Pros: Quiet, maintenance is responsive, unit has great finishes, doormen are friendly. Cons: Laundry machines are constantly broken.

Unit 529 Pros: Building is rent stabilized, large windows and large balconies, well insulated, somewhat soundproofed, nice floors, multiple elevators. Cons: Building feels like it is not being taken care of, management is not responsive and very dismissive, super asks for cash payments to make sure you get your deposit back, many people have reported not getting their deposits back or only partial for normal wear and tear. Amenities are almost always broken. Advice to landlord: Respond to tenants issues more directly and answer questions with full thought.

Pros: Good size apts, reasonable prices, great rooftop Cons: Local community sneaking in, non residents using resident spaces Advice to landlord: More on site staff

Pros: Building is in a great location, clean and has a nice esthetic. Cons: Neighbors are extremely loud and not self-aware. Advice to landlord: To seriously consider issues when they are brought up by tenants. In addition, to do a better job at vetting out the tenants.

Unit 452 Pros: Beautiful lobby Good proximity to trains, restaurants, nightlife, groceries Dog friendly Cons: Management is utterly incompetent and they do not care about their tenants. You will not be able to get ahold of anyone over the weekend, even in case of emergency. The laundry room is ridiculously expensive ($3.50 per wash/dry, I think sometimes higher, making one small load $7 min!!! for a 2 person household we usually have 4-5 loads a week given how small the washers are). But most of the time, the machines don’t even work!!!! As of now, about 70% of the machines are busted, and no one takes out their clothes in a timely manner. Mosquito infestations in all outdoor amenity spaces (dog park, roof, etc.). Gym constantly has broken equipment and is not well maintained. Some neighbors are nice - others are insufferable. Cigarette and weed smoke wafts up and down the halls - I’m 420 friendly but the smell is ridiculous. Advice to landlord: Get real

Pros: The building is beautiful and generally well maintained. The roof is like a resort, the gym is great, and staff are friendly Cons: You have to pay more for the amenities, the laundry is expensive, and the units are only ok

Unit 728 Pros: Great amenities and outdoor spaces. The staff is great. Cons: Management agent is awful. Slow to respond to requests and very rude. Advice to landlord: Fix the morale of your management team. They clearly hate working there.

Unit 108 Pros: We have been here for a year, and really enjoyed living here. The amenities are great although some of the higher level ones seem to go almost completely unused (we just had the basic package, it gets pretty expensive for the top tier). The staff were great and friendly (shoutout to Leonard), any minor issues we reported were dealt with in a timely manner. The rooftop is great. We found our apartment to be quite spacious and comfortable. Management organize some cute building parties for Halloween and 4th of July etc. which were fun! We overlooked the courtyard and I felt like it was quite peaceful. Foodtown grocery store on Noll St is very nice and convenient. Cons: Our agent told us that there would be free yoga classes in the building, but this only started up again in the last few months (but when they started they were great! Thanks Angie!). We moved in right after Passover, and management didn't have a key ready for us, they tried to make it seem like our fault but we were not aware we had to put in a request for keys to be made and our lease started that day. The front desk also told us we couldn't move in that day but we insisted. In our case, we didn't have movers, and were on the first floor so we didn't need to rent an elevator (something they don't seem to mention beforehand but then when you get there it is an issue). It is possible that if management had not been offline for Passover, these things wouldn't have been an issue. The area is not the best, very industrial on the way to the L and around the Flushing M/J/Z stop, it is a mess with garbage blowing around. You are a decent 20-30 minute walk to most of the main draws of Bushwick. As for the laundry room, it is hit or miss, when we moved in it was a huge miss but things have seemed to improved. You can get a decent washer and dryer or not and you won't know until after you have already paid a pretty high price for the machines. We were using a laundromat for a few months instead. Biggest pet peeve about the laundry room is you have to use cash to top up your laundry card (the ATM in building has a 3 or 4$ fee for use) and you can't use 1$ bills to top up your account so you end up getting an odd amount left on your card.

Pros: Clean, cleaning staff Cons: Cigarette smoke, unresponsive management, extreme noise, gym use rattles apartments at all hours, poor ventilation, trespassers in building Advice to landlord: Listen to your tenants. Hire more staff because nobody can keep up with this building

Unit 829 Pros: The staff are all really great and helpful. I don't use the amenities much but they're in pretty decent condition. It's situated between the L and M/J lines. I really love my apartment. Great layout, large south facing windows. My apartment is like a greenhouse almost, which means I almost never have to turn on the heat in the winter. It does get very hot in the summer though and expensive to cool down. Cons: It's a bit far from the subway station. About a 7-12 minute walk to the nearest subway lines depending on which one you're going to. The super and building management are really hard to get a hold of. Not even the building staff seem to have the ability to contact the super/management. The coned delivery charges in this area are insane. Most months I pay more for delivery than than electricity itself.
