“Unit 4C Pros: Management has improved and is relatively responsive issues, rent stabilized, nice courtyard, subsidized laundry for residents, near lots of transportation, bright with good windows. Relatively updated unit. Cons: Walk-up, no elevator. Walls are thin, and neighbors are on all sides, very noisy. Neighbors are not really friendly and there are people in the building who just don’t care and respect others, maintenance staff while responsive are not always the best. I dealt with a leaky bathroom ceiling for about a year and a half and the issue still isn’t resolved. Garbage situation needs improvement. Quite a few dog owners who don’t clean up after their pets so you’re dodging poo on the sidewalk on the regular. Advice to landlord: Get better trained staff to manage issues and cleanliness”

My bathroom ceiling caved in during my second year in the unit. Advice to landlord: I would not recommend this building to anyone.”
— 2802 FREDRICK DOUGLASS BL · Manhattan“Pros: Area and neighborhood is nice Close to the 3 train Cons: No hot water or heat all winter Advice to landlord: Pay your ConEd bills”
“Pros: Landmark property Interior garden Strong tenant association Neighbors with a lot of historical knowledge Cons: A LOT of heat/hot water complaints from all buildings NO on-site Super for over a year Rat infestation Unresponsive management High turnover of apartments due to “lipstick on a pig” Advice to landlord: Provide heat/hot water ALL winter Show more concern for your tenants than for getting that government money”
— 2802 FREDRICK DOUGLASS BL · Manhattan“Pros: Electronic doors that can be open with our phones Cons: When something is broken they take forever to fix it . Management really suck and will at time give you attitude Advice to landlord: Hire better management at the office that can respectful to all residents”
— 2802 FREDRICK DOUGLASS BL · Manhattan“Unit 6J Pros: Loved the neighbors and the beautiful courtyard. Newly renovated apartments. Cons: I had a lot of problems with management. We had a pest issue where the squirrels somehow found an opening from the rooftop into our walls. We also had a lot of rooftop leaks. I would not recommend living on the top floor to prevent these issues from happening. Advice to landlord: ---”
— 2802 FREDRICK DOUGLASS BL · Manhattan“Pros: Clean, courtyard is nice, spacious 1 bedroom Cons: Boiler is always being repaired so hot water is often cut off. During the winter the heat goes out occasionally.”
— 2802 FREDRICK DOUGLASS BL · Manhattan“Pros: The property is very nice once inside the courtyard. And management staff responsible for maintaining and cleaning the property are very active with up keep. Cons: The building does have a bit of a noise problem with the surrounding area where people loiter around the front steps and make noise and blast music until hours I got he night. Advice to landlord: Seek out efficient security enforcement that will regulate rules to those who are not residents in consideration for those that are.”
— 2802 FREDRICK DOUGLASS BL · Manhattan“Pros: I lived in an apartment in this building for two years and other than the unbelievably awful landlords, I loved it Cons: Landlords were TERRIBLE. It took months of daily pestering for them to fix anything. One of my roommates had a giant hole in her ceiling for ages because an upstairs neighbor did water damage. They taped a tarp over it and left it like that for 3 months. Similar story when our shower leaked and left a hole in the adjoining wall. Then to top it all off when the leaseholder roommate moved out, the landlords wouldn’t let the remaining roommates apply for the apartment even though I had lived there for 2 years and my other roommate for 7 years, we had always been model tenants, and would have passed the standard requirements for renting the apartment under our own names. Instead they insisted we leave, this was in July 2020 at the height of the pandemic. The only reason I can think they would have done this is to jack up the rent on the next people to move in (our apartment was rent controlled). If you moved into 2C after us and are paying more than ~$2200/month, they are illegally overcharging you. They also did nothing about several pest infestations including bed bugs, we had to handle those on our own. Advice to landlord: Grow a soul”
— 2802 FREDRICK DOUGLASS BL · Manhattan“Pros: The courtyard is a real gem and the true highlight of the complex that makes up the Dunbar. The newly renovated apartments are very nice, small, but they did a good job with the renovations. Most neighbors are nice. Right next to the 3 train which is a huge plus, and only 4 blocks away from two large grocery stores Cons: The management does nothing for their tenants unless it’s deemed an emergency. I cannot stress enough how horrible management is. The buildings are super old, therefore the walls are paper thin. You’ll feel like you’re sitting next to your downstairs neighbors when they scream at the video games their playing at 3 am, and you’ll believe that you’re upstairs neighbors could fall through the ceiling at any moment. Make sure you ask if your neighbors are allowed to smoke in their apartment, because the smoke will seep out into your non smoking apartment through the steam pipe that runs through units. Advice to landlord: Get new management that actually listens, calls tenants back, and does more than just shrug their shoulders and say “there’s nothing we can do”.”
— 2802 FREDRICK DOUGLASS BL · Manhattan“Pros: It was a beautiful building with a nice courtyard that made easy to escape the city feel Cons: Mice, rats, went without hot water in the winter, lazy management office Advice to landlord: Listen to tenants”
