Pros: Has four working elevators. The doormen at the 10440 building are super friendly and top notch. I love there’s a Trader Joe’s nearby and I get decent sunlight coming in from my windows Cons: Too much construction noise right outside your window. Apparently there were holes in the kitchen so we had a mice problem.

Unit 19H Pros: Spacious apartments, friendly doormen, responsive management. Cons: Construction. A lot of residents are older and have lived in the building for a very long time. Rent has increased consistently.

Pros: The three buildings look pretty and the common lawn is nice and big. A couple of the doormen are good. Cons: It is very noisy. The elevators are extremely slow. The rent is seriously high compared to the services, amenities and features available. All the pictures in the ads are for amenities one has to pay for in addition to the rent. Advice to landlord: The cons

Pros: I’ve lived here for almost 3 years and can’t really complain. The building is clean, the doormen and maintenance guys are lovely and it’s pet friendly. Cons: Construction has been going on for over 2 years and is about to start up again. The building also faces a middle school so it’s loud during the day with recess and band rehearsal.

Unit 5S Pros: Proximity to Trader Joe’s, subway and local shops all within short walking distance. 24/7 doorman which gives a sense of security. Cons: Very expensive compared to other supposedly luxury 24/7 doorman bldgs,. in the same neighborhood. Very noisy and heat level is on the low side. Bldg has control over the electricity bill.

Unit 18J Pros: Well maintained building with large layout and a terrace in each unit. Cons: The walls are kind of thin, luckily our neighbors around us are pretty quiet, but when upstairs has a screaming match you can hear every word.

Pros: Large units with balconies, very close to lots of transportation options, nice to have a package room with great building staff. Cons: - Elevators are frequently out of order, troubling for a building with 22 floors - Laundry room often has multiple broken machines and has had broken machines for weeks, no sign of repairs in the works - 2 1/2 years of construction with earsplitting noise, more construction to come - Water shuts off once or twice a month, usually without warning because the pipes are busted - Water in the bathroom is a pink color often - Several aggressive dogs in the building that are definitely over the "weight limit," my own dog has been attacked multiple times - Certain units are in alcoves and have only one exit - troubling in case of an emergency and that ONE exit is blocked (or, as has been the case for the past 2 1/2 years, under construction) - Lights flicker often - Management is unresponsive - I requested documents several times in December and still haven't received them - Annual rent increases with no helpful improvements - raised by $300 for us recently despite our unit being older and hasn't been updated since 1990 (according to the newspapers we found shoved into our AC unit) - Rent and utility bills are combined (convenient), but you can't get separate utility bills for proof of address (inconvenient) - Not a very accessible building - there is a ramp to enter and the main and back doors have accessible entrances, but that's the end of it. Many doors to garbage rooms, the laundry rooms, and certain units can not be propped open and don't have accessibility options. Even if you don't have any mobile impairments, if you need to bring something big/heavy anywhere it's a challenge.

Unit 12g Pros: I had a kitchen and bathroom with nice finishes and the balcony was great in the summer Cons: Could hear ALL noise from people above me; rent was SO damn high for no reason; my AC units leaked and stunk even when I changed the filters; they did construction the entire year I lived there and it was truly psychological torture and management did NOT care; things broke all the time and maintenance people constantly had to come in my apartment; smelly hallways. Advice to landlord: if you have to do construction again do a pet-friendly noise free area ffs.

Pros: Comfortable, Luxury Apartment Living! Cons: Has had construction going on for the past 2 years and noise levels are on going during working hours.

Pros: Spacious rooms Dog friendly dog park Cons: Slow elevators Constant construction Noisy No pest control Advice to landlord: Please keep noise levels down there are professionals working from home and the construction makes it very not enjoyable at all
