Unit 1612 Pros: i really like the location, the updated units are really nice with stainless steel appliances, the units are fairly large and great views into the city from the upper floors. maintenence response is quick although they might not be nice about it. Cons: some bugs found on the lower floors, I have smoker neighbors and the building doesnt do anything about it. Washer and dryers are always breaking. but there are multiple washers and dryers so its never a huge deal.

Pros: Affordable rent; close to Manhattan - one stop on the F train OR the Roosevelt Island tram apartment was updated and very spacious Cons: COCKROACHES in the garbage room of every floor hot water was inconsistent i once met someone in the elevator who was bleeding because he was shot! building itself is not well kept management sucks. does not answer your emails. Advice to landlord: Please improve the safety and cleanliness of the entire building complex

Unit 450 Pros: Kid friendly neighborhood, great school Cons: Dirty (carpets never washed, dogs urinating everywhere, people tossing random trash in hallway), Smoke smell through building with management not enforcing own smoke free policy and requiring all to sign riders, security questionable with front door lock always broken and packages stolen (with management saying it is out of their hands and to call PSD, who only take info but do nothing...don't even check cameras). Near future will be submitted electricity, increasing monthly bills. Advice to landlord: Enforce your own non smoking policies and do something about that front door. You have cameras but don't do anything when crime occurs...so what's the point?

Unit 410 Pros: Most of the buildings are interconnected so you can walk through, out of the elements to the end. Covered sidewalks. Easy access to library at end. Building for the most part is quiet. Three bus stops heading east right by building. There is community room with water views, a gym, a playroom, of some included amenities. Utilities are all included with rent. Units are incased in concrete, so in case of fire, and there have been many, it usually stays contained to unit. Rents are slightly lower than mainland Manhattan, even though we are considered apart of Manhattan. Units are spacious. Large Windows in most units allow for natural light. My kitchen is an eat-in, and there is a dishwasher, stove with many features, including an air fryer feature, there's a microwave and refrigerator, all stainless steel. Stone countertops and walls behind sink and stove. Cons: Front doors are constantly tampered with by some tenants allowing anyone in. Elevators are risky and need replacement . All stairwells smell of urine and stairs are rusty, rusted through, crumbling, or dodgy. All laundry facilities are old and machines frequently break and laundry rooms are frequently closed for bandaid repairs and are frequently closed. Laundry rooms when open, now close at 10pm, due to problem tenants. Some tenants are disgusting and so are some home health aides, when it comes to disposal room. Landlord is currently trying to submeter complex to force tenants to pay utilities separately. Building exterior pathways need work from settling. Poorly renovated apartments, bad wiring, frequent electrical problems including fires. Poor unit storage, my unit has only three closets, one shoved under stairs. Not adequate, upgraded electrical outlets every six feet. Definitely, old, outlets are far from the next. Can lead to risky behavior with some tenants, who aren't as responsible or bright. Inadequate heating. Landlord controls thermostat, it is intentionally off, and resets to lower temperature. Room thermometer proves it's intentionally off. Landlord says it's 74°F in unit, room thermometer says it's 66°F. You wake up with sinus pain breathing in cool dry air. Set thermostat to 74°F and it clicks and resets to 70°F. The time on thermostat changes, also, to try and force lower temperature. Cabinet space in kitchen is horrible, my unit has only one drawer. Dismal counter space. Constant issues with hot water in kitchen. Gaps between floors and walls, I have caulked, water bugs used to venture in, covered dirty dusty vent in bathroom, Daddy Long legs would crawl in from vent, plus covers up most of cigarette smell from residents smoking in their bathrooms. Entry system is silly, you get a fob, key or app on phone. No backup. They don't want none tenant to get access. So no Home health aides or relatives with front door access. Due to some residents hanging in front, smoking, including marijuana, playing loud music and being a nuisance, they banged up benches in front under atriums. So the elderly, there are many, who used to sit and rest as they made way with groceries are leaning up against walls. It's sad. That was not a correct solution. I would have put planters on concrete benches in spots. It would have looked like a nice garden. There are small wooden benches. Not adequate. The young children from the Mosque have to balance their meals after Eid while two women can sit and everyone else stand. This was a dumb action by landlord. They give to troublemakers, like a parent dealing with a spoiled brat. "Now, no one gets anything," type of solutions. They still hang out there, now they stand, or go by side steps of school and smoke and drink and leave their garbage behind, or smoke in stairwells. Their noise and smell of their cigarettes and marijuana get into your units. As of Ju;y 29, 2025, they are wrapping the building to insulate for draft and temperature control. I am in a market, so my rent was increased over 10 percent. A lot of other people are complaining of their increases, too. Management said they are making capital gains improvements, Entry mechanisms are problematic. the app stopped working so the entry way at times is full of people waiting to get in so they can go home, the key fob has acted up a few times where door makes one short beep and light stays red, then it will turn green and let you in after a few tries. There are issues with some of the air conditioners. they have windows units installed into a wall sleeve. Window and wall units work differently. The ACs are blowing cool air but not cooling. Management company C+C is huge, again they don't care about their tenants. Advice to landlord: This management is okay, but if you need most anything from main office, they are unresponsive. Very difficult to get in touch with some departments. There needs to be communication. Stop the frivolous lawsuits of evictions.

Unit 134 Pros: gym available in building and co working space lots of room Cons: roaches - 15 found per week management doesn't seem to care knowingly rented out the unit despite previous renters abandoning lease midway poor heating fire hazard from lack of theromostat in one of the bedrooms leaking, water damage and mold Advice to landlord: better pest management

Unit 706 Pros: The apartments are updated and spacious. Cons: So much to say here... - The building is not well maintained. - They will try and increase your rent by at least $1000 each year even if you are a long time tenant. - Management never responds to emails and their phones are disconnected. - Building doesn't respond to maintenance requests. - "Gym" and Laundry are poorly maintained. - Packages stolen frequently and nothing is done. Advice to landlord: Stop charging a premium for apartments that are NOT in a luxury building.

Unit 405 Pros: I loved the location, the apartment was larger than anything I saw on the market far below what market price was. The unit had been recently renovated so it felt like a brand new, modern space when we moved in and we really enjoyed having access to an in-building laundry room, in-unit dishwasher, and in-building fitness center. The coworking space is very well maintained as well and usually very quiet for WFH. Cons: The insulation of the building leaves much to be desired. We were blasting the AC in the summer to keep the apartment from reach 80 degrees and using multiple space heaters in the winter the keep it close to 65. Management is not very responsive and required numerous follow ups to fix mundane issues (flooding from dishwasher under sink, broken microwave, clogged drains). Renewing our lease was a pain because it took months for the leasing office to respond to our emails and calls so be prepared to follow up like its your job. Advice to landlord: Hire more people to respond to tenant inquires. Don't implement submetering without fixing the insulation issues in ALL units first. Respond to reports of roaches in unit with promptness.

Pros: Management was responsive most of the time. Amazon locker + gym are a nice addition. New management seems to be making active improvements Cons: Pest problems, hot water went out a few months ago Advice to landlord: Need more ways to get in and out of building besides the phone app

Pros: We were new to the city and country - this building was the only one willing to lease to tenants without social security or credit. Cons: Simply poor management. It took many months to process a simple registration process, and the air conditioners that were promised by the realtors were never installed.

Unit 746 Pros: Rent is low, near subway, near shopping, quiet neighborhood, nice neighbors Cons: Heat sucks, management pretty unresponsive, building clean but public W/D is a mess
