook often, i shouldnt have a roach in sight. I can hear when my neigbors bathe or wash dishes, you shouldnt be able to hear plumbing through the walls. I have to turn up the sound on my TV in my bedroom when they bathe, i cannot hear. My feet stick to the tub when I shower because of the paint they used before i moved in. the toilet is coming up, u can see where the glue is breaking. Parking is TERRIBLE. I know one apartment has 4 parking permits. I thought you were only allowed 2. Residents have to park where they can, so visitors do not have a place to park. Also, ther is dog poop in the grass all of the time. i see they are trying to remodel as tenants move out, but in my opinion, the only way this can be successfully done is to remodel each building one by one. Remodeling one apartment at a time, will not work.”

Music almost constantly, ESPECIALLY on weekends when you are trying to relax. I found myself making excuses to stay out of my apartment because I could not relax. #2. Dogs barking constantly and dog sh** EVERYWHERE. it's so bad that when you go outside, the "lovely" aroma of dog sh** hits your nostrils every time you open your door or window. I highly suggest watching your step. #3. The management and the maintenance. The maintenance wont fix your issues and like to just hang out outside. The management, namely Angela, the manager. Angela and her staff REFUSED to help us with any of our problems with noise and neighbors. In the beginning we tried to politely ask 3 of our neighbors to turn down their loud, rumbling music, but refused and started playing their music almost everyday out of spite. one neighbor even had the NERVE to tell US to get earplugs. Management would just say, "Well what do you want us to do about it?" and would say that they did something, but were obviously lying. They will also tell ALL of your business to the neighbors and flirt with all the men. #4. The washrooms.... words cannot describe how smelly, dirty, trashy, and utterly sickening they were. The washing machines were always broken and even when they were working, your clothes will still stink. I cannot believe they charged $1.50 to wash and dry.They were once even tagged with graffiti. #5. the gates to the community are ALWAYS broken and anyone can walk in. they serve no purpose. #6. People always hang around outside smoking, and sit on the stairs in front of apartments that aren't theirs. #7. The water system. The water is often brown when you run it. What an awful surprise it is when you're taking a shower or running a bath and find yourself in brown water! #8. The dumpster is always overflowing and people leave their trash on their front doors. #9. the apartments are in a word; disgusting. They say "renovated", but PLEASE. Awful. The ONLY reason we stayed is because we got a brand new apartment that no one ever lived in before us, so it was very clean and had nice upgrades. Unless for some reason you actually like all these terrible things, STAY AWAY! You WILL regret it.”
— 11150 STEEPLEPARK DR · Houston“We moved here at the end of April 2014. ------ (who seems to not work there anymore) showed us two apartments. The first one was an older apartment. This one was in bad shape and had been painted way too much to hide the things that were really wrong with it. I could not get out of that one fast enough. The second one she showed us was new construction because (what I heard from another tenant) that building had been in a fire. That one we took because it was new. First two months or so it was really quiet. Then the trouble began. A downstairs neighbor would play his music very loud -turning up his bass- often in the mornings. We called the office and ------ went to have him turn it down mentioning that this particular neighbor often did that. But you would think it would have stopped there. It did not, this guy continued to play his music anyway and told us we should put in ear plugs if we needed to "block out the sound" after my son went and personally asked him to keep it down. It was not just him though. We had another upstairs neighbor who would do the same thing except his would start at around midnight and continue for hours. We called the Harris County Sheriff Dept. numerous times and we have incident reports to prove it. I had to consult with an attorney on this matter and was given legal advice on terminating the lease BEFORE it expired because of the apartment complex refusal to remedy the situation ( stating that we were the only ones who have complained against these tenants) pursuant to the peaceful enjoyment clause every apartment resident has a right to (look up Texas law on this). It is called constructive eviction if they do not comply. The complex was sent certified letters at the advice of my attorney. They, particularly ------ who is the property manager, still had done nothing but give me lip service as to what was already done. We also have video evidence that shows we were and are not exaggerating these complaints. We took these for a specific reason. We finally had to move which was not easy as I work from home (both my son and I) which the music was interruptive of our work days and evening. Having to coordinate the move so we did not miss work time was an added inconvenience. I can tell you we plan on not letting this go at that. There are more legal remedies we can take against this place. This kind of piss off attitude of management cannot be allowed to go unchecked. The last review states that people are "just mad". Hell yeah we are especially if we pay rent and have a reasonable expectation that we will be treated like our money matters! If you have any complaints that are not answered, start a paper trail and send certified letters showing you have given them ample notice to take care of the things in your complaint. By the way, the last 5 star review was from someone in the office. Before you decide to lease here, ask a LOT of questions ( lesson learned for me). Boyfriend and I lived there for 7ish months before breaking our lease and moving elsewhere. Now I know that everyone is bashing this apartment complex and every neighbor I've ran into only had negative things to say about the place but at the time....I didn't understand what was so terrible about the place (it was our first time renting). Fast forwarding to where I'm living now and yes, the Reserves was and IS a --------. What I'm about to list aren't complaints but FACTS and personal experiences. You take what you will from it. I'm not from Texas and I've never come face to face with a roach before, that is until I lived here. When I first moved in I realized their were alot of DEAD pillbugs EVERYWHERE. Also, tiny little black spiders that jumped when I'd try to whack them. And then the roaches... they would just pop out of nowhere...dead and on their backs. The exterminator said it's because they are "tree" roaches and that they die within 48 hours of being in the AC. But oh my, the roaches out on my porch and front steps were terrifying. Also, the my laundry room had a big --- hole chewed into the wall (rats). Because of this I was too scared to use it and always used the community laundry room (which on a regular ate my coins). And when they finally patched up the hole it was such an eyesore. Oh and there was mold on the ceiling! Hm what else...the leasing office were some rude -------. A handful of times I'd call the office and they would answer by saying "hello." Like it was their personal phone or some ----. It would make me so awkward and I would say "Hi, uh...is this the reserves office?" Like ----- why am I greeting you?? And sososo many times I'd ask a question and they'd flat out tell me "I uh Don't Know". Water would randomly be turned off without notice which would piss me off because I'd have soap on my hands and then realize I'd just have to go to work that way >< There are SO many stray cats in this apartment complex. If a cat was in heat all you would hear is the cat yowling all night long. And lucky me, the cats decided to use the little bit of grass on my front steps as their personal litter box. I let the office know about this and they said they'll let the porter know about it but that they can't do anything about the stray cats for this reason or that. Well there was always cat ---- in front of my townhouse and I was afraid that my neighbors would think it was my dog's or something. Which by the way, I pick up my dog's ----...idk about the rest of the dogowners living there... AAAANNNDDDD lastly, the worst thing of all. For weeks I kept hearing...noises. I thought it was just the neighbors since we're all living in close proximity. And then one night while I was downstairs on my couch I heard distinct feet scurrying above in my ceiling. It was so loud and so clear that my dog woke up and began growling. Even still I didn't think much of it...my bf thought I was crazy...untill he heard it too 2 weeks later. The exterminator came out while I was at work. I called the office to see what came out of the visit and the exterminator said there was NOTHING HE CAN DO BESIDES TEAR UP THE WALLS WHICH HE WASN'T GOING TO DO. Mind you we had an ATTIC he could've investigated into!!! The office lady said that the ext. claimed that the rats (Boyfriend is convinced it was something bigger) were attracted to the way we were living. By that she meant the fruit we had on our table and dishes in our sink. She was PASSIVELY TELLING US THAT WE WERE DIRTY!!! What the hell? It was ludicrous. The rodents were in our WALLS! I've never witnessed anything that would claim that they were INSIDE my apartment. So how dare she say that!! By then we had already put in our 60 day notice so I didn't fuss too much about it because it was clear they weren't going to do jack squat about it. So I just lived in fear until it was time to move out. I'm not going to tell you what to do but please do your research. I live at the Winchester Place now in almost the exact floor plan except bigger and oh so much nicer for $40 LESS that Reserves. AND the Fitness room is part of the amenites here!!! At the Reserves you have to pay $30~ FOR A KEY and when I wanted to purchase one the office told me there weren't anymore available to purchase and she wasn't sure when she'd get another shipment of keys! WTF! So yeah don't be fooled.”
