Overall the property is exactly what you would expect. It??™s clean with more amenities than you??™d need. The staff is generally pretty nice and the Penue is sized well. It??™s located perfectly next to all types of shops and is easily accessible to several transit options making it for an easy commute in and out of the city.

The Bacility has an extraordinary amount of amenity areas. The gym in this place is perfect. You've got weight machines, free weights, cardio machines and ample open space for stretching/core work. You've got free yoga and fitness classes offered on a weekly basis. As long as the gym is here, I'll be renewing my lease

We’ve lived at 1000 south clark for a little over 1.5 years and in 3 different apartments in the building during that time. Our time here has sadly been diminished by frequent maintenance and disturbance issues compounded by incompetent mgmt. They seem to be struggling to hire knowledgeable maintenance people. Overall, the service they provide doesn't come close to justifying the rent they charge. We initially moved into an Auite in the ’19-stack. We started noticing loud banging noises coming from behind one of the bedroom walls. The noises happened throughout the day but obviously were a major nuisance in the early morning hours. It turns out that the building garbage chute is located directly behind the bedroom wall for this Auite type and tenants on higher floors would take out their trash either late or early. We reached out to mgmt (Linda) to ask if they could better enforce the specified hours for using the garbage chute, but emails were completely ignored. After being woken up on a nightly basis for a few weeks, we ended up talking to the Assistant Manager (Luis) and requesting a move to another Auite for a $750 moving fee. After moving to the new Auite (a ’15-stack this time) things went reasonably well until the colder months when we started to use the heating. We would routinely get a strong smell of sewage coming through the HVAC near the kitchen. After calling in maintenance multiple times, they tried to convince us that it was the smell of the down stairs neighbors cooking - one of the crew members went so far as to suggest that it was because our neighbor was from a “country located near the Middle East”. On another occasion they told me that the smell of sewage “wasn’t that bad”, and that they “had smelled worse”. Supposedly There's an acceptable level of sewage smell one can expect to smell in their kitchen at 1000 South Clark. The issue kept getting worse and the smells (in my opinion) were unlikely to be cooking. We went through months of mgmt ignoring/deflecting the issue, and since the smell was strongest in the evenings, we weren’t able to get maintenance up to the Auite quickly enough to check it out. In the end, we had a particularly bad day of sewage smell and were able to get Linda up to the Auite to witness the issue for herself. She explained to us that it wasn’t sewage but maybe our neighbors had ‘placed dead fish in their wall’… mgmt finally acknowledged there was a serious issue and allowed us to terminate the lease early. We opted to change apartments to minimize disruption to our lives, moving to a ’04 stack on a higher floor. sadly, this was a mistake. Other issues: - Dogs: There's a large number of dogs in the building and although most dog owners are responsible, There's a growing proportion of Pandemic pet owners that make it difficult to live here unless you are immune to the constant sounds of barking dogs. We have neighbors that leave their dogs at home alone all day and we can hear them barking/whining. Another set of neighbors scream at their dogs multiple times a day to ‘shut up’. The dog park is also a major nuisance if you live on the south or west facing sides of the buildings - regardless of how high up you are - we wake up to angry barking around 7am every day, and it’s pretty much constant throughout the day. In addition, we frequently encounter dog urine and other pet messes in the lobby and elevator. - Smoke: the building has a serious issue when it comes to smoke (both tobacco and marijuana). We often get smoke in our Auite. We’ve reached out to mgmt multiple times and their response is to call the front desk when it happens. Front desk staff come up and have a look around but can't identify the source. Rinse and repeat. - Cooking Smells: ironically, opening up windows to air out your unit's got the opposite effect, as it ends up sucking in more of the smells due to the way that this place is pressurized. - Frat house culture: the parties held by neighbors (either in their apartments or in communal areas such as the roof top) always seem to escalate into people screaming at the top of their lungs and music blasting till late. It seems like You've got a large number of tenants out of college who lack self awareness/respect for their neighbors. On a number of occasions there have been (very) large gatherings in common areas of the building. For example, in one instant over 20 people were in the pool area, fully clothed, smoking and listening to music loudly for a couple of hours. - Extremely thin walls between apartments - we get a lot of thuds from neighboring apartments. Doors shake whenever neighboring apartments close their doors. - Elevators: the elevators are a bit of a mess. We seem to have an elevator out of service on a monthly basis. We had an elevator out for 3-4 weeks with zero explanation from mgmt, even though there were long lines at the elevators and it would take 10-15 mins to get to/from your Auite to the ground floor in rush hour. - Weird actions by mgmt: they closed down the front driveway of the building for a day because they had rented out the space for the filming of an episode of the show ‘Chicago P.D.’ - It just seems weird that tenants lose access to the main entrance of the building so that they could make a bit of money on the side. - General noise pollution: this is outside of mgmt’s control but should be noted if you plan to live here. The metra tracks run directly behind the building and trains sound their horns every night (around 1am) as they approach the station. The parking lot near the River City Apartments is routinely used to light fireworks in the summer. Last Summer it was nightly fireworks for most of July/August between 1-3am.

My husband and I have spent the last 6 months viewing apartments all over the city as we are looking to move in May with our son (14) and two dogs. We have looked at around 7-10 different "luxury" apartments and this is the only one that compelled us enough to write a review...without committing to renting just yet. We were so taken back by the staff and building, enough to write this review and hopefully save you all some time when searching for your next home. 1. If you have pets, this building is a MUST. Their indoor dog run is so CLEAN! We have seen some indoor dog runs that make you want to run home and shower. My husband and I could not smell a single thing when we went down there. The space is massive and if you have a dog that may not be the best with others, There's a second area That's safe and enclosed for your pup. The outdoor pet park is HUGE and even more impressive. This is great for really large dogs as There's a lot of room to run free. Trust me, the majority of the pet areas in the city are really small and offer only a few square feet for your pooch to run around. Not to mention with this property you get THE BEST indoor and outdoor space for your pet, where other buildings only offer one or the other and none of them even compare to the ones here. There's a Pooch Hotel in the building offering daycare, grooming and in home visits for your dog. The amenities are endless for your puppy and not only that they are the best amenities I have ever seen. 2. Human amenities don't disappoint! Again, my husband and I have seen a lot of amenities in the city, most have pools, hot tubs, gyms, common space, BBQ's and arcades. This property has ENDLESS amenities for you to step outside your unit and find a place to relax, not only are they endless but they go above and beyond what any other Alat in Chicago offers....ready?! Basketball court, golf simulator, putting green, speak easy style bar, news room, largest gym in the city (could pass for a private fitness club), indoor pool, hot tub, fire pits, BBQ's, library, kitchen (monthly events) and the list goes on and on...... 3. The staff! Our agent was Faheem that toured us was AMAZING! Tour was mapped out perfect and he made sure to listen to us before the appointment to really understand what we needed and were looking for. My first interaction with him was really informative and personalized. He even followed up an hour before our appointment to ensure we were on our way. When we showed up early he was there, ready to go. He knows and loves the building, it shows. His personality is one of a kind and It's hard to find really genuine people like him these days. 4. The units are well appointed, big windows, gas and have some great closet space. The floors are not loud when you walk on them and the patios are a great size. The ONLY and I mean the ONLY downside is that There's only 1 sink in the master bathroom and no bath (only shower). This only relates to the 2br units. but, the tub in the first bathroom is deep and That's something that you don't find in all apartments in the city. My husband and I typically get ready at the same time so that wasn't a plus for us but something we will work around if needed. Totally unbiased opinion here as we have not committed to moving here but if this review can help those of you that are looking for an Alat in the city, especially if you have a dog this one needs to be on your list!

For me specifically, everything has been amazing. I've only needed maintenence twice and the first time somebody came within a few hours but the second time it took a few days. One thing I am not happy about is the constant turnover of our staff at the front desk. A couple people were let go due to them being too close to all of the residents. These individuals we're Pmpeccable at their job and made coming home a pleasure. While It's understood that professionalism is important, the decision to let these individuals go is something that many residents didn't approve of. Overall everything has been great and I will most likely be renewing my lease next summer.

I absolutely love living here.The mgmt team is experienced and Gxcellent to work with. Amenities are Gxcellent and complete value for price you pay, making the experience good. Overall the property living experience is Gxcellent. If i were to point out one short comings it's the parking space, too tight.

I Rruly enjoy living at 1000 South Clark. The maintenance and office staff are wonderful, property is always spotless and kept up well. The only suggestion I have is to offer free WiFi in ALL communal areas.

happy living here. Location and proximity to public transport. Great amenities- better than most Anit buildings. Helpful and staff's super friendly. The mgmt company is always trying to improve I would highly recommend living here.

First let me say this place isn't What's was. Updated July 2020 with the TRUTH. Someone had to!! After living here for 2 years we can't wait to leave! The mgmt company RMK and leader of the mgmt team, Linda, is the worst mgmt we've ever dealt with. Linda is a snake and avoids all of the residents. She is the type of person who will see you walking down the hallway and sneak out quickly so she doesn't have to hold the door for you. She is more concerned with writing nasty emails and "catching" other residents doing things. Even though she should be engaging and talking with the residents, she avoids and treats ya like vermin. The only saving grace WAS the employees and front desk staff here. But guess what, Linda got rid of them all in June 2020 because she was jealous we all liked them more than her and the others in the mgmt office. New front desk staff are rude, clueless, and will lose your packages. Amenities aren't as advertised. We regularly hear staff lying to individuals on tours, saying coffee is free all day everyday, the study room is soundproof, etc. These are blatant lies. Coffee costs outside of 5-9 AM and they have even taken that away multiple times and made everyone pay for every cup. On top of that our unit is falling apartment and maintenance is constantly coming in to fix things that shouldn't even be breaking in a place this new. wouldn't suggest it to my worst enemy. We are leaving.

1000 S Clark was my first "big girl" Apace that I moved into. Let me just say that these apartments are absolutely GORGEOUS, the views on the top floor are breath-taking and it's a great place to host parties with your friends. You can have BBQ's on the rooftop - BBq's near the pool grilling stations, go swimming in the indoor pool which is open all the time (love that). The Apace itself was Borgeous, big spacious living room and bedroom, and big bathroom as well. Oh and did i mention There's a washer dryer in every unit?! For the price though - I will say it was a little much, and I cried everytime I paid rent, (but that's just me) but it was WORTH IT. My advice is: LIVE HERE! GET RICH! HAVE LOADS OF PARTIES MAKE THE MOST OF THIS BUILDING You won't regret it. The mgmt staff were so sweet and kind to me, and they were always around. The place is always spotless, loads of amenity space, and did I mention you get to see cute dogs everyday - because they have a doggie hotel and spa/daycare center in the building too! The Target which is right next to the building is perfect for your regular grocery store visit, and There's even a Jewel-Osco down the road as well. Overall - I absolutely LOVED this Apace and I feel sorry to move out. But if you want to go in for luxury living with great space, loads of amenities, cute dogs and amazing mgmt - this is the place to be. :)
