Wynisha made it a great experience for me. I like how she took her time to explain everything to me. To help me understand everything. She gave me a great tour plus great service which is hard to come by dealing with apartments. She is very much dedicated.

I cannot recommend the team here at Arrive River Oaks enough! From the moment Bri welcomed me in, she was SO helpful since I had no idea what I was looking for. She did such a great job walking me through the plans and even picked an awesome accent wall! Assistant Manager Cole was fantastic in answering all my dumb questions. Sheyla was AWESOME on moving day. She even took me around all the entrances even though she was dressed all in blank on a scorcher! Such a sweetheart! These guys are awesome!!!

I have been staying at Arrive River Oaks for the past month, and I have to say that is has been amazing. The leasing staff is AWESOME and help me with every question I have, and the concierge staff was very attentive when I moved in. Jaylin, Bri, Sheyla, Wynisha, Heather, Coleman, Larry, and Alana have been GREAT. Even the maintenance team has been spectacular!! Wilmer, Marlin, Miguel, Belvin, Ceaser... and Erick :)

I had to move from Louisiana to Houston for work, and only had one weekend to find an apartment. I must have looked at 12 different properties that weekend. It was such a breath of fresh air walking into the Arrive River Oaks leasing office greeted immediately by Wynisha Ogunleye with a big ol smile. I knew from the start we were going to be buds. She took her time to explain the different floor plans (other apartments I felt very rushed and pressured) and made sure she showed what was best suited for me. I'm not a big computer person, so it def helped that Wynisha set all my apps up on my phone. The property is in a great location right in the middle of everything you need (Whole Foods a block away), restaurants within walking distance, high end retail stores right below the apartments. It's a great and very safe area. Besides the beautiful property, Wynisha went well above and beyond my expectations. Thank you Arrive for a very pleasant moving experience.

Sam and Wynisha are very nice and knowledgeable. Our apartment has a great view and plenty of light. The apartment complex has a nice pool and gym to use. I would recommend this apartment complex to friends and family.

Very glad to have chosen Arrive River Oaks as my new home. The community is very quiet, my neighbors are kind, and the convenience of the location is unmatched. Sam made the move from New York seamless, swiftly catering to my every need. Ask him for dinner recommendations!

As a resident of the property for almost 3 years, it brings me great pleasure to write this review; I will start with the shops downstairs. If you have an electric car, there is charging in the shops; though you should not leave it parked on the charger overnight unless it is NOT electric - otherwise you will receive a violation. If you see a car parked at the charger that is not electric, Arrive will direct you to reach out to “Blink”, despite the fact that the citations are issued by Arrive (good luck charging). If you are not a current user of the Neighborhood app, I strongly advise you install it upon moving here (if you do) as you will not be notified of the crimes that occur on the premises for numerous business days (not subject to the severity of the incident). I transferred from my original apartment to a new layout due to items going bad on a weekly basis. I confirmed with the prior property management (Gables) that there was in fact a wiring issue (as well as many others), in which the community manager stated the reason for such transfer fees were to upgrade the property instead (such as the pool and gym(not wiring)). Do not be fooled, the pool was repaired due to the water-wall (no longer installed) leaking down the walls in building A causing a mold problem. If you park in the parking garage, please do not leave any valuables in your car as there are no cameras and multiple vandalisms/car accidents that have occurred during my time here. If you plan on leaving a car stationary, make sure that you or someone else check and or move it frequently as I know of at least 4 residents who had their license plates stolen (including myself). There are cameras at the entrance/exit, however when my car was hit by the malfunctioning gate (get used to it), the leasing office was unable to confirm/take responsibility for the damage. As well as no cameras in the garage, there are also no cameras in the hallways. Therefore when an issue occurs, the hallway will be “patrolled” by “security” and you will be fined - safety first! Don’t worry if you are the one vandalizing, security will be on their cell phone every time they are approached. If you live in building C, the elevator WILL be out at LEAST once a month, take the stairs to outside and enter through the single resident entry door if you would like to access the mailroom. Prior to moving into your apartment (if you’re still considering), make sure that the following are checked for: gap in the balcony door seal (where I experienced numerous cockroaches come through), unfinished tile/grout in kitchen, baseboards pulling away from the wall, unlevel kitchen appliances, faulty dryer installation, faulty bathroom exhaust fans, faulty/improperly installed bathroom fixtures. The apartment is not all bad, I did make some of my best friends at the pool. Although due to the improper regulation at Arrive, you will encounter non-residents who are alone, as well as the occasional person without housing at all (had a key fob to access the gym/pool (had to be escorted off the premises)). Given the situations listed above (and others), I recently decided it was time for me to relocate to a new property. Upon giving my 60 day notice (at the end of my lease term), I was notified that I would not only be paying market rent, but an additional $500 month to month fee (~$1k extra/month for the remainder of my stay). Given that it was not outlined in my lease and having been a loyal resident, I was extremely disgruntled when I reached out to upper management and they did not take action either. Moral of the story, the property’s overall quality has diminished at an unreal rate since it was acquired by Arrive. The leasing office is not friendly or helpful, antd lack the ability to be consistent. Be. Careful.

Very large dogs (Pitbull's & Dobermans) . The property does not following their own pet policy on apartment website. Car parties every month. The manager does nothing about problems. Walls very thin, Air-B and B apartments - this place should be a motel. Key station is near mailboxes. Marijuana smell is all hallways. Car with all four tires stolen - no notices sent to residents. Armed robbery during daytime - residents were not notified. Elevators always broken, entry door fabs are always broken and no security cameras. Pool on 7th floor leaks on resident below on the 6th floor. The building smells like mold. Drunk person in garage smashed into 8 cars - 4th floor. Lots of resident living in one apartment unit. No criminal check. They lease to anyone. The management has NO empathy for anyone. Restaurant downstairs pulls in a shady crowd every night.

Vehicle stolen shortly after move in, this complex is ran by trinity property management; they do not do a good job. They refuse to assist law enforcement in a timely manner, the security company they use is only their for looks. Whatever you do, do not consider this as a place to live, top down it is poorly ran, not safe, and overall a dismal experience.

Great rates, location and amenities. I feel safe here living alone and have had no trouble with parking or noisy neighbors. The leasing staff is terrific! Quynh called me immediately to schedule my tour and when I moved in a couple of hours earlier than expected, she rolled up her sleeves and helped the maintenance team finish getting my apartment ready.
