Pros: - Fantastic building staff - Package valet is extremely efficient - Neighbors are friendly and normal Cons: - Pretty high up in terms of streets, so going a few blocks up can be a little sketchy - Older building with date decor

Unit 38D Pros: Responsive staff, safe, great location, soundproof Cons: water leak issues for both the facade and indoors Advice to landlord: address the water damages more quickly

Pros: -Great doorman, made my whole experience - so kind and caring -Beautiful apartments and lobby Cons: -Management company was good, could be a little more compassionate and easy to work with though Advice to landlord: Coach mgmt company to be a bit more caring

Unit 10G Pros: I've lived in the building for about four years and the apartments are very spacious and reasonably priced since it's condos. I also like the location between 2nd and 3rd aves and as it overlooks the quiet street of 91st, it feels very residential and community vibes. Cons: It can be very challenging to rent through an owner - it requires extra approval for repairs and the apartments are old and not the best maintained (which could lead to pest problems and general appliances breaking down more frequently).

Unit 19F Pros: Responsiveness of management company and maintenance staff, outdoor play space for kids, pedestrian street. Cons: In 1623 building, when service elevator is being used, the wait for the other elevator is occasionally long.

This RY building is DEFECTIVE. The metal pipe that protects electric wires inside walls performs as a "water drain" in case of flood. When flood occurs in 20th floor, for example, the water will immediately flow through these electric conduit pipes and start damaging all lower floors one after another (19th, 18th, 17th, and so forth). Your hardwood floor, furniture, and stuffs will get damaged. You can even get ELECTROCUTED. These pipes can also flow toxic gases in case of fire. RY management and their attorneys know and hide this "dirty secret" in order to maintain the building value while residents are "unknowingly" taking risks living in the building. Just ask the "Maintenance Director" or "Super". They know this secret more than anybody else. There is an "inspection report" regarding RY building defects prepared by Engle Martin & Associates in Aug 2018. Go check it!

Loud maintenance or construction almost continuesly. Definitely not your place if you work from home. Maintenance never fixed on time, instead of promised max 1 hour no water you're not having water for half a day, etc. Tough to get a friendly smile out of 50% of doormen. Elevator upgrade program means that there is always one elevator out of service, while the old and new ones don't communicate.
