My experience with Two Lincoln Square has been top notch. From the first day touring apartments with Kevin, to the application process, to the move in, and now as a resident - I have zero complaints. The apartment and building are both beautiful, well maintained, and the staff from leasing office to the front desk to maintenance are all excellent. I would highly recommend living in Two Lincoln Square, as it has been nothing short of a pleasure for us so far.

My ultimate takeaway is that it won’t necessarily be a luxury experience in basic operations, but being able to live in this specific corner of the UWS with this staff is what makes this building a luxury. /// PROS /// I loved the location - the access to public transit, parks, and restaurants is unparalleled. The staff is incredible and sincere; many of the front desk and maintenance team have been here for 25+ years. They’re kind and responsive and will go out of their way to help! The units are also clean, quiet, generally renovated (though I have heard that depends on which you’re in, and if you’re near construction, it’s LOUD for at least three months), and well appointed (full kitchens and multiple closets are hard to come by!). I’ve loved the apartment overall, though the heating and cooling are spotty at best… but still manageable given the other perks. /// CONS /// When things are going well, it’s great. But it is worth noting that unfortunately, management has been challenging on several fronts as the building goes through growing pains and a new era of renovations. Like many have mentioned, they did not handle the gas outage well, with competing claims for when things would be resolved or how. in the building are generally understanding that things shift and pandemic uncertainties can cause delays; the issue was that management was making false promises on timelines and rent concessions and the onus was on the residents to follow up…similar communication issues occurred with the construction throughout the building, which luckily subsided for us within the first six months of moving in, but is ongoing for some of our neighbors. Lastly, management has been very coy about the roof deck. We have lived here for two years, and it seems that each year during both our stay and our longer-term neighbors’ (who have been here 5+ years), they’ve been promising that construction would start over the summer and end around Labor Day… without any progress or update when things don’t happen. Very much a bait and switch so any new signers should make sure to temper expectations. /// FYI TO FUTURE TENANTS /// As of this review (June 2022), I’d say that the biggest operational challenges in the building are the elevator limitations (only two of three will be running for the next year), which has a notable wait time, minimally air conditioned hallways, and the lack of a suitable roof deck (which was promised to me upon lease signing two years ago, and apparently has been promised to people for many years now). For the rent that I paid over the past two years and general pandemic era difficulties for everyone, I felt that some of management’s issues were not worth getting upset over. But for the rent they are charging now, I do think that some of these operational issues are simply not appropriate. Having functional and efficient elevators, ACed hallways, and a good roof deck should be table stakes - or if they aren’t happening and are truly delayed, residents should be offered transparency around what to expect. So take this all into consideration if you are signing, and know what you’re getting into and what your priorities are. But I will say with confidence that the front desk and maintenance staff is incredible, even when management had been mediocre at best, and this place has felt like home.

So far my experience living at Two Lincoln has been great. Everyone, from the concierge team, to the leasing office team, to all residents, are so nice, welcoming and respectful. Moving in has been so easy and I don’t have any complaint so far.

Great location, close to Central Park and public transportation, very good apartment quality and layout. Most apartments have been renovated. Amazing staff, friendly and efficient. I would recommend checking this place out.

Noisy with construction window - very loud starting before 7am everyday Nice building and staff and views Easy move in and lease signing - nice community Great location near Central Park and on Columbus Ave.
