“Pros: We have lived here for over 3 years and we love it. The doormen are really nice, management is responsive, we don’t hear the neighbors and have also hosted several parties without any problem… everything has worked perfectly. Cons: The gym could be bigger. I usually use the treadmill and sometimes they were all busy.”
— 8 SPRUCE STREET · Manhattan“Pros: Quiet, convenient subways, maintenance team efficient. Cons: Bad neighbors, mostly student, smoking policy not respected. Very low energy efficient, A/C is always on during the summer.”
— 8 SPRUCE STREET · Manhattan“Pros: Clean. Central air. High ceilings. Great elevators. Great views. Cons: Expensive. Main office hours stink on the weekend. Advice to landlord: Help keep cost down.”
— 8 SPRUCE STREET · Manhattan“Pros: Amenities, doormen, maintenance Cons: The gym gets very busy. The AC isn’t cold enough. A lot of college students nearby.”
“Pros: Nice door guys Nice apartments Good views Generally very clean and quiet Cons: Small studios, pricey”
— 8 SPRUCE STREET · Manhattan“Pros: Great doormen / handymen are so kind A lot of closet space Generally feels new Washer dryer in unit Easy space to decorate Location to subways Garbage on every floor Views Mailroom Has a gym and pool plus activity rooms Cons: Sometimes my toilet doesn’t always work and have to call for help Gym is crowded My laundry has gotten its handle stuck a few times Cost for lockout My upstairs neighbor is sometimes really loud otherwise quiet Stingy on negotiating rent Advice to landlord: Stop jacking up the rent so much”
— 8 SPRUCE STREET · Manhattan“Pros: Doorman and maintenance staff are great. New package area vendor is also great Cons: Elevators occasionally go down and need repairs, but as each bank has 5, it's not that big deal to lose just 1 at a time.”
— 8 SPRUCE STREET · Manhattan“Pros: 1. Good building and common spaces 2. Great front doormen and support staff 3. Generally well maintained Cons: 1. Sometimes there would be pest issues like cockroaches even on high floors 2. Mgmt office not responsive on tenant issues -- doormen are more responsive in urgent solns 3. Cleanliness on front porch can be an issue because of pets defecating outside the building”
— 8 SPRUCE STREET · Manhattan“Pros: Doorman and maintenance were amazing and fast Cons: Loved living here just was expensive Advice to landlord: Include amentities”
— 8 SPRUCE STREET · Manhattan“Unit 51J Pros: The building is very clean and the doormen are great! Amenities always clean and useful for residents Cons: Building has a lot of residents, so it can feel a bit like a hotel vs an apartment with a community of residents. Our electric bill has also been very high in my opinion. We have two people living in a one bedroom apartment and our monthly bill has been minimum 200 and max 400. Also the elevators break down constantly which causes long waits for the ones still in service”
— 8 SPRUCE STREET · Manhattan“I wanted to give this building a chance after my partner asked me to move in with him here. The apartment is loud - construction, wind slamming against the windows, and thin walls- you can hear everything going on around you.”
— 8 SPRUCE STREET · Manhattan“Unit 57C Pros: Other than what I noted below, I have nothing critical to say. Cons: Was 10+ years at Gehry Bldng. I had a problem with a stalker in the building and management was inattentive at best. Also, too many of the doormen are in business for themselves. For these reasons the Gehry Apartments are an unsafe space. Advice to landlord: Learn more about the day to day operations of your property. It is out of control.”
— 8 SPRUCE STREET · Manhattan“Pros: House was cheap but beware Cons: Does not return security deposit or give itemized receipt of charges as state by the law in order to keep parts of the deposit. Landlord ghosted us when we questioned him about the status of our deposit and did return it. Advice to landlord: Return the security deposit as required by New York state law”
— 8 SPRUCE STREET · Manhattan“Unit 16p Pros: Doorman, maintenance, beautiful building Cons: Small square footage Advice to landlord: Reduce prices to keep tenants”
— 8 SPRUCE STREET · Manhattan“Unit 16p Pros: The staff here was great, super friendly and they’d remember your name which is incredible considering how many residents live here. The views and natural light are great in all apartments. It’s got a good sized pool that’s indoors so it can be used year-round. The common kitchen and dining room area along with the lounge on the amenities floor was great for hosting dinner or brunch parties with our friends. Cons: The people in the building keep to themselves. Most aren’t the friendliest bunch. Not that they’re outright rude or mean, but moreso curt. Depending on the apartment line, the noise can be loud from one of the subway lines as it goes through a metal screeching turn near the building and you can hear it through the grates even up to floor 16.”
— 8 SPRUCE STREET · Manhattan“Pros: Clean, room are okay Cons: Noises, transportation underground”
— 8 SPRUCE STREET · Manhattan“Unit 43 Pros: Doorman are best in class and building is nice. Maintenance team is amazing - anything and everything is resolved within 24 hours. Amenities are good. Cons: Amenity spaces are a bit disjointed. Water is slow to drain in the shower almost once a week but maintenance is quick to snack. New management for dry cleaning and packages are a bit incompetent. Gym hours stink but worst part is the “NEIGHBORHOOD” - desolate, dark, dirty, municipal, so many rats, tourists, shady wandered from the neighboring hospital. Wish they could move the building.”
— 8 SPRUCE STREET · Manhattan“Pros: The building is very well managed, residents are respectful, interior spaces are well kept, apartments are spacious and bright, doormen are great Cons: Windows need to be washed”
— 8 SPRUCE STREET · Manhattan“Pros: The doormen are saints and angels who remember every name and treat every resident like family. Cons: Dog poop, crazy rich young tenants whose parents pay for luxury living and pace, no luxury attache as promised, old management never responded to tenant issues Advice to landlord: Care about tenants”
— 8 SPRUCE STREET · Manhattan“Pros: Doormen and staff are all so so friendly, the gym is actually decent for a building gym (though of course costs extra), maintenance is pretty responsive though we never had that many issues, and the apartments themselves are reasonably nice (but not the nicest finishes you’ll find in some of the newer luxury buildings) Cons: Ultimately we left here because it was just way too expensive for the tiny apartments you get - you’re definitely paying for all of the amenities etc. but even then all of those cost $150+ per month and we’re starting to show wear and tear. Mgmt is pretty classic NYC dgaf mgmt and there are some pretty annoying rules about things like furniture delivery etc. i would also say document EVERYTHING in pics before you move in in case you get crazy charges upon move out. We got random charges that we had no proof of proving were there upon move in / mgmt never responded to my emails to dispute and it was just not worth it to fight it.”
— 8 SPRUCE STREET · Manhattan“Pros: Generally responsive management. Excellent views. Good appliances. Cons: Park in front of the building smells like urine; two homeless people live there now. Lobby and hallways are dated.”
— 8 SPRUCE STREET · Manhattan“Pros: terrible management -- they try being unresponsive, then cowtow in person. Pathetic. They cite impossible costs and make no effort to resolve systemic noise issues coming from their gym. $%@# them. Cons: terrible management -- they try being unresponsive, then cowtow in person. Pathetic. They cite impossible costs and make no effort to resolve systemic noise issues coming from their gym. $%@# them. Advice to landlord: Get it together. Pay the cost. Fix your cost issues. I lived in NYBG a year and change ago, and you never fixed things, so we moved. I'm sure incoming tenants will have similar issues. Be better.”
— 8 SPRUCE STREET · Manhattan“Pros: -Concierges are extremely nice -Requests are resolved fast enough Cons: -Too expensive for space you get - Amenities fee too high (over 100) Advice to landlord: -Amenities could be better”
— 8 SPRUCE STREET · Manhattan“Pros: Location near subways, great front door staff, some apartments have great views, windows blow out in hurricanes up high Cons: Package room disorganized - they lose many packages, forget getting mail, always gets lost Advice to landlord: Clean the garbage rooms! Gross and has turned into a slum.”
— 8 SPRUCE STREET · Manhattan“Pros: Doormen and staff is always helpful and friendly Easy to submit maintenance requests and get a response Building and apartments are in good condition and feel new Cons: Pricey for what you get - most apartments are undersized in comparison to other buildings in the area that are designed as residential buildings. But there’s not a ton of those around the immediate area”
— 8 SPRUCE STREET · Manhattan“Pros: its very nice. feels new still Cons: my apt is by the elevator and it squeaks. i havent talked to the mgt about it yet Advice to landlord: look into elevator squeak”
— 8 SPRUCE STREET · Manhattan“Pros: Got all amenities for a reasonable price. Cons: No electric charge for electric cars.”
— 8 SPRUCE STREET · Manhattan“Pros: Well run. Maintenance staff was great. Doormen were the best. Cons: They nickel and dime you for everything (ie outrageous amenity fee), and raise your rent as much as possible every year. Way too expensive for what you get.”
— 8 SPRUCE STREET · Manhattan“Pros: Best doormen in Manhattan Cons: Could have nicer finish out for such an architectural gem”
— 8 SPRUCE STREET · Manhattan“Pros: Always clean with superb porters and doormen. Immediately responsive to any requests. Cons: Amenities are way too expensive — more expensive than an Equinox membership. Advice to landlord: Rents are too high compared to other comparable buildings.”
— 8 SPRUCE STREET · Manhattan“Pros: Architecture; amenities; friendly staff; efficient problem solving; gym; tanning area; great location Cons: Random cupboard spaces; not enough beds in tanning area Advice to landlord: Continue maintaining building in top shape!”
— 8 SPRUCE STREET · Manhattan“Run far, far away from this building. It slowly sapped away my will to live. No wonder the windows don't open more than a tiny crack. APARTMENTS: Many of them have wonderful views, of course. Given the density of the neighborhood, though, you're just as likely to be looking into someone else's window. The units make the most of the space, but they are cramped for the price. The finishes and materials are fine, which fooled me into thinking that the construction quality was better than it actually is. The appliances are of poor quality. In less expensive apartments, they use shoddy Haier brand appliances. The fridges make a lot of noise, and the dishwasher in my unit never completed a cycle. Maintenance never fixed the dishwasher in two years. There is mold in the building's filthy ventilation system. Living there, I always felt fatigued and unwell. Despite frequent and thorough cleaning, when I moved into my new place, I had to clean off a layer of grime from all of my furniture and belongings. There are also smokers of tobacco, pot, and I'll assume other substances, throughout the building and management doesn't do anything but send out periodic emails reminding people that it's against the rules. Thanks, guys. THE BUILDING: The best feature is the covered driveway. Birch Coffee downstairs is also perfectly nice. Otherwise, the amenities are flashy but impractical for daily use. They're undersized for a building of around 900 apartments and have an uneasy, disjointed layout. Management also pulled a switcheroo not long after I moved in and tacked on a hefty additional fee to use them. Then the opening hours were reduced and they now close at 10PM on weeknights. Maintenance is lousy. The carpets in the hallways are stained. On my floor, hallway lights were out for weeks at a time. The amenities, if you use them, are dirty. For example, the pool tables are clearly never cleaned and have hair and dust embedded in them. The dry cleaner is awful; they destroy clothes and accept no responsibility for it. See my other review. STAFF: The doormen are generally very nice, but they are the only good people who work there. I had the same experience as Anna A. regarding Lily. She's particularly incompetent and miserable to deal with all around. Truly, her laziness and incompetence are spectacular. I really, really hate moving and had hoped to trade up to a larger unit, hopefully without the toxic ventilation problems. I was ready to grit my teeth and ignore the rest of the building's shortcomings. She made this impossible. I hope you never meet Lily, she is the -----'s own imbecilic spawn. When you move out, they will try to cheat you on the security deposit, as noted by the other reviewers. I had to repeatedly call to have it returned, which they didn't do until well after the 60 days specified in their own lease terms. To add insult to injury, over $300 was taken out for the notorious floor repairs which I'd been assured by the maintenance man upon move-out were not a problem. LOCATION: Transit is great and it's convenient to the Financial District. It doesn't really feel like a coherent neighborhood, though. The whole area is overrun with crowds coming off of the Brooklyn Bridge and ambling down to the Seaport or over to the WTC. Park Row is now a busy depot for tour buses. Nothing against tourists, but it's feeling like Times Square these days. One hotel after another has been opening in the area, so it's not really geared to long-term residents. UNEXPECTED BONUS: The incredibly pretentious emails from the building's "Luxury Attaché" eventually became a cherished hate-read. What's the latest hot restaurant that the Times wrote up? Where does Condé Nast Traveller think I should I stay in Gstaad this winter? I never tired of guessing if this was for real, a commentary on the pretensions of my former neighbors, or some kind of bizarre mental exercise.”
— 8 SPRUCE STREET · Manhattan“The building is nice (from the outside) and is very conveniently located, but that's the end of the pros. I lived there for over two years and my lease end date could not have come fast enough. Management is absolutely atrocious. For about 8 months my apartment became nothing more than a $4k+ storage unit due to construction across the street and management was less than helpful in providing any sort of accommodation/compensation for the situation. With the exception of a couple doormen/concierges, the majority are extremely rude and unhelpful. In addition, I moved into a "new" apartment that had all sorts of problems which they told me not to worry about and now they want to nickel and dime me for charges for those exact problems that existed when I moved in. They were going to conveniently make deductions from my security deposit without notifying me or explaining to me what those deductions were for. I do not recommend that anyone pay the exorbitant rents for the poor management and subpar service.”
