Pros: Solid doormen and staff who know the building, solid mix of long-time and newer residents (not as common in NYC), and spacious layouts Cons: Trash and laundry rooms need a rethink, elevators are way too small for this building size, need to find way to maintain decent community standards Advice to landlord: Act more proactively instead of being reactive/unresponsive

Pros: Very convenient location in the heart of Forest Hills. The doormen and porters are FANTASTIC. Cons: Renting here means dealing with a management team that ignores serious habitability and safety issues. I am currently dealing with a recurring ceiling leak that was "repaired" with a cosmetic paint job rather than fixing the source; as a result, the damage is already resurfacing. This pattern of neglect extends to the entire building, from roach-infested garbage rooms to a complete lack of oversight regarding tenant safety. Management is fully aware of a neighbor who has required police intervention numerous times, as well as frequent security intervention. This individual regularly ignores quiet hours with yelling and banging at 2:00 AM and frequently violates the lease provisions regarding a smoke-free building, yet management refuses to enforce the rules. Despite these documented violations and health risks, Steve Gregware and Robert Vasquez have remained consistently unresponsive; on the rare occasion they do respond, the issues are always brushed off or met with gaslighting. You are essentially on your own the moment you sign the lease; do not move here if you expect a safe, sanitary, or professionally managed home.

Pros: The location is convenient and typical day-today issues are resolved quickly (handymen are responsive). Laundry is 24/7, building is generally maintained well, exterminators come when called. Cons: DANGEROUS 4TH FLOOR Management (Beam Living) is knowingly ignoring a severe safety liability. 1. Unsafe Environment: A tenant on the 4th floor screams violently and smokes at all hours. This has been ongoing for 2+ years. 2. Police/Fire Activity: It has escalated beyond noise. The NYPD responds at least 2-3 times a week and FDNY recently had to physically break down this tenant's door due to safety hazards (smoke pouring out of the unit into the hall). He’s also been seen shirtless in the hall with a 12-inch knife. 3. Management Failure: Management admits the issue is "unlivable" and has installed a security camera pointed at the unit as well as a part-time guard to monitor the unit. They refuse to actually evict the problem tenant, however, due to bureaucratic concerns. The security enhancements are obviously just steps taken to prove they did something to “mitigate” the condition in the event of a lawsuit.

Pros: Apartments are big for nyc Lobby and open area clean Trash area in each floor is clean Employees are responsive and accessible Location Cons: The apartment core are old like window frame and stuff You will see a roach once a week or so The heater is old so doesn’t heat as much The gym could be improved Advice to landlord: Better insect control for the price the rent is and for the price the gym membership is better gym equipment like a more modern

Pros: Nice building with great doormen! The staff is great and very helpful and attentive to resident needs. Cons: If you have an actual issue, management will be of no help. They actually take the defensive route rather than address concerns. Apt regularly had brown water out of faucet for over 2 years . I asked to get it looked into i since it happens so frequebntly, they simply said it's safe and no biggie! Could not believe especially given they had a legionnaires outbreak in 2017. Their usual reposnse in dismissiveness and defensiveness Advice to landlord: Actually solve tenant issues. Stop dismissing concerns

Unit 7S Pros: The doormen were great, everything got fixed pretty promptly. Cons: Sometimes the gym was closed and I had to run to the other one 🤣

Unit 10B Pros: doorman, porters, handymen all great. spacious apartments and good storage. Convenient location near transit, shopping, and restaurants. Many long-term residents who genuinely care about the community. Cons: Management destroyed a large dog run that was a turfed space and replaced it with a repurposed service ramp on a steep incline, coated in slick waterproofing beside the garbage disposal area. It’s unsafe, unsanitary, and a major downgrade. The former 24/7 pet relief station and all grassy dog areas have been fenced off. Dogs are now forced to share their limited space with two children’s playgrounds, creating noise and safety concerns. Despite removing pet amenities, Beam Living continues to charge pet fees and market the property as pet-friendly. Many residents are openly hostile toward dogs, and management does nothing to foster a respectful environment. Rodent sightings are frequent, especially near outdoor garbage areas, and resident amentities. Pest control efforts are minimal and purely reactive. One resident manager — a former cruise director — seems more interested in organizing bingo nights and food trucks than addressing serious issues like safety, rodents, or maintenance. He refuses to meet with residents in groups, has accused a tenant of bringing in bedbugs, and often gaslights residents who raise legitimate concerns. No service elevator: Passenger elevators are small and outdated, making it nearly impossible to move large furniture without carrying it up stairs. Do not trust the online apartment listings and make sure you get your rental history even they claim your unit isnt rent stabilzed. Features and fixtures listed as “standard” are often missing, inconsistent across units and leasing agents will only disclose this once you’re in the unit. Beam has even claimed to have “listed the rent wrong” on the website after deposits are paid, attempting a bait-and-switch on pricing. Rent hikes are not justified by the building’s age, infrastructure, or service quality. Beam Living compares Parker Towers to new luxury buildings nearby — an unrealistic comparison. Management does take ownership and there is just a cycle of excuses and blame-shifting. Advice to landlord: Stop blaming residents for your problems and take accountability for your own mistakes, Parker Towers deserves transparent, qualified management that values residents’ safety, trust, and well-being — not gaslighting, neglect, and empty marketing promises.

Unit 7S Pros: Loved The 24hour Doorman, Laundry in Building, 24 Hour Gym Access Cons: I sound petty but they didn't want to keep my keys at the front desk and the garbage around the corner sucked to look at.
