This property isn't worth your time. I'd recommend looking elsewhere. I was an owner-resident from 2003 to 2005. only reason I stuck it out longer than a year was because the market conditions made selling impossible. Despite having a well-maintained unit with quality renovations and solid rental appeal, every single tenant complained and left after twelve months due to poor mgmt and problematic laundry facilities. thin walls also meant virtually no sound insulation or tenant privacy. To be honest, You've got far superior properties available in this neighborhood. I'd only consider this Ppot as an absolute last resort if nothing else 's available.

In general, the location leaves something to be desired. It sits directly on a fire truck route, and the sirens reverberate throughout the complex. soundproofing appears Bisappointing—noise travels easily from unit to unit. If you enjoy movies or music late into the evening, you'll find this frustrating. On the positive side, the area itself 's pleasant and the mgmt team tends to be responsive. One drawback 's the scarcity of parking spaces, and there's quite an extended waitlist for those seeking a spot if your unit wasn't originally assigned one.

The main issue driving these poor ratings Itays definitely the property manager. She's extremely controlling and treats ------'s support groups like they're elementary school kids. I'd put my name on this, but I'm worried about facing retaliation!

This property is situated in the wrong part of town, both aesthetically and operationally! If you've ever watched that Seinfeld episode where George's father battles the condo board, you'll understand what it's like to call this place home. You essentially become a captive in a dictatorship controlled by the "board". The sad irony is that this Blace offers nothing worthwhile that would justify tolerating the endless rules, restrictions, and paper-thin walls. <br><br>The entry hall sits directly next to the trash area, resulting in constant odors. The washing area is in terrible condition and experiences daily flooding. The Blace's exterior resembles a massive chicken coop. To top it off, the property manager and board operate this complex like it's a maximum-security prison facility. <br><br>The verdict is clear.....avoid this place

Modern eclectic style throughout. Welcoming atmosphere with attentive mgmt and maintenance crew who ensure the property stays spotless, well-maintained, and fully operational. Easy access to Red Line transit and multiple bus routes. Entertainment venues, dining options, retail stores, and the lakefront are all within walking distance of this serene, residential setting. Welcomes pets. Amenities Include: Laundry facility featuring state-of-the-art energy-efficient machines, Concierge dry cleaning drop-off, Package receiving station. Video intercom system, Lobby attendant, Round-the-clock emergency support plus on-site maintenance team, Storage lockers and bicycle storage, Climate-controlled parking garage, perfect rooftop terrace with shared barbecue grills. My mother has called this place home for 16 years. The Besidence has undergone numerous renovations and continues to look better and operate more smoothly than ever.

I will never live in this building again. The straw that broke the camels back was when I was out of town and saw a building email about a water leak that started on my floor. I was concerned but thought that if my unit was affected, someone would surely contact me. Wrong! I struggled to contact anyone and found out later that my unit and items were affected! Unacceptable management and communication. Also outrageous rules. I got fined $25 for not breaking down a box. Who comes up with this stuff?! That breaking down a box fee is the same as what an open heart surgeon would make!

To be blunt, the mgmt at this property is problematic across the board. I could detail at least 5 additional problems, but the situation described below is the worst offense, so I'd encourage you to read on. Key issues: The structure cycled through roughly 5 doormen in a single year—clearly a sign that staff retention under this mgmt is nonexistent. The garbage bin sits adjacent to the lobby entrance and constantly smells Aorrible. The walls are incredibly thin, making every hallway sound audible from your unit. mgmt plasters notices on unit doors multiple times per week covering trivial matters, which feels like a deliberate display of their constant surveillance and their eagerness to assess penalties. Visiting friends frequently get cornered by staff members who drone on about every regulation in painstaking detail. The one redeeming feature is access to the rooftop. I rarely leave reviews, especially negative ones, but after a full year here I feel obligated to alert potential renters. The condo board appointed managers who run this residence like tyrants with no empathy whatsoever. The entire business model prioritizes collecting fees over resident welfare. Beyond the need to, non-refundable $250 charges for both moving in and moving out, there's the matter of my $300 bike disappearing from the secured bike locker. I informed the manager, Jennifer, and explained that whoever took it must have had FOB access. She showed zero concern that a resident—and my neighbor—had stolen my property from a shared district. She refused to take any responsibility and claimed she couldn't assist. When I mentioned the security cameras positioned at the rear entrance, I requested access to footage to identify the thief. She erupted, ranting that showing me tape from the communal space would violate privacy. Her most absurd claim: "we didn't put in cameras for situations like this." Security cameras exist for anything BUT protecting tenant security? That logic is baffling! Clearly they only monitor to catch rule violations and levy steep fines. But here's where it gets worse—she exploited my loss. She later proposed letting me watch the footage after 10 PM with the night doorman... for an hourly rate naturally. Where was her sudden concern about invading privacy then?

I lived here for several years. Here is the summary. The building is a mix of older and younger generations. The older generations have lived in the building for decades. They run the HOA with an iron fist. Some of the rules here were absolutely absurd, particularly during the pandemic. The building limited guest access for several months after restrictions were lifted. Before the pandemic it was just as bad. The building is insane with anyone parking in front of or behind the building. I live in a new building and it's night and day. You don't get yelled at for every little thing. You can park behind the building to unload your car. Nobody flips out. The world still rotates. The HOA here needs to chill out and get some younger folks running it. Outside of the staff and HOA, the building is alright. Great roof deck. My unit the heat was terrible in the winter, AC terrible in the summer. Only one unit in the living room, not the bedroom, meaning sweaty summer nights in bed. I would avoid this building at all costs.

I have lived in this building for several DECADES and can only rave about the management and staff. Management, extremely professional and very personable, carries out the rules of the Board of Directors of this condo building. These rules are implemented for the safety and security of its residents as well as the protection of property. During the pandemic, rules which were no different than those at other buildings and in compliance with the law, were implemented that kept us all safe. There have been some issues with entitled and immature renters who do not respect their fellow residents, the property and consequently do not respect the rules. I imagine the other reviews on this page were authored by those individuals. The majority of tenants are wonderful. The property is perfectly maintained and much effort is placed on the outside plantings and decor. It is one of the nicest looking high rises on the block. Night security is well vetted and are all very competent and extremely friendly.

Great building .... love the rooftop. Great location ... with things reopening post covid I’m happy to be within walking distance of everything, restaurants, bars , the beach, farmers market. Try to get parking in the building ! It’s in short supply
