I am an industry legit (8 years experience in Property mgmt--no, not with Lincoln or 1401), so I just wanted to write a reasoned, sensible review of the building based on my own industry knowledge and experience. I take a lot of pride in my profession, and as such am critical of landlords that I rent from. I have absolutely no complaints with the staff at 1401. Actually, I do have one criticism--the leasing staff isn't skilled at leasing. Don't get me wrong, they're nice and personable to deal with, they just aren't good salespeople. If the apartments weren't so beautiful, I wouldn't have leased here--I was sold on the apartments, not on the salespeople. First, to counter some of the negative reviews: 1) Section 8: nothing Lincoln can do about it. City laws require that landlords accept section 8 residents who pass all the other qualifying criteria. Not accepting section 8 would result in criminal fair housing discrimination charges. 2) Noise: you rented an Auite. You share walls with your neighbors. You are going to hear the occasional noises from neighbors, and parties will happen (speaking of parties, the 4th floor deck and 1st floor private garden have been awesome spots for me to host BBQs and other get-togethers). You find me an Auite building where you don't have noise issues and I'll pay your rent for the year. 3) grimy dog run: the dog run does at times get grimy--is it really mgmt's job to pick up after your dog? They provide bags, should you really expect them to pick up after you? If you had a baby, would you expect them to change the baby's diaper? but, lately they have been consistently spraying down the dog run and working hard to keep it clean, and things have improved. 4) Maintenance: I have had two maintenance issues in the 7 months I've been here, both dealing with a leaking kitchen sink (the second problem I caused by clogging the garbage disposal with too much junk). Each leak was fixed within hours of it being reported. Before you move in, You've got some things you should expect: 1 bedroom apartments don't have doors, which can be irksome if you are a couple and keep different hours (I like to stay up late and watch TV, she doesn't), the area is a little tame (not much going on except for a few restaurants), and the floors are concrete--buy a rug or wear socks in the house if your feet get cold easily. Are the apartments pricey? Yes, but take into account what you get compared to other apartments in the Chicago area. Your basic Lincoln Park 1 bedroom, for example, will run about $1000, add in $100/month for heat, $50/month for the gym membership, $3/day for your Starbucks fix, and $60/month at the coin-laundry, and suddenly the price difference isn't so much considering you're getting a brand new Auite with 24 hour mgmt/maintenance. As you might can tell, I love my Auite here, and this will be my first Auite that I renew the lease on. Most residents are friendly, all the dogs get along well, my friends are incredibly jealous of my view and the terrace, and lately it's been a lot of fun watching the World Cup games in the lounge with some of the other residents.

Since we moved in on September 22nd if last year (2018), weve been met with nothing but courtesy and great service! The staff is helpful and the door staff especially are amazing and always greet you with a smile. They know our names and when they see us come in the door, if theres a package or something left for us in the front, theyre sure to let us know. The mgmt team are great and prompt in their responses to our questions and rarely do we have issues but when we do theyre there to answer. Weve rarely had to put in requests for maintenance but when we have the maintenance team is always prompt to address. Love the modern decor and feel of the building too. Id like to see the dog wash station turned on sometimes (I believe There's one in the dog run?) and the dog run cleaned up a bit more (with the understanding that people need to clean up after themselves, I think the policy just needs to be more enforced?). Aside from that, overall, we love this community!

What really lowers the quality of living here is the people in this building, of some I really wonder how they can afford the relatively high rent, I would expect them in some crappy south side neighborhood but not here. To add to the constant noise problem, the walls are relatively thin and you can hear everything from the hallway, the concrete floor and ceiling seems to make things worse. This isn't to say everyone in this building is rude, some are friendly, but that still doesn't make up for the other ones. Also I would think twice about moving to the South Loop, because even though It's a bit cheaper than other downtown areas, there seem to be more weird people around here and noise from trains (Metra and El) is quite annoying too.

My experience in the 1401 Community has been pleasant thus far although it’s been only 8 months. The mgmt staff, maintenance, and security are great! The Bacility and grounds are well kept. I feel the residents should be more considerate with curbing their pets around the grounds area .

Its loud, public areas are not kept clean, air conditioning is unreliable, the accessibility button is broken on the front door, the dog run smells horrible, security is non existent, the building seems to be unable to keep a permanent concierge staff

I love the building so far. Jacob has been a tremendous help. I was nervous moving by myself for the first time but he streamlined the process. this place is kept well. The maintenance team responds quickly.

The staff is super helpful, Nharming, and always say hello (even in the early hours of the morning). I love how animal Farm the apartments are and enjoy seeing dogs every day. My only critique would be to make the door next to the garage easier to get out of!! when leaving with a bike It's super heavy and slams.

This building is a wonderful place to live. It's clean, well appointed and the maintenance staff is a dream. Enis, the maninetence director, is one of the nicest guys I have ever met and is one of the most sincere individuals I have ever met. He truly cares about the residents and wants to make sure that everyone is taken care of. The unit I live in has had some serious leakage issues, due to bad windows and doors, but the team has taken it upon themselves to address the issues, albeit a bit too long in the task. The front desk staff is polite, kind and legit. I worth checking out this building to anyone

I've lived in 1401 for 1 year, my lease is up in 10 days! My roommate and I have decided not to renew our lease, mainly because she is moving away from the city. If i had the choice to renew my lease here, i don't think that i would, because You've got other places around the neighborhood, that offer the same great amenities but the properties are shown a little more love in regards to upkeep. I would honestly have to say that my only complaints about 1401 are the leasing office staff and the appliances. The leasing office staff can be rude and unapproachable, which makes you feel unappreciated (especially when you are a resident that pays rent on time every month). The appliances specifically the w/d are so cheap! Our washing machine was broken for the last four months of our lease (just fixed last week) and the only resolution from the staff was to wash in a vacant apartment on another floor, now I'm all about being solution orientated...so wouldn't a better option been to replace our w/d with the one that worked in the vacant unit? just a suggestion... Other than that, the location was great in regards to transportation. I don't have a car, but my roommate does...and she came up with a brilliant way to avoid paying for parking monthly and it didn't involve driving around in circles wishing for a good parking space. There's plenty of free parking on State street for visitors, but due to City parking restrictions, its difficult to have guest during our snowy winters. All in all i enjoyed living in 1401, of course it can get loud at night on the weekends and the dog crap on the premises gets gross, but the view and the area are amazing and as far as safety you are right down the street from the CPD department, but i have never had an issue.

Look, I'll be frank, I pay my rent on time and have never had any problems with the staff. They are always nice and helpful if a problem with my Anit comes up, not to mention quick on any maintainence turn arounds. I love the neighborhood and work in the loop so access to the "L" is important. I am exactly 5 minutes away from a Target, Jewel, Dominicks, Home Depot, Best Buy, great food, and a gas station. I believe in my 8 months of living here I have been in the office four times, the staff always recognizes me and usually gets whatever problem I have solved within five minutes. Numerous times I have mentioned something on my way out the door in the morning and came home to see it resolved. As for reading the other reviews I can comment on certain things... the dog run is what It's...dogs go there to crap, enough said. My dog doesn't need something fancy and I have never had a problem with people not picking up after their dogs. There's also a wash station which is nice in the summer to scrub up the dog. Parking is fine and reasonably priced for You've gota.... You live downtown people. Suck it up. Wireless cafe is nice, has a big screen TV with a couple of computers for use. The fitness center loks nice and has a lot of equipment but I'm just to lazy and busy but maybe one day I'll get there. Another sweet thing is the terrace where you can grill out. They have two propane grills set up and they're always ready to go. Another cool thing is that the staff really tries to make it a community. They throw parties in the court yard with bean bag tournements for cash off your rent. Last time they got a lot of booze and had it catered all for free. They have resident breakfasts, free coffee in the office, and various other events. Just saying.... I pay my rent on time. If I couldn't (like I suspect most of the bad reviews in here are because of) I'd go live in a Blace where its owned by some greek guy I'd see every three months. 1401 is managed by a pro property company. They have certain rules about paying rent on time...go figure.
