The two complaints I raised with management were taken seriously. The first was marijuana use in the hallways and elevator in violation of strict no smoking policy. I was very impressed by how quickly the issue was resolved. My other complaint which is confidential is still pending but I am confident it will be resolved shortly.

Pros: Staff is helpful and friendly. Building is clean and in a good location. Repairs are usually done quickly. Was a great building when I first moved it. Cons: Upon lease renewal, they raised the rent 60%!! Despite being an excellent tenant, they would not negotiate. Raising someone’s rent by $1500 during a pandemic is unconscionable. As a result, several tenants were forced to move. Management could stand to be more professional and more timely in their responses. It seems somewhat disorganized. Hot water has been an issue for months, with a temporary boiler outside the building and hot water after being turned off with no notice once a week. With the reopening of Barclays, the noise and traffic are at an all time high. Lots of staff turnover in the last few months. Elevator lights out.

Pros: Prime location- close to subways and restaurants, great views from higher floors, amenities, clean and quiet building, and friendly and responsive staff. Cons: Rent is overpriced, and management can be rude. The windows are poorly made, so much cold air enters the unit in the winter and heat in the summer. The heat/AC doesn’t heat or cool the unit well and the electric bill triples when turned on. The windows also do not block out sound, and it gets very nosy. The kitchen cabinets can’t store much or let alone hold heavy items such as small cans of beans, they are poorly made. The fridge is small and the shelves are not sturdy. The floors dip and are poorly made, you can smell when someone is smoking and cooking. The building is pet friendly, dogs have urinated in the elevators and in front of the building which leaves behind a strong urine odor. Dogs are running around without a leash in shared spaces including the lobby. The doors in the lobby do not lock, and the concierge can be found sleeping which is a safety concern. The amenities close early fob stops working at 10 pm, but amenities close at 11 pm. Packages get mixed up Not enough closet space and the closets are not sturdy. Last-minute notice of any closures/shutdowns Unit washer- uses steaming hot water that damages clothes. Parking ASP is once a week but can be difficult to find a spot. Advice to landlord: Amenities- longer hours possibly midnight closer or 24 hours access. Have an opt-in cost option for preferred amenities instead of flat-fee.

Great location near a transportation hub, Target, grocery stores, vets, pet groomers, and cute neighborhoods, parks. Very responsive management. Only real downside is that the neighborhood can get pretty loud because the building is on busy Flatbush and next to the Barclays Center.

Unit 19H Pros: Sound proofing of the apartment is awesome! The views of Manhattan. Some of the staff is excellent. Cons: The lights in one of the elevators were not functional for months. There were dim temporary lights. This finally got fixed. The hot water goes out on average once per month. No warning.. I usually find out when I'm about to take a shower. There has been a temporary boiler parked out front for months. When the hot water does work, it is scalding hot. Management stopped wearing masks long before the rules changed in NY. People who live here are disgusting. They leave trash (not actually in bags) in the trash rooms, (there is a trash chute-super confused by this) when they actually used the chute, they don't close it... Weed dealers trying to sell products in the elevators. Advice to landlord: If this continues, we are moving asap. It is awful to pay premium rent for this nonsense.

We are new to Brooklyn from the west coast. This location is perfect for us to get acquainted with several neighborhoods, many shops and restaurants and to access both downtown Brooklyn and Manhattan. The view from our apartment, overlooking 5th Ave in Park Slope and Flatbush Ave all the way up to Prospect Park is helping us become even more oriented to our new home. Access to the MTA, both subways and buses, at the Barclay Center is amazing. We can literally get anywhere from here.

The staff at 461 Dean are wonderful. All of the front desk, leasing office, and maintenance folks that we've interacted with have gone out of their way to be friendly and helpful. The amenities are also top notch. And the location can't be beat! It's close to so many subway lines, Prospect Park, 5th Ave and Vanderbilt... we couldn't be happier here!
