Pros: Location, adequate pest control and maintenance Cons: Management brushes off or ignores noise complaints about the constant barking from Roosevelt Pups. Do not move into the third floor above the dog daycare OR any apt facing the alley behind the store. There is loud barking, every single day, from multiple dogs. Advice to landlord: Implement soundproofing

Pros: The renovated apartments are gorgeous! Upgrades are well done and the light through the windows in the apartment is unmatched. All utilities included and noise levels (minus through the door) are amazing! Maintenance is lovely and living on the island is paradise. Cons: The office staff and management are rude and unresponsive. While maintenance does their best, they often have to outsource maintenance work. The hallways and lobby had minor upgrades but are dirty and dated. Management lets tenants smoke in the hallways and apartments and does nothing. The exterior of the building is kind of a mess. Package theft in this building is out of control. Advice to landlord: Be more active in what is happening here. The office staff are awful and disrespectful and never respond to emails. Update the public spaces and find a way to better monitor building rule compliance and safety. Also- please update the buzzer system- it doesn't work. Maybe with a video doorbell?

Pros: Large apartments, new appliances Cons: Laundry machines are always broken. Advice to landlord: Fix the machines in a timely fashion please.

Unit 422 Pros: The apartments are nice and the location is great. Cons: Marihuana smell. The garden and the outside of the building can use some upgrades. Advice to landlord: Take better care of the outside of the building.

Pros: Clean, safe, good water pressure, inside passages are useful in winter Cons: Loud construction occasional mornings, and also mgmt has hired mediocre quality subcontractors - when people came to fix piping running thru my unit, they bored a hole in the kitchen wall without covering everything with plastic, so a fine dust settled everywhere. The next worker to come in was irate at the previous one for missing that step

Pros: Great location. Easy transportation. Cons: Not many grocery options on the island. Advice to landlord: Respond to tenants, and figure out the trash rooms. Print rules outside of door. Flies in apartment and very large roaches that come out of unfinished walls.

Pros: The maintainance guys are great. Once they get to your apartment (See below in cons) they listen and are very diligent. Roosevelt Island is a great community in general but the neighbors in this building do not respect common spaces (See below) Cons: The administration is aweful. They don't respond to emails or phone calls. Takes weeks to get something fixed. They implement weird programs (TVs in the lobby with useless info? Zoom exercise programs?) no one likes but don't care for simple basics. The front door is constantly broken. People smoke in their apartments, hallways and lobbies. Trash in hallways. Swarming fruit flies. Read fine print: they plan to charge for gas heat soon but the rent will continue to go up! Advice to landlord: Maybe listen to your current tenants ?

Pros: I lived there for 12+ years. I knew all of my neighbors. My son attended the elementary school which is across the street. He played at the playground which we could see out of our window and said overall it was a good place to grow up. Cons: They did the bare minimum as far as maintenance. No doorman unlike any of the other buildings on the island. We had several hot water failures includes more than 4x the hot water being out for days. Security seemed lax but I am a big guy so that wasn't a problem for me. The laundry facilities seemed to always be inadequate or broken. They once took me to eviction court because they had poorly maintained records. I had to loose a day or two of work + pay an attorney and their response was "oops". Advice to landlord: Step up, make the investments so that the carpet in the hallway doesn't smell like wet dog after every rain. Update and maintain the laundry facilities.

Pros: Laundry in building Dishwasher Electric included in rent 5 minute walk to train Cons: Gym was supposed to be completed 1 year ago as promised by management and the brokers when I signed the lease. The gym 1 year later is still no where to be finished Apartments not renovated Building is cheap and does minimal fixes. Elevators are broken, front door needs to be replaced and it is dangerous Advice to landlord: Inprove the building

Pros: Roosevelt Island is an incredible neighborhood and exactly what we are looking for in a community. Our unit was recently renovated and comes with a dishwasher. We live near a laundry room, and across the street from a farmers market. Cons: The building has a consistent issue with cockroaches that, in spite of our best efforts and personal expense, will not go away. Management has only been responsive when we submit violations with the city and once the issue is addressed, it comes back full force anywhere from a couple days to a month later. Advice to landlord: Take a more serious approach to pest control in the building and work to make sure that the front desk actually responds to tenant emails.
