“Pros: Overall ok, unit is reasonably nice. Good mix of neighbors. Good area Cons: Pests in the building but rarely seen in unit. Management can be slow at responding to issues. Noise transfers between units and street noise also travels into apartments so unfortunately overall can be kind of loud. Elevators constantly broken/slow”
— 107 WEST 97 STREET · Manhattan“Pros: Lots of outside space around the building. Dog park. Benches. Nice driveway area - easy for travel and safety. Cons: “Door people” don’t do much. Lots of changing staff. Cookie cutter small apartments, thin walls. Package pickup in a different building.”
— 790 COLUMBUS AVENUE · Manhattan“Pros: Nice view from the window, really friendly neighbors and very convenient neighborhood Cons: Poor management team, had mice in apartment but they don’t do a lot. Elevator has broke four times in the past two years. Not super responsive.”
— 120 WEST 100 STREET · Manhattan“Pros: Great location near subways, spacious apartments. Very responsive building staff. Cons: Yearly rent hikes are far too high”
“Pros: Generous room sizes for the price Cons: Sketchy/ extremely rude neighbors, loud noises from the fire station around the corner, very old AC that is super loud and smells horrible, ill-maintained basement/ laundry room”
— 120 WEST 100 STREET · Manhattan“Pros: Doormen are incredible Cons: Scaffolding is always up”
— 790 COLUMBUS AVENUE · Manhattan“Unit 5D Pros: (Typically) someone at the front desk 24/7, package room (in theory) Cons: Difficult to get in touch with management, generally not the cleanest, the front desk personnel don’t really “guard” the lobby (meaning anyone can walk in), the gym isn’t free (and is in the basement), the package room closed randomly - and wasn’t 24/7 prior”
— 107 WEST 97 STREET · Manhattan“Pros: Well priced apartments, good space for the price Cons: Understaffed so when things break it takes a while to fix, and when they are fixed, they do a shoddy job. Shoddy "renovation" done between tenants”
— 107 WEST 97 STREET · Manhattan“Pros: Great building staff, friendly neighbors, finishes in the newer apartments are nice Cons: Problem neighbors are often longtime tenants which means if you have an issue with a neighbor doing something that disrupts your quality of life (ie causing mold or encouraging pest infestations), you’re the one who has to suffer or go. Issues with mold and roaches abound. Charge for the crappy basement gym is unreasonable for what you get.”
— 107 WEST 97 STREET · Manhattan“Pros: Lawyer did help communicate with them, but once the lawyer finished their communication, the building owners went back to Miss handling the lease Cons: SCRIE is designed helps eligible senior citizens and because they want market rate, for every apartment, they do everything in their power to not adhere to the rules Advice to landlord: Please correct the leases you are mis managing”
— 790 COLUMBUS AVENUE · Manhattan“Unit 8S Pros: The staff - specifically the staff at the front desk during the day, and the maintenance staff - are extremely friendly. The building is located near many amenities, and of course - the main attraction - Central Park. Quiet neighborhood, pet friendly, and good transit options nearby. There is also a package room which is very convenient and has friendly staff. Laundry room is decent too. Cons: While the interior in newer units may seem nice, they are quite cheaply made and do not last very long. Improper installations, heat from radiators at boiling temperatures, pests (including mice and roaches) run amuck in the apartments, garbage chutes constantly filthy (even with signs begging tenants to be more careful,) noisy neighbors (younger and younger tenants being allowed to rent and party all night long,) and worst of all... management. If you need anything besides some minor repairs, good luck! They do not care about you one bit. They lie constantly and will ignore you whenever they feel like it. And the rent is way too high in price for the quality and services you get in this "luxury building.) Tenants have protested the rise in costs and the lack of communication and insane rent increases. Not to mention the constant construction! And while the staff at front desk during the day is WONDERFUL, the night staff could not care less. Sometimes they're even sleeping! They don't check to see who's coming upstairs unless it's delivery. You can walk in without speaking to anyone and go straight upstairs... strangers getting past security 24/7! Advice to landlord: Start communicating with your tenants, crack down on rules and noisy tenants, and stop raising the rent! You're driving away people for a reason...”

— 107 WEST 97 STREET · Manhattan“Pros: I moved out Cons: Door men/ woman were asleep. Roaches were in apartments and laundry room. — 107 WEST 97 STREET · Manhattan“Pros: Thick walls- very quiet. Very responsive maintenance crew. Great package room. Good location to subways. Friendly doormen. — 107 WEST 97 STREET · Manhattan“Pros: very nice front desk workers, clean common areas and very safe package room. good area. Cons: when we moved in we were not informed there was a history of cockroaches in the kitchen until we began finding them only days after moving in. We had it written in to the lease that the apartment would be cleaned when we moved in… it absolutely was not. There were other maintenance issues as well including floor boards coming up.”
— 107 WEST 97 STREET · Manhattan“Pros: - proximity to Whole Foods, Target, subway station, etc. - well-managed package room, so you don’t have to worry about your packages being stolen - always someone staffing the lobby desk - garbage chutes on every level Cons: - handymen aren’t super handy. when something goes wrong in your apartment, it will likely get worse before it gets better. - laundry machines aren’t maintained (always dirty and may or may not work, regardless of whether you already paid for them) - our unit was suuuuper dirty when we moved in. it took about two weeks to fully clean it. Advice to landlord: - promptly follow up on maintenance issues - take care of the laundry room - welcome new residents with a clean apartment”

— 107 WEST 97 STREET · Manhattan“Pros: Location. Location. Location. (+ concessions) Cons: Stop the partying. Families live here. Advice to landlord: Some pricing people out.”
— 790 COLUMBUS AVENUE · Manhattan“Pros: People are nice Cons: Management take a long time to answer and fix things”
— 107 WEST 97 STREET · Manhattan“Pros: Good heat. Small balcony. Cons: Water pressure sucks. Bad remodel design. One package room for 3 buildings. Bad plumbing and fixtures. Tiny dishwasher. No ice maker in freezer. Tiny freezer. Cheap materials. Advice to landlord: Rethink renovation design.”
— 790 COLUMBUS AVENUE · Manhattan“Pros: Clean, never hear your neighbors, well kept property, fantastic doormen and women, and huge outdoor space. Cons: Pricey.
