I was a resident of 37 Wall St for the past year and will not be renewing my lease. While the apartment's themselves are nice and the people who work in the building are angels, the management staff is horrific and seems to think they are untouchable. There is no hope of getting anything done if you have to deal with ----, he is a highly uneducated man that is clearly power hungry and enjoys having fun with the tiny piece of other peoples lives he can control. The bottom line is that if you like an apartment and think its a fair price you should go for it, just be prepared for all of the amenities advertised to be complete BS. The elevators don't work, when we moved in the service elevator was out of service so we had to carry our stuff up the stairs. They are constantly breaking and alway smell like trash. The halls smell like dog urine and because they are carpet there is no chance in getting rid of the smell anytime soon. The laundry machines ruin your clothes and they charge you extra $0.25 for every single wash you choose. So they say it costs $2.50 but you're always charged $0.25 if you want a specific type of wash.

OMG DO NOT MOVE HERE IT IS DANGEROUS. I am a current resident, and the building management refuses to contract with an elevator maintenance company, so the elevators repeatedly break down. Tonight people got TRAPPED tonight in between floors, and the doors opened. The fire department showed up to get the people out and it took a while. Completely unsafe. Yesterday I road in an elevator that started bouncing and got off to walk several flights. Best case you will wait 20 minutes to catch an elevator. Worst case something scary will happen to you or a loved one. The elevators are not the only gripe, but I want to stress this to anyone searching for an apartment. Don't risk it.

My lease just ended and I don't plan on renewing. The apartment themselves are nice but when you move in, they don't do a great job cleaning. I had mold and soap scum in the shower, behind the stove was wire hangers, a bra, a used condom, condom wrappers, a used tampon, and a ton of dog hair. The inside of the stove was greasy and never cleaned by the building. One of the central air units was not functioning. I complained to the PM who said he would reimburse me for the cleaning expenses. I told him that I didn't hire someone and I didn't want to wait to schedule anyone so I did it right away but if he wanted to help, he should prorate my rent for 1 day and the cleaning supplies. He laughed about it and said OK but never did. I contacted him the next month when I didn't see a credit and his response was: I don't remember that, do you have me agreeing to that in email? Uhh no, we spoke on the phone. His response was if he didn't remember it and doesn't have it in email, there's nothing he can do about it. During my 2 years here, I've had a couple of issues that needed the supers attention. Sometimes the super would close out the work order without ever showing up claiming he had no access to the apartment when I granted him access. I also work from home so I'm always around if they actually showed up. I contacted the PM through email but guess what? He never responds via email, he'll ask you to email him but he will call you so there's no proof of what's being said. He also promises you credit but never gives it because he has no proof of agreeing to it through email - how convenient! The doorman are horrible and never at the door. They're always hanging out at the front desk talking or playing on a laptop or their phones. During big maintenance issues (a few times there was no cold water and the water would come out scolding hot for days because the super never showed) I would find the super playing pool in the lounge with the porters or hanging around in the gym talking. When I would ask him about my repairs, he would say he's not upto it and Has a lot of other people ahead of me. I'm not renewing my lease and don't plan on recommending anyone to live here.

i live here. i will definitely move out the minute my lease finish. dont kid yourself, this is not a door man building. the doormen, a very few of them are good, the most of them are garbage. not professional. not helpful at all.

I dodged a bullet.... i was interested in renting here so scheduled a viewing of the apartment. The concierge/front desk was no where to be found for over 20 minutes. and the doorman stood there looking without helping me. I finally make my way up to the leasing office to the rudest person i have ever met. She refused to say hello when i greeted her. She looked like she just rolled out of bed. and showed me only one out of the two apartments that were available. the kitchens do NOT look like how they look in the photos. the apartment was not in the best condition. i hope the people who live in the building are getting a deal because i would pay a fraction to live in this building. yuck

Nice building, but very exspensive. Brown water comes out of the faucet twice a month, so be sure not to drink the water. People at the front desk are friendly, but the manager at the gym is rude and will not buy new equipment to improve the gym. Even if it is something that is as cheap as a jump rope. She fails to fix broken equipment and is just rotten to evey resident that walks in the gym. Floors are rarely cleaned and occasionally elevators are out of order. So, getting to your appartment can be difficult at times. Laundy room is always dirty and broken washer dryer units are rarely fixed.

After recently moving out of the building, I wanted to circle back around and give my impression of what it was like to liver there for 5 years. Initially, my wife and I lived in the one bedroom for 3 years before deciding to start a family, then worked with Mark and was able to get into a 2 bedroom for the next 2 years before deciding to purchase a property of our own. Let me preface this buy saying that if we were able to buy the apartment that we were living in, we would have... full stop. First off, the guys that work at the building are fantastic. They are always there to assist with maintenance calls in addition to being attentive to the people that live there. They are courteous and professional and just good all around people. Frank, who is the super, is available if needed and always willing to go the extra mile to get things right in the apartment. Secondly, the building is clean and never (even with the occupy wall street crowd) did we feel like it wasn't a safe place to live. Additionally, the mezzanine space was always available and clean. The theater was great in addition to the weight room. They are constantly updating the equipment and freshening up the place. So, all in all, it was a great experience living there. We always felt like it was a home and never did we ever regret living there. Thanks to Mark, Frank and the rest of the guys that keep that place running.

Agree wholeheartedly. I've lived here for 4 years and can tell you it was good the first year or so. Then it went straight downhill when they decided to drop any standards for resident applications aside from resident income. I suppose that is why the building looks like a friggin dormitory now with people acting like fools, throwing other residents' laundry into the garbage, etc. I think they moved an entire student body in here from a nearby school and allowed a bunch of trust fund baby morons who have no business living here into the building. This is how desperate these people are to get bodies in the building. And of course they trick you with the amenities like most buildings. The people who live in this building are nasty and unfriendly, with us having to deal with a few neighbors that just didn't want to show common courtesy, the hard way. This building has truly gone downhill and is about to hit rock bottom. The management has literally stopped giving a crap years ago and the gym ---- in the lounge Marie really should be flipping burgers at the local Macdonald's. It still blows my mind that someone of her age is still doing something most high school kids wouldn't take for a summer internship. I suppose that is why she has no life and is extremely bitter. I. AM. DONE.

By far the worst building i have lived in. i have lived in this builing for 1 year so far and have not enjoyed it at all 1st i want to start off by sayingThe rent is very high and I feel that I am not getting what I pay for every month.2nd the staff is is extremely unprofessional. They sit down when they are being a doorman & concierge they have these ugly fans & chairs,they always fool around in the lobby & desk like kids at a playground. 3rd the handymen have just fixed things halfway, just enough so it looks like it's okay from the outside. The building is pretty but it's not kept up by the staff. They never clean the laundry room, they leave the garbage laying around, 5th Maintenance is very slow and takes their time. I always see them joking around in the hall ways or relaxing in the lounge. i laways see ----- (the head of maintenance) standing around in the gym doing nothing, just looking around and playing pool & ping pong with the other staff memebers or hes talking on his cell phone. The last thing is the hall ways and elevators are VERY!!! HOT!!! they have no ventilation or A/C its like 105 degrees in them, the hall ways stink because its so HOT in them. i once saw my neighbor taking his dog out to urinate by the refuse room and then just walked right back in to his apt. I STRONGLY ADVISE YOU DONT WAIST YOUR TIME AND MONEY COMING TO THIS BUILING ITS JUST NOT WORTH IT!

What to say....first off I'm a little shocked at some of the poor reviews posted below. Having lived at 37 Wall St (in a J line unit) from April 2008 to June 22 2012 I can certainly say that none of what is posted below is true. I ve detailed the good and the bad (of which there was virtually none) below, I ve added pictures of my actual apartment as proof that this is a legitimate review, beyond that having previously lived at 100 Maiden Lane and The Crest Lofts at 67 Wall St I can say from experience that this building is heads and shoulders above those two in every aspect at the same price point. Further to that I have a lot of friends that live in FiDi (45 Wall St, 95 John St, 200 Water St) and none of those buildings can even compare. Only reason for leaving is a work transfer cross country, otherwise I d certainly be staying here. This is an entirely unbiased review from a long time resident of the building, if you have any questions my email address is [email protected], feel free to contact me if you d like. The details: My apartment top notch finishings throughout, nice stainless steel appliances in the kitchen, the bathroom fixtures, marble tile etc, all installed correctly and with care, strip wood laminate flooring is great, very durable, a ton of storage space in the kitchen cabinets, GIGANTIC 8 x 7 walk in closet (one of two) along with a couple of other coat closets provided far more storage than needed but were great to have, big windows and natural light as well as 10 foot ceilings gave the space a very open lofty feel. The gym fantastic, it s essentially a small Equinox, 5 treadmills, 3 elliptical machines, 3 stationary bikes (all with personal TV s), a bunch of weight machines as well as a full array of free weights in their own dedicated area. Always clean, always totally functional, always maintained, good sauna & shower/change rooms, free daily yoga classes in another private dedicated area, they can arrange personal trainers for you, the list goes on, absolutely 5 star in every way. The tenants lounge another fantastic amenity, 2 pool tables, a ping pong table (all of which are pro quality) a couple of large flat screen TV s with full cable, free wifi, full kitchen and a great movie theatre/screening room that you can reserve for televised events or movie nights. Monthly tenant mixers which are actually good time **note there are a lot of good looking people that live here, seasonal events for the tenants (Thanksgiving/Xmas/Easter etc.) Rooftop patio/sundeck - renovated last year, great size, gets sun all day long, more than enough beach chairs, there were always a few available at all times. The laundry room big, clean, all washers & dryers functioning at all times, approx. 20 regular washers & dryers as well as a couple of large industrial sized machines. I don t ever remember having to wait to do laundry in my time there. The valet stand in the lobby pick up and deliver dry cleaning for you, can arrange apt cleaning among other random tasks, it doesn t get more convenient than this, period. The staff all are great and genuinely care about the tenants, ----- the superintendent runs a tight ship, --------- the head maintenance guy is great, if he doesn t take care of a repair personally he always follows up to make sure whatever was done was done to your satisfaction, all of the porters and the rest of the building maintenance staff are great as well, the front desk staff were always courteous to guests and more than willing to help whenever necessary. ---- in the management office is a class act, there was an occasion where one of my rent checks was lost in the mail, we kept in contact about it and I eventually just sent a replacement check he waived the late payment fee when he was not obligated to do. The only negatives experienced here - and keep in mind this is over a 4 year time span were 2 mornings (separated by at least a year each) where there was some sort of hot water issue in some units, it only took maintenance about 45mins to sort out. Regardless I showered in the gym, no fuss no muss. There were 3 days last summer where SOME of the air conditioners, not all, in the building were nonfunctional due to an emergency repair that had to be conducted on a rooftop unit, again, this was wrapped up in a very timely manner. My apt was one of the units that had the issue, building management provided fans to effected tenants free of charge for use during this time. That s it, that s all - in 4 years.
