“Pros: Convenient location, pre-war details Cons: The worst management in NYC. They don't care about their buildings or tenants. The building went 6 weeks without heat or hot water in the middle of the winter (2022 when it was frigid). Forced to sleep with layers of clothes on and told by management to "buy an electric heater". They didn't want to replace a $50 part on the boiler and let us all suffer. There were/are multiple lawsuits against the building. The neighbors are kind-we were all in the same sinking boat. They have another building that burned down and they wouldn't help the tenants find new housing. The front door wouldn't lock, stair railings were lose, garbage out front, soggy floor in the kitchen. The pile of tickets on the lobby wall grew weekly.”

— 438 WEST 45 STREET · Manhattan“Pros: Location, quietness of street and neighbors Cons: The chances of having heat and hot water and WiFi at the same time are slim to none! The heating system/boiler is continually breaking, hot water is a hit or miss (never know what time of day - if ever - I can take a warm shower), and the WiFi is sporadic. Management is non-existent, as is the super - if there is one. Advice to landlord: I know this is a business- but what goes around - in the long run - comes around. There are real people renting in your building who have basic human needs - that you ought to be interested in supplying.”
