Management is very rude. They keep taking money away from my bank more than what the rent is apply for. Two apartments down a young gentleman died of COVID, the management wasn’t letting the family go to the apartment and kept charging them for rent. They are very sneaky here

The Representatives were very helpful and informative, and responsive on emails. They showed the best options and thoroughly answered by questions astutely. Great value residence for renters both new and old

BUYER BEWARE! What is seen on the website is a scam compared the the shape of the actual units. Although the rent is affordable and the location is great, you get what you pay for. You will get charged out the wazoo in fees and, in the two years I've lived here, pest control has not been here one single time. There is little to no professionalism or respect from the leasing office or manager and their communication skills are almost absent. Maintenance and constructions comes and goes with little notice and water is shut off on a bi-monthly basis for one reason or another. It's been one problem after another since I've lived here. To this day, I have water damage in the floors and baseboards that been there SINCE AUGUST and no one cares. Of course those of us who live here are renters, yet this is still our HOME. That notion has seemed to be forgotten. I've lived in several apartment homes and this is the first place I've reviewed so poorly. The lack of care and concern is truly ridiculous. THINK TWICE BEFORE SIGNING A LEASE!

After explaining to the manager how I lost my job & GRANDMA due to Covid they still managed to charge me over 700$ in "prorated" rent for putting in my 60 day notice in a few days late. I apologized and explained how putting in a notice wasn't the first thing on my mind during a PANDEMIC. I lived here for over a year, caused no trouble, and was a overall good resident. I understand we "signed a contract," but c'mon.. given the circumstances I feel this could've been avoided or handled differently. They will strip you from all your money. Do not rent here.

Not a Place i would recommend to my worst enemy - Tons of hidden costs you don't find out about till after your locked in. Here is what you need to know before coming here - *Mandatory $50 monthly Comcast add on for cable *They made an agreement with a scam insurance company to add $50 to each tenants rent monthly for renters insurance, even though you can get it from any insurance company for about $150 a year. They ask you to upload your policy to that insurance company and that insurance company will say they don't have it even after 3 uploads. It is a scam. *No water pressure and especially for hot water. 2 years of taking cold showers, glad i am finally out of here *Security is a joke, some people have had all four tires removed from their cars over night and a lady was robbed/assaulted walking to her apartment in day light *Better hope there is never a fire, they let people park in RED Fire lanes all the time, if there is ever a fire it will be a nightmare *Do you recycle? Not here you wont, they have no recycle bins. I guess they don't believe in saving the planet *You will smell weed/pot and loud music is out of control. Walls so thin you hear every argument your neighbors are having *This company who owns this complex are greedy, money hungry capitalists who could care less about your safety or comfort. The one plus to this place is the hard working staff. They are not the issues with this place. *Bought a home finally after moving here form Washington. I told the office and they said i have to give a 60 notice. So i did, they will not ever let you out of your lease early and run some kind of scam. My lease run till June, i move into my home on May 1st. They said i have to pay those last two months and they will refund me if they rent it. I talked to other tenants, they said there will never be a refund check even if they do rent it, and they don't try to either. I told front office i am getting a new roof on my home and may not be moving out until mid May, they said i have to be out before May 1st. Really? So i am paying the rent, but i can be there? Sounds like a scam to me.

Overall experience is good. The staff and upkeep of the property is great Although there are cameras, a security guard would be wonderful. I would recommend living here to anyone looking for a place to call home.

So far so good - People in the leasing office are very helpful and kind. Like the gym. Close to office , restaurants and cleaners. Parking can be difficult. People with large dogs need to respect other tenants - Large dogs mean louder barks. Overall pretty much what I expected.

Best value in the heights area, is what attracted me. Plus friends who live here already have great things to say. The building are older than the new expensive rentals popping up everywhere, but current residence have told me that when /if issues arise they are great about addressing them. Will and Megan are great people to come to in the office, they really do care about their residence.

A reason is I choose Houston Height area that I love here area. Cause of quiet and peaceful place. Also friendly people around here too. Also safe for my daughter around here that she had autism since she born.
