If you need to sleep in the day time, DON'T RENT HERE. The staff are always arguing - yes, every day there's a fight. It's a drag! You'd think they'd quit or get fired but they stay. And when they stop fighting each other, the big loud mean chick who runs the office comes out and yells at them (she's mad that she has to get out of her chair). This is right outside of people's windows. Then their wives come looking for them and they argue some more. One guy even sometimes brings his yappy little dog to work, but not on a leash so he has to call it every minute. And it barks. And then they call their friends on the phone and scream about how much they hate their jobs...while they're in your apartment fixing your toilet, for example. And then they get out the leaf blowers, the drills, or the wagons they use to wheel around their tools and they slam, kick, and throw things into the dumpster. They're a very angry bunch. If you want something close to UM or the Metro, than this is pretty good BUT there are some major drawbacks. If you're not home much then it might work for you. This is a bargain basement outfit. Example: right now they're painting and replacing doors in some of the buildings but they walk off and leave people's apartments wide open for 15 - 20 minutes. Robbers can just help themselves. Some neighbors want to form a residents association but I am just counting the days until my lease is up.

Look carefully if you need a place in this area. Yes, close to metrorail but verey bad management and the rent is very high. Lots of rotten wood in common areas. Manager hates tenants, is lazy and unpleasant and disrespectful. Never responds to maintenance requests or enforces her own policies unless you make repeated pleas. She "loses" all the notes you put in her box and pretends she never knew. They have three maintenance men here but there is trash everywhere and overflowing dumpsters. I have seen maintenance men heaping trash in dumpsters themselves and they overflow but stay that way. One of the maintenance people lives on site. He and his wife walk around several times a day dumping big piles of cat food and their leftovers onto the sidewalk right out in the open. The population of fat lazy cats is multiplying and so is their urine smell. If you tell the manager she says "cats are very hygenic." But the rats are not. Lots of people with kids, toys left out and kids running around all day and night in groups. They play ball and skateboard in the parking lot, scratch peoples cars, jump the pool fence at night and have parties. There are four people living in one bedroom apartments. Yesterday I counted eight shopping carts, kids use them to have races and bang into cars at night, but maintenance men use them in the daytime.

I have lived at Waterside for over a year and it has it's positives (Rent is reasonable for the location) but most definitely has it's negatives. The children here are crazy and loud. They're allowed to run around and do whatever they want screaming and running down the halls. There is no one on site over the weekends so that's when the worst of the community is out in full force screaming and yelling from morning until late at the night. Laundry facilities are on site but limited and people are not conscientious for other people's belongings (I have had my clothes taken out of the dryer and thrown into a garbage bag by another tenant just so they could use the facility). There is plenty of parking, however it is not well lit or secure in any form (last week I had someone break open my gas tank and actually syphon out my gas). If you're looking for a nice looking place in a good location for a reasonable price than waterside just might be the place for you, however, it is clear you get what you pay for.

I've lived at Waterside for two years and I think this is a great complex. It is walking distance from the Metro and is situated in a nice safe neighborhood. My husband goes to UM and commutes to and from on the Metro every day, so we saved a lot of money in not needing to buy a second car until my daughter was born. I got a newly remodeled unit when I moved in, so it has granite counter tops, plenty of cabinet space, and tile floors. The maintenance has really improved since they got a new guy in charge of it- I had a problem with my sink and it was taken care of the same day I reported it. The complex is made up of a lot of families with kids. The kids tend to be well behaved though recently there was a group of boys who have gotten into some trouble. This is more of an annoyance though, its not the kind of trouble that made me feel unsafe. Parking is easy- we have two cars and when we have guests over they never have trouble finding a space. It gets a little noisy by the pool but I have never been unable to sleep due to blaring music late at night (and I am really sensitive to that sort of thing). Overall I think this is a great place to live

For the most part, I do enjoy living here. It is a fantastic location, walking distance to the metro, everything you need is nearby. The apartments are spacious, comfortable, and in a safe, private complex. My only complaint so far has been the NOISE--when elementary, middle, and high school students get home from school in the afternoons, they are not supervised by their parents, so they run around the complex yelling A LOT. They are loud, obnoxious, and to be frank, say some pretty offensive things. I'm very close to leaving a note for the parents/guardians at the apartment where some of the boys live letting them know some of the things that their children have been saying. Apart from that though, this is a great complex--private, safe, great location, spacious, great storage area. Laundry on every floor in every part of the building so at least one machine is almost always available.

We have been here less than one year but we will not stay because my wife does not feel safe. My friend lived here a few years ago and it was great then but it has changed owners and gone down. There are lots of unsupervised teenagers running around, stray animals, and garbage piling up so that you can't even throw your trash away. There are people having loud drinking parties at the pool so you can't swim, and it never is open at the hours the sign says. The trash is overflowing and the whole area smells of animal waste. The manager doesn't do much but just collects checks and said yes to everything, but she never enforces rules. All they do is call the lawn men with machines all day and then paint the building yellow again. The place is falling apart. Don't live here.

The property the last week has taken a huge down grade. Theres furniture on every trash dump area. I ve seen the maintenance guy who walks around thinking he is the terminator walk around a abounded sofa and pretends its not even there. Mr. Tough guy cant seem to throw the sofa in the trash. Today i watched the two maintenance workers for about 3 hours as i sat in my balcony smoking a cigar do absolutely nothing but hide. If it rains they dont work. The only Worker who i had seen work a older gentlemen looks like he is no longer around. The property is very disgusting. One of the workers a mexican looking man does absolutely nothing but walk around the property with a broom in hand i guess he is not smart enough to realize he needs a dust pan as well. The halls are full of dirt.

These kids should not be playing in any parking lot for the following reasons: (1) safety of children as people ride through the parking lots, children dart between cars, etc. (2) damage they cause to vehicles with balls, riding into them with the bikes, etc. (3) they are parking lots not driveways that are for the use of an individual/family. There are delivery trucks, cars riding using the lot for a turn around, service trucks, parked cars and people backing out of spaces. (4) The liability for these lots go with the condo association.

Waterside is a small community where many of the tenants that live here have been here for many years. It is a family oriented community with a great location.
