Pros: An incredible view, amazing location, easy commute Cons: Management is horribly unresponsive, rude, and have hours that no working adult can attend. Units are poorly maintained and have reoccurring problems that won’t get fixed. Price is high for the quality of the apartments Advice to landlord: Respond to residents in a timely matter and maintain your property

Pros: Location, apartment itself, elevator, laundry in building Cons: Packages were frequently stolen, there was a fruit fly problem in the building for months, intercom system was also broken

Pros: The newly renovated apartments are very nice The water pressure is out of this world, if anything too aggressive for the mornings if you are not a morning person Cons: The management is absolutely irresponsive You can only get access to the Gym if you are at the management office between 2 and 3 pm on Thursdays to get special access, and whenever it's open it is packed The hallways are nightmarish, there is poop smeared on the carpet that smells like wet dogs for a week after every rain episode.

Pros: It's on Roosevelt Island, which is a great place to live. The renovated apartments are nice and spacious and light, and many have great cross ventilation. Cons: The water has cut off with no notice several times...sometimes it runs brown...sometimes it isn't hot. The laundry rooms are filthy and all of the machines are never working all at once. The maintenance staff are unresponsive. Advice to landlord: Hire more maintenance staff and advise them that they need to be polite to the tenants.

Pros: Nice views Safe area Cons: No transportation off the island Unresponsive management Expensive Facilities always broken Loitering Advice to landlord: Quicker response time + no rent spike until transportation is guaranteed

Unit 709 Pros: Spacious and well renovated apartments. They finally built the gym they’ve been telling us they’d build for years. Mostly quiet building in a nice neighborhood. Cons: They expect you to pay luxury apartment prices yet leave renters without hot water for weeks on end and have roaches crawling around the building - regardless of how clean you personally keep your apartment. The laundry rooms are constantly closed or the machines are out of service. People are moving out daily. Advice to landlord: Stop driving up rent. People who think $3K for a 1 bedroom is cheap are not going to put up with roaches, no hot water, broken washing machines, and a myriad of other problems.

Unit 748 Pros: The building is spacious with plenty of options for laundry with laundry on different floors to the connected buildings. The walls are thick, so sound doesn’t travel easily. Most units are being renovated. Beautiful views of the river (for the apartments facing that way). Cons: Lousy security. My packages were stolen 3 times. Emailed for them to look at footage and took too long for them to reply. Cut my losses and started shipping my packages elsewhere. The receptionist for management office is very rude if she’s still there. Advice to landlord: Beef up security!

Pros: the neighbors are nice & everyone commiserates for having fallen victim to the scam Cons: Units have significant damage which has been concealed and the renter will find out eventually. There is no heat, there is mold, a theft problem, and management will ignore all your complaints. Advice to landlord: Stop scamming people.

Pros: - Relatively spacious apartments for rental prices asked - Management responsive but very very slow - Good location relatively to transport - Air conditioned units Cons: Corcoran real estate continuously lie to get people to lease to this building - If you see an apartment and they tell you they will renovate it by the time you are in etc etc ... do not believe them, they will not do it, what you see is what you get. Wish I had known this and I would not have rented here. - They advertise gym as an amenity yet gym hasn't been available for over a year - Laundry machines have to be paid for and laundry rooms are constantly dirty. - Building is more often than not in pretty unkept condition but that I don't blame on the management I feel it's everyones responsibility to contribute to the cleanliness of the building - Cockroach problem is never ending in all refuse rooms as well as apartments - No range hood above the stove so if you are frying alarms will be going off, of course in the summer you can open the windows but that's not so comfortable in the winter Had I known all this I would have chosen to live elsewhere so I feel that people will appreciate this information. Advice to landlord: I would advise the property owner to communicate realistic expectations and be transparent with tenants and prospective tenants. I would also advise that they hire people that will support them to keep their projects on track in order to improve their credibility and reputation.

Pros: Quiet , Lots of elderly, lots of events Cons: Owners responsive , I had an incident and it took 8 months to fix & I’m still waiting for a resolution. Rude staff
