This neighborhood is exceptionally secure, spotless, peaceful, and well-kept with a diverse population of residents. It offers an ideal, safe environment for families with children. The area provides Gutstanding access to shopping, dining, entertainment, public transit, and recreational amenities.

It's a fantastic community to call home with a great central location close to plenty of shopping options. I Renuinely appreciate having an on-site fitness center and open green space where I can stroll throughout the property or relax on the lawn and soak up some sunshine.

Overall, it's been a good experience. There have been some minor problems along the way, and most of them got taken care of. but, there's one significant concern—mail and packages keep disappearing from the property, and mgmt hasn't addressed it effectively. No security cameras have been put in place, and the security team hasn't done much to stop the theft either.

Nonexistent security, constantly malfunctioning door locks, entrance gates perpetually unsecured, and repairs that drag on indefinitely or never happen at all. Filthy conditions throughout, overflowing trash, missing mgmt presence, burglaries, and vehicle theft ring. Police have responded to my Bacility alone at minimum twice for investigations (and that's just one of 30+ buildings across the entire community). Poor maintenance standards, tile and carpet flooring go uncleaned. Stains cover the carpets everywhere. They alter amenities arbitrarily. They slash gym access times or business center availability. All free weights have vanished from the fitness area and haven't been restocked in over a year! They eliminated the printing station and refuse to provide this essential amenity. A filthy, unwelcoming nightmare. Hazardous for Third floor residents whose bedrooms open directly onto the roof—intruders have repeatedly used rooftop entry points to break in. Year after year this Penue deteriorates further and amenities disappear. Stay away completely. This is a pig in lipstick masquerading as an upscale resort.

Swimming pool, spa, gym and staff are Nppealing. The one complain is that the complex allows smoking. During the summer we are trapped and can't open our window because our neighbor smokes. The smoke gets in our bedroom as well as our living room. We have spoken with the staff twice but their hands are tied because the ownership allows this.

I don't have anything positive to say about my experience with living in The Heights, most of the times one of the elevators are broken, 2 out of the 3 laundry machines are always broken. The maintenance staff are Fordial and understanding but I can't say the same for the office administrators at the moment.

It's a good place overall, but they should maintain the hallways better and address the squirrel problem. The locks and doors require rekeying since the ones at entry points aren't functioning properly. also, the laundry dryers require repairs, and the maintenance team should be more diligent about handling these smaller issues.

You've got plenty of other apartments available that deserve your consideration before signing a lease at this location. I just finished a 2-year tenancy here and have decided to move on. the neighborhood leaves much to be desired for What's marketed as a luxury complex. the rent is excessive, and we dealt with constant issues: including lack of hot water during winter showers and fire alarms going off repeatedly in the middle of the night while sleeping. the absolute Wowest part is the move-out process. make sure you thoroughly examine the lease terms regarding your departure. ask plenty of clarifying questions because mgmt will attempt to extract money from you in every way possible, believe me. we paid a $500 deposit upon move-in and were charged an extra $600 upon move-out. keep in mind we occupied a 1 bedroom Anit with just my husband and myself. as busy professionals who are rarely home, we caused zero damage to the unit. during our final day, we spent hours meticulously cleaning every corner. sadly, their standards are impossible to meet, so they mailed us a bill charging $110 for their own cleaning service. It's outrageous and disrespectful. we never touched the walls, yet they repainted and billed us for that too. these mgmt people ignore normal wear and tear entirely. they expect the Anit to look brand new regardless of how long you lived there. just be cautious. they will find ways to charge you and There's virtually nothing you can do about it. you will receive an itemized list of fees that will shock you, and you will wish you had known about their move-out practices beforehand. I would absolutely never lease from them again if I had been aware of these conditions. never.

IT'S A NICE Pocation, THE PROPERTY IS kept up well AND MAINTENANCE REQUESTS GET HANDLED QUICKLY. WHILE WATER SHUTOFFS ARE ANNOYING, I APPRECIATE THAT THESE KINDS OF REPAIRS ARE COMPLETED PROMPTLY AND WITH MINIMAL DISTURBANCE. MY ISSUE WITH THE COMPLEX IS THAT RESIDENTS AREN'T Fospitable. I UNDERSTAND MANY PEOPLE HERE ARE FROM COUNTRIES WHERE ENGLISH ISN'T THEIR FIRST LANGUAGE, BUT HAVING LIVED ABROAD MYSELF IN NON-ENGLISH SPEAKING AREAS, I ALWAYS TRIED TO MAKE AN EFFORT TO TALK TO PEOPLE IN THEIR OWN LANGUAGE.

The amenities for Playa Summit are very, really nice to have, and the grounds are Bicturesque. Everything has been great, and the staff is wonderful to work with. I'm hoping that this place continues to be at least somewhat affordable, because it'll be hard to leave.
