Pros: This building has a good location near the park and trains. Cons: They are trying to flip this building one apartment at the time. This place has rent controlled apartments from the 60's when it was built. They are now renovating and charging market rate prices for apartments trying to maximize profit in the building. It is a wild juxtaposition. I saw huge rats in the basement. The doors never close so literally anyone can walk in. I grew up in NYC and i have to say this building is wild. Like fireworks in the main courtyard all night wild. I have never gotten so many citizen notifications that turn out to be MY BUILDING. Cops called often for the courtyard and elevators often breaking down. There are many cool families that are just going about their business but of you are paying over 2k(what they are asking) this building is just too big. It is basically its own neighborhood and management is not responsive. If nothing goes wrong you are fine, but if you have to rely on management you are doomed. Advice to landlord: Don't charge so much, and flip the rental properties into rent to own. Reevaluation from the ground up

I have been living at the Ebbets Field Apartments for almost years. This amazing complex offers a number of amenities, such as parking lot playgrounds. The location is so centric, near to parks such as the Brooklyn Botanical Garden and Prospects Park, and also it has many shopping centers close to it. The maintenance staff is amazing. The housing complex offers a great value for the money. I live in a 3 bedroom apartment with views of the Manhattan Skyline.

Pros: Large apartments located near transportation. Light and gas are included. Cons: Extremely dirty with frequent flooding in apartments, problems with rodents. This building is like a overpriced project. With all the crime as well. Advice to landlord: Treat your tenants like they are living human beings. Do not illegally over charge them in rent.

Pros: You don't pay for electricity. Rooms are big. Cons: Roaches. No matter what you do they will live with you :) Constant loud music. Not the safest area. Elevators are slow and regularly breaking down. People urinating on stairways and in elevators. Advice to landlord: Do something with a constant loud music.

In 2018, we rented a 3 Bedroom apartment at Ebbets Field Apartments. My son attends the local elementary school, so the location suits are quite well. So far we have had nothing but pleasant experiences. The neighborhood is quite safe, family-oriented, and there are a lot of parks for the kids to play. The building is clean, there is a 24 hour security, onsite maintenance and porter staff.

I've actually been here since 1984 off and on. I ONLY moved back because its one of the few buildings that isn't NYCHA that doesn't charge for gas, water and electric. (So far). Yeah there's a lot of nice cosmetic upgrades to the newer apartments, but you have to be careful of mold, leaky plumbing, subpar elevator service, vermin, roaches, just to name a few. The area isn't as bad as it used to be, HOWEVER there's still a bit of crime in the area. Maintenance, while the crew is pretty cool, their work isn't the best. There are only a select few who actually know what they are doing, but I guess for whatever pay they receive, it must be equal to the work that they do. Its not the worst place to live community wise, but management treats this place like an unwanted step child. They treat and keep up Lefferts Gardens, much better than here. If you do decide to rent here, make sure that you don't get stuck with a preferential rent lease, and also make sure they don't get you in with one price and then up it when you go to sign the lease. Also don't be swindled into paying over 3K for rent. I don't know how they are getting away with charging over that here. Do your research.
